I would highly recommend American Attic to anyone who has rodents in their home. I had rats in my attic years ago and thought I had gotten rid of them and prevented them from returning -- but I was mistaken. I (and many other Benicia residents) had a serious rodent infestation this fall. Although I set rat traps and plugged a suspected rat-entry point, I knew that all the insulation soiled with rat poo and urine had to be removed. I called American Attic (I had seen one of their trucks in my neighborhood). A few weeks ago I was sitting on the couch and watching TV when I heard a noise coming from my ceiling vents. It moved from the vent in my living room to the kitchen and then the bathroom. Then all of a sudden I could see a tail hanging down from the vent when I realized it was a RAT!!! I know what you are thinking, this guy must live in a dump and is a slob, but I swear I'm not. I'm a bit OCD about cleanliness, but I guess rats happens to the best of us. I attempted to kill the rat myself with some rat traps and bait but after a couple days I was still hearing the noise. After a chat with my neighbor they mentioned I should have my attic cleaned up and rodent proofed. This should chase out the rat and clean up all the poop that was up there. I started my search on Yelp as I always do with finding a highly recommended company since I knew this was going to be no small feat. I sent out a request for quotes and in came the wave of automated responses. I ended up scheduling 4 companies to come out to check out what needed to be done. Juan the owner of American Attic, came on time and did a very thorough job of inspecting the attic and around the house. He wore shoe covers and brought his own telescoping ladder as well. Very cool! He showed me the pictures from the attic openings where rodents could crawl in and also pictures of the attic that was infested with rat poop, gross! Juan also conducted an outside perimeter check of the house sides to see if there were gaps where rats could gain access as well. After about a 30 min evaluation Juan recommended the attic needed to be cleaned out and disinfected to clean out the rat poop, block all of the openings with mesh so rodents cannot get back in, vacuum out the old insulation and replace the insulation to bring it up to code. Juan was able to give me a quote and emailed it to me which was very helpful. I told him I could not make a decision right away because I had 2 more companies coming to give me a quote. He was understanding and not pushy at all. I decided to choose American Attic because of the thorough job Juan did during the inspection. I also liked the fact that the owner of the company came out to do the inspection, not a pushy sales rep like some of the other companies that came out. Due to the urgency of getting the rat out of the attic I was able to schedule the work to be completed the upcoming Sunday. American Attic came out on time at 9AM as promised and did an excellent job. Three guys performed the work with Juan coming a bit later to help assist. They always wore shoe covers and did an amazing job to cover my entire master bedroom and bath and closet with plastic covers to prevent insulation from getting everywhere. See pictures! I highly recommend American Attic. I chatted with Juan online, and we made a same-day appointment. Juan came himself to my home, and inspected my attic space, which had super old insulation, some of which had just been piled up by workers on a previous job. Additionally, the roofing company had not fully cleaned up the old shingles and other debris from that job, and they had partially blown in new insulation over the mess. But enough of that. Juan gave me a comparison of the cost to do a minimal clean-up, as well as the cost to do the job right, which he recommended, and which I agreed with. We made an appointment for Saturday, just a few days later. The crew, led by Alfredo, arrived promptly at the agreed-upon time. They got right to work, putting up plastic sheeting in my kitchen to protect the room from any falling debris or dust (the crawl space to my attic is in the kitchen). They worked steadily, and did a thorough job of vaccuming the attic space after they removed the old insulation and debris. They sealed up entry points in the attic, to protect from rodent intrusion. They sanitized the attic, and then they installed R-38 insulation. I was surprised at how quickly the crew worked! To a man, everyone was polite and respectful. They removed all of the bags of debris, vacuumed everything, and even asked me if it looked okay. I am very happy with the results. I no longer have to fret about the mess in my attic! Juan (owner) came out for an estimate and was punctual and polite. He explained the process and what they would do. I had about 6-7 other companies give bids and his came out as one of the most competitive for a attic cleanup, removal of existing insulation (with debris, rat droppings etc), air sealing, rodent proofing and new R38 batt insulation. His crew did a great job, cleaned up after themselves, and the finished product looked great. They also gave a 2 yr warranty on the rodent proofing. I do need to point out that there was an issue with our electrical (several lights didn't work afterwards). Juan was very professional, took ownership and responsibility, brought an electrician over to fix it promptly (on his dime), and got the problem fixed. He was able to take pictures of the electrical fix which I sent to my electrician who said the job was done properly. Things inevitably happen during a job and how that is handled probably tells more than even just a job going well. Juan came to our house one afternoon, looked at the attic & crawl space, gave rough estimate on the cost. That evening I received via e-mail a detailed list of jobs to be done and price. Scheduling is easy. Workers showed up on time, wore white protective suit/mask and worked hard for 6 hours or so. I wasn't at the attic hence I didn't see how well they cleaned the area but I could hear the vacuuming and other sounds for hours. Fiberglass batting photos appeared properly placed and so was the vapor barrier in the crawl space. They left our house clean. My sister commented that the musty smell in her room (where the crawl space entry is) is gone! If I could give 10 stars I would. The guys were clean and did a professional job. Underneath my house was so disgusting and now it is so clean. They cleaned up all the dead mice and droppings. They also reattached all the air ducts and removed all the torn-up insulation. After that was done they installed a vapor barrier. You could eat down there now.
