I have used American home shield for over 20 years and the last two issues that I have had, have had the worst customer service from them and the technicians that they assigned to come out and repair my air conditioner and my refrigerator. I am very disappointed this time because it is now two weeks in and I do not have a repair refrigerator. I called them every day to ask what the holdup is and they're telling me they have to assign a second service call to come out and look at it to see if they can repair it. Because they don't want to replace my refrigerator there, insisting on finding somebody else that can possibly fix it. If this doesn't work, they are going to have to get me a new refrigerator and I'm gonna probably have to wait another week. I will not be renewing my contract with them. read more

One of the worst experiences I have ever had (Dallas,TX). My AC stopped working, and American Home Shield (AHS) sent this contractor to my home. In my opinion, this company operates like a scam. They gave me a diagnosis and immediately asked me to pay $1,500 out of pocket. Trusting that they were the experts, I paid. Guess what? Just 2-3 days later, the AC stopped working again. I tried to get a recall appointment through AHS's SMS chat. Even though I repeatedly requested a recall, the agent never scheduled it. I had to contact them again and request another recall. The agents were rude through the text messages and showed little interest in helping. When the technician finally came back, he checked something he completely failed to inspect during the first visit: the attic. After finally inspecting the entire system, he claimed that the real problem was in the attic and that I now had to pay an additional $1,800 out of pocket. Are you kidding me? Why wasn't the attic inspected during the first visit? Why was I charged $1,500 for major repairs before a complete diagnosis was performed? Why replace a compressor and add refrigerant without first determining whether there were leaks or other issues in the system? This looks like a company that diagnoses problems one piece at a time only after collecting money from customers. That is a huge red flag. At this point, I have serious doubts about whether the original repairs were even necessary. I called AHS, and the agent told me that the issue would be reported and that I would either get my money back or receive a discount on any additional repairs because of the poor experience I had with the contractor. And guess what? That promise was apparently made only because the agent wanted me to give him a 5-star rating at the end of the call. In the end, nothing happened. They simply informed the contractor that I had requested a recall and asked what the problem was. I eventually spoke with a supervisor or higher-level representative who refused to provide his name. He told me that I had to deal directly with the contractor. I was furious because we pay AHS to be the intermediary. Their job is supposedly to work with reliable contractors that have good reputations. Instead, they sent a company with countless complaints describing the exact same experience. After reading all the reviews, I can clearly see the same pattern over and over again. The same modus operandi. The same complaints. The same frustration from customers. I honestly cannot believe AHS continues to send this company to homeowners. Based on my experience, I would strongly advise anyone to read every review carefully before trusting this contractor or relying on AHS to resolve issues when things go wrong. read more

I am very disappointed with the service I have received regarding my appliance repair. It has been two weeks, and my household has been without a working refrigerator and food during this time. Initially, I was told that the unit needed to be replaced. Later, I was informed that the repair would require a part that is now on backorder, and there is no estimated delivery date. I keep receiving different information, which has been extremely frustrating. Being without a refrigerator for this long is unacceptable, and the lack of clear communication has made the situation worse. Blizzard Air came to my house on July 28 as the Contractor for American Home Shield (AHS). I was told that the compressor had burned out and one would need to be ordered. The technician told me that they would submit their findings to American Home Shield (AHS) and get the parts ordered. On July 31, I checked my American Home Shield (AHS) account and notice that the status of my surface request had not been updated. I was told that blizzard Air had not submitted their findings. I was told to contact blizzard directly. I tried several times throughout the day to contact them by phone, leaving messages each time. After spending an hour on the phone with AHS and finally speaking to a supervisor, they agreed to contact blizzard Air. I was told blizzard Air had until the end of that day to submit their paperwork. I left several messages with blizzard over the next few days with no return call. On August 3, I spent another hour on the phone with AHS. I was told that lizard Air still had not submitted their paperwork and that they were not answering calls from AHS. The status of my order finally changed to "parts ordered" on August 4th. AHS could not give me an ETA for the parts. I continued calling AHS and attempting to call blizzard air over the next several days with no luck. I finally gave up and had another company come and replace my air conditioner on August 14th. As of today (Aug. 20th) I still have not received a phone call or any type of contact from blizzard Air. This is no way for company to operate. Especially when the outside temperatures range from 95 to 103 during this time. If you read all the reviews, you can see a pattern of this going back at least six years with a blizzard and American Home Shield (AHS). This company is a scam. The contract with companies with a proven history of incomplete work they do not care about the customer, and only care about collecting the $100 service fee. DO NOT USE THIS COMPANY! I would give them a 0 if I could. I have used this company for over 20 years. This last service request on my Refrigerator has turned into a nightmare. It started 10 months ago. My fridge leaks water on the inside then the fridge and freezer go out and will not hold the temperature. American Home Shield sends the same company out, after 2-3 weeks waiting for parts they get it working and then it stops working after a 1-3 months. We are now going on the 8th time this company is working on it. This time my fridge will be out for 3 weeks. I would not recommend American Home Shield based on my experience. I've faithfully paid for this home warranty every month, but when I actually needed it, the service was incredibly disappointing. First, I had to pay the service fee just to have a technician come out and diagnose the issue. The technician showed us photos of the damaged components and clearly explained what was broken. After the visit, I waited seven days with no communication. During that time, I had to call three separate times just to get a status update. Each call involved waiting nearly an hour to speak with someone. To make matters worse, American Home Shield denied my claim, stating the issue was due to a pre-existing installation problem. That was not what the technician told us or what the photos supported. Instead of discussing the decision or giving us an opportunity to ask questions, they simply closed the claim without ever contacting us. The entire process lacked communication, transparency, and customer service. Useless. We have a water spot on our ceiling. Now, my wife is not a professional contractor, but she assumed it was a leak. So, we told AHS we needed a plumber. The AHS-furnished plumber told us there were no pipes up in the attic, but he went up there (briefly) and announced we had a roof leak and he thought he saw light through the roof. Roofs are out of the plan, so we called our roofer that we've used for years. Our roofer determined in about 23 seconds that the roof leak was actually a burst pipe in our HVAC unit. So, AHS has a plumber that doesn't recognize a burst pipe, and probably just went up in the attic, counted to 60, and came back down. We told AHS that the heater's exhaust pipe was broken and we needed an HVAC guy. The AHS-furnished HVAC guy replaced two of the three broken parts (he didn't have the last one in stock) and then said AHS wouldn't cover the repairs because it was a non-moving part. Obviously, according to AHS, someone had gone into the attic and broken it, since AHS doesn't believe PVC pipe wears out. Maybe Santa tripped over it on Christmas Eve. So, we paid him $375 for parts and labor on top of the $100 we paid AHS - and it's still not fixed. At this point, we did what we should have done in the first place, and asked our neighbors for an HVAC recommendation. (If you have a home warranty, and what you should have done was call your neighbors, that is a big red flag. So, now we have a local HVAC guy on speed-dial which means we don't need the HVAC guy from AHS who wanted to do non-covered work. In the time we have had our AHS warranty, we have had to find a roofer, a plumber (who recognizes broken pipes) and now an HVAC guy. We trust our guys. We can't say the same about the random people AHS sends. If your neighbors can recommend better quality service people than your home warranty company provides, it's time to ditch the home warranty company. You pay a lot of money for very little return. I will not be using AHS - fraud, scam, despicable, disgusting people and company. I am sick to my stomach to see how their employees live as human beings, just trained dogs. Absolutely unethical and disgusting. I called AHS on 7/17 with an AC unit down, early Friday morning. Tells me to pay service fee $100 on top of premium I paid already. Had to wait until Tuesday 7/21 for a tech who showed up late afternoon (basically 5 days passed - these are basically AHS scumbag partners who help them to jack up the costs, deny claims, and give customers hell). Technician checks outside unit pressure very low, already says it's my evaporator coil. Without any pressure testing, isolation, dye, etc...he says i need to replace my evap coil and writes up estimate. Next day AHS says even though my top plan covers the item, they deny the claim first and says I need to wait for another second opinion, to come 3 days later. By the time i get the second tech out here, it was 8 days without AC. I may be wasting time writing this review because they still operate, but I just wanted to add to other AHS reviews and tell people I'm going through same (some sound much worse than my case). If they deny my legitimate covered claim or delay more after second opinion, that's it for me... no more American Home Shield (no more!). 10th day as of today (7/27). No resolution yet in Houston weather. They are bouncing me around sending emails and asking if my request is resolved and telling me to email their social media email address? Just get to it..AHS is wasting time on purpose. I already had the second opinion technician came out and make the same diagnosis. Let's expedite this. 7/28 I receive an email stating covered item was approved and i need to accept non-covered item costs and i did. The next day 7/29, i get another email stating they need to make changes and wait again for the contractor to send complete report. There is no escalation, no care for customers when my house is reaching 95deg F +. So far, I had to call AHS and their contractor more than 15 times combined already, AHS sends emails stating they are checking my status after 12 days past my service request..on going hell. ***Here is what I just found out....they had sent me an email yesterday night (7/28/26) stating my non-covered out of pocket would be $1090 payable to the contractor to complete the service that I accepted on email they sent. However, today, I wasn't getting any response...so I called them multiple times and they stated now my out of pocket expense is $2790. I went back to the email they sent and they had altered the amount from $1090 to $2790 (playing a scam here). After numerous calls and extremely stressful arguments, they still made the decision to DENY my claim and will not refund the premium nor the service fee. AHS is a filthy scumbag company that trains their employees and contractors to delay claims, deliberately changes account notes/prices and deny claims on legitimate claims. What an absolutely horrible company, and I was a platinum plus member, paying almost $1300 per year! They wrongly cancelled a work order because they couldn't read their own damn contract and left me with $1000+ water leak cleanup, over the 4th of July, that I had to pay for...trying to contact anyone was useless until I finally got the CEO's executive liaison, Monica Felosi who cared more about NOT paying and instead arguing and misrepresenting and misinterpreting her own contract to a 6+ year platinum member's legitimate claim, and chose to be the worst pos representative any company could have had. I am extremely disappointed with American Home Shield's handling of my AC service request. AHS approved the AC replacement/repair but then required me to accept an additional $750 in "non-covered costs" before parts would be ordered. That $750 was later identified as $200 for line set modification, $150 for drain line, and $400 for sheet metal modifications. My issue is not with the technician's diagnosis. My issue is with AHS's coverage decision. AHS relied on the general "modifications are not covered" section, but my contract also contains AC-specific language about compatibility/refrigerant-standard upgrades during an AC replacement. I repeatedly asked why that AC-specific language did not apply, and AHS never gave a clear answer. During a three-way call with AHS and the contractor, the contractor confirmed that the sheet metal modifications were required for the replacement AC system to function. AHS still classified the work as non-covered and said the decision was final. The process was extremely frustrating. I received inconsistent information, my portal showed confusing/incomplete non-covered cost details, and it took repeated calls before I finally got a written breakdown. I was told my only options were to accept the $750 or take a cash-in-lieu payout. AHS also made clear that parts would not be ordered unless I accepted the disputed charges. Because I needed AC and the repair was being delayed, I accepted the $750 under protest. I do not agree that these charges are properly non-covered. Within a week of moving into my home, the A/C system stopped cooling. A licensed HVAC technician diagnosed a non-repairable refrigerant leak in the evaporator coil -- an internal, sealed component that cannot be seen or accessed during a standard home inspection. My home inspection report confirmed that both A/C units were operational at the time of inspection, with only minor maintenance notes about exterior insulation and conduit protection on the other unit. Despite this, AHS denied coverage, repeatedly claiming these small unrelated notes were evidence of a "pre-existing condition." I've provided every requested document -- including the full inspection report and technician diagnosis -- and have worked through multiple agents and escalation specialists, but the claim continues to be denied without any contractually valid reason. They are not worth the money. For the cost of service fee and monthly payments you can cover any broken appliances for the the same or lower cost. They are so may stipulations and codes that they won't cover outside normal appliances such as toilet floater, icemaker on fridge, washing machine sensor. What's the point of paying for a "home warranty" when they do everything possible to avoid actually covering repairs? I was ripped off hundreds of dollars in repairs that should have been covered. Every claim turned into an exhausting battle, denials, excuses, delays, and constant runarounds. Their customer service is rude, dismissive, and completely unhelpful. You're treated like an inconvenience instead of a paying customer. They rely on subcontractors who appear to be poorly vetted, if vetted at all. The quality of service is inconsistent, and there are serious concerns about subcontractors not being paid, which explains the lack of accountability and professionalism. This company feels disorganized and unethical from top to bottom. Communication is awful. You're passed from one person to another, promises are made and never kept, and no one takes responsibility. It becomes very clear that their business model is to collect monthly payments while avoiding payouts at all costs. This company feels deceptive and borderline scam-like. If you're considering America Home shield, save yourself the stress, money, and frustration and look elsewhere. A warranty should provide peace of mind not constant financial loss and headaches. American Home Shield issues with W4 Pool Service I submitted a ticket on January 8, 2026; Dispatch #502273378. The repair was for the pool pump and pool plumbing. He called on January 9, 2026, asking for more information on the repair. I texted photos. He said he would be there asap to fix the pool. I sent a text on January 15, 2026 asking when he was coming, again on January 17, 2026, and again on January 19, 2026. He called on that date and came out on January 20, 2026 to repair the pool, 12 days after the ticket was submitted and assigned. I submitted a ticket on April 16, 2026; Dispatch #3589439. The repair was for the pool pump, pool filter, and pool electrical. The pool pump does not suck from the hot tub and needs to be primed almost daily in order to work properly. The filter is not filtering properly, leaving a large amount of stuff in the pool. I sent a text to the phone number asking about getting on the list to get it repaired asap on April 17, 2026. He replied to my text message and we spoke on the phone regarding the issue. I also texted pictures of the electrical issue. When we spoke over the phone on April 17, 2026, he said he would be out on Tuesday, April 21, 2026, to complete the repairs. He did not text or call and did not show up until 8am on Thursday, April 23, 2026. He replaced the breaker and left the cover off the main box. Then he asked about the pump. I explained that it needs to be primed regularly and that it does not pull from the hot tub at all. He replied that it is probably an air pocket. I told him that I don't think that is the case because it pulls fine from the pool. He said he would replace the o-ring in the valve, which had already been replaced last year. Then he said he had to go because he had fifteen appointments that day. He left the electrical box open, the cover removed, the screws out on the hot tub heater, and the sun cover on the control module up. I assumed he was going to be returning to complete the repairs, but then received a notification via the ahs app that the ticket was marked as complete. When I said it was not complete, I had a missed call from him but he did not answer when I returned the call. I then texted him pictures of what he had left undone and how he did not fix anything. I called the American Home Shield number and asked why the ticket had been closed, and they replied that the issue was fixed and that the pump and the filter were due to secondary damage. I explained that he did not even look at them and that he was lying. They explained that I would have to contact him. I tried. I sent him the following messages. I contacted American Home Shield again on Thursday, April 23, 2026, and they offered me a second opinion, but said that I would be liable for the $100 copay if the same conclusion is drawn. I said to go ahead but I need to make sure they actually look at each of the issues. It was opened and then closed on the same date. On Tuesday, April 28, 2026, I called American Home Shield to ask 1) how to lodge a formal complaint about W4 Companies and 2) how to get my pool repaired, as it has again been 12 days since I submitted the ticket and the pool is still not functional and my electrical box has been open to the elements since April 23, 2026. They offered me a second opinion again and I accepted again. Then they told me that they do not have any contractors available to assign the ticket to and that it has been escalated. I was finally able to speak to Emmanual when the ticket was escalated. I again asked for an email address to send the pictures of the poor repairs and he said an investigation would be completed. Now I am waiting for my pool to be repaired as it turns green due to not being able to be filtered. read more

Example: Our front load washer stopped cycling. They send a repair man out who told us that it needed new bearings, but then on his report to AHS it said it was due to overload (not covered) , which is absolutely untrue. We are a house of only two adults! We got a second opinion from AHS. This guy said it needed a new drum and it wasn't due to overload but that they couldn't fix it because it's a two person job. (which we later found out is not the case.) both of these companies were just sent out by AHS to not pay claims. There is no incentive for me to continue my coverage. American Home Shield - Very Disappointed We've been paying for American Home Shield for peace of mind, but this experience has done the opposite. Our over-the-range microwave timer display is so faded that the numbers are basically invisible. You cannot read the timer at all, which makes it very difficult to use. We called American Home Shield, gave them the full model information ahead of time, and were told to schedule a service call. We paid the $100 service fee for a technician to come out. After all that, they denied the claim, saying the microwave is "technically a counter monitor" and therefore not covered. That makes no sense for an over-the-range unit, and they already had the model information before sending anyone out and taking our money. We asked them to reconsider. They sent a second person out, who agreed the display is not usable and you can't read the timer. But American Home Shield still refused to cover it because, in their words, it "technically works" and still heats food -- they just don't cover anything related to the display or legibility. So we're left with a microwave we can't properly use, and we paid them $100 for the privilege of being told "sorry, it still heats." If they knew they were going to deny it based on the type of issue, they should never have sent someone out or taken the service fee in the first place. Very disappointed with the way this was handled and will be rethinking whether this warranty is worth the money. read more

If I could give negative stars I would. Unfortunately this seems to be what most people are saying. I purchased AHS with my real estate contract and it specifically states in my plan agreement that a covered breakdown is covered under my plan. During the Plan Agreement Term, Covered Breakdowns are Breakdowns that occur due to the following Covered Causes: (a) Normal Wear and Tear; (b) Improper Installation or Repair (other than Mismatched HVAC Systems) that were not known or reasonably detectable by you; (c) Insufficient Maintenance; (d) Rust, Corrosion, or Sediment; or (e) Mismatched HVAC Systems that were existing in or on your Covered Home prior to the start date of the Plan Agreement Term. But they just keep saying its not covered, its pre-existing or not normal wear and tear. Save your money and the headache AHS is nothing more than a scam. This company is terrible. I have had several service requests that have gone uncompleted. I need to speak to a manager and the CEO, as I will cancel all my home services out of principle. I have a Viking cooktop that your technician stated that is broke due to not being normal wear and tear so that you do not have to pay for the part. I am going to get my own technician as I do not trust AHS. This is ridiculous none of the services are completed. Every single one I called in my area said they refuse to work with AHS because they are scammers. So my one claim with AHS went 5 weeks without a provider being assigned. First they send some company I've never heard of that sends some kid that might be 22yo and has no experience, they examine it and send American home shield a list of excuses not to cover. You can send rebuttals, pay another $100 to them for a second opinion and the next no name company provides another list of excuses. I had a contract on my home for over 30 years with American Home Shield. They have no customer support or loyalties. I sent them letters, emails and after all these years they would not cover an AC issue I had. If it was an emergency for anything they couldn't get anyone out for at least a week. Read your contracts carefully when you sign up with them. I'm not sure how other companies work but, if you pay for you contract in advance for the year, they do not prorate the money that you paid. They will check to see if you have used them and compare the amount that they had to pay for your services to what you paid for the year. I had just paid for the year in September and sold my house in January. They didn't give me any of the money back that I paid. Most of the claims that I put in they considered secondary issues which they don't cover. What makes it even worse is I have two other homes that are covered with them. I am writing to express my extreme dissatisfaction with Home Shield's customer service regarding the repair of my oven. I filed a claim on July 3,2024 and have been waiting for a resolution for an unacceptable three months. They have sent a technician to my house 11 times and said they will not replace it until the technician says it could be fixed. Despite numerous attempts to contact Home Shield, I have consistently received unhelpful responses and have been left feeling completely disregarded. It is incredibly frustrating that a simple repair has taken this long, especially when it has significantly impacted my daily life. I understand that unforeseen delays can occur, but the lack of communication and progress is unacceptable. Home shield has not helped intervene when they have been up to five visits to my house where the wrong port has been ordered and saying it would be fixed. It seems that Home Shield has no intention of resolving this issue in a timely manner. read more

I had a vey disappointing experience with American Home Shield Warranty. The service was very poor and their technician was unprofessional . Despite paying a premium for their services, it was extremely difficult to get in touch with a supervisor, and the only support I received was from representative in Cambodia. Submitted a service request to AHS. It was assigned to Accord Appliance. 2 work days later I tried to contact them to make an appointment. They don't answer the phone and the automated answering system hangs up on you. Called AHS asking for help. They were able to contact Accord. The person at Accord said their system was down and they couldn't receive service requests. AHS said I had two options, wait until they are able to receive requests or cancel the service request and file a new one and pay another $125. Accord is located 84 miles away, what are the odds they will even accept the request. AHS won't re-assign the request to a local repair shop. The best they could do is re-send the request to Accord (who can't receive them). So, here I sit...waiting. read more

I wish I would have read the reviews first before signing up with this company. It is the absolutely worst Home Warranty company I have ever worked with. Do not sign up with this company! They are incredibly the worst Home Warranty company! My oven stopped working, so I call for service. The first company they sent out came out to my house four time after a month they sent another company. The second company has been out four times and can't seem to fix the issue. I've now been without an oven for two months and American Home shield still refuse to replace the oven, but I continue to pay, FOR WHAT?! No service, No resolution, I still can't use my oven. Had a dishwasher that wasn't completing the wash cycle or drying. AHS sent a tech, he switched the dishwasher on, saw that it was working and left before it had completed an entire cycle, reporting that it was fully functional. It was not. We agreed with AHS that they send another tech for a second opinion. He switched the dishwasher on, plugged into a circuit board and claimed everything was fine and left before it had completed a full cycle. It still did not function correctly. We agreed beforehand with AHS that the second call-out charge would not apply as and when the second tech found and rectified the issue. Now they are trying to charge us for an incomplete service, the dishwasher has not been repaired, and we are now having to simply buy a new one instead. Where's the value in having an AHS policy in the first place I'm left to wonder. read more

Stay away from American Home Shield. Through their advertisement and sales calls, they confirm that existing conditions are covered from day one. However, they use the reason of "pre-existing" condition to reject your repair claim if the repair cost is large. Having to deal with American Home Shield and Astro Appliance has been a total nightmare. My refrigerator went out on October 26, 2025. I called American Home Shield to send someone out and it took them over a week and a half for Astro Appliances to come to our house. When they came out the guy told me what I already knew needed to be replaced was the freezer fan! And then it took another week for the part to come in! They finally fixed it on November 17, 2025 after 3 weeks with no refrigerator and I have a baby in the house. I am going to cancel American Home Shield I will not recommend anyone to them or Astro Appliance. I've been a member since 2015 but this was absolutely ridiculous!! On top of everything else American Home Shield decided to raise my rate to $5 more a month! Anyone in their right mind would feel the same way that I do. Thank you! read more

This insurance company is a complete scam. They fixed my fridge and as soon as the 30 days were up the fridge stopped working again. Then they said it's over the 30 days and wanted me to pay the service fee again. How can you expect me to pay again for something you couldn't fix the first time. Why are we forced to buy these when buying/selling a home? Do realtors get a kickback? AHS has been the worst choice. They send inferior repair companies. Our fridge repairman knew nothing about refrigerators. I insisted on a new company and was assigned to M & D Home Service in Phoenix - they're incompetent! They've taken a week to get a part and showed up with it unannounced so we weren't home. They scheduled the next visit but cancelled as the part was in the wrong vehicle. Finally they show after 10 days of no fridge and decide the ordered part isn't the right one after all. Now they have to reorder and when it arrives and is installed, it wasn't the problem. Each rescheduling they put us at the end of the line so it's been 3 weeks at this point. Avoid American Home Shield and avoid M & D Home Services in Phoenix. read more

American Home Shield Is a warranty company that charges a monthly fee. The idea is when you buy a pre-existing home is that they cover certain wear and tear items that may go out on you. You call them and set up a service call and they have contractors that come out to diagnose and fix the issue. They recently raised their pricing when you put in a claim from about $70 to $100. We have been using them since we moved to Texas. We have paid them a lot of money monthly and when we put in a claim, unfortunately about 80% of the time they find a way not to cover the issue, on some ridiculous technicality. Meanwhile, you're out the hundred dollars, and then their contractor pressures you to make the repairs and pay them. It's really quite a racket. On the rare occasion, they actually cover the repair, It's nice, but most of the time you end up paying more because of their fees and then the contractors fees. I do not recommend them at all. They take your money and rarely do you get an actual service that is covered. read more
