I have never written a Yelp review, but as these evil SLUMLORDS affect people's quality of life, I thought it was important to warn others. If you are in a nice building and pay a lot in rent, they may treat you well, but if you're like me and get an older building, do not expect to be treated like a human. I dealt with leaky sinks, flickering lights, bugs (of all kind), mold, holes in the floor, termites (see photos), and a flood (in which I ended up saving their entire building because their maintenance team is any average Joe that can hold a wrench). I received numerous automated texts saying that a pest control service would be coming, which they never did; management either didn't care, didn't pay attention, or both. The few responses I got from management were dismissive, passive aggressive, and unapologetic. I don't even believe "Heather Betz" is a real person, more like an AI programmed to dismiss your requests and keep your money. After cleaning up thousands of termites daily for two months, I broke my lease without penalty one month early. No penalty was the one fair thing they gave me, after they blamed the termite issue on ME, the TENANT -- all because I did not initially recognize them as termites; in the maintenance request I called them "bugs," which was not deemed an emergency and so it got ignored. I met with the property manager in person about this, which was like prying teeth to even get that meeting because they would rather hide behind their vague and passive aggressive emails all day than face the humans who they must know they treat so poorly. From the time we moved in there was so much wear and tear on the property it was hard to keep it all straight. Floors were damaged to the point we had to put rugs over split wooden planks, the ceiling leaked and damaged some of my artwork, the sink sprayer would turn spray unexpectedly, the water in one bathroom would either be too hot or too cold - there was no "in the middle", the tub in the other bathroom would not drain the water even after using a snake tool and Draino to clear it out, we could never tell if the radiators were working -- they were either turned completely off (even after changing the temperature using the thermostat outside of the apartment) or burning hot -- this back and forth killed our plants and made the air so dry at times that it would literally dry my skin out. Also, maintenance was literally God-awful. It's as if they wanted to ruin the lives of their tenants. We could never schedule the maintenance people who had 24 hour access to our space -- I literally had to put in a notice that we would not allow maintenance to enter our apartment after our Amazon Alexa and my gym bag went missing after a weekend we were away and maintenance came into our apartment without notifying us. They also used our bathroom and left piss around the seat, and worst of all they closed our cats off from the rest of the apartment that had there food, water, and liter box WHILE WE WERE AWAY FOR THE WEEKEND. Thank God it was only for 48 hours or our cats literally could have DIED. Honestly, I'm growing enraged as I write this review. The hallway was dirty as fuck. The mailboxes didn't lock, so the post office used to just drop our mail in this little box that mixed everyone's mail together. Oh yeah, one time the door knob fell off the main entry door and it took maintenance 3 days to correctly reattach it. Luckily, I was able to hold it in place with some duct tape and use a cinder block to keep the door open (in the dead of winter which made the whole building cold af), but I mean COME ON?! They don't give a fuck about their tenants man!!! The apartment itself was gorgeous but the piss poor management FUCKED everything up to the point were we broke our lease and left 3 months early. I will shout out Melody Farichild as the assistant property manager. She is unprofessional and not to be trusted. She lied about repairing the house and professionally cleaning the house. The place was a dump. There is mold, water damages walls, smelly fridge, greasy stove, stained carpet, damaged walls and much more. She said she would be open to meet but when I tried to schedule a meeting, she is NEVER available. MY RECOMMENDATION. Management removed locks from one of two front doors. After this, we've had multiple packages stolen and the building broken into by non-residents, who attempted to get into our apartment. Had to hide in bathroom while they tried banging on our door and jiggling the handle. When we asked to put locks back on front door, they told me "don't have packages sent to you." This is among many complaints. They've dropped surprise bills upwards of $300 because they forgot to break it up monthly, threatened to tow my car for not parking in my spot (despite a lack of clear markings or lines to indicate where one should park), turned off building water without notice. The prices of their apartments are reasonable, but be prepared for trouble. Again, another slumlord in Baltimore. The unit that my boyfriend rented had a central ac unit that didn't work for 6-7 weeks. If you advertise the apt as " central air", it's not a luxury item, it's part of the standard rent! You should give a reduction in rent for it not working! I'd heard of slumlords before, but I'd never experienced one until I moved into an American Management property. There's so much I can say about them, but I'd be typing all day. And some of it, depending upon the amount I get back on my deposit, may be better reserved for court proceedings. From the unprofessionally dressed showing agents, to the rude leasing staff, and the rude, lazy, and incompetent maintenance staff, particularly the maintenance manager, this is not a company worth renting from. Just some of the maintenance issues I had with American Management: (1) refrigerator with mold, rust, and a door that would not close. They refused to repair it, and eventually opted to remove it without replacing it, all while their staff busted holes in the walls getting the refrigerator out. I ended up buying my own refrigerator, which I removed upon vacating the property. (2) leaks in the bedroom wall and ceiling, which led to buckling walls, mushrooms growing out of them, and a fire hazard. Despite multiple reports, they, namely Melody Fairchild, refused to send someone to repair it. (3) a gas stove that would not light when turned on. The maintenance manager specifically told me it was not a big deal. I ultimately had to start using a lighter to get the stove to work. (4) a leak inside the light fixture in the bathroom, which eroded the light socket (the part where the bulb goes), and filled the globe up with water. American Manangement's response? Just replace the globe. (5) the toilet needed to be replaced (which they charged me $450 for). The maintenance crew left the old toilet in the hallway outside my door for 5 days, until I came back from vacation and had to request that it be hauled away. (6) a broken and leaky garbage disposal that maintenance would only replace after several requests, and after I finally sent them pictures of the damage it was causing to the structure of the cabinet. I could go on and on, but why? I write this review after having cleaned and vacated the apartment, and being refused a final walkthrough because I didn't schedule it two weeks before I moved out. I've been renting from AM for the last 3 years. And overall I've been pretty satisfied. Until recently. The first studio I rented from them they kept the heat running way too long. I called once about mice and was told they're only required to send out pest control once a year. Melody the assistant property manager contacted me saying that someone had to come appraise the unit and I told her the days set wouldn't work for me and then she went on to site the lease and told me she was being generous by even notifying me. My next unit. There were multiple maintenance issue which were resolved with respect and in a timely manner. Homeless people sneak in all the time steal packages, sleep in stairways, beg tenants for money, and once someone even walked into a tenants units and stole their phone and or wallet I can't recall. My parking spot is consistently being used by maintenance and multiple times at night unidentified vehicles would park in my spot. My partner and I decided we were going to move in with each other Heather the leasing manager was very kind and accommodating. When we went to view our current place someone was still living in it and we didn't get to get a full inspection because we were uncomfortable and felt intrusive. But it looked great. But it was so pungent of cat urine you could taste it. We were assured over the phone it would be taken care of. When we got the keys we were notified that the back windows needed repair and it would be taken care of by then end of the week this was over 2 weeks ago now. When we addressed the issue of the carpets they insisted that they were professionally cleaned. They offered some remedy where we'd have to be gone for hours. We paid $300 for Stanley Steamers to come out and as the carpet dried the smell came back but it was monumentally better, they just came out for a second time and informed us that the carpet might infact be ruined. When I informed Melody that professionals insisted this carpet wasn't cleaned her response was. The professionals just told me that these carpets are probably ruined. The washer and dryer (a big reason we were willing to pay this much) has mold in it. We've given Melody several options on fixing the situation. She's been rude, unflexible, and after my partner decided to site the lease stating they are responsible for taking care of any water damage and mold. She sites a section that basically says the rent does not cover and amenities and they basically don't have to do shit. But the last line said they'd have to remove said amenities on our request. She was not timely about her response. When maintenance did come out here they weren't even able to get it out, and we were left hanging. When I emailed her to get an update and offered suggestions again She called me combative and blamed me on things taking so long and used the COVID short staff cop out. They don't seem short staffed enough to get the job done they just seem unwilling. We requested the property managers contact information. She's been intentionally evasive. She said we could contact him at the office but he won't be in until Friday no name or email. She also tried to discredit the horrid smell by saying smell is subjective and that none of the maintenance smelled anything. I feel responsible for my partner and my bad experience because I vouched for AM.We're being hit with set back after set back and on top of that being spoken to unprofessionally when the bottom line is we are paying customers I was never rude and even if I was that's not how you treat a customer. I'm being treated like I'm acting irate and making insane request. There is no excuse to argue about mold. These carpets have to be a health hazard. I seriously doubt I'll sign another lease with AM unless these situations are fixed and we are spoken to with respect. read more

Above all... they are stunningly average. The rent prices are nice, but with that you get bad maintenance, slow responses to requests and emails, and sometimes non-existent office staff. They changed teams twice when I rented with them, and each time I was met with "we are changing things around here", yet I never saw an improvement. All I saw was a new name at the email signature block. If your building is in good shape, you'll probably have a better time than I did. If it's not - God speed and good luck. I probably put out a dozen requests due to leaks all over my house, and that's not an exaggeration. Nothing was ever fixed correctly, it was always finding the quickest and cheapest solution, which was very frustrating as a tenant. However, when you got a sympathetic office staff member it helped, but you usually got the other end of that stick. This inattention to detail also showed when I moved in - the walls had not been painted (they were three different colors of beige - I don't mind if the tenants before still had their paint up, but I do mind if a wall is a rainbow of different colors). The place was also dirty, and there were dishes in the dishwasher from the previous tenant. I literally found weed in the basement. If they charge a cleaning fee then... what exactly did they use it on? Pretty much, you get what you pay for. The little things add up. read more

American Management--steer clear of this property management company. The 'cattle call' tactics they use I liken to a similar, common practice in the SF Bay Area. Upon arrival for my 5 p.m. appointment today that I thought was going to be with the agent by the name of Raymond, I was instead met by two other prospective tenants. Rude and disrespectful. This company didn't have the courtesy to stagger our appointments. Prior to my arrival, multiple occasions throughout the day, I was expected to confirm my arrival via their auto-generated 'calendaring assistant'. However, the agent Raymond didn't have the courtesy to even respond to my email, 10 minutes after my arrival to the property, or let any of us know he was postponing. Two of us waited 45 minutes. I still haven't heard back from him as I type this out. The property outside was also unkempt--fence out back had several pickets missing, the grass out back was un-manicured. I can imaging what else the inside might reveal. If this experience was any indictment of how this company manages it's prospective tenants, I can only imagine how unresponsive they are after one moves in. When I reached out the maintenance manager, Melody, she told me that the buildings are cleaned once a month. Melody is very comfortable lying to tenants rather than doing her job. I had 0 complaints during my time in an American Management rental because the owner of my property, John, was very responsive and nice (for a landlord). He always came within the hour to fill my maintenance requests and the rent for my unit was very fair. If you're on this Yelp page thinking about renting an American Management unit on the 2800-2900 block of Calvert St., the good news for you is that John is likely your building's owner. I was a student at Hopkins and rented a house from American Management for a year. Overall living was okay UNTIL we move out from our rented house. Upon leaving, American Management itemized many "cleaning" or "restoring" lines on our bill that was outrageously priced. We were charged with yard work for over $200. When asked, they told us that they hired two people for a total of TWO hours at $50/hour. All this just for weeding in the backyard. There were many other items that were equally ridiculous that American Management stands by. When confronted about certain items, they simply would just quote the leasing agreement and tell you to come in so that you can "discuss". By far, the worst rental company I've ever had to deal with. I understand that the building are old and things will need repair, but the amount of maintenance requests that went ignored and lack of information given was insane. Here's a summary of the joys I got to deal with in the 3 years I rented from them: The hot water broke for the entire building, and multiple emails and voicemails from me were completely ignored. It took over a week and a half to get the water working again (which left us without hot water on Thanksgiving), and during that time I received zero information from them. I literally had to find out what was happening from the other tenants. The heat broke twice, and each time their solution was to give each tenant two small, crappy space heaters for the lengthy time until the actual heat was repaired. I came back home after a long trip away to find a note that said maintenance was in my apartment (no reason why, just a note saying they were there), and my smoke detector chirping from low batteries. I later found out (from another tenant, yet again) that they were there because someone heard the smoke detector from outside. Of course it was still chirping when I got home, so not only did they come inside without telling me, they didn't even fix the problem they came over for. I got bedbugs, and notified maintenance just in case they wanted to warn the other tenants. (Per maryland law, bug extermination is the resposibility of the tenant but if it spreads to other units the landlord has to pay for extermination in those units). I got a response within 10 minutes telling me to hire an exterminator, and multiple follow ups asking who I hired and questions about what kind of job they did. Curious how hard it is to get any maintenance done, but once it's an issue that could cost THEM money, they all of a sudden have time to deal with it... Long story short, avoid renting from American Management at all costs. Whatever money you might have saved is not worth the aggravation when things go wrong and you're stuck dealing with people that could care less if your place gets fixed or not. read more

I was a tenant under American Management for the past 12 months. Overall, I was quite impressed with them- especially considering the amount of negative reviews on here. Throughout the lease there were a number of issues that we encountered within the home- electrical issues with some of the lighting fixtures, radiator issues during the winter months, a roach infestation upon move-in and a burst pipe within the bathroom... things happen, especially within a 19th century rowhome. With all of these situations, the responsiveness from the maintenance team was quite impressive. It was evident that American Management genuinely cared about the condition of the property and our satisfaction as tenants. I would recommend American Management to anyone searching for rentals within the Baltimore area. If I could give a lower rating than 1 star I would. I rented from them for 2 years in Locust Point. When there was a fire next door the company was more interested in keeping us in our lease than they were the well-being of the house. Even when the fire marshal recommended cleaning the air ducts in the house, the property managers lied and said it wasn't necessary and told us that the smoke damage to the home was not grounds for breaking our lease, which we weren't trying to do... we just asked them to clean it, which they didn't. I created a Yelp account specifically so that I could write a review of American Management. I moved into an old house in disrepair two years ago. I was seldom home because I travel for work. The wear and tear that occurred while I lived there were a scuffed wall, and unfortunately I didnt have the right cleaning materials to scrub out the bath. I vacuumed and even washed the carpet before I left (things that hadnt been done for me when I moved in) I understand some of my security deposit would go towards repairing the scuffs, etc. But a 1000 dollar cleaning, painting, repairing non-existent "holes" Shame on them. I currently live in an apartment owned by American management and let me just say this as a warning to you, DO NOT rent from this company, they were incredibly kind to me at first but as soon as issues started popping up they became rude and extremely unhelpful. (I have lived here for only a month) Their maintenance man attempted to enter my apartment at 8 in the morning without any warning. The building is infested with phorid flies (scuttle flies) which come from dead rodents in the walls and drain leaks, which have both of! These flies spread disease to humans by contaminating food prep areas and food as well. I have found these flies all over the building, in my unit, and my refrigerator. Maintenance and the management company chose to take the legal side to this issue and not help me solve it all, even though it is an issue of their own making. Every other tenant in this building has awful things to say about this company, it might seem like a great deal but please don't waste your money or time with this company. One other roommate and I had been there for two years, and another had been there for one year, but the actual place hadn't been fully turned over for 5 years. That is, they never had to clean, repair, and repaint the place for at least 5 years, thereby saving them money, yet they took more money out of our deposit than I've ever had taken out before. In addition to other ambiguous charges, they charged us ~$200 for moving the trashcan a few feet, removing nice Xmas lights from a deck that had a nonfunctional lamp, and removing shower curtains (it was annoying for me to arrive at a house with no shower curtain or hooks, when every place I have lived in before came with a shower curtain; the hooks I left had jewels on them and were really nice). As everyone said, maintenance can be slow and not very good (they had to come 3 times to fix the constant running water from my toilet, and it still was never fully fixed, potentially explaining expensive water bills; also, not sure why the water bills came in a disorderly fashion, as you can see from the attached image). Finally, the place was falling apart and had mice (luckily I have a cat). There was a leak in the kitchen that came back less than a year later (right when we were moving). This is my second review because I left one on Google and American Management replied claiming all lies. To start, a few months ago my key snapped in the lock to the building and I called the emergency maintenance line a dozen times. Their policy is someone will be out within 30 minutes. No one came of called back. I broke in through the glass myself and they boarded it up, the glass still has not been replaced. In their reply about this, they said that the emergency maintenance person "simply fell asleep, to error is human". He had ONE JOB. To be AWAKE. Then, the claimed that I was lying and that they replaced the glass. I live there so I would know. Then, my fridge stopped working. It took them a week to get out to figure out the problem, then after 2 weeks I still did not have a fridge. Upon emailing again they said "I wish you would've told us sooner, they installed it in the wrong apartment". Then, once they finally got it to the correct apartment, I came home to a new fridge but mud and dirt tracked through my apartment along with a missing shelf. I discovered they had knocked down my shelf, broke several glass ornaments and vases, and tried to HIDE IT UNDER THE TABLE BEHIND MY RECYCLING. WTF. I wouldn't have an issue with these people if they were just honest and genuine about the issues I've experienced, but honesty is too much to ask. Terrible and unprofessional. I have had to scheduled with them two times to see an apartment that I was interested in however both times they cancelled with me at the last minute with no reason for the cancellation. In addition, they cancel the appointment by any automated text. If you are going to cancel with someone at least call and explain the reason behind the cancellation especially if it cancelled by the company. Make your potential tenants feel like they are more than a number and another application fee. The person that cancelled with me was Dominique W. Being 60 and a father I've had my share of landlord and property owner experiences, both my own and of my children, and I can say without hesitation that American Management in Baltimore is the worst of the worst. Completely dishonest and unscrupulous. My daughter lived in one of their rentals which turned out not only to have major electrical, gas and many other dangerous issues, the space itself had not been given a C of O (or whatever it's called in Baltimore) as being legal to rent. Her time there was a nightmare and if I can save one parent the horror of having their daughter injured in one of American Management's buildings that they refuse to spend a dime on while sending tersely worded letters every time $10 is due this review will have been worth it. At one point we were considering creating an escrow account to force them to do the work. This involved the city records, and what came up showed me what they are made of. BTW, one reason you can't ever get anything fixed in one of their buildings is because they also run a plumbing/electric/building maintenance company called Titan, which they use to officially claim work was done when in fact it wasn't. It is a fact that when my daughter finally moved out at the end of her lease they had never fixed many of the not insignificant issues the tenants had been pleading for since moving in. The bulldog receptionist told us to go sue them if we didn't like it. And every time I sat in an office there there was a poor student in tears in the reception area being told to go to hell by this woman. Literally, every time I was there, a handful of times. One star is far too much. It's important to add that the review here that gave a high rating to American Management as a provider of services to his building is referring to a mostly contracted out subset of A.M. A completely different animal than the property owner/real estate company/landlord American Management, which is what the tenant complaints about are talking about, not about buildings owned by others with other landlords where A.M. simply provides services for these owners. read more

Management doesn't fix maintenance issues in a timely manner. Have had to go up to a week with no water or heat during the winter. There is no heat in the house and its so cold that we can't even spend time home. We have suffered water damage for leaky roofs and had to get an inspector to force them to do their job and 'repair' the roof which had damaged several items and flooded a bedroom. When we moved in none of the ceiling fans in the house worked, and the fridge shelves were falling apart so we had to create makeshift shelves because they wouldn't take responsibility for it. The house was also full of mice and it took us a month to get rid of them ourselves because management wasn't helpful. They are a pebble of accountability trying to hold back a sea of incompetence-I would not recommend renting one of these properties. read more

I rented for 2 years in Mt Vernon. Very frustrating experience with this company. They are not always responsive to problems in the building- for example we had a homeless man squatting in the basement, I once found vomit in the dryer etc. They once came through my place for inspection and left my apartment front door WIDE open when they left. I was astounded. Also had serious plumbing issues which in my opinion were not taken care of in an efficient manner. Cheaper repairs trumped fixing the issue. It is very difficult to get in touch with maintenance. read more

If I could leave zero stars I would. The ceiling in my rented space has been leaking a massive amount for weeks, and Ive been calling nonstop to have it fixed and it is not fixed. This happened last year, too. The people in the office are sometimes nice (probably not their fault that the stingy company wont hire licensed professionals to fix their decrepit properties) and sometimes incredibly dismissive and curt, even when something they should have handled is not handled. Theyre probably not paid enough, but who am I to say. Anyways, total disregard for the gravity of issues within their properties is insane to handle, while having to give them way too much money to stay in a falling apart bug infested trap of a space is so messed up. read more

The tenant does not control the heat and it stays on from Oct-April and it's way too hot. Even when it's unseasonably warm outside, say 60 degrees in December, the heat is still on and one has to have all their windows open to be able to breathe. You pay two separate BGE bills; one with your rent which is for the heat, and one to BGE for everything else. The heating bill ends up being through the roof since it's always on and set so high. Water bill is high. There's a homeless man that sleeps in the hallway and steals peoples' packages. He hit somebody with a trash can who lives in the building when she tried to wake him up and she called the police on him. He still comes back. Basically when you choose to live here, you're paying to be in the Mt. Vernon area because the rent is too high for the living conditions one has to put up with. read more

I've done business with American Management for eleven years. They do a great job taking care of our property, responding to tenants complaints, getting the units rented out, and making sure that the rent gets paid on time. They use licensed plumbers, electricians, and HVAC companies so that things get done properly. Their in-house maintenance staff is competent and the prices are reasonable. They take care of your property so you don't have to worry about it. Every month, my check comes on time with a detailed report of any and all expenses. As a landlord, I'm happy. My tenants are happy. What more could you want from a property management company? read more

Just renewed my lease at an AM managed property, so it seems like a good time to drop a review. My building is older, with gorgeous details like high ceilings, huge windows, but not recently renovated and it is oddly configured, which again, is fine for what I'm paying. There have been some maintenance issues, including some water leakage, lightbulbs, and a gate lock, and they have all been fixed promptly and professionally by AM. It's not a luxury building but my rent is almost half of what some of my friends pay, and my building is warm and safe and dry so it seems like a good deal to me. What has really been a pleasant surprise is how cheerful and helpful the staff at AM have been, regarding repairs, renegotiating a lease, and helping me through BGE nonsense. I'm happy to continue working with them and would rent from them again. read more
