    Awful and unprofessional company. Promised a "professionally" cleaned home but gave us a dirty, dusty and severely moldy house. They are unresponsive and only respond at the end of their work day at 4 pm to be intentionally unreachable. We also had issues in receiving the keys and they blamed it on us when it was their lock box that wouldn't open. They refused to give back first day's rent. They also claim mold is not an emergency.

    BEWARE OF THIS COMPANY. They are pleasant before you transfer funds, but once they have your monies, they become an instant slumlord. I will shout out Melody Farichild as the assistant property manager. She is unprofessional and not to be trusted. She lied about repairing the house and professionally cleaning the house. The place was a dump. There is mold, water damages walls, smelly fridge, greasy stove, stained carpet, damaged walls and much more. She said she would be open to meet but when I tried to schedule a meeting, she is NEVER available. MY RECOMMENDATION. STAY CLEAR AWAY FROM MELODY FAIRCHILD BEWARE OF HER PRACTICES I am surprise that American Management company would keep such a person on staff to represent them. Any other company would have terminated this person. Such a shame......

    Management removed locks from one of two front doors. After this, we've had multiple packages stolen and the building broken into by non-residents, who attempted to get into our apartment. Had to hide in bathroom while they tried banging on our door and jiggling the handle. When we asked to put locks back on front door, they told me "don't have packages sent to you." This is among many complaints. They've dropped surprise bills upwards of $300 because they forgot to break it up monthly, threatened to tow my car for not parking in my spot (despite a lack of clear markings or lines to indicate where one should park), turned off building water without notice. The prices of their apartments are reasonable, but be prepared for trouble. I've dealt with poor management companies before, but never have I been more upset than with American Management.

    I'd heard of slumlords before, but I'd never experienced one until I moved into an American Management property. There's so much I can say about them, but I'd be typing all day. And some of it, depending upon the amount I get back on my deposit, may be better reserved for court proceedings. From the unprofessionally dressed showing agents, to the rude leasing staff, and the rude, lazy, and incompetent maintenance staff, particularly the maintenance manager, this is not a company worth renting from. Just some of the maintenance issues I had with American Management: (1) refrigerator with mold, rust, and a door that would not close. They refused to repair it, and eventually opted to remove it without replacing it, all while their staff busted holes in the walls getting the refrigerator out. I ended up buying my own refrigerator, which I removed upon vacating the property. (2) leaks in the bedroom wall and ceiling, which led to buckling walls, mushrooms growing out of them, and a fire hazard. Despite multiple reports, they, namely Melody Fairchild, refused to send someone to repair it. (3) a gas stove that would not light when turned on. The maintenance manager specifically told me it was not a big deal. I ultimately had to start using a lighter to get the stove to work. (4) a leak inside the light fixture in the bathroom, which eroded the light socket (the part where the bulb goes), and filled the globe up with water. American Manangement's response? Just replace the globe. (5) the toilet needed to be replaced (which they charged me $450 for). The maintenance crew left the old toilet in the hallway outside my door for 5 days, until I came back from vacation and had to request that it be hauled away. (6) a broken and leaky garbage disposal that maintenance would only replace after several requests, and after I finally sent them pictures of the damage it was causing to the structure of the cabinet. I could go on and on, but why? I write this review after having cleaned and vacated the apartment, and being refused a final walkthrough because I didn't schedule it two weeks before I moved out. In conclusion, just avoid American Management. Whatever few pennies you save in rent, you will make up for in stress and making your own repairs.

Two years later, I'm still tied up in the eviction process. Their offshore staffing model (Philippines) means communication is slow, inconsistent, and often outside U.S. business hours, which only made the situation worse. Unless you have a perfect tenant that pays on time GOOD LUCK having them manage anything with their REMOTE property managers from THE PHILLIPINES. I have inurred thousands of dollars (15k+) repairing my home due to tenant damges as a result of the property manager negligence of NOT reviewing inspection reports and managing the property. Communication is majorly subpar. My PM was consistently emailing me, responding to my correspondences, closer to 5pm leaving me no opportunity to receive a counter response that day. And responses were rarely timely. I am still waiting on my monies to be disbursed to me after ending my services with them too. I ENCOURAGE ALL POTENTIAL CUSTOMERS TO DO YOUR DUE DILIGENCE. THIS COMPANY OUTSOURCES THEIR PROPERTY MANAGERS. THEY NEVER SEE YOUR PROPERTY AFTER LEASING IT. THEY OUTSOURCE THEIR INSPECTIONS TO INDIVIDUALS AS WELL. THE INSPECTORS HAVE NO KNOWLEDGE OF YOUR LEASE AGREEMENT. THE RESPONSIBILITY WILL ALWAYS LIE WITH THE HOMEOWNER TO MAKE SURE THE PROPERTY MANAGER IS BEING HELD ACCOUNTABLE FOR DOING WHAT WAS PROMISED. HOWEVER despite all my attempts to talk to directors, assistant directors, etc nothing was done to change or compensate me for the damages caused by the tenant and oversight failures of the property manager. This company Main objective is to COLLECT MONEY FROM YOU with monthly fees, Late fees, and additional fees. I have often questioned how my property was ever being managed if i am having to double check the inspecrion reports against my contract with BM and the tenant and double reviewing accounting. With noted errors discovered and apologies/sorrys received from them I am still bare THE FINANCIAL LOSSES. CHOOSE ANOTHER PROPERTY MANAGEMENT COMPANY Update - 1/2024. I have been with Bay Management for about 1 full year now. I am on my 2nd or 3rd property manager. Things have not been exactly all that I hoped and expected from a top property management company as they advertise. I still find myself managing my property ensuring that I receive proper accounting and the mental well being that my tenants are receiving the adequate information and support they need in addressing their concerns. I have held phone meetings with my property manager and the director when things needed to be elevated. Today I discovered another accounting issue that really bothered me. I hope that they improve on their attentiveness and learn to understand that ibas the property owner incurs all the financial losses and burden due to the mistakes, issues and failed opportunities caused by the property management company. Update - 6/28/23.it has nearly been 3 weeks and my property manager still has not responded to my emails. Last communication I received was that she was out ill/sick again. No out of office notice was provided and no back up support referring me to another property manager was identified. Its been almost 2 months since my first home inspection was performed and no closure was provided on the outstanding questions I have raised. Very disappointed customer. I have been with Bay Management for almost a year now. I was recommended by a work colleague/friend. I am not completely satisfied with the management of my property. I am happy that they were able to secure a tenant to occupy my property. I did experience some issues with the leasing agent not being fully communicative in the process. However with Bay management fully managing my property I am really only seeing the benefit of them collecting the rent. From the onset I conveyed my expectations on how the property would be managed and I am not seeing that. I am struggling with communication channels having to send many emails to the property manager and managing director with days of no response. Its really frustrating when the client is trying their very best to get the company they hired to respond to calls. I am trying to manage a business and its disappointing. I also shared other comments and concerns that I have experienced with no resolution. I am going to wait another day or so and then trying sending my fourth email in hopes of correspondence. Hopefully this situation can be resolved now and for future.

    Kendale apartments…read more MICE lots of mice! Bad water pressure Slow to NO to fix things Laundry rooms are filthy and appliances never cleaned Glass missing and broken from windows. "Security" doors don't work and have actually trapped people inside. No dependable maintenance, better not have an emergency! No storage in unit and assigned storage units are filthy and exposed to mice and other crawling things. Before Stork took over it was almost worth the $ because they were the cheapest around. Now Stork is in and it's a mess with half a$$ improvements that really aren't improments and the rent has gone from $935 to $1250.

You and this company along with the owner over seas is going to be held accountable. I promise you that. The service this company has provided has been the very most disgraceful and unacceptable! Renters have rights. You Kay will be educated on that! It's also extremely Hilarious how they have these pictures of these guys fixing stuff. Like the one changing a lightbulb I don't think that dude ever changed a lightbulb in his life.
