I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

After reading it, I realized that everything I said in that review is as true now, as it was then. I will never manage a rental again or consider partnering with another management company other than RNB. Their staff at that time was responsive and capable, as they are now. The person I depended on then was Marshal, who is now General Manager and he has a fantastic team. Individuals who have different styles of delivery and yet share the same traits of being service oriented, time aware, and efficient. Most recently, Luke, provided that steady support in helping resolve a stressful situation. Their office seems to be organized by specialties and functions that overlap rather than by rigid departments. They manage the process of preparing your property for the rental market, they handle the marketing and advertising on multiple listings, collect applications, screen applicants, onboard tenants, respond to their needs in the course of the tenancy, and offboard them. You are always made aware of what's going on and always have final approval. And they also provide you with an Income/Expense statement at year end. If you are a landlord looking to lessen your load, RNB will do the heavy lifting for you, as they have done for me, for the last 8 years.

It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. Work that has been done has been shotty- paint got on my car. Often when i email someone it will be replied to by someone else. Do not use this company. They rip you off with added fee's and they don't actually help when problems arise.

Any questions or concerns we've had have been addressed quickly and efficiently. Most recently, our AC stopped working, and Sean had someone out the very next day to repair it. He even offered to provide a portable AC if he wasn't able to get a technician out right away, which was greatly appreciated. Robert Bussell who is the Broker/President of American Horizon answered the phone. Robert asked a couple questions and then made some "interesting" observations about Section 8 voucher holders. His information seemed off so I asked further and he must've realized what he said was not accurate. Robert hesitated commenting further on Section 8 by saying "You don't work for us. We're not business partners so I suggest you do your own research". He asked about 6 questions about our condo and confirmed "Ok, good" for each answer and spoke about how nice our property is. Then in an awkward turn, he abruptly said "Yeah we wouldn't be a good fit." and in a very effeminate and demeaning tone Robert said "Hmmph... byeeeeeee" and hung up the phone. I wondered what just happened. I called back but my call was ignored. So maybe this was a blessing in disguise. If the President of this company was this weird and robotically dismissive, how would American Horizon Property treat my future tenant(s)? The answer is they'd be fired on day one. Update as of 02-26-2025: I found Action Properties (https://www.actionproperties.com) and they are phenomenal. Serena Trueblood and Terri Alcala have been responsive and even found us a tenant with a 1 year lease! I have no doubt Action Properties will treat our new tenant with respect and professionalism.
