When we were on a time crunch to turn the place over to the new renters, Paul had the right contacts to get the place ready to be listed. Now that our renters have moved in, it truly saves us the headache of managing the renters needs. We know we can count on Paul to manage our property and to handle the small issues that occasional arise. His fees are well worth the care that he provides. We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul.

Many landlords won't hire a property manager because it takes money from the bottom line. But I will tell you, it can be the best money ever spent. A good property manager will SAVE you money, time, energy, hassles....the list goes on. And then there are good and bad property managers. Rob is one of the GOOD ones. If you have a property that you are renting or wanting to rent out, look no further and hire Rob as your property manager. He is fair, honest, quick to respond and looks to make sure both the landlord and the tenant are taken care of fairly and completely. Trust me, you're gonna want Rob. You can thank me later.

Everything was fine until the homeowner of our rental decided to fire Robert as property managers and manage the home themselves. This is where living in our Woodcrest Drive home became a huge nightmare. At month two, we started hearing running water in the home after we stopped using any water. I found water was leaking under the house and notified the owner (now property managing) they needed to hire a plumber. The next 4 days the owner had 5 plumbing companies come out to do estimates until they found a price they liked. The owner then changed their mindset into the tenant is responsible for all repairs, this was a bill for $900. After another hellish week of me arguing with the owner of who needs to pay the plumber, the owner caved paid the bill. At month six, our toilets clogged and started backing up into our showers. I notified the owner and they stated all clogs are the tenants responsibility. I rented a drain auger and tried to clear it myself. I notified the owner it was uncloggable. The owner stood firm and stated I would be breaching my lease contract if I failed to maintain the home. I reached out to Robert asking for advice. Even though he was no longer our property management he stepped in and gave guidance. I notified Concord Code Enforcement. And after 13 days of no toilets and showers the city of concord notified the owner is responsible for fixing out unhabitable home. The plumber came and fixed the issue for $700 billed to the owner. Six months into our one year lease we knew we needed to leave this home. This wasn't the last of the issues with our rental the owner failed to remedy. Ex: fence falling down, trees touching power lines, blinds breaking, bugs coming through the attic, taking our deposit, etc. When it came to leaving the home at the end of our lease. Robert happily gave our family rental refferal, answered phone calls as our property manager, and gave us a great review as rental tenants all the way till we got into our current home. This was many months of no longer being our property manager Robert helped us with our home owner and helped us secure a new home. Above and beyond the standards for a property management company. Robert is a great person to have on your side and our new friend in the city of Concord.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

And Julie, the property manager, was always friendly, kind, and easy to work with. That honestly made a big difference over the years. Anytime we had questions or needed something, she was approachable and helpful. We didn't need maintenance often, but when we did, it was handled quickly and without any hassle, which I definitely appreciated. Staying somewhere for 4+ years probably says the most--we were comfortable there and felt taken care of. We left the area for work, not because of any issues with the condo itself. I'd definitely recommend it to anyone looking for a place that's well-managed and responsive.

During the listing period, they did an excellent job of advertising the property and screening potential tenants. They conducted thorough background checks and found a very good tenant. Over the past two years, the team has communicated with me effectively on everything from tenant requests to financial documentation. I've found them to be very professional and helpful. I'm very happy and satisfied with their services.
