I have waited 1 year to move in to the Americana Simi Valley, Waiting for my lease to end I'm moving in 3 days from now . Every time I stop by the property is so clean, quiet ! On weekends the pool area has Life to it, lol.. but isn't that expected). Most dealings renting my apartment has been with Claudia, very professional, knowledgeable, patient and very nice. Finding my lease on line was almost impossible ( for me ). I called the office for help and April helped me, and got the job done . Thank you April. I have Always given compliments AS WELL as complaints. Even though I'm retired now, but working is at times difficult and giving Good customer service isn't always an easy task! I for one love people and kindness can mean the world to someone that is having not so good of a day, or just a smile is worth so much !! I am so Grateful to have rented my unit here at the Americana, Simi Valley. Ive waited a long time. I pray it's my last home. I moved into these apartments seven months ago, and my experience was positive at first. The staff treated me well during the application process and when I moved in. However, there was one comment the property manager made early on that caught my attention, although I chose to ignore it at the time. Unfortunately, my recent interaction with the property manager, April Orona, completely changed my opinion After having issues with my gate remote for nearly two weeks, I was instructed by the office to come in for assistance. I paid $5 to have the battery replaced by the assistant, Claudia Valle, who selected a battery from the office's supply. However, it turned out to be the wrong size, and the remote still didn't work. After receiving no response to my follow-up email, I returned to the office to ask for help. Instead of helping me, April Orona immediately accused me of replacing the remote's internal parts and ordering components online. These accusations were completely false. I explained that it was the original remote provided when I moved in, but she refused to believe me and insisted that I pay $35 for a replacement. I declined because I did not believe I should have to pay for something that was not my fault. The conversation quickly became confrontational. She repeatedly raised her voice, continued making accusations without any evidence, and refused to listen to my explanation. When I tried to explain the situation, she became increasingly rude and told me to leave the office. I asked why, since I had done nothing wrong and had only come in because I needed assistance with the remote battery. I also told her that I felt she was being disrespectful. She then threatened to call the police if I did not leave. I responded that she was free to do so. She appeared to make the call while continuing to yell at me to leave the office. Since I had a doctor's appointment and did not want the situation to escalate any further, I decided to leave. As I was walking toward the door, she continued shouting that she was calling the police. To my knowledge, the police did not arrive while I was there. During the interaction, she also claimed to be the owner of the property and said she had worked there for over 30 years. Later, after I reported the incident and spoke with the regional manager, I was informed that she is not the owner. I have also reported this incident to the Housing Rights Center because I believe tenants deserve to be treated with professionalism and respect, not with accusations made without evidence. Based on my experience, I believe tenants should be treated with professionalism, respect, and fairness when seeking assistance. This interaction significantly changed my opinion of the property's management. While my experience started out positively, this incident left me with little confidence in the management team. Until the current management changes, I cannot recommend these apartments. read more

Claudia is amazing she went out of her way to explain everything to me. She's was kind and made me feel so relaxed about the whole process. She had so much patience with me and all my questions. This is my first time leasing and she made it so easy. She's the perfect example of a great employee!! We recently moved from these apartments but during the whole 3 years we lived there we were very happy. The apartments are nicely renovated with granite counters and other touches such as crown molding. The maintenance crew and management are always very friendly and repairs were always made in a timely manner. The grounds are very well kept too. This apartment complex is pet friendly and they provide doggie "pick up" bags, which was so convenient! While searching for an apartment we came across this place. Claudia was very helpful. We were getting our paperwork together to apply for an apartment. We called in to ask questions about our application and the manager April answered. She was VERY rude and unprofessional. She made us feel like we didn't matter and that she did not want our business. Because of her we will not be applying there anymore and we will let others know how about our experience so nobody has to go through what we did with her. April has got to go! She is hurting the business. Claudia was great! That is the only reason why we even have a star. read more

I've lived here for about two years now. I love management. April and Daniel are awesome. They are professional, prompt and warm. It's a really nice complex with pretty walkways to walk the dogs and the pool is always clean. Dog waste bags and disposal bins are provided throughout, alas everyone does not use them, but most people do. I like the gated parking, it feels a little more secure. It's close to the freeway but not so close you can hear every single car that goes by, at least from my apartment which is closer to the Cochran side. Maintenance guys Joe & Ben are friendly, prompt, and professional. They're great. My only suggestion would be to place laundry room lighting underneath the fans to avoid the seizure triggering, migraine aggravating strobe effect. Update: The lighting issue in the Landry room has been fixed! No more strobe effect read more

I'm reviewing this complex after 3 months of having lived here. Overall i'm very satisfied. Parking is gated and secure, the community is very quiet overall. Everyone is polite, courteous, and respectful of others. In my experience, the staff has been polite and helpful whenever issues arise. I've read reviews about Americana being unresponsive with any maintenance issues, however when our food disposal broke and the weather stripping on the door was faulty, the maintenance person was over to fix and replace everything within 48 hours. Rent is a little bit on the pricey side, but honestly, you get what you pay for. It's a quiet and safe community on the "good" side of town. The facilities on site are clean, landscaping is done frequently, and the apartments are really nice inside. My only complaint is that the complex is right next door to Brunswick Zone, and at times you'll get idiots firing off fireworks, and doing burnouts in the parking lot and it's not what i'd like to be hearing at 10PM. don't get me wrong though, a little noise is okay, and it's expected, but it can be a bit of a nuisance at times. But this isn't the apartment's fault. Overall, great place to live! read more

I've lived here now for nearly a year. I like the place overall but the customer service isn't very good. First off, in order to use the laundry facilities here, you must use a pre-loaded card. Once I tried to add $5 to my card and it wasn't recognized by the system. I complained to the office and they said there was nothing they could do about it. So I'm out five bucks. But the biggest complaint is with parking. I have an assigned spot but frequently find someone else parked in my space. On more than one occasion, the person using my space has been an outside workman working on one of the units, and the person parking there has told me that he was told by the office to park there. In my space! And of course, I can't call the tow company to have their car towed and the office will only "tag" the vehicle which means NOTHING since they can't tow the vehicle for 96 hours after the tag. So the parking thief wins, the management company wins because they don't have to do anything, and the only person who loses is ME. And if you get the old woman who works in the office, you'll really see what bad customer service is like. I'm old myself so I respect age but if you're gonna work, you need to be able to do the job. read more

I can't say enough good things about this community. I am very impressed with the professionalism of the staff. Work orders were handled in a prompt manner. I wish it had been this great at other places I lived. The staff is more than willing to do what they can to help out. The value of what you get for your money can't be matched. I have been here almost 8 years and can honestly say when something happens that needs attention right away April and Ben are wonderful and very professional. Not only the fact that this place is on the expensive side, you hope you get what you pay for! But NO! The people are nothing but trashy, and being on the top floor, all we would smell in our house is weed from the people smoking downstairs!! And we are on the nice side, tried complaining to the office once but no followup to that, and finally, because we have a baby, my husband was so frustrated that he finally went to the people's door to complain and maybe they will stop, but of course no answer. Moved out of here for that reason plus management isn't that friendly, new faces every time you went in there! Window mesh flew off due to strong winds in summer, complained but never got fixed, so basically no screen on the window so couldn't really open it never as one could just jump out of it or bugs would fly in all the time! SPIDERS EVERYWHERE! My husband is a clean freak, and with a baby, cleaned the place squeeky clean all the time but found a crawling spider out of no where at least once a week or two! NEVER RECOMMENDING THIS PLACE TO ANYONE! read more

Do not move here! The reviews on google are more accurate. This place is beautiful but don't let that fool you. All the neighbors are very nosey and the manager April is the worst and should be fired. She will yell at you and she's very unprofessional.She will tell you one thing but ends up not being true. No one likes her. She's basically the reason why everyone hates this place. All the neighbors talk and I've never heard one good thing about her. Even the Maintenance guys don't like her and they act like they own the place when April leaves for the day. they listen to loud music and all their kids are super loud. (They get to park anywhere) but will tow your car. Ive lived there for a few years and I'm so happy that I moved out. If you want to deal with a horrible manager and nosey neighbors then this place is for you. If not save yourself and find another place.
