My husband and I LOVE Shadow Ridge! We've been here for 3 years and are about to move out but we've genuinely enjoyed our time here. The community is amazing, from the leasing office and maintenance crew, to the residents that live here. It's feels like a true community. I've made friends that I'll continue to keep in contact with. The entire complex is very well kept with constant upgrades to ensure it stays in tip top shape. Shoutout to Erin H. in the leasing office. She's the best and has helped us from the beginning when we moved in, during our time here always being a friendly face and giving my son little stickers and goodies when we go into the office, to now our move out. We've toured a few different apartments in Simi Valley and we kept saying: take us back to Shadow Ridge! Nothing compares. After touring several apartments in Simi, this one truly stood out to me. The moment you walk into the units, it feels more like a home than an apartment. The grounds are beautiful, and I love how close the property is to local stores. They add fees for everything and they take advantage of every loophole to charge residents more. They are overly aggressive about their parking rules and tow visitor cars away and make it extremely difficult for guests to use the parking which is also extremely limited and far from the apartments. I just wanted to say that my Shadow Ridge experience has been nothing short of phenomenal. I spoke with the leasing agent, Erin, and she was amazing. She asked great questions and really listened to what I was and was not looking for and found me an apartment that I was incredibly happy with. Over the years, I have lived in several apartment communities where after I had moved in, the leasing office was kind of dismissive and maintenance was not very responsive..... That HAS NOT been the experience with Shadow Ridge. Anytime I call or go into the leasing office and speak to Erin, Somerville, or Shannon, they are all incredibly nice and helpful. Lastly, Sem and his maintenance team are awesome. Expect your Security Deposit NOT to be returned after your move out. From limited parking spaces to vague miscellaneous charges upon first moving in (i.e. Required Dog Waste DNA collection fee-for penalizing owners for leaving dog waste on the grass), this rental company will find ways to get money from you, including not returning your security deposit upon move out. I've lived here for over three years, so I understand that there may be some noticeable wear and tear which they claim they won't charge you for normal wear and tear. Upon move out, we provided the appropriate 30-day notice to vacate per our month to month agreement of which we were required to schedule a pre-move out inspection. Per Shadow Ridge the intent of the pre-move out inspection was to provide us with cleaning and repair requests ahead of time so that we could rectify any issues before we move out. After the pre-move out inspection, we received the report without any requests or notes listed, thus I assumed no issues were found. My wife and have always kept the apartment clean and tidy, and even went further to deep clean the apartment before vacating as we always do before moving out. In addition, we kept photo record of our pre-move in inspection as well as the condition of our apartment upon move out. However, all was rendered pointless as they do not honor your security deposit. Upon move out, I confirmed with one of the leasing agents before dropping off the keys if there were any issues I could address in the pre-move out inspection, and she confirmed there were no notes listed. Two weeks after vacating the apartment, a bill was presented for apartment cleaning, carpet cleaning, vinyl cleaning, and notice of liability of leaving 5 days before my 30-day notice that conveniently and coincidentally aligns with $1,000. I have never rented from a company which requires their tenants to pay for the general cleaning and preparation every other rental property in the country covers on their own. Please save your time and rent elsewhere. read more

I have lived here for nearly 2 years. I'm giving 2 stars due to my experience with management's handling of policies and how they enforce them. The staff is very friendly which can be misleading. Read the contracts carefully because what they say and what you sign up for will not align. Pros: - Beautiful grounds and excellent landscapers - Maintenance - a lot of stuff is older but they replace and/fix quickly - Management - polite, good at admin, and prompt to respond Cons: - Hidden fees and costs. Add $480/year for trash to start - The contracts have a clause that gives them to freedom to write new rules. - The new rules tend to be expensive inconveniences and they tend to enforce these with an iron fist - No resolution. You can voice a complaint or ask for clarity and they only respond with corporate politeness, point back to contracts, and give you the run around until you just give up. read more

They are very supportive and helpful which made it easy for me to get the necessary repairs done without any stress or drama. My boyfriend and I fell in love with Shadow Ridge the minute we saw it! We started our search 4 months before we had to move and this was the first and only place we looked at. Somerville greeted us and was down to earth and bubbly! She showed us everything and was very transparent from the beginning. Everyone on the Shadow Ridge Apartment Homes team is *superb*. They're responsive, fantastic communicators, and they follow through with what they say they're going to do. When we moved from the east coast and started looking for an apartment, we often wouldn't hear from people for weeks. We heard from Somerville right away. She even gave us a real-time Zoom tour of the apartments and we ended up signing up on the spot. Since moving in a month ago, everything has been wonderful. Problems (not that there have been many) are resolved immediately, the staff remains super responsive, friendly, and helpful, and the residents and facilities are top-notch.
