My husband and I have been living at the IMT Wood Ranch for almost a year and a half, but are moving soon, because we need a bigger place. Having moved several times over the years (including two inter-state moves) and reviewing many properties in my search of places to live, all too often I have read many negative reviews on the management staff. My review is not going to be one of them. The staff--Angel, Kevin and Marisela--have been great! They have made our 16 months here an enjoyable one. They manage the property very well, are professional, and are good about handling the various issues that arise. I have never had a hard time reaching them at the office nor had to with them responding to my emails/phone calls. Alex and Andy handle maintenance do excellent work! They have been quick to respond to maintenance requests we have had and get things fixed in a timely manner. They are a great maintenance team. I will genuinely miss the staff here. I moved in just about a month ago and wanted to wait to review til I was actually living here. The touring process: I was greeted on the phone by Angel, who was both welcoming and friendly. I had several questions that she took the time to answer for me before I ever set foot on property. When I did come she guided me around, answered some questions for the second time (because I forgot to write down all my answers), and allowed me extra time to take some measurements to allow me to pre-plan how I would lay out my furniture. She was incredibly professional and patient with me. I never felt rushed or like I was an inconvenience - which is something I have encountered at other properties in the area that I toured. The leasing process: Angel also took me through the leasing process - and never once complained or broke composure despite me calling many times throughout paperwork online, or waiting for emails to confirm a few things that were caused by website technical difficulties. She was absolutely great, very thorough, and made sure to put everything in writing for me as we went along. In the end, I ended up moving in a week early as my apartment was ready sooner than expected (new floors for me!) and though we had to re-do some of the paperwork for formalities and record keeping, she kept it quick and smooth. There were a few quick calls that Kevin answered for me - and he was very professional on the phone. I've found in person, he's also very friendly and absolutely willing to help. Moving In: When I did move in, I spent a fair amount of time after getting my keys looking over the apartment to notate condition and issues ... except that, honest to God, I didn't find anything to write down. The turnover team and maintenance team did such a wonderful job, I had zero complaints or honey-do's. My keys, appliances, lights, etc. all worked as expected and everything was very clean. My moving truck (24' box truck) was able to park reasonably closely without blocking any parking - which is rarely the case in most places I've lived. I do admit, I've never lived in a place with package lockers before - and I wish it had been explained to me a little better what I needed to do to be able to use them. If it was explained, I entirely missed the information - but thankfully I had an awesome postal person walk me through it when I missed my first package (which he then handed me anyways to avoid the inconvenience of having to go pick it up). Utilities were very easy to set-up, and Spectrum (for internet) has been unbelievable with their customer service. Living here: It's quiet... so quiet. The neighbors are friendly, the cute window cats are curious, and the dogs seem to love stealing pinecones from the squirrels. It's very clean. Maintenance is almost immediate whether you need a key for a vendor or service for other needs. Everyone who works on site has been super friendly, professional, and never make you feel rushed. I've also noticed that when it rains, additional guttering is added to move places that puddle to nearby in-ground drains to keep the walking paths clear. I've never seen an apartment complex make that effort. And most importantly, I feel safe here. I've lived all over the country (you move when work moves), and despite living in places from small towns to downtown NYC - I've never felt as safe as I do here. It's been a month so far, and every day when I drive home from work I feel my shoulders drop and my stress dissipate. This truly is my little slice of Peace. BUYER BEWARE!!! IMT WOOD RANCH has a mice problem and they wont do anything to fix it. Mice got into my storage closet and destroyed all of my belongings, camping equipment, car seat, stroller, keepsake box of my daughters clothes etc etc and their response was to throw down some sticky pads and tell me to clean it up. They refuse to fix how the mice are getting access to the patios and storage closets here and are continuing to let their tenants belongings become infested with literal rats NESTS. My neighbors have had the same issue and if you walk through the property you will see where people have tried to seal their patios off themselves. DO NOT MOVE HERE!!!!! Maintenance guys are great but the managers and IMT Corporate are hiding a huge mice problem and choosing not to fix it. BUYER BEWARE read more

Honestly, she was with me through the whole process of helping me get this apartment. Staff is efficient, friendly and they care! You'll feel like Royalty! The neighborhood is beautiful too. There's lots of places to go hiking and walk. They keep this place so clean and they let you decorate for Christmas! This is like a dream come true for me! I recently moved into IMT Woodranch and the entire experience from the start until right now has been incredible. Kevin was not only very informative but also so kind from the initial steps, all the way to moving in. The facilities are kept in wonderful condition and the landscaping is top notch. The responsiveness and transparency was poor. The tour guide Kevin stated he would review our application after he ate lunch which showed lack of commitment and ability to be conscientious to applicants after paying applicable fees. The sight was not pleasing during the virtual tour as he displayed haughty behavior constantly showing his arm tattoos more than the visual of the unit. My application was shrewdly dismissed with little clarity or bases for adverse reaction. This place doesn't deserve a star, Worse place to live , I'f you have kids this is not a good place for you , not a kid friendly very discriminating, but if you have a pets perfect. Talking to neighbor is not allowed. Kids playing outside is not allowed. But take note PARKING IN RED FIRE ZONE IS ALLOWED!!!!!!! Dog poop everywhere, And when you moved out be prepare for unknown charges, Alex and Jessica came over for the pre moved out inspections and ( Alex -wow this place is really clean even the carpet don't need to change still looks brand new, and let me sign some paperwork, and before they left, Alex said again oh you don't have to clean it's part of wear and tear we don't charge you , 2 of the neighbors heard it when he said it ) But guess what it's all lie they charged us to change the carpet, cleaning, and some random charges that no totally computation!!!!! read more

These apartments are 38 years old, many issues with things not working properly, The maintenance staff do the best job they can to correct the issues. The rent is way to high for what you get. While Wood Ranch is a beautiful area, you are paying higher rent because it's Wood Ranch. There are so many more beautiful apartments in Simi, IMT is not worth the money. read more

My daughter and I moved in over 3 years ago. Brian has always been very approachable, since our first introduction. I can recall on instance where I needed to replace the light in my ceiling fan. It wasn't your typical light bulb and I asked Brian how I could find them. Within a short period of time, he delivered the bulb to me. Illegal parking. This property does not have adequate parking and have crammed in parking spots which are ILLEGAL by the Ventura county parking code. Anyone can easily look up the code provided under Ventura county which states  compact parking spaces cannot be less than 8 feet 6 inches. If you have a problem with their parking spaces you should promptly call the Ventura county code enforcement since IMT Woodranch will likely claim they did not know or that it is someone else's fault. THEY KNOW BETTER. *UPDATE* Update to my previous review of IMT Wood Ranch in response to their comment (below). With all due respect, IMT Residential Business Owner, the very first thing I did was reach out to IMT Wood Ranch but was brushed off. VERY, VERY UNPROFESSIONAL! You took absolutely no action until our community escalated your illegal parking practices to Ventura County. The Ventura county parking code states compact parking spaces cannot be less than 8 feet 6 inches. Your spots have been less than 8 feet. PEOPLE CANNOT GET OUT OF THEIR CAR. Yes they may have fixed some parking but... still to this very day this apartment complex has parking spaces that are illegally too small. They are VERY aware but they DO NOT care. The on-site management have already confided that it costs TOO much to change the lines in the parking spots... LOL!~~~! WTF?!? HAVE YOU SEEN RENT?!?!? read more

I've been at IMT for about six months, and I could only do a virtual tour due to COVID. I really liked the place at first glance, and it's a very nice property, but I have had so many problems, I wish I could get out of my lease. First, immediately after I moved in I got ants - not a great start to my new home. I ended up being the one to get rid of them; the products their pest control used didn't work (and we pay a monthly fee for pest control). Then, a few months in I had a pipe leak from my upstairs neighbors' unit that seeped through even my floorboards and caused some water damage - I'm just hoping they don't charge me for that when I move out. More recently, there are two cheap shelves in the pantry/closet, and I had canned food and other goods stacked on one of my shelves. One night I was relaxing watching TV and I heard a huge CRASH that scared the crap out of both me and my cat. The shelf buckled under the weight of the food, putting a hole in the wall and damaging a number of my food containers and breaking glass. If there's a weight limit, they seriously need to put that in the lease. The thing that gets me the most is if you have any maintenance coming in, whether you set it up or they did, they just give themselves permission to enter, and they rarely give you a heads up as to when they'll be showing up. I was waking up a little later on the daily for a while, around 10 or 11, and when I was dealing with the water leak they rudely walked in after knocking once, waking me and disorienting me, I thought someone had broken in. What if I was in the shower?! On another occasion for the same issue, a man came in to check the repair and while he was updating me, he would not take his eyes off my breasts - I was just wearing a sundress! It was so unprofessional and made me incredibly uncomfortable in my own home. I am a woman living alone, it was so disrespectful. And these are old buildings. No dual-paned windows, so you can hear the gardeners every morning (yeah, they're here just about every day), the garbage trucks, and my unit is right across from an electrical room, and the guys going in there slam the door, talk loudly to each other, and as I type at 9am they are stacking boxes so loudly it woke me up. And don't even think about living on the bottom floor, because the floorboards of your upstairs neighbors will creak under every footstep. If they have a party or are working out, it's going to drive you absolutely crazy. As for parking, I cannot be the only one this bothers. They have little to no handicap accessible parking, aside from the two spots in front of the office. Their parking is so that there is a very large dip in front of the space, so when you back out of it, you are going to get the underside of your front bumper scraped each and every time unless you carefully maneuver out of it. And, yes, it is noticeable on your car. I don't even see the benefit of these dips, they are literally just damaging to your car. Oh, and did you think they'd lower your rent due to COVID and not being able to use their amenities? LOL. Yeah, no. On a different note, there's very little counter space in the kitchen, which just makes it kind of unpleasant to cook in. After all that's said and done, the pros of this place are that it's in a nice area, good accessibility to the 101, big patio, walk-in closet in the bedroom, a bathtub I can actually comfortably sit in (so many have sloped backs and I find that really uncomfortable), and a washer/dryer in unit. Overall, I would advise against living here. Too many issues for the price point. $1,865 for a one bedroom. read more

Maintaince repairs are always quick and fast with the staff maintained staff 5 out 5, but the gym amenities was quite a dissapointment, treadmills are very outdated with parts of them not working, the cycle has been called for repair and still not working 2 and half months later. read more
