*This happened in 2016, but since I noticed that the same problems are still happening (bugs, noise, pests) this review might help someone out. We moved here and couldn't wait til our lease was over to move out. First thing. The pests. We shouldve backed out when we saw a cockroach on the first day of moving in. so we told management and they told us to take everything out of the cabinets and cupboards so they can send in someone to "spray" the place the next day. It's funny how it took me 45 minutes to take everything out but the exterminator only stayed a few seconds. he didnt even bother to inspect where the a possible infestation is happening. I haven't even finished putting my daughter in her car seat when the pest guy came out of our apartment. I'm thinking he spent a good 5 seconds "spraying" our kitchen. Then the next problem we had was the noise. We had neighbors downstairs that was just dirty and unkept. Recyclables and trash on their patio. But When we were looking at the place they told us "oh were going to tell them to clean it up. And theyre moving out soon." Guess what? They didn't. So from May to Sept, not only we had to deal with the cockroach problem (which im guessing the source of the problem is the apt downstairs because they were just so dirty) but the noise problem as well. I would dread the weekends instead of enjoying it since I know friday nights they would start playing loud music or watch movies. from 10am to 2am you can hear the bass just coming through the walls. forget about telling the security, coz apparently "if they don't hear it from their office, it's not a problem." WTH? I had to call the police twice to report the problem and complained to management so many times. They were apologetic but unfortunately that doesn't help us get any sleep. They kept giving us dates on when they were going to be evicted. FYI: i have a toddler and i work on the weekends so you can see how frustrating of a four months that was. And then when they finally got evicted more problems arose. Since they were the source of the food for the cockroaches and the rats, guess what? They started dispersing looking for a place to live and source of food. Found 2 rats living in our storage room since they came through the door bottoms. It took a week for the pest control to install rat traps (since they only come on a monday) and another 2 weeks for them to wait and trap them. But by the time they got trapped, all of our things in the storage room has been either peed or been pooped on. Luggage, toys, etc. And since it took them another week to come and dispose of the dead bodies, our storage room had stunk so bad that we never used it. and then a few months later, another rat chewed through the rubber door bottoms that they had installed previously. and then another one chewed through the wall underneath the sink. i also noticed that the roach motels were all destroyed and chewed on. so i had to put rat traps on the kitchen counter as well. I'm not one to bad mouth businesses. I do have a co-workers whose units at river ranch are pest free. But who knows how long that's going to last. So if you like decorating your storage rooms and kitchen counter-tops with roach motels and rat traps. Please go ahead and rent from this place. And if you decide to ignore the other neg comments here and check the place out, look for those black boxes with holes lying all around the place. Yep thats a tell-tale sign that there is/was a rat infestation.

Don't let the new paint and gates fool you. This is still the same Crackside we all know and loathe. If you like to stay in your apartment like me, chances are you'll be fine for a while. But it will catch up to you, eventually. I have been here a year and a half and paid my rent on time every month without fail (as all responsible adults do). One blip on the radar and you are treated like a deadbeat. At 9 days late due to an honest mistake, I was treated like a second class citizen. Which is ironic considering the living conditions here. 1) COCKROACHES! 2) Mice! 3) Upstairs dogs that pee on your patio! 4) Parking spaces you can barely get in and out of (can you say door dings?) 5) People that don't pick up after their dogs! 6) Creepy people that dumpster dive! 7) Car thefts, vandalism, and break-ins! Did I mention someone got machete'd outside their house just down the street? Or shot at the Wells Fargo around the corner? This is a complex they think is worth $1,500 for a ONE bedroom. Not to mention the office is a complete joke. The only person worth anything that I have met is Nicole. The one star is for her. Seriously. Heed the warning. I didn't because it was slightly "cheaper" and I regret it. Stay far away from this place. Oh and don't let the ratings confuse you, back when this was Creekside they were at 1.5 stars for a reason.

My lengthy stay at this lovely and well-maintained complex is testament to the awesome experience I enjoyed over the years. From the first time I met Rich, the owner, and toured Park View, I immediately felt I found a place that was well suited to my needs. Just strolling around the complex with its gated entrance, Tuscany-theme design containing European-style fountains and a mini piazza, along with a beautiful swimming pool and lounge area, make Park View such an inviting place to live! The apartments themselves are spacious and structurally sound with tasteful Berber carpeting, engineered wood flooring, and high-quality kitchen cabinetry and appliances. Alejandro, who oversees the maintenance of the complex, was always very quick to respond to requests I submitted, often the same day. He ensured everything was in perfect working order. He always made it a point to greet me whenever our paths crossed. I highly recommend you check out Park View Apartments before signing a lease anywhere else in the Thousand Oaks/Westlake Village area.

This place is quiet, always clean and well kept, never has there been a problem, everyone is friendly and respectful, and Alejandro is always a text or call away to fix any of your problems or answer questions! This is the third apartment complex I've lived in and by far my favorite seriously this place is a gem - because of this complex, my husband and I would love to settle here in Thousand Oaks. If you're hesitant, just call for a tour and let the place speak for itself!

I don't always write reviews as I feel you never can judge a place by someone else experience!!!…read more Last October we moved into the most beautiful apartment building in Simi Valley! From the front of the building you can't even tell it's an apartment complex of 65 units, pool, with a court yard that makes you feel your on vacation. From the first day I meet with Leah ( Property Manger) she made me feel at home ! Leah spent over 3 hours taking me to different units all over the building, I couldn't make up my mind which floor , what side of building I wanted . Leah was so patient and from that day I knew this was home for my family . This past year with everything that has happened, Leah has made sure the community here stays safe and happy . Leah lives on site and it's nice to know that if I or my family ever need anything she is only a phone call away . A perfect example is I work 38 miles away from home . One day my daughter called and needed help, and I called Leah and with any hesitation Leah was in my house helping my daughter. There have been times when Leah has checked on my dogs . Like I said in the beginning you can't judge a place by a review . Come down or call and see what you and your family missing out on. The staff showed us every day why we made the right choice moving my grandmother into their facility. They treated her with love, respect and grace. They were thoughtful, respectful, encouraging, kind, supportive, and truly became part of our family. Staff went above and beyond their job titles or "duties" when needed. They treat the residence with the upmost respect and dignity. And they REALLY know how to feed the residents! top quality food, top quality care! They offer an abundance of activities and resources for their residence and visiting families. When I first moved in, the upstairs apartments had carpet, which helped reduce noise. Since then, the carpet has been removed and replaced with hard flooring. Unfortunately, the staircase leading to the upstairs unit runs directly between the downstairs living room and bedroom, which means every step is loud and unavoidable. If you enjoy constant thumping, footsteps, and hearing your upstairs neighbors move around their apartment all day, then this might not bother you. But if you value any level of peace and quiet in your own home, this setup can become incredibly frustrating. What makes it worse is management's response. They are quick to say they "understand" the concern, but nothing actually gets done to address the issue. The responses feel more like deflection than real action. Just something to be aware of before signing a lease--especially if you're offered a downstairs unit.

Management at Avalon is the absolute worst you could hope to encounter. But this particular…read morelocation definitely takes the cake. They are exceptionally rude, and have not a clue in the world how their own system works or what you as a potential tenant need to do during the application process. If you aren't already aware, Avalon has a class action lawsuit against them for illegally withholding tenant security deposits and overcharging on rent. Please don't make the same mistake I did and give them the benefit of the doubt- listen to the bad reviews and avoid this complex. I would instead recommend checking out Country Oaks Apartment Homes which is not even a 5 minute drive but in a much better location, with wonderful staffing! As a first time Avalon resident, I had applied to one of the townhome units March 17th with the intention of taking advantage of the leasing specials, both the half-month free and $150 security deposit. On their website, they promise your application will be either approved/denied within 24 hours of submission. I did not hear back until March 19th, and after acceptance, their portal showed a $1000 security deposit instead of the $150 special. You have 24hours to pay the deposit shown before your application times out and you lose your application fee. I called 3x, and never received a call back. I stopped by the office and after a half-hour of them trying to figure out what was going on, I was told it had been fixed, but checked back on the portal to see it hadn't. I had to return to the office again, and was instead informed I would be contacted by the specialist, Danielle who would fix the deposit on Monday. When they had "fixed" the deposit, it now showed $650. After another several dead calls and ANOTHER visit to their office, we were told it was because we had dogs. No problem, we provided the ESA letters then and there for the staff. Staff assured us there was no issue with the ESA letters and that the deposit would be fixed, and that we could stop by Tuesday (a full week after my initial application) to complete all paperwork and provide the deposit then. I then receive an email from Danielle, their application specialist at 4:48PM Monday informing me that I need to pay the security deposit by 5PM that night or else I forfeit the unit. I explained the issue to her, and was then told that the ESA letters need to go through an approval process that takes a week and may or may not even happen before our scheduled move in date, April 1st. Nobody in the office had mentioned this to us during our 3 visits, nor had anyone on the phone mentioned this. At this point, we have exactly a week to our move in date, and have no guarantee that the ESA letters would be "approved" by then. The next day I then hear back from Danielle that the letters had actually been rejected because one of them was "expired". Which is fascinating, because we were told by the agents in the office that there were no issues with the ESA letters. What followed was a string of several useless email complaints simply asking for my $100 application fee back. Considering they kept tacking on extra steps and hoops we had to jump through for these "specials" that were NEVER mentioned to us, I felt it was fair. They refused to refund me, even though this whole process is nearing 2 weeks without a resolution. When I didn't answer their phone call because I was at work, they even went out of their way to call my mother on the phone and yell at her. I don't even bother trying to call back at this point if I miss their initial call, you won't get anyone. Stay far, far away from this complex, and all Avalons if you can. My mother who has lived at Avalon complexes for 6+ years was hesitant to move in with me here as she has had awful experiences with Avalon in the past. I now regret ever attempting to give them the benefit of the doubt. Evidently, this is how Avalon swindles people out of money. Please do your research and look into the many lawsuits they have against them, and check out the other communities in the area. I promise you will not regret it.
