If I could give zero stars, I would. The negatives far outweigh any positives. Parking is a nightmare. Visitor parking is extremely limited, and the same cars seem to occupy those spots indefinitely--possibly broken down? On one occasion, I was even blocked into a space by someone who left their car behind mine. To make matters worse, my car has been towed before. If you have somewhere to be, plan on being late. When I brought up my concerns, I was told to park on the street and walk to my apartment. Great - just what I wanted: a 40-minute round-trip walk for a 2-minute task. Maybe consider towing the cars that sit in visitor spots for days on end? Just a thought. Walking around the complex isn't much better. You might pass by the occasional drug lab - yes, I'm serious. First floor. The police are here frequently, so forget about peace and quiet. Oh, and let's talk about the BLACK MOLD in the apartment. I'm highly allergic to mold to the point I have to take medication. This issue needs immediate attention from health professionals. And if they don't take action, I will make sure it is dealt with. Honestly, I don't understand how this place is still operational. OH also, you wanted a gated community, think again. The gates don't ever work and are always stuck open. Fix your issues. read more

Touring : Unlike other apartments, River Ranch actually picked up their phone by a staff member (Cheyenne). Other competitor apartments directed us to a foreign call center or scheduling website with availabilities in days or weeks later. Cheyenne graciously and kindly answered our questions and was available to give us a tour as soon as we could drop by. The tour was great and above expectations. All of our questions were answered, the grounds were well maintained, and later, the updated apt we chose matched the model apartments we toured. Great pricing, amenities, and location to nice family-friendly parks with only a few minutes commute to major stores. I enjoy the friendliness of the people of Simi Valley, especially the politeness to our kids. Yelp and Online Reviews: We looked at the concerning reviews on Yelp and other websites before settling on River Ranch. We are aware of the other bad experiences, history, and reputation of the area. However, all apartments have negative reviews with similar issues, even when we thought the apartment was good. It depends on the current management and is specific to the tenant. In our experience, River Ranch is working hard to improve the reputation cause by poor past management and unclean tenants. We haven't had any of the problems past tenants have had, perhaps the "bad apples" have left and River Ranch is attracting a better tenant base. Leasing: The application process was fast and transparent. Everything was online. We did our due diligence by thoroughly reading the contract and double checking the numbers! Cheyenne and the property manager patiently addressed and corrected any errors in the paperwork and were very responsive and professional. I really appreciate that they answer their phones and emails unlike other apartments. They were also humble and understanding if they were any "human errors" in paperwork. We worked with Cheyenne, Lisa, and MJ. Maintenance: I don't often write reviews, but I'm so grateful and pleased by the maintenance team (Ramiro, Lourdes, and John) that I felt compelled and inspired to highlight their good work, customer service, integrity, communication, patience, and understanding. Ramiro is very experienced, detailed, and a very valuable asset to the team!! Lourdes is very hardworking, friendly, and persistent to resolve issues. John is learning-based, detail oriented, and has a good future ahead of him. As a trio, the team is efficient and effective in working together. Best maintenance team, responsiveness, and nice personalities that we've ever encountered in our professional real estate and personal renting experience. Keep up the great work! I hope I don't need any other maintenance help since everything is good/pending, but if I do, I look forward to a visit from them. Even our kids and dog are comfortable with them, which is rare. Like everywhere around here lately, the rents are outrageous. The parking is horrible. All parking spots are as tiny as possible and the parking covers have posts in terrible places affecting parking and doors opening. Dogs. The amount of obnoxious barking dogs is unbelievable. I can't believe the amount terrible of dog owners who just let their dogs bark relentlessly. Not to mention crapping on the walkways without picking it up even though there are pet poo bag stations around. There's no shortage of ghetto tenants. Someone even recently tagged and defaced the nice concrete countertop next to one of the nice community bbqs. There's this obnoxious girl next to the parking lot always yelling and cursing on the phone on her patio or with her slider open. There's a crackhead on his patio drinking and pacing back and forth for what seems like 20hrs each and every day. The facilities are pretty nice and kept up. The pool areas are well kept. The gym is very nice. The stand up washing machines in the apartments, or at least ours are the loudest things I've ever heard. read more

I've lived here for about a year now. We enjoy all the amenities such as the gym and pool and the staff and maintenance staff are super nice. My only problem with this place and the reason we are very eager to move out is because a lot of our neighbors are a nightmare. We have had to call the police at least five times due to domestic violence issues between the people who live under us and have witnessed many intense and loud arguments between other neighbors. We are sick of living near these people and will be moving out ASAP. read more

I have had multiple complaints since my move in. Gang members and drug dealers in the common areas... IF YOU ARE THINKING ABOUT MOVING HERE - COME "SWING BY" AROUND 6 OR 7 AND WALK THE COMPLEX - IT WONT BE ANYTHING LIKE YOUR EXTREMELY SCHEDULED MORNING/AFTERNOON WALK THROUGH. The paint job really throws you off - don't be impressed this is still referred to as crack side for a reason. IF you decide to move in - work them for pricing ... THERE ARE SO MANY VACANCIES - ITS FOR A REASON. I would low ball this place 1650 a month for 2 bed 2 bath - don't be a chump. Let Jennifer Bolton know your dissatisfaction - if the community wasn't so ignorant (poor) and unsure of their rights this place would be caught up in a class action lawsuit.... *This happened in 2016, but since I noticed that the same problems are still happening (bugs, noise, pests) this review might help someone out. We moved here and couldn't wait til our lease was over to move out. First thing. The pests. We shouldve backed out when we saw a cockroach on the first day of moving in. so we told management and they told us to take everything out of the cabinets and cupboards so they can send in someone to "spray" the place the next day. It's funny how it took me 45 minutes to take everything out but the exterminator only stayed a few seconds. he didnt even bother to inspect where the a possible infestation is happening. I haven't even finished putting my daughter in her car seat when the pest guy came out of our apartment. I'm thinking he spent a good 5 seconds "spraying" our kitchen. Then the next problem we had was the noise. We had neighbors downstairs that was just dirty and unkept. Recyclables and trash on their patio. But When we were looking at the place they told us "oh were going to tell them to clean it up. And theyre moving out soon." Guess what? They didn't. So from May to Sept, not only we had to deal with the cockroach problem (which im guessing the source of the problem is the apt downstairs because they were just so dirty) but the noise problem as well. I would dread the weekends instead of enjoying it since I know friday nights they would start playing loud music or watch movies. from 10am to 2am you can hear the bass just coming through the walls. forget about telling the security, coz apparently "if they don't hear it from their office, it's not a problem." WTH? I had to call the police twice to report the problem and complained to management so many times. They were apologetic but unfortunately that doesn't help us get any sleep. They kept giving us dates on when they were going to be evicted. FYI: i have a toddler and i work on the weekends so you can see how frustrating of a four months that was. And then when they finally got evicted more problems arose. Since they were the source of the food for the cockroaches and the rats, guess what? They started dispersing looking for a place to live and source of food. Found 2 rats living in our storage room since they came through the door bottoms. It took a week for the pest control to install rat traps (since they only come on a monday) and another 2 weeks for them to wait and trap them. But by the time they got trapped, all of our things in the storage room has been either peed or been pooped on. Luggage, toys, etc. And since it took them another week to come and dispose of the dead bodies, our storage room had stunk so bad that we never used it. and then a few months later, another rat chewed through the rubber door bottoms that they had installed previously. and then another one chewed through the wall underneath the sink. i also noticed that the roach motels were all destroyed and chewed on. so i had to put rat traps on the kitchen counter as well. I'm not one to bad mouth businesses. I do have a co-workers whose units at river ranch are pest free. But who knows how long that's going to last. So if you like decorating your storage rooms and kitchen counter-tops with roach motels and rat traps. Please go ahead and rent from this place. And if you decide to ignore the other neg comments here and check the place out, look for those black boxes with holes lying all around the place. Yep thats a tell-tale sign that there is/was a rat infestation. read more

Don't let the new paint and gates fool you. This is still the same Crackside we all know and loathe. If you like to stay in your apartment like me, chances are you'll be fine for a while. But it will catch up to you, eventually. I have been here a year and a half and paid my rent on time every month without fail (as all responsible adults do). One blip on the radar and you are treated like a deadbeat. At 9 days late due to an honest mistake, I was treated like a second class citizen. Which is ironic considering the living conditions here. 1) COCKROACHES! 2) Mice! 3) Upstairs dogs that pee on your patio! 4) Parking spaces you can barely get in and out of (can you say door dings?) 5) People that don't pick up after their dogs! 6) Creepy people that dumpster dive! 7) Car thefts, vandalism, and break-ins! Did I mention someone got machete'd outside their house just down the street? Or shot at the Wells Fargo around the corner? This is a complex they think is worth $1,500 for a ONE bedroom. Not to mention the office is a complete joke. The only person worth anything that I have met is Nicole. The one star is for her. Seriously. Heed the warning. I didn't because it was slightly "cheaper" and I regret it. Stay far away from this place. I wish I could edit my earlier review. I was not aware that the maintenance dept. Here at River Ranch were so efficient researching a plumbing leak from an upstairs apartment. They not only replaced the bathroom fan in my apartment, they did a through inspection to see if the area was completely dry. Not to have a later issue of possibly mold. I have lived here for over 5 years, the maintenance department have always been very diligent in their work. I should have been slower in my actions prior to my negative post. The "playground" is a disgusting death trap. Usually there are unsupervised kids running a muck everywhere. Dirty apartments. Also the gate stays wide open, a nice friendly way of saying come on in drug addicts and homeless people. Lovely seeing law enforcement coming through so often. Landscaping wise this place is ideal, they do a beautiful job to cover up how ugly it truly is here. Been here for a while now and in one of the 'busier' areas of the complex. I see some of the reviews from 2018 and before and kind of shocked to read them. We have zero of those experiences. Yes, there are people here and some are not the most quiet or aware that others might have off hours and trying to sleep, but its far from some party central or out of control disturbances. We had two small issues happen in the apartment and in hours they were resolved. Maintenance is awesome, super responsive, and they waste no time showing up. I labelled something as medium level of importance and they were here in 2 hours. They clean the grounds daily. Office staff is extremely helpful and responsive, security is in the grounds at 7 PM and easily accessible. There was some kids coming in daily and hanging out at the pool but that seems to have been resolved, nothing overly egregious more like local kids trying to find a place to hangout. I'd recommend looking at the place to live and I've mentioned it to some friends/family. We've gone to the movies and walked home late at night, never an issue. The people that are around are not out looking to cause problems. Simi is super safe as a small town and I'd have no real concerns with raising a family here. I can't argue any of the issues from years back, but we have really had no legitimate complaints in the year we've been here. read more

management gets on us to remove small items off our balconies, I pay rent to live here but get harrassed to remove items off my balcony, when this is suppose to be our home? Management should focus that energy on improving the look of the facility like for one repainting the numbers on parking spots and 2, getting people to clean their dogs poop. I walk on the side walks and their is dog shit everywhere , not only that, but they constantly turn off the water without even a 24hour notice, on the day of they turn the water off and let us know it will be off for days , 8 hours at a time. I stand by my prior comment and the unprofessional behavior. I had the unfortunate experience of being helped by Drew when I was shopping for apartments in Simi Valley. He is very deceptive in the way he sells the apartments, especially when going over the terms and conditions regarding the deposits. Unfortunately I can not totally blame him as I am also responsible for reading the fine print but feel as if it is important to outline everything when it is relating to monetary transactions. DON'T RENT HERE!!!! Worst apartment complex ever. Management is HORRIBLE. They bring in DRUG ADDICTS and CRIMINALS. The Management is more concerned with filling vacant apartments than tenant safety. Local police /SWAT have been here a lot dealing with the less than desirables and GANGS. One apartment had a major fire. METH houses are located near by. There are always people selling or using drugs in and around the apartment complex. There is always litter near the pools and playground. The noise and partying is HORRIBLE, especially on the weekends. River Ranch has a major pest issue (COCKROACHES and RODENTS). The contract security officers are a joke, they are lazy, ignorant, and underpaid. If you value your safety and security, rent somewhere else. Management is REALLY SHADY, always raising rent and will punish those who move out by charging them extra. Management is SPINELESS and won't deal with problem tenants. I've been living here for over 2 year's, which is the longest I've stayed in an apartment. Most places don't care so much to handle issues that arise when something goes wrong but here at River Ranch, maintenance is quick and care about the comfort of tenants . The team here, especially Rafa always makes you feel like you're a part of a family who values you. A few days before Thanksgiving I noticed my shower needed reglazing. I put in a work order and that same week my shower was done. It's the little things that count and they take that to heart. I live alone but I don't feel alone here. The team always give a friendly smile and a wave when they see you and they never seem bothered when you need them. Issues are everywhere but it's a breath of fresh air knowing that they are happy to be here for you. You never know how important this is until you have lived in apartments where the maintenance make you feel like you're a burden and your issues get put aside or never handled. I've been living here for over 2 years(since it was creekside) and it has improved lots! The remodel is very update, and gives you a comfortable feeling. The gates they added, and security at night really changed this place around as well. So it wasn't just a remodel, but a restructuring for a safer environment when it became River Ranch. This place has also become a much more positive area, and we love how dog friendly it is(dog park included) of course it's not perfect, but the one thing I love about the staff (Richard, Miguel, Ashly, and Nicole) is that they are always working to make it better. Having to escalate an issues to management is unheard of which makes everything easier living in an apartment. read more

Nice place to live...It has been my home since 2015 July... The staffs were very kind especially Miguel and Richard during my move-in. The maintenance people are very prompt in fixing things up especially Carlos T. He had helped me fix things up 3 or 4 times. Every time he is so prompt and kind in listening to me... He is ever smiling!! I would give him a 5 star!!! There are two pools and grills around. The equipements at the gym are sub par and sometimes not functional, I hardly use them hence I never mind. This community is so calm and a lot of trees that I like very much... The living room has high ceiling which gives a better look. I have lived in 2 bed 1 bath and now in 2 bed 2 bath in this community. The floor plans of both are great. The remodeled kitchen is awesome!! The other thing I like about the unit is the stacked washer dryer which consumes less space. I enjoy living in this community. read more

Me and my husband have lived at this complex for nearly six years, in four different apartments. During those six years the complex have switched management, ownership, changed the name, renovated the apartments, pools, painted the exteriors, put in a brand new playground and dog park, made it a gated community, constant raising of rent, discontinued affordable housing among other things. All this in the pursuit of upgrading the standard of living. A for effort but unfortunately that is were it stops. Moving in here six years ago I did not have high expectations, we paid $1059 and we got what we paid for. However, now with nearly a $1000 increase in rent, we do not get what we pay for. The exterior looks somewhat better but if you scratch the surface you quickly discover that it is no better than "crack side". The apartments got renovated with what I can only assume the cheapest materials there is in addition to not always being done right. The apartments still have problems with the least to say, unwanted creatures and black mold. The pool area was a pleasant update for the first month until umbrellas got destroyed and the color of the furnitures faded (first the orange and now the blue). A lot of the times the pools are dirty to the point that you can not see the bottom. More often than not, the spas are in the same condition. The dog park, more like a poop park. This is where multiple residents takes their dog to poop and not pick it up. This is a concept seen throughout the complex. The management did make an attempt to fix it by requiring all dogs to leave a DNA sample. This clearly backfired and it seems like the residents are retaliating by being even less inclined to pick up after their dogs. The gates, they have for various reasons only been working on and off for a total of a couple of weeks. We had little to no problem the first couple of years we lived here. The past two years we have experienced on at least two different occasions swat teams being here, telling everyone to remain in their apartments due to some crazy person running loose. In addition to that, the Police is regularly here for various offenses happing throughout the complex. There are residents that are clearly walking around high on hard drugs. One of our neighbors were running chainsaws in the middle of the night and who knows what else. Now, they did get evicted, but it still gets you an idea of what kind of people circulates this apartment complex. Needless to say me and my family are not renewing our least for multiple reasons. read more

My roommate and I lived in this apartment for 2 years. Moving in, renting the place was easy. We lived right between the pool areas so the evenings and weekends were always loud. Honestly, it didn't bother us all that much. The maintenance staff is nice and fix anything in the apartment within 24 hours (which is good). What really made me give them 2 stars is the deposit money. We made 500$ as a deposit and got back 70$ out of it! When we called to ask them why we were being charged so much, they told us there was "carpet cleaning fees, general cleaning fees". Which took us by surprise because my roommate and I went back into the apt after we moved out, just to clean the house. So if you're moving out of this place, we suggest you not to waste your time cleaning the house because they will charge you anyway! read more

Just moved in over the weekend, through the process Trina, Landon, Nicole and Sue have been wonderful! The apartment is very clean, spacious, "minor" not "major hiccups which can't be resolved through excellent communication. As some have experienced in their reviews - Parking is a bit of concern especially when you come home after a day of shopping in 100+ degree heat and find a car with no parking permit in your spot. My belief is, it's not how angry you get to resolve a situation such as this - it's all in the way you communicate. Looking forward to staying and enjoying River Ranch for a few years. read more

Don't waste your time here. The prices are low for a reason. Horrible parking, no responses from anyone in the office and lack of communication with tenants. They have demanded us to pay after move out but we still have no trace of our security deposit or if it was used to cover move out cost. I have been at River Ranch for 3 years. I was one of the first to move in when they were remodeling. I love my apartment other than the fact that the carpet is wearing out and as much as I clean it does not help. The other 2 things I dislike is the Grills are always dirty and the Pool Furniture is really worn out after 3 years. Which by the way is not the offices fault. Everyone needs to be respectful in keeping things clean. I love the office staff they are always helpful and get my maintenance issues done really fast. I love Jose the maintenance person. He is always so nice and friendly. Nicole is a great Apartment Manager and always listens to my concerns. Trina is also really nice every time I call. The whole staff is really nice. Let me just start by telling you that you can kiss your security deposit good bye! Will never get it back, My deposit was $1000.00 only received $200 back. Was living in a 2+2 unit for 2 year this last Nov 30, 2016. We left the apartment in excellent conditions, the first couple of months everything was great remodeled unit access to new gym and pools. Than cabinet doors started breaking off, have a pest control problem. There are a lot of cockroaches, you can hear rats crawling through the vents at night and be careful with the bedbugs. Office management is rude and ignore you before they take action. Had to through away my 2 beds when moved out and refuse to refund them. The company that was send to fumigate a week later some how broke my new LG "50" TV that wasn't replaced. For the rent you pay you can expect better service and treatment! We been at River Ranch for about a year now and so far it's been good. It's clean, quiet, our apartment is a good size. The only problem is parking. We have 3 cars and they only assigned two parking spots and it's always hard to find parking for the third vehicle (It would be nice if they would assign 3 parking spots to the residents that pay for the 3 bedroom apartments). The visitor parking is always taken and it's so annoying to try to find parking for our visitors. We have requested maintenance two time for minor things and they been great, they are fast and friendly. read more
