Add to the top the gas and electricity bill and you get around $400 just for utilities, while other places in Simi Valley charge around $140-$180. I really wish I would've read the reviews before moving into this apartment. For starters, the front office does not answer the phone. EVER. I've left messages and they don't call back. The buildings are outdated and repairs are terrible. There was a crack in the bathroom sink and maintenance PAINTED over it. Building 10 smells like dog pee because people just let their dogs pee everywhere. The utility bills are outrageous. Trash is like $160 a month? I don't understand that. The rent is crazy expensive. No apartment in this establishment should cost $2500+ for a 1 bed one bath. The kitchen sink leaked a few times and made our unit smell like sewage. Maintenance came to "fix it" and water continued to leak. My husband had to fix THEIR mistakes. And don't get me started on the no elevators. Absolutely ridiculous. I'll never ever recommend anyone stay in this horrible apartment. AND besides all of the above mentioned crap, your cleaning fees are absolutely absurd. We were told by Nicolas that if we patched the holes from the tv that we would not be charged. ANOTHER LIE because we were charged. $440+ for a cleaning fee/ damage when our apartment was in great condition. This company is RIDICULOUS. I see now why you have so many empty units and terrible reviews. I should've trusted the online reviews because every single negative one was true. Overpriced utility charges. $300 bucks from which $130 for trash is wild. And this charge exclude the electricity and gas separated bill. So in total approx. $450 just utility charges. Investigate what is wrong please and maybe it's time to change your service providers. read more

I toured the complex. I was told I could tour any available apartment but when I got there I was told I could only tour one that was not the model or price I originally asked for. They took my ID and made copies without my consent and tried to keep it while I toured. I asked why I couldn't see the apartments listed as available online and was told they were not ready. I toured the third story, one bedroom apartment. The person I brought with me is a building inspector and mentioned that the dryer vents are not accessible easily and fire safety is not to standard. They were worried if I was the second or third floor. There are also no elevators so they are not accessible to actually move in or in the invent you cannot use stairs or need emergency aide. the paint job was very messy and went on the counter and over outlets and wall borders. the balcony is tiny. the pricing of a one bedroom ranges from 2-300-2,800 depending on where the unit is, which is ridiculous. The unit itself had a decent sized kitchen with tiny cabinets. The bedroom was nice but I wish the closet was better. I did like the space of the apartment but of course it was a bigger unit with a higher price. with the location, safety concerns, and lack of transparency I wouldn't choose this one. read more

I was swindled for $3500 by them. I wouldn't trust them. 7 year resident of Simi Avalon. I had safety concerns about the new digital locks. I asked for alternatives such as a key card for entry, a physical key, or to keep my standard and safer bolt lock, and was told all those options were impossible. After letting them know my safety concerns I was told by an office manager that I would be able to break my lease without consequence if I found a new place. I found a place to move and they wouldn't reply to my messages until I took time off work to stand in front of the office (which they kept locked even during business hours) until they opened the door, they would often try and refuse to help without an appointment. They would not respond to requests for an appointment via email, phone, or app. For more than a week I was trying to get an answer. They went back on what they said and charged me $3,500(which is based on some algorithm) to break my lease, which I was told would not happen. The only good thing about the place is the low safety deposit and the maintenance staff. However, if there is something the maintenance staff can not help with, it goes to the office and is nearly impossible to get fixed. I'm still waiting for them do send me my safety deposit. They initially sent one with incorrect information on it, and told me I would have to pay them MORE to have it notarized and sent correctly. Also be ready for ants every summer. read more

I am a longtime resident of Avalon Simi Valley. I am a disabled senior. I asked the supervisor, Joeanna, to submit an accommodation shower request in late summer. Over a month went by with no response from her. She said that she forgot to do it, but promised to submit it right away. Fast forward to November. Nothing. Again she promised to follow up. It is now December. She said that she would let me know on Tuesday. I sent her a message today. No response. She is unqualified for that position. Avalon...take note. Give us someone that is capable of doing their job so that your residents aren't on their own. I am very disappointed in Joeanna. She's very pleasant, but not cut out for that position. The only thing that makes this place a one star review is the parking. Everything else about this apartment complex is amazing until you finish your 10 hour shift and can't find a single parking spot while you're looping around the entire block trying to find one. They ask for your cars make, model and license plate # when you first sign the lease but it's clear they don't actually verify it night by night if there are cars parked in the complex that don't have a residence sticker. They supposedly have security roaming every night but it's apparent that's not the case or they aren't checking clearly enough that there are several out of state cars parked here. I get electrocuted.. maintenance blames me for everything that needs to be fixed or worked on. They are towing our vehicle because it hasn't moved. But it moves 6 days a week and is gone for 10 to 11 hours a day... they overcharge for these ugly way way outdated runned down units. The pipes are constantly clogged. There's copper in the water, and it turns blue ... They refuse to acknowledge. They gaslight . Horrible horrible people here at the simi Valley location. DONT MOVE HERE. Our truck was broken into . My mom and I came here to ask a simple question for the leasing office in regards to looking at homes. The question would've taken two minutes out of their time but they just sat there and watched us from the windows. It felt very degrading and rude. Lots of potential. Terrible and awful parking. Avalon Simi Valley looks great and offers many feature, but those features are very compromised and you'll have to pay a premium to enjoy them usually. First the apartments are very well-designed. They have lots of space, even the 1 bedrooms and I think they all come with balconies which is great. The fixtures are reasonable and I have no issue with them, however the apartments are very "lived in" and you can see little things that you have to call the management for attention. Marks on the super thin carpet which is quite rough and not great looking. Paint stains on walls and appliances. Dust is plentiful. That said they do their best to clean things up as long as you tell them what's wrong. One of the biggest issues is parking. It seems like management purposely lets cars just sit for months in the "open" spots so that they can get you to pay a premium for a reserved spot or a garage. That makes sense from a business perspective. But it's actually a major safety issue in reality. As you can see from the photos, in just one night next to my building (out of the 14 they have), two cars were parked illegally. One in a fire lane blocking a thorough way . The other right in front of the dumpsters so that no one could throw away their trash. These guys are to blame but so is management by not leaving notes on clearly abandoned cars or calling their towing service. There is also no security at night (at least that I've seen). Otherwise why wouldn't someone cite these cars? If this keeps happening I'm sure there will be some sort of avoidable accident. I hope Avalon enforces the rules a bit more. Another issue is that their utilities service for water, sewer, and garbage is not very transparent and upcharges 5 dollars a month just for putting the bill together. This bill is much higher than you'd expect. This is Avalon's own service and you have to pay for it. Most apartment buildings in the area don't charge for sewer and garbage. Finally, there is just way too much dog crap around. That's really not cool. Avalon should find a way to enforce their rules and make owners pick up after their dogs or lose their deposits or other privileges. read more

If you want the worst living experience at sky high prices, Avalon is for you! If you move here expect: - Consistently disabled services at random times with at most 10 minutes of notice, usually an "emergency" water shutoff right when you're getting ready for work - Regular false fire alarms lasting from 30 minutes to well over an hour, usually pulled by kids and encouraged by the on-site management staff. - Unannounced tests of the alarm early in the morning, just to make sure you don't miss your alarm clock. Don't worry, the staff will lie your face about having notified you. - No parking for you or your guests, if you aren't paying for enough spots then you're out of luck - Revolving door of on-site management staff so the current staff can blame all problems on former employees, provide non-solutions to whatever problems arise, and repeat this process without having solved any issues over multiple years. - Amenities galore but the moment your want to use it, they'll be renovating it! Don't worry, it will only take 3 weeks AND an additional week sometime later because things weren't done right in the first place. - No considerations for security or safety at all. If you live hear, you can be sure that anyone who wants to vandalize property or break into your car will start at Avalon first. - Maintenance would be the only passable facet of living at Avalon, except you'll never get anything fixed on the first call. Every corner of this complex is slowly falling apart so don't expect anything to be diagnosed or fixed the first time around. As a better alternative to paying Avalon to actively hate waking up every day, you can get a rather large cardboard box at Lowe's which if setup just behind the complex will get you all the same "amenities" and quality of living without setting money on fire. read more

DO NOT MOVE HERE!!!! This is the worst apartment complex ever. They steal money, treat you like crap, the place is always dirty, neighbor abuses his wife paramedics and cops are always at the apartment and they will always blame you. The leasing office is useless and never open. They will find any reason to charge you unexplained fees. Everything in the unit breaks... they over charge for their apartments and they know it. People leave trash outside their door causing bugs. They will tow your car any chance they get for and reason they feel is acceptable. They tell you to get your parking permit but it's on their hours and they don't work with people who work normal jobs. This place is the worst. Stay away and save yourself the trouble. I had a really bad experience with Avalon Bay in Simi Valley. As a new immigrant to USA I was desperately looking for an apartment on urgent basis and was very happy to hear from them that once initial payment would be made they would take just 2 hours to complete the task. I made the payment and provided them all the necessary documents. However they took almost ten days. By that time I had to make arrangements with another landlord. Most of my calls and emails were either went unanswered or replies came days later. Although it was not my fault but still Avalon Bay refused to return my money. This is my first negative review online and I feel bad for the people might have same experience as I did. I only moved in around one month ago and the leaving office was really nice and helpful showing us around which is the main reason why we chose this place. Till the move in date, everything was great. However, as soon as we moved in things start to happen. First they forgot to give us the key to the gym and front door. We didn't even know how to get into the gym till we asked the neighbors! And when we went to the leasing office to request they gave you the look like you lost the key and still up to today we still missing one of the keys (they are supposed to give us two since both me and my husband signed the lease). Other small things here and there but we chose to ignore till a week ago that we start losing our packages. It first starts with some our packages have been left open by the front door and some items missing. We first thought it's the carrier's issue during shipment. But then things are going crazy to the point that each and every package is missing by the time we got home even when it said delivered online. No matter what carrier is from or what's inside (shampoo, dog food, tissue etc.). Due to my work I have to move a lot in the past 5 years, and I've lived in 6 different apartment buildings and this is definitely a first time! I've even lived in a not so good neighborhood in the valley but my packages are all safe at the very least. What surprise me even more is the leasing office's response. They don't care about the problems and frustrations we have, simply "have all packages dropped at leasing office" is not helpful cause the carriers still leave our packages at the front door even when we put notice on our front door. Considering the rent, we are paying and Avalon as such a big leasing corporate, you would think that you will be taken care of and that at the very least you and your belongings are safe and secure in those so called " Gated Luxury Apartments" but unfortunately that's not the case. Now I have to dispute these charges with my credit card company hoping I can get my refund for the packages that I never received and I will have to have all packages ship to my workplace even though it might be really inconvenient. I've noticed that I'm not the only one having this issue that all my neighbors used to have packages left on the front door but now I don't see it any more. And some have the notice sign like we do requesting the carrier to leave packages at the leasing office. I really hope that leasing office can do something at this point - i.e. adding security cameras or security to check the apartment buildings during the day. My girlfriend and me booked a tour to view these apartments. My first impression was how clean the apartments and office looked. I spoke with Diana and Margie and they were both very friendly and knowledgeable. We did a self- guided tour and I was very impressed with the location overall. So far Avalon Simi Valley was one of the better apartment locations we toured. We still have some time before our current lease in our apartment is over; hopefully we can make Avalon Simi Valley our new home. read more

My boyfriend and me decided to do a tour at Avalon Simi Valley and our first impression of the apartments were how beautiful the mountain views are, how clean the apartments look and how peaceful it seems. I didn't get to interact as much with Diana, but from the interaction my boyfriend had with her as he checked- in, he stated how nice, knowledgeable, and friendly she was. He stated how she made the check- in process of the tour easy and manageable. Shortly, after he got the map of the available apartments we could tour, we encountered Margie. So let me begin to state that Margie is your girl to go to for anything!! She is incredibly wonderful and I cannot stress enough how knowledgeable she is with the apartments in general, but also the area. In fact, Margie remains going above and beyond as she truly loves her job and loves helping others. People like Margie are a rare gem to encounter these days so it's wonderful knowing there are good people like her that still exist. She has so much experience under her belt and she can truly guide you through everything. In the past, we have worked closely with Margie when my boyfriend and me got our first apartment together and she made the leasing process easy and stress free for us. If we do decide to live at Avalon Simi Valley, it will be because these wonderful women that work at the office. They are both trustful and you can count on them to get the job done. The only downside to us not selecting an apartment there yet is because we are to early to become a tenant and we are hoping to relocate sometime in September. Despite that being our only dilemma, we are hoping and interested in making Avalon Simi Valley our new home. read more

Do not move here unless you are willing to pay extra for a carport or garage---if there are any available. There is absolutely NO PARKING within the apartment gates after 8pm 7 days/week. People park business vehicles and personal vehicles here and residents agree cars are dumped in the lot when they no longer work. Residents are required to provide the make, model, and license number of their vehicles but no one ever bothers to check to see whether or not the vehicles are registered. Management talks a good game but doesn't follow through. Don't believe me? Ask the agent who gives potential renters tours of the apartments. Then, drive through the complex after 8 and see the parking situation for yourself. Someone is always coming out of the gate and if you are willing to wait 2-3 minutes you can enter and see the parking problem for yourself. Management has been notified but refuses to make any real effort to take care of the problem. They have painted "Reserved" on some spaces but no one can see the lettering unless the space is directly under the light. Cars parked in a reserved space or by the curbs are towed, resulting in a $400 fee to get your car out of the tow yard in Thousand Oaks. Avoid these apartments until the parking problem is taken care of. read more

We applied and they gave us some bogus reason for denial and I asked to speak to the manager and this guy was literally avoiding to do this at all cost. For days I waited for a callback even emailing them to speak to the manager, to no such reply. I asked for my money back for the hold these people never answered!!!! I live in the large size 1x1 with few complaints. It's a nice apartment with nice features such as central air, washer/dryer room and a large bathroom and kitchen. Tall ceilings are nice with crown molding - only issue is the noise from the upstairs neighbor... it sounds like the man is jumping with every step, it's really bad. Also Avalon must not have a musical instrument rule... because this guy plays guitar with an amp and what sounds like an electric drum set. It's made worse because it sounds like he's a high school student just learning how to play. So 4 stars, because I got shafted by getting a bad neighbor but still pay $2k in rent 0.o Nice apartments, but not worth the cost... it just feels like a basic apartment in sound quality. Upon my lease renewal, I must remove another star - because they are raising our rent by $85... which may not sound like a lot of money, but the fact remains that I could rent a new apartment with the same features at the same community for about $100 less than my renewal rate. So why they punish current residents with higher rent costs is beyond me. Perhaps they found a way to eliminate the cost of turning an apartment - but that seems doubtful. One last note, they only give 48 hour notices to enter your apartment for routine preventative maintenance, which can blindside you during the work week. In addition to the short notices, I have lived at Avalon for 12 months and have had my apartment entered 4 times while I'm not home for fire alarm maintenance... seems excessive. Sooo, imma remove one more star for feeling like I'm in someone else's home who can walk in whenever they please. Sorry Avalon, you had so much potential, but your inability to respect your residents cannot be overlooked. read more

Avalon Simi Valley apartment complex is a beautiful, clean wonderful place to live. The grounds are clean. The gym is beautiful and modern. There are two swimming pools that are heated with Jacuzzis and the apartments are roomy and beautiful with lots of light and a sturdy flooring that cleans up super easy if your pet has an accident. All the units are handicap accessible so the bathrooms are roomy and the laundry is in the unit. The appliances are reasonably new and work perfectly. Any time there's a problem in the apartment with some thing that breaks the maintenance team will come mostly right away and fix whatever the problem is expertly. When I first moved in there was a flood in my apartment and the management team led by Chantel and Armando were very generous accommodating us for our needs during the repair. The balcony is roomy enough to put a little furniture and have a little outdoor space. The windows are tinted to keep out the sun and the blinds are horizontal in the bedroom vertical in the living room. these apartments come with plenty of closet, space, and a master bedroom suite with its own hallway, walk-in closet, side closet, and door that shuts off the living room, and some of them have an outdoor passage to the patio. I'd like to do a shout out to the whole maintenance team Alfredo, Lopez, Jerome Bermudez Efren Castro Aurelio Felix Christian, Franco, Martinis, Nicholas Ordonez and Armando Rodroguez. Started out ok, but after a while we noticed that people let their dogs pop everywhere and don't pick it up. Dog pee on the stairs also. Management not involved and don't care. I must say that the maintenance people are great and take care of issues immediately. I lived here for two years and moved out June of 2014. What I liked best were my neighbors and the location. MANAGEMENT: I could not call their office for help or a complaint - it had to be done by logging into their website; same with maintenance. HIGH RENT compared to other properties in the area. NOISE levels were HIGH due to the hallways and because my apartment faced the parking lot. I was affected at all hours, causing interrupted sleep. 1 Bedrooms have two garages beneath the 2nd floor apartments. After 1 year, they raised my rent by $100/month. For the 2nd year, the renewal increase was $159/month while they advertised a lower rate on Craigslist. So I moved to River Ranch apartments and glad that I did. Avalon was not worth the high rent. Appliances were included, but were either old or not good quality. Veggies were not fresh after two days in the refrigerator. The dryer didn't work well, I often had to vacuum it out, or ask maintenance to check it. Some members of the maintenance staff were unprofessional. Surprisingly the grounds weren't well maintained. Stairwells were not clean due to spilled drinks, trash, etc. The management were inconsistent in terms of how they treated tenants, favoring some and being rude (arrogant and unhelpful) to others. The impression that I had is that they felt they had power over the quality of our living lifestyle and enjoyed exercising it. I was never able to rent the movie room, instead was always told it was booked. The fitness center was quite small, and the smell of chlorine was evident in advance of seeing the pool. The last kicker - the deposit was not returned timely or fairly. It took 2 months to receive it, and worse, they deducted more than they should have. I had to take my complaint to the Small Claims court to get what was due. I would not recommend this place... it used to be nice when Archstone owned it. read more

I am extremely dissapointed by Avalon Simi Valley. They big time overcharge you. A one bedroom is $2800/month to go month to month. That's more expensive than Beverly Hills pricing! They are extremely disconnected. They didn't send me any bills or phone calls and sent me to collections for $100 over some type of sewer bill which i knew nothing about. The people in the office are mindless. I walked in to pay my rent with a check and they told me that they can not accept my payment and that i had to go online. When i explained that i didn't have an online registration and was leaving the building they still said they couldn't take payment. You're dealing with a BIG CORPORATION that has tried to automate everything and has lost touch with reality. They raised my rent from an already ridiculous $1800/month for a tiny 1 bedroom to $2800. Yes they have some pools and a lame gym but you can get a real gym membership for $30/month. Very disappointed. My daughter and I lived at Avalon for two years and the service was awful! I take that back, the maintenance staff was helpful and available - It is the staff that works in the office that need some training in customer service. When we began our search for new living arrangements in February we contacted the office and let them know our plans. Unfortunately, when we finally found our new home our lease had expired so we needed to wait an additional 20 days. I was asked to pay a monthly rate of $3455 for a unit I previously paid only $1956. My husband and I live in a one bedroom with a beautiful view of Simi, a garage, large washer and dryer area as well as a great large bathroom (with a large tub). We're on year 2 of living here and I never want to leave! The best thing about living here(besides our view, nice neighbors and great food/shopping) is the staff. I quickly became close with our saleswoman in the leasing office-Patty is the most helpful and friendly one in the office. When it comes to luxury living, you can't go wrong when changing a lightbulb is just a phone call away. The maintenance staff always goes above and beyond- Willy has been our main guy and has helped with our issues big and small. He is so well mannered and respectful, always going above and beyond while always being friendly and welcoming. read more

avalon decided nobody gets running water. residents are expected to store water in the tub if they want to use their own toilet or use the convenient portable toilets around the complex. if you'd like drinking water you can get three water bottles from the office, it's certainly not enough but for your $3k rent it's all they can afford to spare. Just for fun they failed to communicate the correct timeline for this process and when clarifying they proceeded to provide incorrect dates again. read more
