When I first applied, I was a little difficult working with and Rich was nothing but kind and gave us the benefit of the doubt and rented to us! Thank goodness! This place is quiet, always clean and well kept, never has there been a problem, everyone is friendly and respectful, and Alejandro is always a text or call away to fix any of your problems or answer questions! This is the third apartment complex I've lived in and by far my favorite seriously this place is a gem - because of this complex, my husband and I would love to settle here in Thousand Oaks. If you're hesitant, just call for a tour and let the place speak for itself!

From the front of the building you can't even tell it's an apartment complex of 65 units, pool, with a court yard that makes you feel your on vacation. From the first day I meet with Leah ( Property Manger) she made me feel at home ! Leah spent over 3 hours taking me to different units all over the building, I couldn't make up my mind which floor , what side of building I wanted . Leah was so patient and from that day I knew this was home for my family . This past year with everything that has happened, Leah has made sure the community here stays safe and happy . Leah lives on site and it's nice to know that if I or my family ever need anything she is only a phone call away . A perfect example is I work 38 miles away from home . One day my daughter called and needed help, and I called Leah and with any hesitation Leah was in my house helping my daughter. There have been times when Leah has checked on my dogs . Like I said in the beginning you can't judge a place by a review . Come down or call and see what you and your family missing out on. The staff showed us every day why we made the right choice moving my grandmother into their facility. They treated her with love, respect and grace. They were thoughtful, respectful, encouraging, kind, supportive, and truly became part of our family. Staff went above and beyond their job titles or "duties" when needed. They treat the residence with the upmost respect and dignity. And they REALLY know how to feed the residents! top quality food, top quality care! They offer an abundance of activities and resources for their residence and visiting families. If you are in the difficult season of life, making the decision to move your parent/grandparent/loved one into an assisted living facility, look no further.     I moved in just about a month ago and wanted to wait to review til I was actually living here…read more The touring process: I was greeted on the phone by Angel, who was both welcoming and friendly. I had several questions that she took the time to answer for me before I ever set foot on property. When I did come she guided me around, answered some questions for the second time (because I forgot to write down all my answers), and allowed me extra time to take some measurements to allow me to pre-plan how I would lay out my furniture. She was incredibly professional and patient with me. I never felt rushed or like I was an inconvenience - which is something I have encountered at other properties in the area that I toured. The leasing process: Angel also took me through the leasing process - and never once complained or broke composure despite me calling many times throughout paperwork online, or waiting for emails to confirm a few things that were caused by website technical difficulties. She was absolutely great, very thorough, and made sure to put everything in writing for me as we went along. In the end, I ended up moving in a week early as my apartment was ready sooner than expected (new floors for me!) and though we had to re-do some of the paperwork for formalities and record keeping, she kept it quick and smooth. There were a few quick calls that Kevin answered for me - and he was very professional on the phone. I've found in person, he's also very friendly and absolutely willing to help. Moving In: When I did move in, I spent a fair amount of time after getting my keys looking over the apartment to notate condition and issues ... except that, honest to God, I didn't find anything to write down. The turnover team and maintenance team did such a wonderful job, I had zero complaints or honey-do's. My keys, appliances, lights, etc. all worked as expected and everything was very clean. My moving truck (24' box truck) was able to park reasonably closely without blocking any parking - which is rarely the case in most places I've lived. I do admit, I've never lived in a place with package lockers before - and I wish it had been explained to me a little better what I needed to do to be able to use them. If it was explained, I entirely missed the information - but thankfully I had an awesome postal person walk me through it when I missed my first package (which he then handed me anyways to avoid the inconvenience of having to go pick it up). Utilities were very easy to set-up, and Spectrum (for internet) has been unbelievable with their customer service. Living here: It's quiet... so quiet. The neighbors are friendly, the cute window cats are curious, and the dogs seem to love stealing pinecones from the squirrels. It's very clean. Maintenance is almost immediate whether you need a key for a vendor or service for other needs. Everyone who works on site has been super friendly, professional, and never make you feel rushed. I've also noticed that when it rains, additional guttering is added to move places that puddle to nearby in-ground drains to keep the walking paths clear. I've never seen an apartment complex make that effort. And most importantly, I feel safe here. I've lived all over the country (you move when work moves), and despite living in places from small towns to downtown NYC - I've never felt as safe as I do here. It's been a month so far, and every day when I drive home from work I feel my shoulders drop and my stress dissipate. This truly is my little slice of Peace. Provided nothing catastrophic happens, I intend to stay. IMT - if you are reading this - Thank you for everything. :)

Visitor parking is extremely limited, and the same cars seem to occupy those spots indefinitely--possibly broken down? On one occasion, I was even blocked into a space by someone who left their car behind mine. To make matters worse, my car has been towed before. If you have somewhere to be, plan on being late. When I brought up my concerns, I was told to park on the street and walk to my apartment. Great - just what I wanted: a 40-minute round-trip walk for a 2-minute task. Maybe consider towing the cars that sit in visitor spots for days on end? Just a thought. Walking around the complex isn't much better. You might pass by the occasional drug lab - yes, I'm serious. First floor. The police are here frequently, so forget about peace and quiet. Oh, and let's talk about the BLACK MOLD in the apartment. I'm highly allergic to mold to the point I have to take medication. This issue needs immediate attention from health professionals. And if they don't take action, I will make sure it is dealt with. Honestly, I don't understand how this place is still operational. OH also, you wanted a gated community, think again. The gates don't ever work and are always stuck open. Fix your issues.

When I first moved in, the upstairs apartments had carpet, which helped reduce noise. Since then, the carpet has been removed and replaced with hard flooring. Unfortunately, the staircase leading to the upstairs unit runs directly between the downstairs living room and bedroom, which means every step is loud and unavoidable. If you enjoy constant thumping, footsteps, and hearing your upstairs neighbors move around their apartment all day, then this might not bother you. But if you value any level of peace and quiet in your own home, this setup can become incredibly frustrating. What makes it worse is management's response. They are quick to say they "understand" the concern, but nothing actually gets done to address the issue. The responses feel more like deflection than real action. Just something to be aware of before signing a lease--especially if you're offered a downstairs unit.

They are exceptionally rude, and have not a clue in the world how their own system works or what you as a potential tenant need to do during the application process. If you aren't already aware, Avalon has a class action lawsuit against them for illegally withholding tenant security deposits and overcharging on rent. Please don't make the same mistake I did and give them the benefit of the doubt- listen to the bad reviews and avoid this complex. I would instead recommend checking out Country Oaks Apartment Homes which is not even a 5 minute drive but in a much better location, with wonderful staffing! As a first time Avalon resident, I had applied to one of the townhome units March 17th with the intention of taking advantage of the leasing specials, both the half-month free and $150 security deposit. On their website, they promise your application will be either approved/denied within 24 hours of submission. I did not hear back until March 19th, and after acceptance, their portal showed a $1000 security deposit instead of the $150 special. You have 24hours to pay the deposit shown before your application times out and you lose your application fee. I called 3x, and never received a call back. I stopped by the office and after a half-hour of them trying to figure out what was going on, I was told it had been fixed, but checked back on the portal to see it hadn't. I had to return to the office again, and was instead informed I would be contacted by the specialist, Danielle who would fix the deposit on Monday. When they had "fixed" the deposit, it now showed $650. After another several dead calls and ANOTHER visit to their office, we were told it was because we had dogs. No problem, we provided the ESA letters then and there for the staff. Staff assured us there was no issue with the ESA letters and that the deposit would be fixed, and that we could stop by Tuesday (a full week after my initial application) to complete all paperwork and provide the deposit then. I then receive an email from Danielle, their application specialist at 4:48PM Monday informing me that I need to pay the security deposit by 5PM that night or else I forfeit the unit. I explained the issue to her, and was then told that the ESA letters need to go through an approval process that takes a week and may or may not even happen before our scheduled move in date, April 1st. Nobody in the office had mentioned this to us during our 3 visits, nor had anyone on the phone mentioned this. At this point, we have exactly a week to our move in date, and have no guarantee that the ESA letters would be "approved" by then. The next day I then hear back from Danielle that the letters had actually been rejected because one of them was "expired". Which is fascinating, because we were told by the agents in the office that there were no issues with the ESA letters. What followed was a string of several useless email complaints simply asking for my $100 application fee back. Considering they kept tacking on extra steps and hoops we had to jump through for these "specials" that were NEVER mentioned to us, I felt it was fair. They refused to refund me, even though this whole process is nearing 2 weeks without a resolution. When I didn't answer their phone call because I was at work, they even went out of their way to call my mother on the phone and yell at her. I don't even bother trying to call back at this point if I miss their initial call, you won't get anyone. Stay far, far away from this complex, and all Avalons if you can. My mother who has lived at Avalon complexes for 6+ years was hesitant to move in with me here as she has had awful experiences with Avalon in the past. I now regret ever attempting to give them the benefit of the doubt. Evidently, this is how Avalon swindles people out of money. Please do your research and look into the many lawsuits they have against them, and check out the other communities in the area. I promise you will not regret it.
