    I've finally found the AMLI apartment community with all of the amenities I want, yard and all!! (Now let's work on bringing hot tubs to all of the properties). Absolutely love the AMLI family and I couldn't imagine going to a property under another company! I was searching for a apartment home with a small yard and was becoming discouraged when I found none in my budget around the time in which I needed to move, but thanks to AMLI they helped me out! I was at an AMLI property (Las colinas) and LOVED it but I really wanted the whole shibang, amenities and a personal yard for my dog and myself. AMLI Las Colinas doesn't have yards but they were kind enough to offer me a transfer to another AMLI community before my lease was up, if I found something I liked. Off to Escena I went and that's where I met Marielle and Mallory! I told them that I was looking for an apartment with a yard but I didn't see any online and that I was starting to get discouraged. WELL GUESS WHAT!? These ladies went above and beyond and called me within a week the moment a unit became available!!! I had the opportunity to tour the apartment and property a few times before making a final decision and it wasn't just the apartment and yard that had me smitten. The entire experience over the first week was pretty darn awesome. I met almost everyone that worked at that property within 3 days time. The STAFF was so incredibly kind, the residents that came into the office to pick up their "secured packages" in the Luxor room (fancy) stopped to chat with the leasing consultants (Marielle, Mallory, and Jordan) and introduced themselves to me, the maintenance crew that came in had me laughing so hard as I cracked a couple of jokes about how needy I was going to be with requests, and even the property managers CONNIE and JACK were kind enough to thank me for being a continued resident with AMLI for so many years. It's true what they say about employers, employers don't leave company's, they leave bad bosses. Well the same goes for apartment communities. I'm sad that I left AMLI Las Colinas but thankful that I'm with another AMLI property and found such a great group of people at AMLI Escena!!! Note: I was reading all of the reviews about these penalties and fees and considering this is my 3rd rodeo with an AMLI property I'm fairly educated on the process. It's simple really, your contract and your first "fee" will tell you what the rules are. (Trust me I know because it's happened to me a few times - which was my own darn fault). * valet trash service - don't leave nasty trash unbagged or out after ours (don't be gross) I was fined for this one because I didn't follow the rules and left a bag outside my door without the trash bin. Welllll my bag was leaking and I didn't know that. That would explain why they require the bag to be tied up securely and in the bin. (Learned my lesson). * pick up after your dog (trust me if someone catches you - you will get fined) I was fined for both of these and technically the dog poop one was waived because I didn't have a bag on me and I had to go get a bag from my apartment. I went back to pick up the dog mess, but the person that told on me didn't see that part. (The front office took my word for it and waived the fee - they're humans just like us). I hope this review paints a much better picture of the community and you check it out for yourself. Some people do have bad experiences but I've been with AMLI for 4 years and at 3 different properties and I've had a great experience.

    So loud during spring! Brightside landscaping here 4-5 days a week for all of April and still 2x a week now despite nothing even given a chance to grow. For whatever reason, they leaf blow inside halls and semi closed spaces. I've heard several residents have to come out and yell at the workers to stop. It's so loud that residents have to close their doors even during amazing 65-70 degrees weather during spring. I hope the worker is wearing ear protection because it's VERY loud. Sounds like a mo-ped is outside your window, accelerating but going no where for hours. This isn't even addressing their constant weed eating at nothing. AMLI was supposed to be environmentally friendly, but this constant carbon emitting small engine use for the worker to waste time is NOT that.

Like we would see 30+ roaches per day throughout the whole apartment. We spoke with some of the neighbors and they also had bad roaches. The pest control this place hires "treated" our apartment with incredibly smelly pesticides and instead of spraying behind the fridge and stove and places that made sense, they left literal puddles in the middle of the floor. Worthless Maintenance: One example of the terrible maintenance is the time our bathroom sink started filling up with sewer water. It took them over two days to get someone to come and fix it. Then they had to tear apart our bathroom, dig a 4 foot deep hole straight down into the ground to access the sewer line and fix it. Then they never finished putting our bathroom back together. When we moved out the floor was still a dirt floor. Water Shutoffs: At least once a week, we would get emails about the water being shut off for maintenance. Terrible Neighbors: Let me put it this way, if you open your windows, you will be hit with a wave of pot, cigarette smoke, and dog poop. This place does not enforce cleanliness. It was very frequent that the cops had to come out to break up fights, respond to parties and drinking. Poor Managemment: Good luck getting ahold of these clowns if you don't go into the office in person. Even then they will likely tell you that they will have to get back to you and never will.

My husband put a maintenance request in the night before and they were here the next morning with ladders and a 2 man crew ready to attend to his needs. Jerry called in the AM to let him know he was headed over to fix everything. Also keep in mind, that my husband put the maintenance request as medium, not high or emergency and they still made it a priority. This says a lot about this place. I've been dealing with maintenance issues in almost every apartment I've had the past years, it would take many days to get a response. And over a week for anything to get done. Didn't matter how nice, luxury or 5 star that's as also a deal breaker for me. I'm really impressed. I am very quick to write a negative review or consumer complaint about theses sorts of things so I I had to make sure I took the time to commend this place for their thorough accountability. I've seen the maintenance guys Jerry and Dave around several times, when I am here I probably see them more than anybody. And they are always polite and engaging they always take the time to speak to us and my little one.

This week, I had a situation where I needed to find an apartment for my mom within a three day time frame and Via was the first place I thought of for her. Donovan was so extremely helpful, professional and answered all emails/calls in such a timely manner that not only was she sent all necessary documents via email and the resident portal, she was able to get her lease signed and keys within two days! Even with the office having current restrictions, it was such a smooth process which really helped during a stressful time. A virtual tour and apartment map was also provided, which was also much appreciated and helpful so that she didn't blindly lease an apartment and was able to see that it was the perfect fit for her. I have been a resident at Via Las Colinas for three years, and this just experience solidified my confidence that this is such a great place to live! Thank you again for everything you did to make this such a smooth and positive experience! She loves her apartment and it has left a lasting impression for both my mom and myself.

The both of us were actually were extra careful throughout, especially since we saw reviews mentioning similar charges prior to us moving in. Yet, we believed the two of us would be extremely diligent and be able to avoid the bill. However, we still ended up with the bill, which was disappointing. We enjoyed our time here and really wanted to give them 5 stars, but the move-out experience definitely left a bit of a sour note. Today my air-conditioner blew air out of the vents around 63-65 degrees, much too warm in order to be able to cool my apartment down even one degree from 74 to 73 degrees. The heat pump ran over an hour, non-stop, without dropping the temperature even just one single degree. I finally turned the thermostat up, so it would stop. Very soon, as it gets and stays hotter outside, the temperature coming out of my vents will also warm up and will no longer be able to cool my apartment down. Somewhere, there is outside air entering the pathway from the heat pump to my vents. I am a woman in my upper 50's with hot flashes, which are very debilitating, especially when it is already hot. You must know that problems with my HVAC have been going on since November of last year. It must be customary in Texas to just leave people alone in their apartments to fend for themselves. In civilized and humane countries, these problems would have to be fixed within 24h or a couple of days. In the winter, I had air coming out of the vents that was too cold, and now it is too warm and will be very warm, soon. My apartment is not rentable, and yet they keep charging me to live here and have not even offered to pay part of my expensive electric bill. I will never ever rent another commercial apartment, as long as I live because of this traumatic experience, that is, if I survive this treacherous and cruel situation.

I hear every single step, cabinet slam, garbage disposal, and drawer close from the unit below me. It's honestly maddening. I have to wear headphones at home just to focus or relax. The floors are insanely thin, and no, management can't (and won't) do anything to fix it. Then there's the parking -- or lack of it. If you get home after 7 PM on a weekday, good luck. You're likely parking a building away. For $1,440/month, there's no reserved space, no garage, nothing. It feels like you're paying for the area, not the apartment. And don't be fooled by the "cleaning" excuse if they won't show you your unit before move-in -- mine was dirty, with bathroom cabinets and countertops flaking like they came from a dollar store. Absolute bait-and-switch. Management's response to complaints? A generic, copy-paste message that dodges the real issues: this place is cheaply built, poorly managed, and absolutely not worth what they're charging. Save yourself the stress. Skip this place.

    Amazing Community and Incredible Location!…read more I've lived at Amli Grapevine for six months now, and I can confidently say it's perfect! The concierge and maintenance teams are not only incredibly friendly but also truly excellent at what they do. Work orders are always addressed within 24 hours, and they're constantly fostering a sense of community through fun activities and events (last month: beeswax candle making, this summer: Aloha cocktail party). Plus, they're so sweet to my dog, which means a lot to me! The amenities here are top-notch. From the private dog park (where the dog owners are amazing!) to the luxurious outdoor pool and chic indoor clubhouse pool table with multiple large-screen TVs for special occasions, everything is thoughtfully designed. The square footage for the price is unbeatable--I've looked across the country and haven't found anything else that compares. The location is absolutely incredible. Just two blocks away is the charming, vintage Main Street with its boutique shops and restaurants, plus the luxurious Hotel Vin and its adjoining food court right by the train station which turns into the Santa Clause Express during the holidays. We are the Christmas Capital of Texas after all. Right now we also have a temporary ice rink - and the year-round Golf Station where you can practice your swing. Lots of business travel? You can leave your car at home. Or it's only a quick 10-minute train or car ride to DFW Airport, making travel super convenient. On the other side of the apartments opposite main street, we have a beautiful (looks brand new) soccer field, library, recreation center, and conference center. Shopping options? Upscale stores in nearby Southlake to the left and outlet stores just 10 minutes to the right. And thoughtful extras: safe, secure parking with cameras, a full-size gym, multiple office spaces, and even a stylish, fully-equipped conference room for meetings.     I've lived at AMLI Grapevine for over 4 years. It's always been great for maintenance response…read moretimes, and overall, the place is kept clean. However, compared to when I first moved in, there has been a noticeable decline. Management isn't as good as it was previously. We used to have monthly resident events, and now we are lucky if they are once a quarter, and it's always the same food and drinks. The management made some key mistakes that greatly impacted the resident experience. They got rid of most of the pool lounge cushions before ordering new ones, ordered the wrong ones, and now it is the end of June, and we haven't had pool cushions all summer. Management also does things like schedule a bug-spraying on a holiday weekend in the summer around the pool, which means the pool was closed on a Saturday in June. This seems like something that could have been handled on a weekday. As someone on the first floor, I also find it inconvenient that I pay more rent than the apartments above me, yet when they hired window cleaners for the exterior, they did not clean the first-floor windows. My windows haven't been cleaned in 4 years, so I had to do it myself with Windex and two rolls of paper towel (who owns a squeegee and bucket in a one-bedroom apartment. I still couldn't reach the top of some of the windows either, since I also don't keep a ladder in my one-bedroom apartment. The TVs in the club room no longer have sound, and they pay for fewer channels than previously, so now none of the residents hang out in there anymore. They also have a fireplace in the club room, but you can no longer turn it on. It seems that, given the higher-than-average rent in the area, we are not getting much less than we used to, and I no longer think it is worth the extra cost. I used to really say how much I loved living here, but I'm underwhelmed now.
