Where do I start? I have had the best experience from signing the lease to moving in! One person who has made this entire experience amazing has been Justin Spade (Resident Service Manager) ! Since day one he has gone above and beyond to make sure we have had the best experience living here and the events he puts together for the building mixers are always magical!The effort that goes into them are really on another level!!! You can really tell he cares about the tenants here which is so refreshing! If I ever have any questions or concerns Justin has been there to answer them and inform me with urgency and If I'm being honest I don't know how he does it when he's taking care of so many tenants! Events here are amazing, the amenities are perfect and the views are just insane!!! This building really feels like luxury and the staff members really curate each relationship with us to make us feel at home. I don't think I've ever had this experience anywhere else. read more

Having been a guest at the ARQ building for a few visits, my overall experience has been incredibly stressful and uncomfortable. It may be an aesthetically pleasing building, but the staff atmosphere is highly toxic. Some of the employees are rude, overbearing, and judgmental. They are either fake-nice in a creepy, invasive way, or they are dismissive and spiteful, actively choosing not to do their job if they decide there is the slightest thing they don't like about you. For example; a concierge chatting with a person at the front desk seemed annoyed with me for simply approaching her. As if I was inconveniencing HER. She stopped talking, turned and looked me up and down, clearly judging me, and was blatantly annoyed at my presence. When she misheard what I asked her, she responded with a smug tone that "It's your mask". She was unapologetic and blamed me for not hearing me correctly. I politely apologized, and repeated myself. This was my very first experience with talking to anyone working in the building. For the record, she and her friend were not wearing masks. Which is fine if that's their prerogative. But it's absolutely wrong to make a guest or resident feel uncomfortable for choosing to wear one. My whole stay I felt like I was being scrutinized, and even gossiped about because I didn't quite fit in with the cliquey vibes and elitist "style" of the staff. Residents and their guests should feel SAFE, WELCOMED, and ASSISTED with fair, respectful, and equal treatment from staff when entering and exiting the building. Not treated like dirt, or a suspect from a crime scene. Residents and guests of an apartment building shouldn't have to be subjected to the drama and dysfunctional moods of poorly chosen staff members, especially for simply going to and from the home (but really, just in general). Yet that's how I felt while I was there. I started to dread simply entering and exiting the building. I felt like my privacy was being invaded with how certain staff members talked to me. I'm just not a chatty type, and these people can be overwhelming and in your face. I really think this place needs new management and new employees. It needs people who are more reasonable, respectful, polite, and do their jobs without expecting residents and guests to constantly ingratiate themselves to them, or make us walk on eggshells around them for daring need any assistance. Also, some of the policies are unrealistic, hypocritical, and come with double standards. Dog owners especially beware. I have experienced enough in this building to know I'd never want to live here. I certainly would not recommend this place to anyone. read more

I am moving to this apartment and while I was searching for homes this was the best leasing experience. Aaron is amazing, he is the reason I decided on renting this apartment. Super helpful and great person. - Nevermind! They took my money to apply told me nothing about paying almost 4K with gurantoors.com. I was supposed to move in in a few days. I told them my american uncle can be the gurantoor and they said they cant change the application. Honestly hate Greystar such a monopoly and not flexible. My rating is mostly for issues with the quality of the building construction - as the maintenance, concierge, administrative, leasing (Rob) and management (Mila) staff have been nothing but helpful and friendly and deserve 5-stars. The building is beautiful as are the apartments. But whoever constructed this building did a poor job. They promote luxury in their ads, but for the amount of money they charge, you expect more from your living experience at ARQ than you get. ARQ is on a busy street and with windows closed, you can hear every sound from the traffic on La Cienega, which continues night and day, not helped by the near-weekly Street Takeovers a block away. The windows are double-paned, but the metal "brackets" holding them in place amplify the noise - and actually have gaps that allow in outside air. The smell of burning rubber is a weekly fixture and with the amplified street noise, you will have to use white noise machines on MAX setting to block just some of the sound if you want to get some sleep. The air vents don't work right so there's a frequent charred/burning smell in our unit, we get the venting of other apartments' washers and dryers and ovens, which lasts for days, even with air purifiers going 24/7. And the external vent is missing a cover, so it blows debris all over our balcony, which is already encased in spider webs and dead gnats, making it unusable. We can't open the very few windows without getting spiders, gnats or other insects in as they don't have screens. And while there are a ton of windows in the unit, at night, because the glazing outside is scratched and the windows are covered with gnats and spiders, the views just highlight the window damage and bugs. They didn't think through the amount of trash when constructing the trash shoots, so the bins fill and the shoots close down, often for days at a time, forcing you to bring it downstairs and leave it next to the overflowing recyclable dumpsters or leave it in the trash room which is a lease violation. Nit picky issues, but relevant as most 2-bed units go for over $6,000/month: The builders cut costs by not including sink sprayers for the lower non-specialty units. Most units do not have pantries, or if they do, they are very narrow. In some units, the standing shower door is too low to the ground so you can't put a bathmat directly in front of the shower. The pocket door to the bathroom doesn't latch closed and usually rolls open an inch or two, instead of remaining closed. The bedroom door swings in, blocking a hallway, so you can't easily pass with the door open. Some units have windows in the bathroom, but sadly do not open. So, unless you're a voyeur, it's pointless to open the shades. Because the ceilings are taller, they installed the cabinets up higher, so unless you're taller, you can't easily access most of the upper cabinet shelves without a step stool. There is no utility closet in the guest bathroom even though there a ton of space to do so, and no electrical outlet there to plug in a vacuum, which would have been a nice perk instead of having to keep it charging in the hallway - as none of the closets offer outlets to charge. Also, for a new build, you'd imagine they'd have installed raised outlets and in-wall cable runners for wall-mount TVs - at least in the living room. Overall: Yes, the neighborhood is in transition, but it is conveniently located near the 10 and La Cienega gets you over the hill to the West side quickly. Whole Foods now being open is a perk. If you are someone who likes to use the common spaces, they are a nice option. And building staff and management are great. But if you work from home, your Zoom calls will be interrupted by sirens, you will get woken from sleep several times a night unless you are a heavy sleeper, and don't bother paying extra for an outdoor space unless you want to be covered in bugs. read more

This place is run by a bunch of incompetent individuals. The people who work the front desk should be managing this place (who are temporary workers and no way associated with the landlord). I don't even know where to begin. Not only does it smell like human feces every time you get on the elevator you also have to worry about a cloud of bugs hitting you while exiting the facility. The windows are disgusting and no one has even attempted to reach out to the 24 reviews on Alfred app regarding a request of bug and spider infestation. If you want accountability and honesty in your landlord and management team stay far clear from here because you will not get it. Also, if you have a dog don't come here they were welcomed and it was a "dog" friendly building until they decided to never put in a dog run which was sold to us originally by the "Mr. Big Stuff" leasing agent (who has since gone MIA probably because he LIED). Today took the cake though. The management team is so unorganized that they told the tenants we had a fire drill at 11 AM sent in an email THIS morning. This is fine we all need to take fire safety seriously. BUT would you believe it or not they meant 2 PM not 11 AM. So, I am sitting and waiting at 11 (after I moved meetings around for work) and nothing happens. I call the front desk AKA the true heroes at ARQ. They say "I have no idea why the management said 11AM it has always been 2PM". Oh interesting.... Then I wait at 2 PM - crickets. Then at 3:42PM on a call with MY BOSS I end up hearing fire alarms. Clearly, the manager of this building doesn't have a CLUE of what she's doing. It's okay to ask for help or even be EMPATHETIC. We didn't even get an apology. Do not live here. Wait until whole foods opens. It's going to be total chaos here! Advice is for new management and professionalism. Shout out to my team that works the front desk. They have gone above and beyond to accommodate my needs, they're quick to respond, and they're super aware of things. From the concierge to the GM to the leasing manager, everyone is on the same page. They're all so kind and welcoming. And ALSO, the residents who live here are friendly. I think the amazing amenities sell themselves (pool, shuffle board, espresso machine, gym with mountain AND city views, pool, hot tub, literally the best of the best)... but it means alot more when management & residents are also pleasant. Make sure you read ALL of the reviews here before signing. Do you like living in a building with poor parking arrangements? Then this is your place! LA is no stranger to poor parking, but this place takes the cake. - In a high end apartment complex charging more than $5,000 month, they only built out EIGHTEEN (18) charging spaces for electric vehicles. As you can imagine, very quickly those were picked up by residents with electric vehicles (at $175 PER MONTH in addition to your rent). They have 3 additional electric vehicle charging spaces on the first floor as well, but one is off limits since it is a handicapped spot. How on earth does that makes sense in a building with more than 40 electric vehicles and the building is not even full yet? How did that make sense in the design/planning stage in 1.) California and 2.) as more and more EVs are being sold? UNCLEAR! - The wiring of the building was poorly installed. For instance, when parking in an EV charging space, within ~40 minutes, the charging rate drops in half as the wiring equipment was cheaply installed. EV's recommend inspecting/replacing the wiring for risk of electrical fires. This is wholeheartedly unacceptable and is easily remedied by electricians who know what they are doing. With the construction project being completed Carmel, shoddy work is their specialty as they are known for bribes/payoffs at City Hall. - The lower floor where 18 EV spaces exist continually smells like sulfuric acid. The construction of the underground parking has poor to no ventilation, which should be a health hazard, but alas, it continues since there are Prop 65 warnings everywhere, so they are covered! - The building added in three stop signs as you exit Arq. Those do minimal good and are more of a nuisance, given the DoorDash/Uber vehicles. - Lastly, the building was SO poorly designed, Uber and DoorDashes have nowhere to park, so naturally, they block the entranceway each and every day. A security guard (who is incredibly friendly and gracious) tells them to move along, but with the frequency of Uber/Dashers coming to the building, it is a traffic jam every day, all the while Vox is less than 25% occupied and the Whole Foods has not opened. It will be an absolute NIGHTMARE at that point. In a non-scientific poll, less than 20% of the residents polled with leases expiring in mid-late 2022 plan to renew their leases given the escalation in traffic coming with the Whole Foods opening/poor planning. Overall, the building could do a few solves to remedy these: - Add more EV chargers and repair the ones that have poor wiring - Space out EV chargers across the floors (6 floors of parking, only two have EV charging) - Build a cutout near the entrance of the building to have people turn in for Uber/DoorDash I can completely understand these are not cheap fixes, however, poor design and construction paired with hostility to residents is definitely not the solve. Residents would put up with some of these issues, but at the asking rents, it is theater of the absurd to not deliver excellence. read more

The day I saw ARQ, my gut told me that this was my home. I was nervous moving from overseas as I didn't have the credit history but India made the whole process seamless, from look in to final sign. She had previous experience from looking after clients in a similar position to myself, and knew exactly what to do and the questions I would ask! The cost to live here is on the higher end, but once you see the apartment, the amenities and all the other great bonuses like 24hr concierge and community activities - you know it's money well spent. ARQ also uses the Alfred app, which makes it super simple to track and make payments and stay in touch with community announcements! All the leasing agents here are incredibly friendly, efficient and will help you in any way they possibly can - but I cannot praise India enough for being on top of every question (and I had a million, from trying to understand the concessions to breaking down any areas of the contract). I really hope they give her a promotion because she is an incredible asset to Greystar. read more

Do not be fooled by the amenities and great views. This building was built in the prior hood of LA. It is still up and coming and has a long way to go. 2 residents have been violently robbed at gun point at the building. The team has no action plan on how to handle this and I am constantly told "management will get back to me". The staff is careless. The turnover in staff and upper management. They promised a dog park , Whole Foods and commercial space and it has not happened. There is barley any guest parking at this building. The concierge are so rude and dismissive when you have any questions. They layouts and bedrooms sizes are extremely small for the price. I was looking for a new place on the WestSide. I'm moving from DTLA and wanted something similar to the high rise I'm moving from, without the nastiness of downtown. I called in and spoke with Robert Dalcin. He was very professional, friendly and down to earth. He knew the building very well focusing on their high end amenities. Robert also made sure to follow up from my visit, letting me know about new specials. I'm making a final decision after the holiday weekend. If I choose ARQ as my future home, the homie Robert will have a huge influence on my decision. read more

We're constantly hit with no smoking messages and being told how the cumulus district in its entirety is smoke/vape free, yet building manager Lauren(red hair) can be see blowing her clouds through out the day. I was able to tour ARQ and was immediately greeted by Phot (the concierge) loved that he saw me coming and opened the door for me from parking garage. The lobby is stunning! I made an appointment prior to coming and Robert took me on tour. He really took his time showing me the amenities and all the different floor plans that would work for my family and I. Since my first visit I have gone to retour and every time I am greeted with kindness and friendliness. I am really going to enjoy living here. read more

All the negative reviews about this apartment complex is 100% true. This place truly does put up a good front in making tenants feel that they are valued, nonetheless a couple months in, true colors show. Reviews about Mila Charleston, resident manager is completely true. She is a horrible, unfair, unwelcoming, and not accommodating what so ever. She will pick and choose who she decides to be nice to, and who she'll target throughout their stay within the complex. There is a 100 page lease agreement with rules ONLY applicable to one's that don't receive special treatment here. There is only 4 guest parking spots available for the entire complex, so if you are not one of the chosen few who receive special treatment, then you will be directed to park and walk 2 blocks near the homeless encampment in the structure for the metro. Also, don't count on being able to have guests over into your unit if you happen to choose living here. Apart of the lease agreement, it states that each household is not allowed to have more than 2 guests at a time. If you have more than 2 guests, it will be considered a "party," and you will be subject to fines and breach of contract. Beware of this fake place. You are better off looking elsewhere with a management group that actually care about their tenants. With the premium they charge at ARQ, my husband and I are very disappointed and counting down the months for our lease to end. read more

ARQ Residences - Apartments Near Me - Los Angeles, California

I'm not sure where to start, I've lived here for about a year and the biggest complaint I have is the ongoing music and dog neglect from my neighbors unit and that this building is NOT dog friendly. The entire year of me living here I've had to deal with my music producer neighbor blaring music from his unit and hearing his poor dog whining for hours when he leaves it, I've made so many requests about this to leasing and only 9 months into my complaints did the music stop, but unfortunately the dog cries for hours into the night and during the day, it breaks my heart because I'm a dog lover and the neglect is ongoing. Upon moving in I was told my dog is able to be off leash because she is a service animal, however since I've been here I always get approached in a number of aggressive ways that she needs to be leashed. When I signed my lease one of the selling points was the grassy courtyard that ARQ advertised to be a place for our dogs run and use the restroom. Now that it's open we have a number of emails and signs that were put up stating the exact opposite, that dogs aren't even allowed there. The dog owners are all tired of it and refuse to listen because besides this courtyard there is nowhere for dogs to go!! Next, although the concierge is so sweet, the people working at the leasing office come off abrupt and rude. My friend who is watching over my dog for the week got yelled at him from across the lobby from the manager Mila and another female leasing member from Vox stared him down while he was peacefully sitting in the courtyard with my dog making him feel very uncomfortable, so he left. The building was much more pleasant to live at when it just opened last year, now there are a number of pool parties almost every weekend filling the amenity spaces with weed smoke and loud music. What annoys me is when there are these large gatherings in the amenity spaces (which most of the time they aren't paying hourly) and I'm being asked where the bathroom is like I'm some worker here. It seems like a few tenants here use our building for their parties and get togethers a making us tenants feel like we are guests in our own amenity spaces. I've had a number of times leaving the 6th floor amenity and seeing people hurdled by the door waiting for me to open it so they can join the rest of their party. I've even seen a mother and daughter who clearly don't live here and appeared to have spent the night in the 6th floor with all their bags!! ARQ turned into a party building/ easy building to get into for people who don't even live here and it hasn't been pleasant. Lastly yesterdays shooting at our local Target a block away has made it perfectly clear that this area is not safe. read more

The worst part about this place is the lie about a heated pool. The heated pool was a major selling point of the property, but it's not really heated. The pool generally feels like the Pacific ocean, and during the summer it was "heated" to a freezing 76 degrees, which is basically just the normal temperature of an unheated pool. It's so cold, barely any residents brave the frigid temps. Even in the heat of summer it's too cold to go in. Very frustrating to say the least. We never would have moved in had we known the "heated" pool really isn't heated. read more

If you are an international student, ARQ is not for you!!! I was looking for a studio and they required me to have over $100,000 in my deposit for the past 3 bank statements. There is absolutely NO expectation to this policy!!! So if you are an international student who receives support from your parents(ie. have no income yourself) and do not have an average deposit of more than 3 times your ANNUAL rent for the past three months, then DO NOT APPLY!!! They have no experience in leasing to international students. Save your time, energy, and the $50 application fee which they will not refund after you submitted the application. It is a nice new building, so it was a shame that they were losing a large chunk of the market because of their policy. read more

I LIVE FOR VIBES and the building is a complete vibe from the amenities to the amazing staff - especially Robert! Rob understood exactly what I was looking for and worked to show me units that matched my vibe of living life to the fullest - unapologetically! Robert in Leasing is a true professional because he understands the power of relationships, and from my visit; application; approval up until move in (and even afterwards) he worked to ensure I was taken care of! My daughter applied here and I as the cosigner as she is a student so they required a $600 hold. I was told I would get the funds back in 2-3 weeks at the most. It has now been over 2 months with "the check is in the mail" and 4th of July delays. I still do not have my refund in 2 months. SCAM!! They did not accept my proof of income and declined my application and then refused to return my deposit after fighting with them for over 4 months.
