Arroyo Roble is another place I've been coming to since I was a kid. Rather than a toaster oven or whatever as a reward for buying a unit, the salesman took my family on a small plane tour of Sedona. I saw the red rocks in a way most never get to experience. I was nine. I'll never forget that. I've always loved this place. It feels like a retreat. This past trip actually was -- I went alone, just for a couple of days, to relax, breathe, and be among nature. Early morning, 35F, an open door, a roaring fire, listening to the crows caw, eating pralines for breakfast -- that's my idea of heaven on earth. So why isn't this a five-star review? The pool heater was broken the entire time I was there. Swimming is always a highlight of my getaways, wherever they may be, and even in Arizona an unheated pool is a no-go in February. If I'd had pool access (or been tough like the out-of-town kids who had no problem jumping into the freezing water), my trip would've been perfect. read more

I had left a review years ago about how they needed to update things here. They did update some things but will likely need to end up filing bankruptcy once the lawsuits start to hit. They're trying to force owners to recoup the costs without a vote and pay $1,500 or more, within days, to keep intervals they already paid for in January. To then pay maintenance fees again in January 2026. If they don't pay the BOD is threatening to foreclose on owners and ruin their credit. It's very sad because it seems as though a bunch of rich people serving on the board of directors rigged things so that their private companies could flourish at our hands while owners get ignored and mistreated. They hired their own company to do the updates and over charged. Surprise! Probably so that the owner of the best western (their friends) can just end up taking over this cherished property. We've enjoyed our family's ownership for years but it's looking as though this place is BAD business anymore. More millionaires trying to become billionaires by robbing those who got them here. Please research heavily before supporting this resort. Loyalty means absolutely nothing to them and their board is corrupt. They've never voted on anything and have gone over our heads not accounting for anything owners say. You will regret buying despite the beauty at hand. The BOD ruins it for everyone with their selfish, secretive, greed. read more

Three of us stayed for two nights in a 2BR suite. Check-in was a little confusing because of how hotels.com processed our reservation, but we got it all figured out. Our unit was spacious and mostly cleaned for our arrival. Access to the pool, hot tubs, and steam room was great (dry sauna didn't seem to be working), and we definitely took advantage of these amenities. Whatever else was included, I don't know. Our stay was so short that we spent most of our time away from the resort timeshare. That said, it's an extremely walkable location to restaurants and shopping. The woman who checked us in recommended a pizza place for dinner just up the driveway from the resort and a spot for breakfast above it, but after pizza was a flop we didn't bother with the breakfast spot. Wildflowers was a bit farther walk (10 mins) but had great coffee, pastries, and hot breakfasts. I suggest going there. Would I stay here again? Maybe. While the layout of our unit worked for this trip, having two single beds in the second bedroom wouldn't be ideal had my partner joined us this time. Probably better suited for families with young kids or petite and accommodating adults. read more

Such a fun place to stay. Arroyo Roble Resort is a collection of timeshares (condo/villas type places). Every villa is cozy and clean. They all back up to a GORGEOUS creek and there's plenty of grassy hangout areas and grilling areas nestled in between. The clubhouse, while older, has a gorgeous pool and arcade room. Free breakfast is provided from the hotel it is connected to. You can literally walk to all of the stores and restaurants in Downtown Sedona. 10/10 place to stay. No negatives that I'm aware of. The timeshares have an older smell but it's not a moldy smell, it's like an old wood smell. Doesn't bother me-- and as someone extremely sensitive to mold, it's not that. read more

The "customer service" needs better training (specifically the smaller stature woman named Zee, who often works evenings). She is uninformed and doesn't know the policies. She was also very disrespectful to my adult daughter and her friends. We have overlooked her unhelpfulness every other time we have come in the past year or two, in an attempt to be gracious. She needs training in "customer" service, time share policies, and respecting the owners and their families. (*We have a handful of family members who also annually use their time share ownership weeks, and they all feel the same about how unhelpful Zee is. If you have any desire to validate and actually get the "pulse" of the owners, I would encourage you to put out a survey to all owners and ask about their recent experiences with the front desk staff.) It's too bad- we have come here for almost a decade and prior front desk staff was always so friendly and helpful. read more

Great location as it is located off the strip in Sedona. It is walking distance from many restaurants and shops. Units are very spacious very much like a mini apartment. Also very well kept and clean which is a +++++ in my book. Unfortunately I believe it can only be booked thru a time share/exchange program. Has beautiful courtyard with fountains and swings and BBQ pit. Has patio with chairs and table if u want to eat outside. Also both bedrooms on the second floor has their own balcony and chairs if you want to go sit and enjoy the view. read more

I haven't stayed here in nearly 30 years although we are fairly regular day users especially during summer. Now that we moved to Cornville from Sedona even our day use had diminished. Instead of exchanging our week through RCI,(which has become increasingly difficult), we opted for a staycation while our oldest son was here for a visit. This is still a charming property with a creek side setting. There's plenty of lush, mature natural landscaping that provides lots of shade and creekside solitude. The guest suites are showing their age though. Ours (1446) looks very dated with dark wood and horrific brown Berber carpet. The kitchen area is very dark without electric lights. There are some visible repairs like a relocated stairwell bannister with poorly patched holes. The TV s have been updated but the accompanying sound system is antiquated and difficult to use. Granted we're not here to watch TV but given the hefty annual maintenance fees paid by owners, I expected a better entertainment center. The common area behind our unit was very inviting even though it is not adjacent to the creek. There are several gas fired grills, tables, chairs and a swinging bench all accompanied by the serene sound of falling water from the large tiered stone fountain. The pool and recreational amenities are very nice. The swimming pool is mostly shaded in the afternoon which is a welcome alternative to the hot Arizona sun. The pool has a swim through passageway to an indoor pool with its own hot tub in addition to the very large outdoor one. I apologize if I seem finicky but I was disappointed by the open, unsightly refuse and recycling bins around the property especially the ones directly across from our unit which also had a huge open pile of mulch. They should be screened. A Gold Crown resort shouldn't look like the back part of a supermarket. There was also some irrigation or water line repairs under way but I wonder why there are open holes and piles of soil still around instead of completing the job. The location of Arroyo Roble along the banks of Oak Creek is possibly the most breathtaking and serene spot in town. It's also close to Uptown shopping and restaurants although the climb up the steep road that leads down to the resort might prove challenging for young children and elders. Take a walk along the creek and you might spot a few brown or rainbow trout gracefully moving beneath the clear water. There is a wonderful large deck overlooking the creek with two swinging benches that is a nice spot for relaxing while listening to the running water below . I still highly recommend this property even though it probably doesn't need much help because it's already well known and popular with Sedona's visitors . I hope that management can update the units, screen the trash dumpsters and completely finish any repairs that are under way. read more

Stayed a week here with RCI and it was serviceable but not impressed. NOT a kid friendly place. Large unit has a queen and two twins plus terrible sofa bed. Really poor use of space. Railings are not code compliant and small kids can easily slip though. Aside for m counter tops, appliances, and carpet, the place hasn't been updated since the 80's. The ads make it look like it has good scenery, but it is deep in a valley with virtually no views. The location is good for walking to shops and restaurants but bad for anything else because most of time we needed to drive to the other side of town for hikes or groceries, and traffic on the strip stinks. The upside is unit was clean, lady at check-in was friendly, and pool/ hot tub was nice. The courtyard was pleasant as well. read more

This place needs a SERIOUS remodel. Stayed in unit that had a master bedroom (pretty nice) but the second bedroom was really small had small twin beds - really?! There was a loose floor stripping, in the unit between two rooms - my elderly mother tripped on it while carrying a glass, fell and the glass broke in her hand. Called the front desk to ask for bandages, upon which they (1) didn't have any bandages at all and (2) charged us for the glass! and (3) didn't think to ask if she was okay. She ended up going to the doctor and was shy of getting stitches. read more

We really enjoyed our stay here. We exchanged a week through our RCI timeshare. The front desk check-in process was a breeze...no sales pitch, and it took maybe two minutes; they had everything ready for my reservation. They only needed my vehicle information for a parking pass. Our townhouse, #1563, was very clean. We loved the fireplaces on both floors. One thing to note, they only provide bar soap, no complimentary shampoo, conditioner or lotion, so pack accordingly. We always bring our own, so it was no problem for us. They also provide one box of detergent for the stackable washer and dryer. The kitchen was stocked adequately. They had complimentary coffee (for one pot)and enough filters for the week. We didn't use the pools or other facilities provided, so we can't comment on that. There was plenty of parking...we never had an issue finding a spot when returning in the evenings. The check out process was a breeze too, just empty the garbage and recycling, start the dishwasher, turn off the thermostat and leave the room key cards on the kitchen counter! I love not having to go to the front desk to check out...it can be quite a hassle when you're trying to catch a flight home :-/ Overall, we really enjoyed our stay here. We would definitely exchange a week for this resort again :-D read more

The furniture is a bit dated but clean and the grounds are well maintained. The staff tries. The pools in and out door is refreshing. The game room was closed due to Covid-19 but the pool was open. The location is great if you can walk up the steep hill to 89A.if not drive up the hill was easy and Sedona wasn't charging for street parking July 25-Aug 1 2020 when we stayed. Oak Creek runs behind the property its beautiful and at night the cicadas can be heard. There's squirrels, rabbits, birds, skunks, javelin. It's beautiful read more

Our club had a overnight stay here for the weekends. The place is really lovely with it's beautiful nature and building structure. The room and beds were big including 3 bathrooms (2 on the 2nd floor) and one on the first floor. When we stepped out onto the patio, the view was breath-taking. It was so nice that it felt like a dream. There was a river when you walk out and look down. The sound of the river and splashing sounds so nice. There was a area to grill or BBQ, really nice, and clean. Next by it had a deck with a swing. It got me excited because I never sat on this kind swing in front of the river. It was sooooooo NICE. This would be the best place to stay if nature is your thing. There is also a clubhouse with a indoor pool and a outdoor pool and spa. There was also a sauna. There were rooms to play games and watch movies. I could just stay there forever. There is also breakfast provided in the morning near the registration building. There was a lot of option, and it was pretty good breakfast. read more

This place is Perfect! The rooms are about 1300 square feet. They have high ceilings making everything feel big and roomy. There's a well-apportioned full kitchen, a fireplace upstairs and downstairs. The master bedroom is romantic-- with a jacuzzi tub in a huge bathroom, a fireplace and a large balcony. The resort is situated along Oak Creek with a fantastic swimming hole in back. There's a short path along the creek that is peaceful--tranquil. With tennis courts, racquetball, an indoor/outdoor pool, playroom, sauna, 2 jacuzzies, billiards and more, the resort is a comfortable retreat. We love this place! read more

My husband's family has had a timeshare here for YEARS. It's pure tradition to be at the villas for Thanksgiving, and a wonderful one at that. When Phoenix doesn't show me that autumn has arrived, Sedona certainly delivers that chill and beautiful color change amongst the trees that I so desperately need! The 2 story townhome-like villa is clean and homey with a fireplace both upstairs and downstairs. There are two balconies and one patio and a fully stocked kitchen, along with a king bed in the master, two twins in the second bedroom, and a queen pull out couch downstairs. The grounds are serene and large, with plenty of benches and chairs scattered amongst the green grass to relax in and listen to the sounds of the creek and animals. There are several shiny new barbeques available, but my favorites are on a space overlooking the creek and nearby a sturdy wooden, two-seater swing. There are two pool tables, a workout room (which needs another elliptical, please!), an awesome new game room with shuffleboard, foosball, and a giant flat screen for party-friendly Wii games. We made tons of use of the indoor-outdoor pool, Jacuzzis, and steam room, though they never turned on the sauna for us despite our request. Free Wi-Fi is also available, but I had a lot of problems connecting to it. Then again, it was vacation time, so I instead read some of the magazines available near the front desk next to the pool instead. Problem solved! They do have one or two available one story villas, which so wonderful for Husband's grandparents. I do wish they would update the tvs to something larger and also had the option of a second bedroom with a queen bed instead of the two twins. And I had no clue there was breakfast offered!! I have been coming here for at least 10 years... HOW AM I JUST FINDING THIS OUT?? Thanks Yelp! If you want to have a creekside villa, RESERVE EARLY! And if you want it for the holiday, call one year (to the day) ahead of time and good freaking luck. Anyway, amazing views, fabulous location, wonderful service. This place is awesome!!! My parents have had a timeshare there for a couple years and this last April we stayed there with them for a few days. Pros: Quiet, great views, cool stream running behind the resort, BBQs, playground, lots of parking, close to town, indoor and outdoor pool and spa (with a nice shower room), sauna, clean, full kitchens with washer and dryers in the units, fireplaces in the master bedroom, and sweet whirlpool tubs in the master baths. Also the couch in the living room turns into a bed so even more people can stay there. Cons: Beds are hard, decor is a little dated. That's it!!! Then when we were checking out the staff was extremely rude to us when we were explaining the state of the room! This is a decent resort. I stayed at the adjacent Best Western and the rooms were nice. The hotel is going through a renovation so some areas on the first floor were not accessible, etc. but it wasn't too much of an inconvenience. The rooms are a bit dated but the showers are nice and the views are great. You also get usage of the clubhouse at the resort so that's nice. The clubhouse is also a bit dated and old but the indoor pool, steam sauna, and hot tub were nice. The room with the nintendo wii was also nice but I didn't play any video games. The 2 pool tables looked adequate but also looked like pretty old like the padding and felt was in need of attention. There is also a nice ping pong table that looks much newer than the rest of the stuff. They closed off the partition that allows you to swim both indoor and outdoor so I just stayed indoor. The pool isn't really big enough to swim laps although I suppose you probably could if you really wanted to. The staff at the Best Western and the resort are very friendly and nice. The complimentary breakfast is also pretty good. read more

My family and I took a trip to Sedona over winter break and were lucky enough to have been able to stay in this cute and cozy resort. The resort has an activity center, jucuzzi and a pool (one indoor and one outdoor). None of which we used. We mostly went on day hikes and explored the town and the nearby river, both walking distance. Our room consists of 3 bathroom, 2 bedrooms, a pull out sofa, kitchen, laundry, and a living room (has the pull out sofa). The only problems with our room were that since the room sleeps 6, there were 6 of everything...Towels, bowls, plates, silverware, etc. So we were constantly going to the front desk to get more towels and we constantly had to wash dishes for us to be able to eat the next meal. Other than that our stay was great. A bit outdated but a really great place to stay. read more

This resort is nicely located in Uptown Sedona. It's a short walk and you're there. So you can't beat the location. The resort itself is a little bit dated; however, it's well maintained. I was in a two bedroom unit with 2.5 baths. There was a jacuzzi tub in the master bedroom. The second bedroom had two twin beds. The arrangement seemed ideal for a family. Outside on the grounds, there were several gas grills to grill outside. The was even a grilling area with a nice view of the creek. In the clubhouse, there was a game room, racquetball courts, sauna, steam room, indoor-outdoor pool, two whirl pools, computers and an exercise room. The equipment in the exercise room was a little old, but it worked and got the job done. Overall, you won't be impressed by the design, but the units are a good size, facilities are pretty good, and it's in an ideal location. read more

My family has had a timeshare here for 20 years or so. I love it so much. Try to get a villa in the 1100's - that's creekside. You walk outside your back patio and are 50 feet from Oak Creek. The pool is good, there is a fun game area, and the fitness facility is decent, although could be better. The rooms are a bit dated, but nice and clean and great for a family. We love it because we can cook our own meals and not have to eat out all the time. Arroyo Roble for-evah! read more

We are a part of RCI and this was an incredible find for us. We enjoyed the location to up-town Sedona, love the amenities, and love our unit. As soon as we walked in the door it felt cozy. The pool is excellent that you can swim from indoor to outdoor. The service is good. The kids loved going to the stream in the back and wading in the water. My son loved their playroom with their Nintendo Wii, foosball, air hockey, and more. My family would come back here and would recommend this place to other people. read more

We are owners here at the Arroyo Roble, and enjoy our experiences greatly. The condos are a little aged, but every time we are there, new updates occur. We like to be able to cook, and there is all sorts of (inexpensive) cooking stuff provided. Located in the heart of the tourist area, it is a steep, but short, walk up the hill to all the shops. The grounds are nicely maintained and there is a beautiful sitting area right next to the creek. With very little effort you can make your way down to wade in the creek. At night, with windows open from many of the units, you can hear the creek running. The pool is very nice, and I'm sure if we were there for the winter, the indoor pool is probably great. I really wanted to spend time in the new wet and dry saunas, but didn't have time to. Wireless internet is still spotty, but they are working hard to improve it. Once its done, it will be 5 stars. read more

My friend and i were fortunate to get a room here for a couple day. Perfectly located. Walk into town. Lots of fun. The place is older and for those who are familiar with timeshare placed, you can appreciate that it's not the most modern. However it is clean, comfortable and honestly, who wants to stay in the room when you are so close to one of the wonders of world - beautiful Sedona. We didn't use the amenities because we were more interested in exploring the town, the vortexs and the shops. We had a wonderful time, place was too large for us - we could have had a party in the rooms. We would go back. read more

We love coming here to enjoy the cool weather near Oak Creek, the shops just up the hill, swimming in the pool, barbecuing in the lush, green lawn, and spending time with family. I've stayed here three times with friends, and once alone. Awesome place, and it's located in one of the most beautiful outdoor activity friend places in the US, Sedona, AZ. The suites are always well kept, as are the grounds, the pool, and everything else. Free internet for guests, a complimentary fitness center so you can keep fit during your stay, good private parking, and friendly receptionists. We stayed here for a week by trading in through RCI. We found the unit to be very clean and comfortable. It seemed that at one time the units were very upscale, but they are beginning to show their age. The appliances, furniture and fixtures are all beginning to be a bit dated which is why I dropped them down by a star. And they have 20-year-old TV's. By now, they should be using nice flat screen TV's to go with the rest of their image. The grounds were very, very nice and we enjoyed their landscaping and their green by Oak Creek. The front desk people were very helpful. The free wireless internet was very nice. While I think we may be back in the future, we are hoping that there is more emphasis on bringing everything in the units up to current modern standards. read more

We did an exchange through RCI (we are Disney Vacation Club Members) and were nicely impressed by the resort. Very clean, very well maintained, great great great location (the creek on the backside and historic downtown Sedona on the other). With two good size bedrooms, a large living room and dining space, fully equiped kitchen and washer/dryer......you have all you need. Only downside (and this is not a major downside) is that the interiors do have a dated look, but its not that bad and again, the maintenance/upkeep is so solid that you look past it pretty quickly. read more

My partner and I stayed for a week - Jan 18-25th 2016. We own a time-share there. I was actually a little taken back with outdated rooms. Kitchen- refrigerator, stove and coffee maker, the cabinets and decor. The ice tasted horrible. There was a box of baking soda in the freezer BUT it wasn't open lol. So all my drinks tasted bad. I thought there would be one room with double beds. But they were twin beds. The TVs were way too small. I am hearing impaired so I need to see the captions but the TVs are way too small. I loved the fireplaces, however, they were dangerous to operate. The fire would just burst out and scare you. I almost burned myself. One of them was making this high pitch squeal. The couches and chairs were very uncomfortable. The king bed was awesome!! It is beautifully centered right in the town of Sedona. You can walk to the shops and restaurants and enjoy the nice views!! The resort has 2 pool tables and ping pong table!! Indoor pool. Spending money on a time share and traveling all the way from Delaware to Phoenix- The airfare and rental car the accommodations were lacking it was a little disappointing.. We traded our timeshare in California for this location. From the greeting when we arrived through the checkout at the end it could not have been better. A wonderful, restful villa with a very comfortable bed. We had another couple with us and I had asked about putting the twin beds together and it was done when we got there. The pools were clean, enjoyable and the exercise room well appointed. The only, only drawback is that it is a tough climb up the hill to Uptown but we just drove up. I would not let that stop me from going there. We would gladly go back. Great place! read more

I was lucky enough to be able to stay at this great resort on my trip to Sedona. I loved the size of the units and the amenities provided. The location was perfect, right in the middle of uptown Sedona. It was super easy to just take a short walk to grab a coffee, go shopping, or find a place to eat. My only complaint is that I wish it were possible to get a unit with two king beds instead of one of the rooms having two twin beds. That forces you to choose who gets to sleep in a twin versus having a big master style bedroom.The staff at the front desk where the sweetest sweetest sweetest ever. All in all it was a great stay. read more

This review is specifically for the timeshare portion of the resort. The grounds and location of this place are great, the scenery is beautiful. The maintenance and service however are terrible. The carpets and towels are all very worn out, and some towels are white while others are beige. The bed is very bouncy and uncomfortable, and the bedcover was very rough to the touch and unpleasant. The actual comforter was made entirely of polyester and made scratching sounds all night long. The curtains in both of the two bedrooms and in the living room are hard to open and close, they just need to be replaced. The kitchen cabinets are not lined and are not in good condition on the inside. All the glasses had the lip down on the bottom of the cabinet, so I had to rewash everything before we used anything. Even though dish soap is provided there was no sponge to wash anything with. On top of all of that if you just need to change your towels there is an $8 charge, even if you pick them up yourself. Since the washing machine is tiny I just did 3 loads of laundry myself, instead of getting clean ones from housekeeping. read more
