She was quick to respond to all the questions I had prior to applying for the unit. I have small children and had questions about the area, schools, and safety and she was overall friendly and informative. The assistant manager Star was also very helpful and made our application process run smooth. She was quick at answering any questions I had from the documents that needed to be filled out for the application approval to random things about my unit. I am pleased to have them as the apartment manager and assistant manager of Kendall Brook apartments. The unit I'm in came with stainless steel appliances which made the unit appearance better. I also like that there's a laundry room on site with upgraded washer and dryers. I haven't had any issues with neighbors everyone usually keeps to themselves. If I have one complaint is that the outside hallways appear to be dirty but could be easily fixed with a pressure wash. Overall experience is good.

We lived at the Kendall Brook Apartments for about 3 years. I'll give my experience a 3.5…read more The reason it isn't a 5/5 is because: 1. Management could be better. Denise, the property manger barely spoke to us the entire 3 years we were there. She was hard to get in contact with and although she lived on our side of the apartments, she rarely spoke to us. Even if she walked past us in the parking lot, she wouldn't smile or say hello, complete opposite of Estrella. The Assistant manager, Estrella was really helpful the entire time we were there, she was responsive, and answered any questions we had and she wasn't even the manger on our side of the apartments. Estrella was also usually the one who would answer the phone when you would call the leasing office, so we were able to communicate with her easily. Even when we would have complaints of the residents that were being loud or were fighting on our side, Estrella was always the one who would come and handle things. We could never really rely on Denise, for years I thought Estrella was the Property manager since she was the one always helping us. 2. The amenities weren't always up to par in my opinion. For the majority of my time there, not all the washer and dryers would be working on our side of the apartments. We eventually did get new washer and dryers but that was only because there was a fire in the laundry room and so therefore they replaced all the washer and dryers thankfully, which was long over due. The pool and Jacuzzi weren't always clean. The bottom of the pool needs to be painted over so it looks cleaner but also when we first moved in and got in the pool there were all types of bugs and bits of trash in the pool that we had to try to clean ourselves. After that we never got in the pool again. 3. Some of the residents on the 1250 side. This isn't necessarily management's fault but it still affected our experience while living there. The first year we lived there we had these guys above us who would party and blast their music all day and all night long. It would be 4am/5am in the morning and the music was still blasting. They would have parties and someone had vomitted on the mail boxes while partying, they would scream and just disturb the peace. The second year we experienced a family across from us and on the second floor who were always loud and yelling outside. One of the girls would always walk around the complex and be on the edge gone cursing someone out. How the layout of the apartment is, if you are talking outside everyone can hear the conversation, so if you're cursing and being loud we can all hear it. There was also an abusive couple who I believe was on the second or third floor and would yell and curse each other out and we could all hear them. The third year we had an another abusive couple move in, one day they busted their window and there was blood on the concrete that we had to walk over to get to our apartment. * I also suggest not getting an apartment unit that faces the street. The street kendall is a pretty busy street so you're able to hear the cars all day and night. The windows don't conceal the sound so it sounds like you're outside. I'm assuming they were on a tour. A gentleman eventually came to the door to ask what I needed and when I was looking to move. His tone and body language came off as if he didn't want my business and won't have time to provide a tour today. He did mention to call back later to schedule a tour but He was much more concerned about the doctors and nurses having housing available after they get placed locally. Honestly felt prejudged as someone who was just looking and couldn't afford an apartment - I do my research well in advance and know exactly what I want before I go in person to any sales establishment. Their loss.

We love that it is family owned and the property manager Celeste is such a kind soul! RB the owner is the best! He cares so much about each of his tenants like if we were apart of his family. What else could you ask for? They do community events like bbq for all us on their dime during the 4th of July and they even brought Santa and Ms. Claus for family photos during the holiday season. The location is prime! Just close enough to downtown but just far than enough from the crazy! The apartment is so spacious with all new appliances and flooring! The closets are just the right size for all of our clothes, with a little extra room. The gym on site has everything you could need to get a good pump in! Stop thinking about it and go check them out!

There is a strong sense of community here, which makes it an enjoyable place to live. Our apartment was nicely renovated and feels modern and well maintained. The only minor issue we noticed was that some areas of the flooring are not perfectly level, but this has not caused any major concerns. One of the standout aspects of living here is the maintenance team. They are always quick to respond, informative, and professional. Any issues we have had were addressed promptly and efficiently. The leasing office staff has also been friendly and helpful especially with our kids . While I did have one truly negative interaction, my overall experience has been very positive. The team has been kind, understanding, and transparent about any limitations they may face. The property itself is consistently well maintained, and both the management and maintenance teams are highly responsive. Overall, The James Apartments is a wonderful place to live, and I would highly recommend it to anyone looking for a peaceful and well-cared-for community.

At The James you will not Live Happy. You will most likely be mistreated by the staff. The real…read moreslogan: 'The James treats residents with contempt and hostility'. (Also, many AMC staff live on-site and are probably the only residents that Live Happy paying less and terrorizing the rest--so don't trust the positive reviews.) The James decided to not provide any quality service and made my tenancy unbearable. You might think I am exaggerating. I'll give two examples. You decide. Once, I smelled gas leaking from the oven. The maintenance worker came and detected a leak. He turned off the gas and we were unable to use the stove and oven for 7 days because the manager claimed the soonest would be more than a week out after initially stating next day service. Intentional. The other occasion, The James failed to properly notify residents they were entering residences. I was literally naked after showering when they entered my apartment. The maintenance worker explained I should have received an email. There was no email. When I brought this up, management shrugged it off. There were many instances of The James hanging up on me, delaying repairs, not fixing problems and profound hostility whenever I needed assistance. To expound on my original Yelp post, in addition to hostility for posting a review, The James proceeded to not fix issues and harass us. For instance, they sent a notice stating items were not allowed on the balcony. Hello discrimination. When I asked why bikes were not allowed on the patio, I was informed it's a visibility issue. Huh? The James does not provide bike racks. The office told me to put the bike inside my apartment. I ignored them. They treat tenants like college co-eds they can boss around. One summer The James kept changing the pool rules. They constantly limited the hours (10 PM to 8 PM). Claimed the pool was out of service for multiple days around July 4th. But the complex is too cowardly to actually enforce the rules and check the pool. You can't enjoy the spa because children will likely be splashing / not being watched. Then there is the sub par tiny gym. Definitely don't cancel your gym membership. The James records the area (weird and creepy), yet issues persist. The James claimed residents could use the Recreation Room when it was not in use, but they keep it locked at all times. You would need to go to the office and get a staff member to open it for you. Lies, again. The James is still ghetto. The utilities are a sore spot because residents are getting shafted. Parking went from bad to horrendous. They use these green stickers to chastise you for various "violations." See picture of sticker. Other violations they will threaten to tow your vehicle: expired tags, parking in same spot for 2+ days, other DMV related issues, etc. Reason we finally moved out: ROACHES! and more ROACHES! The James moved in a ghetto family into the apartment we shared space with (floor/ceiling)--no issues with two previous tenants/families. The family had kids that yelled constantly, played music loudly 24/7, dog poop smell prevented us from using outside area, and SMOKED outside. When we complained about the smoking, WE RECEIVED a notice stating the property was non-smoking. A couple months into their tenancy, we started seeing roaches. We tried to handle the issue ourselves, but it soon became an infestation because our neighbors were clearly disgusting. I DIDN'T COOK FOR OVER 6 MONTHS (until we moved into our new place). Eventually, we informed The James and they sprayed, but nothing helped. We couldn't take it so we found a new place and moved. (I will post the numerous photos of the infestation.) Oh and the kicker, those same neighbors were evicted the week we gave notice (apparently, when you are evicted they place an orange paper on the windows and doors warning against trespassing). Also dealt with hornets/wasps and ant infestations. The James also said they wouldn't raise the rent, but raised the high rent about $250 dollars exactly 1.5 years in--they were going to raise it again before we moved. Lies, again. It was a nightmare and in the end I will never rent from AMC Management or recommend AMC/The James. Worst apartment I've ever had the displeasure of experiencing. Will post the pictures of the mutant roaches we killed. Not to be dramatic but I had PTSD from the infestation and am only now recovering--months later. We also threw out so much stuff, especially kitchen ware and groceries--literally THOUSANDS of dollars worth of appliances/goods/equipment. Everything seemed tainted and dirty. I'll never forgive The James/AMC.
