So after months of back & forth with several points of contacts and finally the President of Massingham, they have resolved my issues by removing my fines & late fee's. I have notified the Better Business Bureau of the resolve to have my case closed. Was it a headache? Definitely, but all the same I'm happy it was finally taken care of. I will say that Massingham's president did exude the right level of professionalism and leadership when handling the situation. Branch staff or managers should never let it get that escalated where the president has to personally oversee the issue, in my opinion anyways. While I still have numerous questions about Massingham's property management style I have decided to move my review up to 2-stars. I remain hopeful, which is something I should always be since I don't plan to sell my unit, meaning... I'll have to deal with Massingham indefinitely. My suggestion when dealing with any property management company is to document everything, create a detailed timeline of all communication, only communicate using email for reference, and contact the Better Business Bureau if all else fails. I still intent to get to the bottom of rising HOA costs in a down-economy (lowered insurance premiums, lower maintenance labor costs, sub standard maintenance of public areas). As a homeowner it is your duty to question everything... from "why is the grass dead when we pay for landscape upkeep" to "what percentage of the HOA fee is used for clerical/management expenses" to "what is our property (structure) insurance premium in comparison to the last 5 years". These are all questions that you have a right to be aware of. read more

Cannot give one star. Incommunicado. Nearly 2 years of constantly trying to get work done for damage due to neglect. Work quality almost worse than original damage. Plastic sheeting floor to ceiling was left up for weeks throughout the house which caused more damage to floors walls due to humidity. Was finally given permission by management to bring in my own painter for that last of it as their painters tried to mud and paint all in one day causing blisters all over the wall. Work had to be redone. He still has not been paid 2 months later. Have called every number from President on down. Never a response, call back. AVOID THIS COMPANY if you're looking a property manager. I have experience with other HOA managers, including for large commercial projects, and the terrible track record and service from this company and their child companies borders on negligent and criminal. Do your homework and PLEASE pass this company over. Also check to make sure the company you're looking at isn't owned by Associa (ours, for example is "EB Community Managers, Inc.", who is owned by Associa). We're stuck with them through our HOA and it's terrible. There's no way of overstating this. read more

I live in a townhouse community called Kingswood. Associa decided that they need to replace the roofs on every unit, (54 units built in units of 3) even though they replaced our roofs about 10 years ago. Some of the roofs are leaking, mine is not but they want to replace all the roofs since the current roof tile is no longer available to do individual houses. The price they want to charge the homeowners... $41,217.59. Per unit. We're talking about 1300 sq feet per roof units which means each 3 unit group is $123,652.77.. sounds way over market to me but trying to reason with them gets me nowhere, their answer basically is "that's the price". Of course all communications is by email because I know how many times I tried to call them in the past and returning phone calls are not their priority. The negative yelps I see here about Associa have been some of my issues also. I'm still waiting for Associa to send me the hard copy origionals of all the bids so I can confirm their not padding the bill, because $41,217.99 per roof is ridiculous. But even if the price is real, Associa is the only company I know that pays more for buying in bulk. I would appreciate any advise. read more

I totally agree the previous common : this company is one of the worst HOA property management companies in the Bay Area. Such poor customer service, Emails and voicemail is routinely "never received" even when presented with proof positive they were contacted. When they do acknowledge communications it can take them days to get back to the condo homeowner. The company, from top to bottom, appears to be completely oblivious. Associa is the worst property management company I have ever dealt with. I have been calling them about an issue I've had with broken concrete in front of my home for more than a year. A new issue came up a few months ago and they will not respond to that either. I've left messages via phone and email. I'm not sure why we pay our HOA fees as nothing gets done. We have been working with this company for about 6 months and they are terrible! Our property managers keep changing and no one lets us know, I never get a call back despite multiple messages being left, their online portal won't work for work orders. Dont expect this property management company to answer your HOA's finance related questions. We have been going back and forth for over 11 months with their team on getting a clear accou ting of our specual assessments with no solution, i dared to ask a few more questions on our financial statements. Which as the treasurer for the association is my fiduciary duty toward our members and got told by them, that my questions are excessive and will result in fee increases. So basically, i cant ask basic financial questions without being charged increased management fees? How can i be comfortable and satisfied with our numbers if those are the types of responses? Im uncomfortable with the quality of the financial team overthere. Update to this review. An Associa executive ( parent company of Massingham) contacted me to gather information around our experience with Massingham soon after i posted the above review. I provided the info and he called back after a week. I missed the call. I returned the call and left him a voicemessage at his offices in San Jose and never did hear anything back. If i was able to complete my conversation with him to get some kind of resolution, i would have removed my initial post. Unfortunately this post will now stay and i stand by my concerns raised before about the quality or lack thereof of the finance support provided by this company. One final point, a Massingham executive emailed our board telling us that by posting unfavorable reviews like this, will make it hard for us to be served by others. Not a very responsive HOA manager. I've had alleged HOA violations for our condo in the past and present... Some of these issues were legitimate and some not. For the ones that were true violations, I've fixed the problems if I was at fault. However some of these alleged violations were not correct. When I asked for clarification and asked for these cases to be closed, I receive no response. Instead I received another letter claiming that I was still in violation. I again responded to the HOA that I believe they are mistaken. I have still not received a phone call or email reply back.... To be continued ........ read more

Ok, with all HOA situations there are a ton of politics. Board of Directors, approvals, reviews, etc. It is understood that living in an HOA situation that you have signed up for some level of pain. Even with this understanding, Associa of Northern California is a COMPLETE joke. I will not write a novel about my problems, but i will state my solution. After MONTHS of no action and no response, the only way to actually solve my problem was to go to the Associa office in Concord myself. I refused to leave until they provided and acceptable response to the problem. Unfortunate that this was the way it had to go. Rude, incompetent, ridiculous, despicable, zero integrity, and a complete joke are the best adjectives to describe Associa. Giving 1 star just because I have to give something there! I sold my condo and before moving I called them to stop auto debit. I was told not to worry and that as soon as the sale recorded, the auto debit would be cancelled. It didn't. They took another month of HOA dues and I believe it only stopped because I called to complain, and at that time I was told a refund check would be mailed to my new address. Six months later and countless follow ups, I finally decided I'm taking them to small claims. They said the check was mailed to the old address (a lie, not only I had forward service, the new owner was holding on to my mail and giving to me for quite some time). My advice to homeowners at this point is just don't trust these people. read more

I overpaid my dues by one month last year (Feb. 2014) and I have been calling multiple people and sending emails for the past year with NO RESPONSE! This company owes me $600 and nobody will email or call me back with an update. I keep getting the run around about how I will be mailed a check but I still have not received anything. I also tried to turn off my auto-pay feature but this has not worked either. Multiple people from this company have left and my representative (Meredith) has not replied or returned one of my phone calls. David Straph, a VP, also has not returned any of my phone calls as well. How does a company do business like this? I would not recommend this company to anyone! I'm not sure why anyone would hire them, their customer service levels and attitude is beyond anything I have ever worked with. They manage a development in Oakley where they hold $5,000.00 at close of escrow if the home has not had an inspection completed and passed per their guidelines. Monies can be withheld for things like paint, landscape and a minor driveway crack, so unsuspecting sellers walk away with less money then they expect which many times creates a hardship. In order to get back my client's $5,000, now held 3 months, he just re-painted his house which was just painted 2 years ago, in which in their own records doesn't demonstrate is wasn't in compliance, in hoping to have it returned but in the past week, I have attempted to contact 6 people including the president and general manager....NONE which return have returned any form of communication. Another one of our clients had to hire an attorney, who deemed they do not have any money to hold the $5,000 and they had to release it but does everyone have to hire an attorney Massingham.....really??? Arguably the most incompetent company I have ever dealt with in my thirty years as a CPA, Chief Financial Officer and business owner. They are holding $5,000 of mine for some repairs they requested I do on a house I purchased in a subdivision they manage. I emailed them approximately two months ago to let them know the work was completed and I needed my $5,000 back. To this day they have never contacted me directly with a status update. They did email my title company to let them know the property was inspected on May 20, 2015. Today is June 16, (yes still 2015) and we do not have an update from this company or the release of my funds. I did call them about ten days ago and they asked me to do more work to clean the driveway. I sent them photos of the driveway which was cleaner than any other driveway in the court. Still no communication, not even an email to say, "yes we got your email and we're working on it". The frustrating thing is zero communication. HOW ARE THESE PEOPLE STILL IN BUSINESS? I'm sorry, there are NO companies that are perfect without any complaints. This time my review is regarding how when I was responded to by this company I was pushed around from 1 person to another and some people didn't even respond. Mind you these are people whom we are paying are hard earned dollars to. Yes I'm in collections for not paying my dues. I acknowledged that. I sent in a settlement agreement through the collection agency who is charging all kinds of fees. I followed up with the collection agency (ATC assessment collection group) to see if there was an agreement quite often and was always told no. Until recently when I called massingham and associates after waiting 2 months I was told the or decision was made over a month ago. No communication I was told and I was being stuck with more fees because of that. This company do not want to settle with anyone. They want all interest and late fees. Now there's only a gate a 2 grass areas where I live. The gate is always broke. Why are we paying so much for nothing, I have no idea. They would rather sell my home and get their $5k and have me and my family out on the streets. I am a single parent and was excited when I brought my first home! I regret buying a house under this HOA! Do not buy if Massingham and associates is the HOA because they do not want to work with you. We purchased our townhouse in 2009 and had an alarm system installed. With that the alarm company puts a small 6"x 6" sign in your front yard, There are many of these is our complex. We received a letter from Massingham stating that in our CC&R's no signs can be placed in front yards, so we took ours down. After about 6 months we noticed we are the only ones who have removed their sign, so we put it back up. In less than 2 weeks we received a nasty letter from Massingham that our sign has been noticed and we are not in compliance and if it is not removed we will be fined. So, I walk out complex and make a list of all signs not in compliance and send it to Massingham. Their responce was that they have not noticed any other unit with a sign, but would start looking out for them.Now our cars have been marked with notices stating they have been parked in a stall to long, no ther cars have any marking, just ours. Now they really have it in for us. As of today 7/3/2014 I have noticed 11 alarm conpany signs in front yards. This companies system of managemnt is BULLYING the residents. Currantly I am trying to have them removed from managing our complex, before someone sues for harassment! DO NOT USE! read more

This company has got to be the worst company that I have ever dealt with in my lifetime. First off, they were notified of a leak at my unit, a month later they sent in a wrecking crew and tore up my ceiling and walls. They then left this open for another month while the temps dropped to near freezing. Then they sent in some workers that didn't cover my furniture,tv, carpet, walls properly. Then they brought a compressor that didn't work from the start and went to Ace Hardware and bought a 15 dollar do it at home yourself thing and proceeded to spray that popcorn all over my house, with barely getting on the ceiling. Then they had the nerve to send a e mail to my landlord saying that I locked them Out! That's crazy! These people are so incompetent and liars on top of it all. Now they are trying to get out of the job saying I made it difficult for the workers, HA. I still have the white crap all over in my back yard, on the storage unit, on my living room walls and on my sliding glass door. This was after me cleaning for two hours, scrubbing my carpets and my wood tables, furniture, back yard ac unit. My back went out after 2/1/2 hours of cleaning up the white crap. They were scheduled to be here from 8 am to 4 pm. They arrived at 8;40 and then promptly took a break at 9:20 am. Did some patch work that took them 4 hours and then fiddled with the compressor for an additional two hours before going to get the do it at home yourself popcorn sprayer. Sprayed that all over my house until 4:10 pm when I asked them to start cleaning up, the day was over. They said that they would be back on Monday, or of that week to texture and paint. To this day I have not heard from them. My landlord sent me an email saying that they have the right to terminate the job due to my making it difficult for the workers!
