I am a Landlord and rent out a house through this company. Their communication is the worst. I can't ever seem to get anyone to answer any of my emails. I never know who to contact for anything. I don't even know who my account manager is. My contract has been transferred to two different companies over 3 years. The first two companies were very good, but now that it's Atlantic Property Management the quality of service is definitely not worth the monthly fee I pay them. I think I could manage it better myself. I'm going to start shopping around for some other management companies in Atlanta. read more

My friend used this company and was always stressed . She wont say bad things about them but I will with her permission.Don't let the "5 star reviews" fool you. I had to help her most of the time to follow up since she was working alot.This is not a company that should be in this business, Their response time to maintenance requests from tenants is horrible. The only good thing is that their online system sends you an email as the landlord but you have to really follow up and send several emails which are not answered. Calling the office is also not helpful. The account manager seems to be covering for lack of response from the "field rep" or maintenance department. To say the lease, I agree with the other individuals who have left comments with regard to the horrible customer service that this property management has provided. I vacated a property at the end of August and to date I still have not received my security deposit from this property management company at all. You send emails or phone calls and no replies. It's really aggravating to say the lease and at this point I guess I have to drive out to the company to get an answer as to when my security deposit in which legally I'm entitled to will be returned. Teri the so called Turn Coordinator (whatever that means) is very unresponsive. All these people within that company have titles because their surely not functioning in the duties these made up titles and positions hold. Take heed. Do not rent from this company. I'm currently a tenant and this have been the worst experience ever. When I first moved, I went 2 weeks without A/C and refrigerator along with ALOT of other things. Now this is my second month and I've had mold and mildew on wall and carpet in 2 different rooms for almost a month now. Remind you I'm pregnant and have a toddler. They never respond to emails nor phone calls. I had to drive there twice to receive some type of response. The response is "we still haven't got in contact with owner of the property". I've heard this the entire two months I've been here. Lila and Tonya are very unprofessional. I'm highly considering legal actions. I wouldn't recommend this company to anyone. read more

We've had several problems with this management company and we're only one month into our lease!! It first started with the application process. Every time I called to check on the status, the person who answered would tell me something completely different. Same thing happened after they took my deposit. They told me it didn't go through even though it was clearly taken out of my bank account...it was such a hassle and mess to even get into our rental and it didn't stop there. On our move in day, we realized the house hadn't been cleaned even though they knew our move in date two weeks ahead. From the initial inspection, there were 5-10 things taken down that needed to be fixed....well it's one month later and they haven't been touched! Two other sets of people have come by to take pictures and take notes on the same things that need fixed. It's now been two weeks since I've heard from the company last despite my numerous phone calls and voicemails left during and after business hours. It's so frustrating! I would definitely not recommend this company to anyone looming for a rental house. We love the house but completely not worth the hassle and the extremely poor customer service!! read more

I'm not sure why this company even bothers listing houses for rent. They currently have 2 homes that I am interested in - both have the "self-tour" options. I went through the process of signing up to be able to self-tour (they took my money, of course), but as of yet have been unable to get into either home. Calling them does no good. I actually spoke to a live person today, and she told me she couldn't help me. Other phone calls to them (at least 10 calls in the last 3 days) have yielded nothing. After leaving repeated voice mails, I still have not gotten a return call. The codes they send me to be able to enter the home don't work. Other people have been at the property as well, with the same problem. Earlier in the week, I called them about a different property, only to have them tell me they didn't have that property for rent - even though I was standing outside the property that had their sign in the yard. What's up with this company? After reading many of these other Yelp reviews, I realize I am certainly not the only one with complaints about them. They are a joke. I will NEVER attempt to rent from them. They seriously need to be put out of business. Seems like their main job is to take people's money and then ignore them. If I could leave zero stars, I would. As a landlord with several rental properties I was working with APM for over 2 years. In this time I had at least 10 different assistant/property managers. But worst time started last year. My property manager left - again - and - again - no one took care of my new purchased properties to find a tenant. It took them 5 month to get the houses rent ready, market and finally find a tenant. Even worse they don't take care if the tenants don't pay their rent. Every month I had to ask for a statement to check the payments - did not get a statement automatically. And every month I had to ask them to send the tenants rent reminders as they never did. Certainly they took care of repair request as they own their own maintenance company. All repairs were overpriced - sometimes after arguing with rent ready repairs they lowered the price by half. I now hired a new leasing agent and take care of management myself and I am saving so much money because I get new tenants fast, the repairs are "cheap" in comparison, and I save management fees. But the most important my tenants are happy because they can reach me and I have peace of mind because I don't have to pay overpriced or unnecessary repairs and my properties are rented fast. read more

I had terrible experiences with APM. As a landlord of several properties I lost so much money because I let APM manage my properties. They needed 4 month to find a new tenant for my house because they spent 1 month untill they sent vendors out for making the property rent ready. It also took them 2 month untill they started advertising the property. After the new tenant complained about the not working stove they sent me a repair quote of $486.00 which I rejected and told them to purchase a new one. Nevertheless I found two month later an invoice for repairing the stove. Certainly no answer or explanation from the property manager Ted although I sent them copies of my e-mails. Worst experience however was last year eviction of one if my properties. No one recognized the tenant did not pay any more. I just received a statement - 6 weeks late - then I realised the missing rent. After 2 month he started eviction and it took another 3 month to finish it. The best part - they charged me a eviction coordination fee of $845.00 although the management contract does not state any coordination fee and their homepage states the eviction coordination is included in the monthly management fees. Regardless to say that I certainly agree with the attorneys fee - who did all the work - and that I took care of the set out. So $845.00 to APM for hiring an attorney - nice! read more

I Explained To Them The Given Situation Inwhich I Owed A Previous Property (Not Even 500) I Was Still Encouraged To Apply. After Applying I First Had To Call Them EVERY DAY To Check The Status. I Applied On A Wednesday; My Employment Verification And Rental History Was Not Verified Til Tuesday of The Following Week. The Person Whom Verified My Rental History Told My Current Landlord I Was Approved (Which Was Unprofessional). I Called Yesterday (Wednesday The 5th Day of Processing) And Was Told Everything Looked Good And They Were Still Waiting For The Landlords Approval. Here It Is Thursday, I Call And Its Been Denied! I Ask Why And She Replies Rental History Shows i Owed A Property! Umm Are You Serious I Already Informed You of This Before You Got My Application..I Was Told I Could Not Be Refunded My Application Fee; No Apology! This Company Is A Bunch of Unprofessional Black Females; And This Is Coming From Another Black Female. They Did Not Have The Decency To Call Me And Tell Me I Was Denied; I Had To Call Them. They Do Not Respond In Timely Manners And They Are Not The Ideal Company You Would Want To Deal With! My Advice To You Is Avoid; Go With Anyone But Them! Their Property Listings Are Far Less Than Any Other Property Management Company And This Is Why! Nothing but problems with this company since day one. First the punch list when we moved in was very large and not everything got addressed. then within the first month we discovered that there was a major sewage issue causing raw sewage to back up into tubs, showers, toilets and sinks whenever we used water. It took them two months to fix this and only a temporary fix at that, not to mention they destroyed our front yard and the drainage ditch that keeps rain from pooling up at the front door and garage....so guess what happens every time it rains? We also still have sewage smells from time to time in the master bedroom and that shower clogs up. After over 4 months of trying to get them to fix this, in which they apparently went through 3 maintenance directors, we have given up on them making it right. We went to them to terminate our lease and request that there be no penalty or reduced penalty but they refuse to do anything ethical. Because of the destruction in our front yard we are unable to mow the grass because of large rocks and pits in the fescue grass and our neighbors have been upset with the appearance of our lawn and the HOA has even made complaints. The manager at the office actually had the audacity to say " we are only in our second year of business and it has been really crazy here" REALLY?? That is not my problem.... a management company cannot take months to fix their rental properties all while neglecting the customers attempts to reach out and get their attention, then put the blame on the customer. Calls to their office go to voicemail half the time and are not returned. Questions, comments, and maintenance requests on their online tenant portal are hit or miss. My last maintenance request was completely ignored for months then deleted. I've been overcharged 10% for the past six months because they claim to have not not received signed documentation for lease renewal. My ledger was adjusted when I first complained, then went right back into the same problem the following month. Later on I was charged double for rent. I have literally pleaded with these people month after month, phone call after phone call, message after message, and here I sit on the verge of terminating my lease after being a tenant for two and a half years. I've never been jerked around like this by a landlord, much less a 'professional' property management company. I literally don't know what else I can do to get their attention long enough to resolve this. This company is the worst and so is Bianca. They recently put a house up for rent. This home appeared about 930 pm Wednesday night and was not on trulia or anything at this time. I called all day Thursday, did not get any answer. Finally I try the chat and get Bianca. I ask her how can I apply for the home, at this time the home did not have an application attached to it. All she would tell me is that the "home would be available soon". So I check all night and day for the application to be made available. Finally I go back and chat "Stacy" which is just Bianca taking time out of her day to be short and unhelpful once again. So I ask about the home and she says "the home is no longer available". That's all she would say. The application never came up on line and I asked her multiple times the previous day if there was some way I could apply for the home even if the application was not available. this company is the worst!!!!!!!! every time i have needed something done to my unit? i have to call, go to the portal send messages, screen shot them because i get no response. i would never recommend them to anyone for anything? not managing your property? not purchasing from them. if they can not handle simple maintenance repairs? and be courteous to the people that are paying their salary? why would i do anything with them at all. so i live alone, single woman, and have had a breakin, so lighting around my place is vital. each and every issue i have had i had to literally contact them several times to finally get someone to respond. there is only 2 units there and the man next door was robbed for his 5 times and has moved? and he had a security system. i am terrified to come home in the evening because the street is dark and i do not have adequate lighting where i go into my place. do these people not know that i will sue the pants off of them if anything happens???? well just venting but anyone trying to use them needs to know these things. read more
