He identified entry points where rodents were getting into the crawl space, explained that the air ducts did not need to be replaced, and instead recommended insulating the rafters, reinsulating the attic floor, and cleaning and reinsulating the crawl space. He also suggested installing an attic fan to improve air circulation. Throughout the visit, he was straightforward, knowledgeable, and very approachable. We decided to move forward with the attic fan. Umar updated the contract promptly and even came out personally to help program the fan and connect it to my phone. However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. It was fixed in about 3 hours with two plumbers. Definitely recommend Crawlspace Clean for rodent control and crawlspace cleaning. 5 stars.

I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty. Furthermore, the contractor I ultimately hired to install the vapor barrier pointed out that the subfloor insulation previously installed by Crawl Space Clean had inadequate support and was already sagging. John first came February 2022 to check out my rodent situation. He responded to texts and phone calls promptly and always very friendly and accomodating to my schedule. I got estimates from 3 companies and chose his because it required less new materials (he didn't think I needed to re-insulate the entire attic or spray a layer of foam, just cleaning and sealing). Less new materials is less gargabe in the landfill. He got rid of the rats nests in my attic and sealed up all the entrances to the house. It is an old house so there are many little nooks and crannies an animal can get in. He set live traps under the house and picked them up 2 weeks later (there was only one rat). When he came back he also put foam filler under my sink where it seemed there was a rodent. Fast forward to June, I had a rat in my kitchen that might have been trapped there since Feb. He responded right away and showed up at my earliest convenience. My cat killed the rat this week, but John left a live trap, that he had me practice a couple times to make sure I knew how to use it. He also sealed up another nook we found. I would recommend him again. He really means it when he says he has a warranty. read more

Our attic space was filled with old rock wool blown in insulation and some other foil fiberglass insulation sort of just haphazardly laid in. We also had a rat invasion and nesting within the walls and the attic. John and his helper completely cleaned out our attic, sanitized the entire area, set rat traps, closed a dozen entry points they found around our house with wire mesh and concrete, and cleaned everything up as good as new. They installed new eco-bats of insulation and the house is noticeably cooler during the few hot days we've had. Outstanding service. John and Arthur arrived on time each day and worked through the day despite the heat. The attic was spotless after they removed the old insulation and the new is trim and neat. We had a lot of rodent problems and not a hint of it is left. They found a couple of significant entry points and plugged them off and waited a week to see if any traps would catch any laggards (there were none). We first called Attic Kings about 4 years ago after heavy rains led to rats getting into our attic…read more They caused a huge mess, and I was especially concerned about the urine, droppings, old insulation, and fiberglass getting into the rest of the house. Moshe came out right away, inspected everything, and gave us a very reasonable quote to seal all of the entry points, clean and sanitize the attic, deodorize the space, remove all of the old insulation, and eventually replace it with new insulation. One of the biggest concerns for me was cleanliness. We had just installed brand new carpet upstairs, and the attic entrance is right there. Moshe covered everything in plastic and actually created a contained tunnel from the attic all the way downstairs and out the door so the old insulation and debris never traveled through the house. That made me feel much more comfortable about having the work done. Moshe and his team were fast, clean, and efficient, but what I appreciated most was how thorough Moshe was. He took the time to explain everything, sent us detailed photos, and never made us feel rushed. Because we have two attic spaces that connect along the roofline, Moshe did not just seal everything and immediately put down new insulation. He left traps in place and came back for several weeks to make sure there were no rats still hiding somewhere or finding another way in. Only after we were all comfortable that the problem was completely resolved did he install the new insulation. I really appreciated that because the last thing I wanted was to spend money on new insulation and have it ruined again. 4 years later, we still have the trap up there and have not had another rat problem. Recently, we had a completely separate issue with yellow jackets that made an opening near the roofline and got inside the roof area. After pest control handled the yellow jackets, I called Moshe just to ask whether the opening needed some kind of special repair. He came out the very next morning, walked the perimeter of both rooflines, found a few small areas that had shifted or opened over the years, sealed the area where the yellow jackets got in, and even went back into the attic to make sure everything was still secure and there was no evidence of rats. There wasn't. What really impressed me is that this was years after the original work, and he still came out as a courtesy to check everything. That says a lot about the kind of person he is and how he runs his business. Another thing I really appreciate is that when you call Attic Kings, you actually get Moshe. You are not dealing with an automated system, a call center, or a different person every time. He is very hands-on, and the people he brings with him have always been professional, respectful and clean. We even scheduled the original work while we were away from the house, and I felt completely comfortable trusting Moshe and his team in our home. His pricing was competitive, the value was excellent, and most importantly, the work has held up for 4 years. It is getting harder to find small businesses where the owner still answers the phone, shows up personally, stands behind the work, and cares about maintaining a relationship with customers long after the job is finished. A few days after we met and I signed the contract, the team came out to remove old roof debris left over from a recent reroofing, removed our home's original insulation, and installed fresh batt insulation in both the attic and crawlspace. They also added rodent proofing throughout the attic while they were at it. About a month later we heard critter noises, so I texted them and they came out to inspect. He didn't find anything in the traps but reset them to be safe. Sure enough, something took the bait because we heard it go off! Jose came back shortly after and discovered 2 mice (thankfully no rats), found a gap where the roof met the garage and sealed it up. He ran an ozone generator as a precaution for any smells. A couple weeks after that we heard faint sounds again. Jose returned, found one more entry point, sealed it, and since then there's been total silence! I really appreciated how thorough and persistent they were even after the job was technically done. Solid team, fair price, and they stand behind their work. Highly recommend Attic Kings!

I called around all the top reviewed places and decided on Original Rodent Proofing. They were…read morecompetitive, not the cheapest, but Shannon Lee sold me on their work, along with Brandon (owner's) call to check in and answer any questions. Their warranty on work done was another key factor. An electrician found a dead rat and droppings in the attic, so I needed clean up and rodent proofing. In the crawl space, a bunch of the ducts were unattached by wear and tear and plumbing work that had been done in the past (which I didn't know. No wonder my gas bill was so high over the winter!). Shannon and team cleaned everything up, sanitized, reattached the ducts and rodent proofed the whole house on the outside. Apparently the attic was vulnerable, as prior owners' foam had been chewed through in the eaves. After they were done they set traps which will be checked every few weeks. I will update if there are any further rodents but I am confident in the work by the company and team. I highly recommend this family owned company.

The guy who came out was on time, a bit eccentric and very passionate about rats. He was detail oriented and did a great job explaining the job and its breakdown. Unfortunately on the day of the job, we had 4 guys come to our home on time- but none of them spoke English. Now, I appreciate them coming out, but we just could not communicate and they did not have work trucks or shirts with their company name. An hour later, we had a younger guy show up and he spoke English. The crew worked really fast, did a nasty job of removing our rodent infested insulation and put in new insulation, they mixed concrete and patched up some holes as well and put out rat traps. They came back twice to check the traps and removed them. I think they did a good job, appreciate their punctuality. But management should always send someone who speaks some English and provide a company truck or at least shirts. I personally felt uncomfortable letting into my home a group of random men with no identification.

However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. It was fixed in about 3 hours with two plumbers. Definitely recommend Crawlspace Clean for rodent control and crawlspace cleaning. 5 stars.

The main issues boil down to three things: excessive pricing, sub-par workmanship, and a very short warranty period. About a year ago, I discovered a bad rodent infestation. Looking for a quick solution, I made the mistake of hiring Crawl Space Clean without getting multiple bids. I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty. Furthermore, the contractor I ultimately hired to install the vapor barrier pointed out that the subfloor insulation previously installed by Crawl Space Clean had inadequate support and was already sagging. Learn from my expensive lesson: always get multiple bids, and avoid this company.
