Recently we had a very bad skunk smell about a week before Labor Day. Our furnace provider checked our duct work and confirmed some rodent in our crawlspace. We frantically began our search, but many offered limited services (e.g. prevent but not remove/cleanup) or have no inspectors till after Labor Day. We are glad we found Attical. Their inspector Angie came next day, recommended that we sanitized the crawlspace and covered it in plastic etc. We approved, and next day, their team led by David showed up promptly. During the work, I asked if the deck needs to be checked too. David volunteered to remove a couple of planks and viola - we found the dead skunk right away thanks to his work! After removing it the smell improved dramatically in our house. The work is done well, and they even helped to put wire meshes around my porch and deck to prevent future rodents from coming in. I recently learned that I did not have enough insulation in my attic. There are a lot of opinions, but the information at energystar.gov seemed the most reliable. My current insulation was below the floor joists, which is an indicator that more was needed. It was easy to schedule an appointment with Atticali and Issac came by on time a few days after I called. He sent me a quote within a day or so. The quote was a little higher than I expected, but much lower than a competitor. So I went with them. There was a little delay getting the work scheduled due to material availability issues, but only a few days. When they arrived, they were very respectful of being in my house (the attic access is in my hallway). They finished the job quickly and were very professional, and I am happy with the result. There was a minor issue with the quote, but Issac addressed it to my satisfaction. Make sure you use the coupon on their website, but also make sure this is reflected in the quote before approving it. Side note: when I was looking at getting this done, I noticed a number of attic insulation companies were offering to clean up the attic to remove rat poop and other stuff in order to "sanitize" the attic. I was a little concerned about needing this (there was some old rat poop in my attic). But after consulting the CDC website there do not appear to be any diseases that I can catch from rats from old poop (or even new poop unless it falls into your food). So unless you have an unusual circumstance you can save a lot of money and NOT do this. But it is always good to your own research... read more

Eureka Valley Pest Exclusion misrepresents its stated policies and has poor business practices. Please note that I don't regularly review businesses on Yelp and that I only reserve these for extraordinarily well-run or substandard and inferior businesses. My rating is based on my experience as follows. After learning about a rat problem my tenant was having yesterday and completing due diligence and contractor research, I contacted Eureka Valley Pest Exclusion today 3/6/13. Their work hours start at 9am, so I called promptly at 9am and left a detailed voicemail message. To be fair to contractors, I don't call the second, third or forth on my list until I have heard from the prior ones. So I waited and waited and waited. EVPE's website's "Contact us" page states: "Messages may be left 24/7, with ALL CALLS returned in a timely manner." This is false. By 3pm I became wary that perhaps my message hadn't reached James, and that I was wasting valuable time to get the problem resolved timely for my tenant, so I called again. This time my call was answered, and after re-hashing my prior message James cut me off and stated "oh yes, I got your message, we don't do work in Daly City, that's probably why I didn't call you back". When I explained the building is only 2 blocks from the San Francisco County line and on the way from Pacifica (where the business is based), James again cut me off and explained, "If we stop there on the way, we lose money". EVPE's website's "About us" page states: "Based in Pacifica, California, we not only service the local community but San Francisco (city & county), SAN MATEO COUNTY AND THE PENINSULA." This is false. Daly City is in San Mateo County and it calls itself the "Gateway to the Peninsula". Considering that Mr. James Carr is "an owner/operator without any employees", it is not possible that he missed his own memo on his service areas, therefore leaving only two possible explanations to the bizarre encounter, either incompetence or questionable character and motives. For me that's all I needed, my gut instinct said when something is too good to be true, it usually is. That is to say, I smelled a rat (pardon the pun). More seriously, wasting money irritates me, but when someone wastes my time, fails to follow common business courtesy as well as stated policies, and deliberately lies, I must warn fellow yelpers. read more

we first hired eureka valley pest exclusion several years ago, during a neighborhood-wide rat and mouse infestation. we had tried two other pest control companies, and none of the others could solve the problem. Jay was amazing - he did a thorough inspection of our building and found all the small openings where pests could get through, closing them up discretely. I am very surprised by the high rating of this company due to poor customer service. I have called 3 times already leaving two VMs trying to get a call back for the service. I left detailed voicemail detailing the work that needed to be done and contact information requesting for call back since no one ever picks up the phone. In the end, I still get no contact. I cannot understand how this company can get any business having such poor customer service upfront. Update: I received a call back from James finally after he saw this review. Apparently he just wanted to call to discuss this review. He hang up after 1 second and stating he does not want my business after this review. I do have phone logs to show past calls on 1/29, 2/1, and 2/2 due to Google Voice logs. In the phone log, it also shows James calling on 2/2 after this review is posted. In any case, we mutually decided not to work with each other further. Personally, I cannot work with or trust someone I can never get in touch with anyway. Even if it goes on to state they are not taking new customers later, but these two things would be pretty confusing. Rats, rats, rats, and three pest control guys later, I finally left a message with Jay pleading with Jay's answering machine to help me solve our rodent issue. He took pity on me, returned my call promptly, and set up an appointment the next day. I liked Jay instantly, he is friendly, personable, has character, and most importantly knows his stuff when it comes to rodents. The first three pest control guys were worthless and one even caused more problems. They did not look around to find out how the rats were entering into our home, they just set traps and said that they would be back (and charge us way more) to seal the holes that they didn't really even bother to look for. Jay has you prepare by moving everything away from the walls so that he can really inspect. He found that we not only had rats, but mice as well. He also inspected our neighbors who also share our walls. He found a major entry point on their property and even gave our neighbors some tips and helped to block off one of their rat holes that had nothing to do with our house. I actually felt happy for the first time in over a month after having Jay come to our house. I can go to bed knowing that we are well on our way to a rodent free home and not wake up in the middle of the night to a rat scampering through our walls. read more

I hired Jay to come to the home where I was working... probably six years ago, because they had a rat problem. This guy really is the best - he looked over the whole house, found problem areas, offered solutions, and did the work at his estimated price. Basically, he covered up a gazillion holes in this home, which had never (at that time) been remodeled, suggested that we have the gardener trim back all the ivy in the back yard (apparently rats love that stuff), and installed eco-friendly, VERY kid proof rat bait boxes. We haven't had a single problem with rats since!! Unfortunately, where there are rats, there are no mice - apparently they don't co-exist well. Sooooo....we ended up with a mouse problem once the rats were gone. NO PROBLEMO! Jay came back out, installed mouse boxes, did some clean-up, offered more fantastic suggestions, and WALLA - no more mice. He comes every six weeks or so to check on the bait boxes (rat and mouse), refills, lets us know what's happening, etc. He has a payment plan set up, and you can just pay for the service and he does the rest. A few weeks ago we had a bed bug scare. Jay doesn't "do" bed bugs, but he came to look, offered his opinion and advice, made a great recommendation, and didn't even charge us because we've been customers for so long! James is awesome. I got a response to my email inquiry the same evening with documents outlining the entire process. I called back the next morning to confirm that I would like an appointment, and we settled on Friday afternoon of that same week. At our appointment, he gave a thorough inspection of the premises, and found the areas that the rodents were gaining entry. He sealed up the areas that needed it and set traps in multiple spots for full coverage, but also ensuring that the dog wouldn't be put in harms way with any of the placements. He even invited me to check out the work he was performing, explained what he was doing, the materials he was using, and the why behind some of the techniques. I always appreciate learning from the experts. Now, for the next 30 days, I don't have to worry about a thing. If i see something or have any more problems, James will come over and take care of it. This guy is kind of a dirt bag. I called today because my tenants reported an issue and I am not local anymore. I left a message asking why he is advertising if he no longer accepts customers and why not leave a referral. He called me right back, but I was on another line, he left a nasty message telling me that "he is not going to stop advertising, he is not taking any new customers, and no, he will not make any referrals because no one is as good as him, and if I don't like it then, tough!!!" Jay visited our house to address a mouse problem. He was very professional and identified the source of our problem quickly. He put a plan in place to deal with the mice and even returned on short notice a few weeks after his initial visit, to answer additional questions about our mouse situation. He checked on the mouse abatement tools that he had put in place and gave us additional information about mouse behavior, process etc. He really knows what he's talking about when it comes to mice. People interested in free inspections/estimates may get bumped for cash paying customers!!! I wanted to have a great experience after reading the yelp reviews, but that was not the case. We moved into a new home a month ago and I think that we might have mice in our garage. I contacted Jay 3 weeks ago for the free inspection/estimate that is advertised on his web page. When he wrote back he gave me two options. Either I could book him to come out in 2 days and do all the work for $550 cash or $650 check ~OR~ I could book him to come out and do the free inspection/estimate 3 weeks later. I decided to book him 3 weeks out for the free inspection/estimate since I was not 100% sure that we have a mouse problem. 1 week ago he called to say he had a family problem and needed to change my appointment to the following day. So I changed my schedule at work and made myself available for a 2:30 appointment on a Tuesday. On the day of our scheduled 2:30 appointment I got a voice mail at 3:00 saying he had an emergency appointment to go to, so he would be at my house at 4:30. At 4:30 he called and said that the emergency appointment was taking a long time and asked to change me to tomorrow instead. I told him that was not possible b/c I work until 5:30 every day. Then he explained that he only works weekday business hours. I had to use 3 hours vacation to be home for that appointment and I am not going to do that again. I was very upset by this experience, and did not expect such bad business manners from someone so highly rated. I suspect that I was bumped twice for someone willing to pay cash. i was extremely disappointed to be refused service from James because I am renter. I live in a 7 unit apartment building, on the ground floor and, and can see a hole between the yard outside an a pantry closet in my kitchen. I haven't used the pantry in over a year, because I found rat droppings. I removed the droppings, they came back, I have a problem. I can see where the rats are coming in from outside, through a hinged door that doesn't close properly. When I showed this issue to the property owner he suggested that we insert a sheet of drywall in the pantry, losing more than half the space of the closet, and not addressing the problem of rats entering through the door outside. I decided to call Eureka Valley Pest Exclusion, to get a professional solution. When describing my rat issue to James, he cut me off mid description and told me he only works on single family homes. He explained that he can't guarantee apartment buildings and suggested that I call the landlord. I told him that the property owner had proposed an inadequate solution and reiterated that I was only asking him to address the specific issue of securing my pantry and the outside ill closing door entry point. I assured him that, like his property owner customers, I too have money to pay for his services and even still, he refused to work with me. I am a woman that is completely freaked out by rats and now I get to to do this work myself. Thanks, James, for being exclusionary. We contacted Jay after our new place developed a mouse problem that quickly escalated from mild to major. He came to our house for a very thorough inspection, and quickly discovered the likely entrance/exit point the mice were using. He also provided some general advice on how to store food and other mice attractants. A week or so later, he came back and sealed up the hole from the outside, then put bait stations out throughout the house. Took a couple of weeks, but the mice eventually abated, and we haven't seen any in months. Jay was always thorough, conscientious about our pets/kids, and very transparent regarding billing and exactly what was covered by each payment. Would definitely use him again, although I hope we don't have to. read more

We have used him for years but when we had bed bugs he sprayed (twice) exposed us to a ton of chemicals, but didn't properly treat the problem. He did not spray our mattresses (dust covers still intact) nor did he spray our luggage or have us launder our clothing. He insisted he knew what he was doing - in the end, he quit rather than admit he he clueless about treating bed bugs and we hired Isotech who did a fantastic job, but we could have avoided all that if Mr. Carr had simply told us he is not qualified to treat bed bugs! read more

I was worried hiring a person to do the job. Jay, however, quickly dispelled worries. He did a very thorough job. I live in an old Victorian, full of holes that give rats easy entry. Jay, spent hours filling up the holes. and putting out traps. He cleaned up droppings, and paid attention to what was needed. To say least, I am relieved. We own a house in Potrero Hill and all the recent construction displaced rats which were using the fence-line as a rat highway along Arkansas Street.
