Such a scammer! This place is overall new and nice, located near the Brea Mall area. However, the leasing team can take days to reply to small inquiries and often responds with useless answers regarding packaging and parking issues. Most ridiculously, we have been paying rent on time every single month, moved out on 8/8/2025, with NO PETS, NO CARPET, NO DAMAGES to any appliances, leaving the apartment in nearly perfect condition except for some normal dust and wear, which I have video evidence to prove. We were charged $600 for DAMAGES?? I contacted the prior department once I received the notice and was told to wait 7-10 business days, but still no response. At this point, it has already violated California law regarding deposit refunds within 21 days. We are disgusted by the fact that the community is trying to scam tenants' deposits by ignoring disputes and charging unreasonable amounts. read more

The best part of living here is that the building is newer and the cleaning crew does a great job keeping common areas clean. Unfortunately, that's where the positives end. The biggest issue is the lack of security and enforcement. Parking rules are not enforced overnight, and cars regularly park in unauthorized spots for hours. Cars have been broken into, and people without proper access passes can freely walk throughout the building. What's most concerning is the lack of communication. There was a serious incident involving a stabbing where blood was visible on multiple floors, yet residents received no notice or explanation. Recently, police and a CSI van were outside the building with again no communication from management. When safety concerns are raised, management has stated that residents "shouldn't assume the building is safe" and that locked doors provide a "false sense of security." That response alone is alarming for a managed residential community. On top of that, rent has increased nearly 10% year over year. When you reach out to the renewal team, the responses feel canned and robotic like you're dealing with AI or someone with no knowledge of the local rental market. I hoped this would be a long-term place to live, but the lack of security, transparency, and accountability from management has made that unlikely. read more

Horrible maintenance issues that never get fixed. The pools and hot tub are constantly breaking. Rarely does a hot tub actually have hot water. Don't let the nice landscaping fool you. There's a reason the pool area is usually empty. read more

TLDR; expect to lose most, if not all, of your security deposit. Expect front office people to stop being polite once you sign your lease. Expect 1/2-3/4 of grills to not work at all times. Expect the loudest A/C unit of your life. 1. Don't even bother cleaning the apartment because you will be assessed the full cleaning fee even you clean the apartment before you move out and leave it in better condition than the dusty condition you receive it in. You also have to pay a repainting fee and carpet cleaning fee no matter what. 2. The front office is widely unapproachable with any issues or help you need after you sign the lease. During the walkthrough I was told I would have a parking spot on the floor of my apartment, only to have it 2 floors above when I get my lease. Only after arguing with the front office did they kindly move me to a spot on my floor, albeit on the complete opposite of the nearest entrance to where my apartment is. 3. 1/2 to 3/4 of the grills never work. But at least they are usually clean. 4. The A/C unit is obnoxiously loud and the thermostat is outdated. 5. Expect to have a guest towed. 6. Maintenance requests will be resolved in 3-5 days, which frankly is too long given maintenance issues tend to be more urgent. And they will never wear shoe covers or take their shoes off before walking in. 7. Lack of natural light for the inner courtyard facing apartments make it depressing. On a positive note, the cleaning crew is great and its a nice location. But the lack of transparency, absurd fees, and rude workers made me so glad to move to a new apartment complex. read more

After now living here for 2 years, upon going through my second renewal they are increasing rent from $2600 to nearly $3100 for a 1 bed/1 bath. Expect these types of jumps in pricing during your renewal periods. I inquired as to why my rent was going up by such a large margin when online, similar units were renting for around $2600-2700 and was told I could "conveniently" transfer to one of those units if I wanted. I figured if I need to go through the process of moving, I'd just move elsewhere as they are making it extremely inconvenient and expensive to just stay in my present unit. Amenities still are going for long periods of time (months) being broken with torn up couches and broken bbqs in many of the common spaces. I'll be moving elsewhere this year and would recommend you looking at a different complex yourself unless you are ok with massive rent increases year over year and don't mind broken amenities that are often surrounded by dog waste. read more

My family of 3 live here. We haven't had any negative experiences. The people that work from home seem to complain about everything since they're always home. We leave at 7am and come home at 1pm, the halls are clean and smells like Pinesol cleaner. I see the cleaners everyday too! Someone did throw glass in the pool and they closed it for like 2 days but it's winter, not a big deal. I don't see anyone up there when I go lounge in the sun. I haven't heard a dog bark or people yell. Either way, living in an apartment means you will experience noise. So expect noise and basically any sound. Like I said, the work from home people complain about everything so I feel most of the negative reviews are about that. I think the staff is nice and knowledgeable as well! In terms of "cracks in walls" and imperfections, I think we have some too but it's not my forever home. It's a temporary apartment, it's not going to be 100% perfect. Otherwise, I think this apartment is perfect for my family for now! read more

We stayed at Avalon for almost half a year. Here is my honest evaluation of this place. Pros: - New - Nice gym - Nice rooftop pool area - Usually well maintained (Maintenance staff is pretty good) - Good HVAC in the units Cons: - Front office staff (most of them, especially Cassandra, seem to DGAF. Daniella was cool, though.) - Entitled tenants (not cleaning up after themselves or pets) - Cheap appliances (they look nice, but are flimsy and not well made) - Parking Garage races (basically people who think the parking garage is an extension of the Nurburgring Nordeschleife and go like 50mph. Looking at you, blue AMG Benz - no one is impressed) - Constantly malfunctioning elevators (my wife got stuck in one of them and the fire dept had to be called) Overall, it's an OK place to live, but the asking prices are pretty steep. As long as you don't step in some loser's pet's poop/piss or get hit by one of the racers in the parking garage, then you should be OK. Moved in last month and so far the experience has been amazing. From our first day visiting to gather information regarding available units, to the move-in process as well as living here, I have not experienced any difficulties. On the contrary; it has been quick, easy and enjoyable. Shout out to Viktoria in the leasing office! Her professional, friendly and approachable demeanor definitely made the process smooth and effective. My roommate and I communicated to her what we were looking for in an apartment, and she delivered exactly what we wanted. Fortunately, there was an available unit (that we fell in love with as soon as we saw it) that had everything we asked for. The application process was quick as well; we applied on a Tuesday, and come Thursday, we had our apartment. Move-in was also smooth. The premises are very clean and well kept. So far, all of the requests that we have made of maintenance were completed in a timely manner (less than a day). The apartment was new, clean and, unlike other reviewers here have posted, all of the appliances were in great working condition. So far, we have not had any issues whatsoever with our apartment. One of the best parts has been the super fast internet that is equipped in each unit; my roommate and I used to have a myriad of issues with internet companies throughout the years at old apartments. Here, however, we have not had any issues the internet and enjoy it, especially on days that we work from home. Only concern is some tenants driving through the parking garage as if they are on the freeway (hyperbole, but you get my drift). Management is good at communicating important notices to tenants through e-mail. Overall, I am having a good experience here, and am satisfied with my move here. read more

The leasing service was poor. During my visit, the overall experience prevented me from enjoying it and considering leasing. As a first-time guest, I found the self-guided tour challenging, especially since I was unfamiliar with the layout despite having a map. Having to save questions until returning to the office was inconvenient. For first impressions, Avalon did not perform well. It appears that the new self-guided tours aim to save money by reducing staff. While the place looks nice and new, as a first-time visitor, I cannot recommend it. read more

We're the first tenants in our apartment (building A) and although it definitely looks great aesthetically, you can tell this apartment was hastily put together. We already have cracks in the paint, the water pipe beneath our bathroom sink burst (flooding our contents in the cabinet), ants already infiltrated multiple parts of the apartment, etc. Our biggest complaints and reasons why we won't renew: 1) Our apartment faces Birch/State College, which is a large intersection and where an insane amount of motorcycles, fixed up cars (loud mufflers), and never-ending construction occurs. Yet, with all windows closed, we hear every single time one of the above passes the street. The windows should've been better at sound proofing, as designed cannot drown out the endless noises. 2) The parking structure is a joke. Prepare to be followed in by endless amounts of friends of guests. Be prepared to have random people waiting by your usual entrance for you to let them in. We literally had a guy sprint to follow us in. It was very unsettling and when reported, the front office told us to refer to the police (aka they didn't want to do anything). Guests + tenants alike also try to park for free by using spots they think are not taken. Meaning there is zero parking enforcement. If someone is in YOUR spot, the office tells you it's not their problem. Then you're stuck with the discomfort of calling a towing service yourself and possibly having to deal with the offender retaliating on you. Cost vs apartment/amenities/problems above: Our rent is 3150 with a 1bd/1ba, 2 parking spots, and one storage unit. It's essentially a mortgage in most places. We just don't think we're getting the bang for our buck given all the endless issues I've stated above, as well as, the ones listed by other Yelpers. I would only consider renewing if they hired 24/7 parking enforcement and security. That alone would make the cost more palatable as we genuinely don't feel safe at times driving back late. I tend to escort my wife to the car on her way to work as a result. Only positive is the maintenance staff are A+, they get things done as soon as you request help. They follow up, they're friendly as hell. read more

Trash rooms are always full of trash, people are always racing through the parking garage. Lights are out, exit signs are broken, gates and elevators are broken more than they aren't. People leave doors open to let their air bnb guests in. Packages get stolen. There are signs posted all over the garage telling you not to leave valuables in your car, because yes people will break into them. Don't think the building is even remotely secure because of the fobs. Maintenance will just let themselves in whenever they want and no one will do anything about it if you bring up the issue. So far no issue, maintenance is fast and leasing office responds right away. We do have some dumb tenants who apparently don't know how a trash chute works and just shove the bag halfway in without making sure it closes, or they drag their trash through the hall and leave a trail/smell for the housekeeping staff to clean every morning (seriously, it's not other people's job to clean up after you). I do wish the parking structure has speed bumps, there's always handful of drivers (usually BMWs or college kids, no surprise) who need to tail you to your parking spot. You don't look cool, you just look like a tool doing that. read more

I've been here for a few months and I can honestly say it's a wonderful experience. Pros include having a beautiful clean apartment with a gas stove, full sized refrigerator, microwave, washer and dryer in unit, a gigantic bathtub, patio, and I love the layout of the studio apartment that feels like the bedroom portion is nicely sectioned off from the rest of the apartment. Don't forget the lovely pool, workout areas including two rooms (one with a barbell, plates, squat rack, dumbbells, plyo boxes, and kettlebells) and the other with more cardio-focused amenities (treadmill, rowers, bicycles with peloton-like screens). They also give little crunchy treatos for the pups and have a lovely lobby area, place designated for secure pickup of your Amazon deliveries, indoor mailbox area so no one breaks in, covered parking structure, and barbecue grills and lounge areas outside. My apartment doesn't get the morning or evening sun so it's nice throughout the day, and I have a lovely view of the Brea tracks running/cycling path. It's walking distance to Target, D'Vine, pho, a nutrition store and Crumbl (and other stores) and so forth. I won't ding them for this but the smoke alarm does go off when I cook on occasion (even if I'm not burning anything) so keep that in mind, which can be annoying... and unless you pay for the upgraded apartment amenities your parking spot will likely be a different level than your apartment. Not a huge deal about the parking but is somewhat odd. Customer service from the front desk is excellent, from start to finish the consultants are professional to interact with and friendly. All in all, I am pleased with my experience. read more

So far so good. I was the first person to move in here. I really like the pool on the roof top. I made sure to get on the 4th (top) floor as I promised to never live under someone coming from a first floor apartment. Rent is pricey for a 2 bedroom but that's the cost of living in CA. By far the nicest and newest apartment locally. Security is solid as well. Love that they have two gates for the parking structure. Miss having a nest thermostat but that's my only gripe so far. Hoping this place stays clean and free from nasty/annoying people. The neighbors I have met so far seem quiet and friendly. Would definitely recommend. read more

However, I did encounter some issues with one of the female employees, which made my overall experience and impression very poor. She was quick to dismiss my questions and did not make me feel entirely welcome, when I went to go ask a question after the tour it seemed like she was too busy talking to her partner outside of the office and I didn't feel entirely comfortable moving in an environment where the workers themselves paid little attention to the residents or potential residents It saddens me that's I really found an apartment I liked however I was turned off by the lack of care and attention a single staff member displayed. read more

Was the first person to live in my apartment & I have to say, there was a mix of the good and bad while living. PROS: - amazing, new community spaces where you unfortunately cannot host - 2 spacious, awesome gyms - safe community CONS: - no parties allowed in these huge community spaces - hot water won't get very hot (maintenance explained that there is a cap on maximum temperature?) - inconsiderate pet owners who don't pick up after their dogs - drivers who don't obey the speed limit in the parking garage (I was almost hit by a car multiple times) Another thing: Amanda was my leasing consultant and while she was initially very helpful, things turned quite sour. I'm a night shift nurse and asked specifically during my tour if there would be day time construction/noise near my unit. Amanda said there would not be. Within a month of moving in, there was construction right outside my window for about a month and a half. They were creating the walkway from building A to B. I reached out to Amanda to which she denied every stating that there would be no construction. I corrected her, stating that I would have never moved in if she had said there would be construction. I then reached out to her supervisor and this situation soon became a "she said, she said" situation. Connie, her supervisor, was able to be more professional and helpful than Amanda was. However, I felt very uncomfortable seeing Amanda around the apartments for the remainder of the 10 months of my lease. At one point, she even rudely interrupted a conversation I was having with her nice coworker. In conclusion, I would not recommend working with Amanda. While I enjoyed living alone here for a year, I hope the leasing company continues to think of ways to improve these issues mentioned. Happy apartment searching! read more

The complex has been good to me as far as my unit and needs but the amenities are the focal point of why we pay the high rent along with the Area, but stuff is always broken. The rooftop isn't taken care of usually, which is a bummer. Gate for resident parking in building b hasnt been working for a while now but they put small signs out and emails that remind us to lock our cars and not leave valuables saying that car thefts are on the rise regardless of security or private garages, but the garages don't won't properly. The staff is still very nice, they clean up the hallways less often than before but it's still maintained and no major complaints there. I just hope we get the luxury living we are paying for and they so heavily promote, soon. These amenities need to be a focus for the way they're charging. When I had a package stolen, Connie told me they were hiring someone to handle the packages in the package room and it's still always a mess in there so I don't know how much to believe anymore. Let's hope this year gets better ! Avalon can be great, just needs some love. Neighbors are great for me. Nice people. read more

I've been leaving here for 6months now and there are some pros and cons Pros: Everything is new, and clean. They do a great job of keeping the building/shared common areas very clean. The front desk is always very helpful and responsive. The place has so many great amenities such as the rooftop pool, bbq and lounge areas. They also have a lot of fun/cute events monthly. Cons: For such a new building the elevator has gone out of service so many times now. The AC unit inside our apartment is so loud- louder then anywhere i have ever lived. There's also a noise that goes off throughout the day and night we hear from our spare bedroom its kind of loud and annoying. (not a huge deal but it's not like the rent here is cheap for us to have these things) Lastly unfortunately there a lot of people that live here that are soooo inconsiderate. It's a non smoking building yet we always have smoke coming through our windows. A lot of people here have race cars that have been loud outside our windows sometimes at 3am. People don't pick after their dogs -theirs dog poo surrounding the building everywhere. And people dump their trash basically everywhere.. luckily they have people constantly cleaning up. :/ read more

I've been here now for a few months, and so far it's been a good experience, I love my place, the communication with the leasing office has been good as well. Nothing unfortunate has happened as of yet. Maybe the stars has aligned in that area. From what I've seen, some others experience hasn't been so stellar, and I hope in all fairness that their issues be resolved, and management will work it out. Because overall , this is a nice location, convenient to everything you need and want , some kinks need to be worked out obviously, and I have faith it can be , if they want to continue to lease property successfully and strive to be among the best. You want happy tenants , a great community to live in. That insures , money coming in. The only honest complaint I have is the epic amount of pet waist that is left around this nice community. And that is the responsibility of the owners., Not maintenance, they do their best, btw. I don't understand why degrade the beautiful community where you live? As well as not allow others to enjoy where they spend a good portion of their income to live, to come home and see as well as smell the remains of your pets? Why even have them if you don't full take responsibility for them. That says a lot about you . And how you feel about yourself and where you live. I'm sure no one wants to feel like they live in a zoo. No one, I'm hoping that management can eventually come up with a solution to ensure that the integrity of the community stays intact. Like cameras or something to catch offenders , send warnings or something, I've read other places have worst problems, with people letting their animals use the hall ways and elevators and don't do anything about it, and I know for me , that is a deterrent, when I'm looking for a place to live. How a property is maintained, is a JOINT EFFORT. Not just the management, but THE ENTIRE COMMUNITY. Because it would be such a waste of a nice community overall. To let it become run down , then these same persons will really have something to complain about. Respect your hard earned money. That you spend to live here, your neighbors, as well as yourself. Be apart of the solution , and not the problem The flip side of this? This could have been a NO PETS ALLOWED SITUATION. Like in the old days. But they are given grace and allowed now. I have been a resident here over a year. I moved in during construction of building a and had no issues at all surprisingly. No noise complaint the entire first year. I work from home, and my job requires deep Focus. As of March 2023, I have submitted multiple noise complaints to the leasing office NOT involving any current tenants. There is continuous door slamming in the hallways that will jump scare you all day long. If you are home to hear it. I have been informed that they have recently started self guided tours, after particularly uncalled for situation one day after I heard multiple door slams in the hallway. I poked my head out in concern, and was told to "mind my own fucking business" by a person that does not live here and was just viewing an apartment on their own tour. Construction being done at the end of the block is causing our fire alarms to go off constantly throughout the day, which is not the issue. When the fire alarms go off, they close heavy doors in the hallway until they are manually reset by somebody people walking through them will just let them slam very loudly behind them. Self guided tours, and Amazon deliveries are now constantly walking throughout the hallways and this is causing nonstop slamming throughout the day. The leasing office has not provided a resolution, even after I have requested Cushing the doors. Instead, they have just offered to break the lease. So far so great! Moved in a couple of days ago. Feels like I'm on a permanent vacation! Amanda was my leasing coordinator and was truly so helpful. I am not an easy person to deal with when searching for a place and making decisions and she was honestly so patient, caring, and accommodating. I met the maintenance crew in the hallways and they seem so chill and helpful as well. Everyone wants to help and no one pushes you away or delays things. The quality of the units is insane. I got a chance to view several different layouts/models, with and without upgraded appliances - they are ALL beautifully built with detail. The lighting is perfectly placed in the units, the windows are amazing quality and tightly sealed, the base boards meet the floor, the floors themselves are tightly placed with attention to detail, the paint is perfect not a dot of paint anywhere outside where it needs to be , hardware is top of the line. Just everything. These little things matter when it all comes together. My last place boasted about being luxury living but when I got there- these little things are not taken care of or installed with care and it really makes a difference in the overall feel of things. The gym is nicer than equinox. The lobby/clubhouse area is a huge plus- the design feels so up to date and upscale. I just love it so far and I'm so happy with how everything came out and so happy with my unit! We are set to move in on the 19th and everybody's been so friendly and so nice... The units were exceptional they're really worth the price... Everything's super modern and clean no carpet... The hallway coming to the door is concrete super clean... Washer and dryer are full size!! The soaker tub is huge my son is 6' 5" and it will fit him... They don't come with window coverings but the glass is one way... I like this because you can pick your own and put them up.. High end finished and ready to decorate...The studios I can tell are even spacious just from seeing a 1 bedroom just 100 square feet larger... My son has two macaws and no one even batted an eye they were very welcoming... Everything is literally right there for food, shopping and entertainment... I can tell you we signed for 18 months but we will be resigning when that's done... So proud to be calling Avalon home read more

Thoroughly enjoy my place at the Avalon Brea Place. It is a new apartment complex in Brea. Location within Brea is top notch with Sprouts in the shopping complex next to apartment and the Brea Mall is also walking distance. The only thing is that the complex is still under construction and convenient elevators and access points are closed off so I have to go around. read more

I have lived in both buildings at Avalon Brea Place and it is the best community in the area. I've lived in several apartment communities in and around Brea and nothing even comes close to Avalon. The staff is incredible, I have to say that Amanda is beyond helpful and always there for us whenever we need her. We transferred from the "B" building to the "A" building and she may it so smooth for us and was so patient while we decided what was best for us. Maintenance is hands down the best team around. So quick and friendly and they communicate really well. Every time I have ever reached out they have been there and gotten it done! I cannot recommend this place enough. The amenities are incredible! The rooftop pool literally makes you feel like you're in Vegas on vacation. It's a great amenity that's there to escape for a little! If you want a luxury apartment with incredibly people that make living here even better, Avalon is the place for you! read more

Again 1 star. The person I spoke to on the phone had said they would wave the application fee prior to even knowing my situation. Crazy enough I hardly talked about what I was looking for in a unit other than a 2 bedroom. Immediately pushed application which is unsettling without seeing the property. I asked for policies and what they look for in tenants and she focused primarily on monthly income. Despite the owner of the building responding I don't see much of a apology. They email me constantly for the fee for the application but to be frank with hardly any effort put into my application why would I? Especially when I was told I did not need to pay it. Communication is key and a week later I found a brand new unit at a new building in Anaheim that has the same policies but funny enough took the large sum of the deposit. This location has poor business ethics and goes from the employees forward. read more

Went to get a tour of these apartments.. floor plan is hideous.. way too overpriced.. glass doors everywhere which I walked right into .. can be dangerous . Very nice amenities but they need to lower the price or get a better floor plan. It's a joke read more
