This is long overdue! My husband and I lived here for 4 years and loved it so much. We lived in a two bedroom apartment located on the second floor. All the floors except the bedrooms are laminate flooring which made it easy for cleaning up. The sliding glass door is double pained which helped reduce any noise. The apartment layout is awesome. It has a large living room and the bedrooms are a good size. One has a walk in closet. There are two bathrooms. One a tub shower combo the other a shower that has two small seats on either side which I really liked. My husband and I were able to have separate bathrooms which is also was nice. The community is nice and everyone is friendly. It has a nice pool and jacuzzi. There is a large game room above the laundry room that is great for hosting and relaxing. The staff is wonderful. The front office staff is efficient and act fast with requests. Cecilia is very professional and personable. She is prompt in her responses and takes you into consideration with your needs. The workers are also great. They are very professional, friendly, and respectful. I never had an issue and I did not have to wait a long time to get issues addressed. My husband and I enjoyed our time immensely. It is close to birch street and the mall. You can hop on freeway and go elsewhere quickly. The rent is fair and they do everything to not raise it crazy. This is great community for all ages and different stages of life. read more

The apartments were very spacious and maintenance was very nice and attentive. These units are not family friendly with poor insulation. Most of the two bedroom apartments were upstairs and the 1 bedrooms downstairs. We had complaints during non quiet hours from our downstairs neighbors. We asked the office several times to send us "proof" of the noise as our neighbors started video recording us instead of having a healthy conversation. The office never gave us the proof we requested. Instead, they told us the problem had been resolved. But a week or two later we would get a demand letter for the noise to stop, this inconsistent pattern of being told we were noisy and then ok happened for months leading me to PTSD over losing our home. I offered to give the neighbors our phone numbers so that they could text us if we were bothering them. I bought rugs for all of the floors. I was tip toeing around my home in fear of eviction. The office could never tell me what the next escalation steps were. My children were in school from 8-4 everyday and the noise complaints were between 5-7. The Karens couldn't deal with communal living. Unfortunately we are not the only ones to experience this. I have seen the same type of noise issues reported on FB, Yelp and Google reviews. Do not move here if you have children. I recently connected with another old tenant who moved out due to the harassment from Karen neighbors and the office. Overall, and unfortunately, my experience here was not entirely pleasant. Initially, I was very hopeful about living here. At first glance, the property seemed nice, and the people that lived here appeared to be friendly and welcoming. The first red flag that we noticed was that we were told different information regarding available units, as well as move-in dates. It seemed as if depending on who we asked, we would get different answers. Finally, we were able to secure a two-bedroom, two-bathroom unit upstairs in building seven. Initially, things seemed pleasant and enjoyable. That all changed several months into living here, when my roommate and I started having issues with our downstairs neighbor. A "Karen" in all senses of the word, she made living comfortably in our apartment extremely difficult. It got to the point where my roommate and I were walking on eggshells. The woman complained about our 15 pound puppy "running 24/7 and making a lot of noise" - mind you, this is a pet-friendly community and there is no way a 15-pound pet can make the noise this individual claimed to have heard - talk about superwoman hearing! Like grown adults, we approached this neighbor to try to maintain communication and problem-solve, but we were met with passive aggressive behaviors from her which made the living situation even more uncomfortable - looking away whenever we would walk near her, banging her ceiling with a stick so loud that my roommate, my pets and I were startled, to name a few. We expressed our concerns to management, and while it seemed as if they were listening and were being supportive, we were also given mixed messages regarding the availability of other units we could have moved to, the appropriate course of action they could take to support us, and how they would be able to deal with the aforementioned problematic neighbor. Ultimately, we decided to move out, since we did not feel that management provided us the support we needed and because we knew that we could no longer live in our unit. The apartment unfortunately no longer felt like a home - just a physical unit with our belongings. Although we had expressed to management the urgency of finding a resolution, it did not seem as if our concerns were given the importance that they needed. I really wanted it to work out here, but it was not in the cards for us. We found out that we were not a match for this place. If you do move here, first and foremost make sure and inquire about the neighbors you will be close to - especially if you have pets. We found out that a lot of "Karens" and problematic people live here, so make sure that it is a place that you would want to bring your family and pets into. If you ultimately still decide to move, make sure to be assertive with neighbors and with management regarding any issues you may have - it is absolutely necessary. Ultimately, my roommate and I did this and we felt that the whole process of dealing with the problematic neighbor downstairs and dealing with management was unnecessarily stressful. Looking to move by May 1, I took a tour of the property this week with Amanda who was very helpful with answering all my questions. The property is really nice and very taken care of. Lots of greenery which I love! The heated pool was also a bonus, never toured an apartment with a heated pool. Thats awesome! The apartment itself was spacious and the courtyard was nice. I liked having everything at walking distance. However I would not recommend this place. The process for me from "pre moving" to move out was long and tedious. Throughout this process, I felt like I had to go through hurdles just to find an apartment there. Management made a lot of promises that they never kept and was always given inaccurate information. They also seem to accommodate "Karen" neighbors even after we shown that we were good tenants. The lady that lives downstairs in my now former apartment made it very uncomfortable for me to live in which I constantly felt like I was living on eggshells. My roommate and I made every effort to keep the peace and address concerns and also addressed our own concerns to management. But like that neighbor, management took a passive approach. It seems as though tenants are constantly moving out. I constantly felt like I got the short end of the stick. Should the circumstances should not been the way that they were and if management was more proactive and supportive, I would have stayed for years to come. My gf and I have been staying here for a little over a year and we are very happy about it. The community is quiet and the rooms are decently priced in good sizes. We were amazed to find the patio huge and it comes along with a storage room, where I can stow all my outdoors gears. The crew are kind, polite, and they are doing a good job responding to requests. Out of the only couple times we needed them, they addressed the issues fast. We have stayed at a few other apartments before, and fairly saying, Sherry and Robin are the best managers of all. read more

If you don't like cigarette smell don't mover here and if you have kids hey will never sleep. We live here now and it's a battle. They maintenance guys are cool but they are literally the only people who smoke in pregnant with 2 kids and management doesn't care that I live next to and under and across from smokers and they all work for her. Sherry is cool but doesn't like conflict and honestly doesn't do much in regards to it. If you don't have proof don't bother. This is a none smoking facility and I wish I had checked it's nasty and some apartments smell like this because of that. It's nasty! The laundry room steals your money or doesn't work most of the time and they literally say use it at your own risk. When the laundry room across be street will not only refund your money but give u the wash for free. The grounds are nice but a gardener comes twice a week so if you work nights like I do this can be EXTREMELY annoying. The pool is nice..... read more

We have lived here for close to a year. No problems yet. The staff is sweet and helpful. The grounds are well kept. The noise level is great. Very quiet except on gardening days, but that's why the grounds are so pretty. I love that the assigned parking is for 2 spots per apartment. The upstairs apartments have central heating and air. Walking distance to many stores! Just 1.9 miles to Brea Mall. We're very happy here! Update 7/14/18. Still living here! Still loving it! We think this place is terrific! read more

We lived there for a year and a half and I can not say enough great things about the building and the staff. Pricing is very fair and in line with other apartments in Brea. We were fortunate to have the apartment with the washer and dryer in unit. Sherry the manager is awesome and very helpful. She runs a tight ship which I appreciate. The grounds are well kept. We never had any problems, and were also fortunate to have awesome neighbors. The apartments are VERY spacious and I feel that you get the most bang for your buck here. read more

Started out great the first month then went downhill. First few months my car was broken into. Lots of foot traffic that comes from all sides of the complex of people walking through just to reach the larger surrounding apartments. Corner of Central and Tamarack is the most dangerous in Brea. Not only the countless accidents but various car burglaries and thieves even had a master key to the mailbox's with the broke into numerous times. The neighbor had the lock on his motorcycle picked and walked off the property. It's a hot area for organized crime and I would never even think about moving back again. Far too much noise from the neighbors upstairs not due to them but because of poor flooring. All 1BR are downstairs and none upstairs. Far too much foot traffic and just not a great feeling knowing your things may come up missing. Security deposit also went out the window just from replacing the bedroom carpet. Maintenance seems to forget work orders or take far too long to come. I started noticing silver fish the first few months and they NEVER came to fumigate. Also put in a order to have tint replaced because it was peeling and flaking off creating tons of silica dust. Only good part was the neighbors which the apartment had absolutely nothing to do with of course. There's plenty of other places that not only looking amazing but are also safe. read more

I'm writing this update to continue to report that Tamarack is a great place to live. Sadly I have to move to south OC for work, but I have had a great 6 years here and would come back in a heartbeat if I could. By far my favorite location has been Tamarack Villas. It is quiet, clean, peaceful and pretty. I live in a one bedroom facing the parking lot. The neighbors are respectful and Greg the maintenance manager has generously put up with every time I've asked him a favor (including knocking on his door once to ask for a wine opener)! The Jacuzzi and pools are clean. I can't speak for the laundry room as I have my own washer and dryer at the Villas. I never had an issue with safety with one exception: someone broke into our mailboxes. It was immediately addressed and reported. Besides that one exception, I always felt safe. The only suggestion I'd make is for them to accept rent to be paid via debit card or from your bank account. They still only take rent by walking it in. But that's a small price to pay for living in such a great place. I will miss having Sherry as my landlord and seeing Greg and the maintenance guys for sure. read more

I live that home for a year until I move to my own home. It's a great place to live. When I first entered my apartment, I feel the sense of home. Sherry (the manager for the tamarack), she is one the best person I have met since I move to US. Robin, Randy and other maintenance guys are also perfect. Maybe everyone thinks that I am writing only good things in this reviews but seriously I have no way to find the flaws for this place. Our family really enjoy the stay in this place. My man and I had our first living together experience at Tamarack Gardens. It was a very difficult time...haha! But it's no fault of Tamarack Gardens, we were just getting used to living together for the first time. Actually, Tamarack Gardens is a great place to live. The apartments are nice. They're not luxury but they're far from ghetto. The apartments across the street look ghetto. We had an enclosed garage and there are washer and dryer hook-ups. The complex is gated and locked. We never had a problem with management whatsoever. The small complex is really quiet and I don't know if any kids even lived there because it was so quiet. I know our neighbors had pets but they were really quiet too. I think the area was pretty safe as well. Nothing ever happened to any of our stuff and I didn't hear about anything happening in the area. Sometimes the main street in front was a little noisy from passing motorists. We only had a couple of issues with our garbage disposal and burnt out light bulbs in the bathroom and maintenance came and fixed it right away. When we moved out our dog had torn the apartment up and they were really fair with the deposit. Even with the chaos he created, we still received a little bit of our deposit back. I was surprised. If I was looking to live in an apartment again, I'd go back and live at Tamarack Gardens since we had such a positive experience. read more

We didnt have good experience here with the management, (see other websites for more reviews) They dont know how to talk and always seems to intimidate you into an argument. Place is good and quite. The maintenance staff is good. But the Management ppls, specially Shelly and the other receptionist is arogant. We stayed only for 6 months and came out of here. Most of the time I am traveling and we hardly stayed in here. Kept apartment clean and nice, but they deducted 90% of deposit towards cleaning. When asked for recipts they made up weird number which did not match the earlier breakdown.They charge $150 for trash which was not even there. (I have pics to prove). So everything is goofed up and made to believe. Also they are have weird rule for carpet, so lesser you stay the higher you got to pay for carpet cleaning, regardless how clean your apartment is. You cannot argue and even if you did nothing happens, Shelly is one the most rude person i have ever some across. You can stay here if you dont have to interact with management and expect not to get any or all of your money. BTW laundy room closes at 10:00 so if you leave you clothes dont expect them to get before 8:00 in morning, also the workout area has little or no equipments and dont open before 8am and closes at 10:00. so no early morning workouts..! read more

The only good things about the apartments is the size is fair and the price isnt to bad for the area it is still pretty high though. They use the cheapest fixtures they can find things always break. They take forever to repair things you almost always have to call multiple times to get things fixed. They have HUGE spiders that they do nothing about. The washer machines are disgusting they dont wash good my clothes always come out dirtier then when I put them in you would think they would maintain them for the tenants. The late fee they charge is ridiculous for being 1 day late on your rent they charge $64 I guess they dont understand some people work late and may forget to drop it off. The manager is a rude and unfriendly person. The only reason we stay is because we cant afford to make a deposit on a better apartment. Oh and they use a eletric stove so awful they do that because they pay the gas and they want the bill to be low .... read more

The website for this place doesn't even begin to do it justice. I lived there for a year with my two young adult children, one of whom is disabled. The management staff was incredibly kind and accommodating in meeting special requests and safety modifications for my daughter. We lived in an upgraded unit that was beautiful - absolutely immaculate when we moved in and well maintained throughout our stay; the management staff responds immediately and effectively upon any request. They don't use cheap flat paint that quickly looks filthy, regardless of how meticulously you try to clean it, the walls are textured, the doors are raised panel, and the carpet nice, all of which give the apartment the appearance of a nice home. The only utilities tenants pay are electric and cable, the 2 bedroom units have central AC, and the patio is roomy and comfortable with even more storage than we needed. My favorite part of the apartment was the layout. Admittedly, it looks a little boring on paper, but it feels like a home from inside, as it has a large coat closet, huge living room, dining room with raised ceiling and a perfect triangle-workspace kitchen. The bedrooms are down a hallway and completely to the back of the unit; because there is a door separating the living areas from the hallway and both bathrooms are situated in front of the bedrooms, you can be in your bedroom and never hear anything going on in the rest of the apartment. And because the 2 bedroom units are all upstairs, the bedrooms are over carports, so there is no downstairs tenant noise. In all the time we lived there, the only thing I ever heard from downstairs was the vacuum being used. Our unit was in an ideal spot - it overlooked the playground and pool and was directly across from the laundry facilities. Unlike most small complexes, Tamarack has a full-on laundromat with about 2 dozen washers, the same amount of dryers, rolling baskets with rods, and a change machine. The pool is beautiful and clean and has showers and restroom facilities and is surrounded by tall palms. The grounds are gorgeous and always maintained. There are minor annoyances - our downstairs neighbors had two very loud dogs that barked every time anyone walked by - which was several times a day, especially in the evening, because we were right next to the parking area. But the tenants were lovely and we learned to live with it. The community grills are old, don't work well, and by Sunday night are often out of propane, just as the change machine in the laundry area is frequently out of change by Monday. The fitness room is tiny, but few people ever use it, so in a year's time, I only had to wait for the exercise bike a couple of times. The tenant rec facility is a former unit over the laundry area that doesn't have central AC and got uncomfortably hot the one time we used it for a June birthday party and it doesn't have a television or stereo - but it has a full kitchen, so if you plan ahead you can pull off a nice small gathering (and I believe there is a 9 person limit, so that's about all you could aim for anyway). The complex doesn't look inviting from the outside, unlike the huge, rambling, village-like complex next door with it's winding paths and abundant landscape. I lived there for a year prior and quickly discovered that the higher rent and increased utility fees there all seemed to go to maintaining that lovely exterior, because the units were tiny, hot, noisy, poorly laid out, and were built with apparently the cheapest possible building materials. From the outside, Tamarack looks like it must be nothing more than a bunch of severely shaped buildings surrounding a parking lot - you don't see the beautiful parklike setting and lovely pool area until you get inside. We only moved out of Tamarack because we were moving back down to south Orange County after living in Brea until my daughter finished school. If I could have moved Tamarack Gardens down to San Clemente, lock, stock, barrel, and staff - I would have been the happiest apartment dweller in the area. That is why, a year and a half after moving out, I still go to the website, just to wax nostalgic. Sounds dumb, maybe, but true. It is a WONDERFUL place to live. read more

I lived here for years on and off. The management is friendly and helpful, and really take the time to get to know their residents (though they sometimes have their unfriendly moments like all managers do). The maintenance staff is great! They are always friendly, efficient and quick and Daniel is the best. The apartments themselves are nice, with a spacious layout and good use of the square footage. I lived in a 2 bedroom, 2 bath. The bathrooms are just ordinary, nothing special but the bedrooms are pretty spacious with ample closet space. The master has a nice-sized walk-in closet but the bathroom is not en-suite. The apartments get an okay amount of natural light, but its just 1 window per room. Many of the units have undergone some updating in the last few years: upgraded paint and carpeting, double-paned windows and sliding doors and they have even added luxury units with full upgrades (for an upgraded price of course). The monthly rent is pretty fair for the area and you have the option of month to month renting without a higher rental fee which is nice if you have worries about leasing. The complex is gated, clean and pretty quiet. It has parking for guests on the Central Avenue and Tamarck Avenue entrances. The laundry room is pretty big and sits next to extra parking (in case your unit is far from the laundry). The spacious pool, spa and playground are also great perks. The neighborhood is safe and kept pretty nice and is located close by to a park, elementary and jr. high school and the Lambert 57 freeway entrance. read more

I am a former tenant and I had my car stolen from their so called "secured" parking lot and the management was not helpful at all! There have also been many cars broken into in their parking lot within a span of only a couple of months. ALL PERSPECTIVE TENANTS should be aware that the management requires a 60 day notification before you move and that the management tries to milk you for every penny when you try to leave, to the point where hardly anyone gets any of their security deposit back when they leave. Many people leave (after 60 days of course) due to the terrible management! Don't get me wrong, the management seemed very nice before we moved in, but that all changed once we actually moved into the complex. Also, beware of the transients roaming the complex at night rummaging through all of the trash cans and dumpsters. They also have gas barbecue grills that have a propane line feeding into them 24/7 which seemed very nice at the time, until one of them erupted into a fireball when I tried to use one, which burnt off all of my arm hair. When I told the management about this they showed no remorse and did nothing to fix the grill. Also, the maintenance workers are always standing around not seeming to do anything, yet when you need something repaired it always seems to take them forever just to come and take a look at it. Don't even get me started on how long it actually takes for them to repair the problem. read more
