Dear Hilliary, Deanna, Sandra, Neff, Jerson and Vilma, What a great team!! You make us, the residents, feel as if we are vacationing/living at a luxury resort. Vilma keeps the common areas spotless. We have a well equipped gym and exercise area. The community room is beautifully appointed with large screen televisions, sitting areas, dining areas, kitchen facilities, a coffee machine and a billiard table. The business center has computers, printers and work tables. A second floor area has been set aside for business meetings. The pool and spa area are great for outdoor entertaining, as that's where the BarBQues are located. But there's more: Hillary, Deanna and Sandra have arranged for food trucks to make regular visits. We have gab, grab and go Coffee and Donuts the last Friday of the month. We have had comedy nights, sound bath nights, meet and greet your neighbors nights, Valentine Flower arranging, Adopt a Succulent night, and the list goes on, and most recently The Resident Business Mixer. Excited to see what is next on the agenda. And yet there's more. We are not just tenants to them. They treat us as family. They know us by name. Any problem is quickly addressed. I moved into Joule La Floresta in October 2025 expecting a luxury living experience. Unfortunately, our experience has been the opposite due to repeated maintenance failures and unresolved management issues. Recurring Leaks & Negligence: In less than three months, we experienced two major water leaks that required extensive construction inside our unit. As a result, we spent over 10% of our tenancy living with construction dust, chemical odors, and limited access to essential living spaces. The EV Charging: The EV charging station--a key reason we chose this luxury apartment--is consistently unreliable. Management's only solution is to have us shuffle our cars between different spots. While they recently issued a parking credit (acknowledging the system's failure), the chargers are STILL not fixed. We pay for functional amenities, not for a few dollars of hush money while the underlying infrastructure remains broken Accessibility Failure: We have a child who uses a wheelchair, and the elevator has frequently been out of service. This has made daily living extremely difficult for our family. Our concerns were treated as an inconvenience rather than a serious accessibility issue, which was disappointing. Early Termination Fees: Despite these ongoing issues affecting habitability and daily life, management has refused to waive early termination fees. The only alternative offered was to waive a transfer fee so we could move to another unit at our own expense, including all moving labor and costs, due to building-related issues. Overall, this has not been the luxury or safe living environment we were promised. I've been living here for 2+ years and can validate that my experience has been nothing short of great I have a feeling people having issues with this complex and management may be people who aren't good neighbors, lack self awareness, or don't know how to resolve issues First off management is always doing their best to create a community. They host events such as free coffee and donuts on Fridays, or pop up restaurants, or entertainment Neighbors here are awesome. Here is my honest review with Joule La Floresta Apartments. I will break it down my experience from the staff, maintenance, neighbors, parking, my unit, and LASTLY FEES. But first, here's an overview. I have been living here since 2022 and nearing my end of 3rd year lease. My unit is 1 bedroom on the 2nd floor facing the pool area. The front office and maintenance are superb. They take care of issues ASAP. The only issue I have is that the filter that they use for the HVAC is fiberglass which is the cheapest filter you can buy so I changed my own HVAC filter. The neighbors around my unit, I have no issues. I'm also lucky because the renter above me doesn't stomps around. Inside my unit the only thing I don't like is that the bedroom is carpeted. I believe first floor units have all vinyl plank flooring. They should have made all units have all vinyl plank flooring. It can also get loud sometimes due to people being loud by the pool and this is with the windows closed. The same outside my unit, you can also hear people outside your unit when they are passing by the hallway. The carpets in the hallways looks very dirty. You will see stains on them. Remember people have pets in the apartments so use your imagination. The parking is good because it's gated but it's not free. THE FEES. Every lease renewal, my rent went up. My first renewal my rent increased by $70+, 2nd time around went up $100+, and now up to $151. You get these increases while they also have available units for lower price for new tenants. You also have to add the trash pick up and admin fees. Again, parking is not free. You might get parking for free for the first time signing the lease like I did back in 2022 but after that you pay $150. In addition, same with all other apartments expect to lose your deposit. UPDATE Oct 8: The day after I wrote this review, the front office reached out and offered to see if they can lower my new lease offer. UPDATE: Changing from 3 to 5 star. I just renewed my lease. I keep updating this review because I am honestly getting a lot of really good service from the office and the facility team. I would give 4.5 stars but not an option. We recently moved out as we purchased a property and the staff was extremely helpful and fair. So... you can read below for the caveats but I do think that despite the occasional difference of opinion we had a great place to live for several years. I will say the big items for me are still the self service portion of many things and I also feel the parking costs are excessive. It is extremely cumbersome when I have to swap vehicles in my space which I often do as I have work vehicles. Not really the office's problem - just apartment policy. So if you are looking for a nice apartment, great location, nice amenities, etc. I would recommend. However, I would ask specifically about parking both in the garage and outside the building. Beautiful building! The apartments are bright and airy, tall ceilings, master bedroom is huge with a big walk-in closet. Well maintained amenities (pool, rooftop lounge with a great view, clubhouse, gym, etc), also love that they have a dog spa, super convenient. The building is really quiet and peaceful, everything always looks and smells clean. Super convenient location right by Whole Foods, great if you have dogs because you're only a couple of blocks away from The Tracks and there's also a pretty walking trail close to the property. The office staff is super nice and accommodating! My appointment to check out some units was with Sandra - she is amazing! Made me feel right at home and answered all my questions! Deanna and Hillary are also super nice and helpful! Nef and Yonis (maintenance) are also amazing - they know what they're doing and are super nice. I had lived at Pearl/Joule with my daughter and pup for 3 years peacefully and happily.... Then Simpson group came and brought in the worst "community manager"-- ----Hillary Wade! Who Is the most disrespectful, unprofessional, and inhumane person I have unfortunately had to communicate with! For numerous reasons. . ---Hillary Wade Has allowed the harassment of my family for the last 6 months living there to continue ! At the beginning of this year we had a handful of new tenants move in. No big deal until they began to constantly flip off our security Ring camera, bumping their little baby's head into our door( yes this happened numerous times) also stomping on our doormat, hit our door with their trash and disgusting parents down the hall would have their little kid spit at our door! All antagonized by Hillary Wade! This place is a crap hole! Do not move here! The prices are not worth it! You can hear everything! "Neighbors slamming their Doors! Upstairs neighbors walking and stomping! Traffic noise from the shopping center! The trash rooms are disgusting other tenants just open the door and throw their trash on the floor! Again this all started when --Hillary Wade became manger! Since "Management and ownership has changed" the so called luxury amenities are gone. No Gourmet Cafe machine, Trash rooms are disgusting, Hallways that smell like Weed and Cigarette smoke, community entrance doors that do not open, new tenants that stalk the hallways day and night, I have a Ring camera as said before and I'm confused how some of these people can afford to live here and not work"... the safety patrol is a joke. I have called them on numerous occasions for noise control and harassment by next door neighbors! and they have never done anything about it. He stalked my daughter And I" He knew my parking space and would ask me when I just happened to park my car ( there are cameras in the parking garage entrance) why I haven't been home for a couple of days! I would ask him "Do you know every residents parking spot here!?" He would make up some excuse but it was always just creepy that he happened to "run into me or my daughter" when we parked our cars, went to the gym, went to the pool, or made any movement outside of our apartment! We eventually had to stop using all amenities for our safety!!! Hillary Wade with the help of upper management Drew Sciortino""" Has turned this so called luxury apartment in the heart of Brea into a crap hole! --Hillary Wade allows people to move in before their background check is approved! That has been confirmed by another employee Kevin C. In which she purposely had fired! While this complex offers a variety of features that are convenient and useful, a main concern is enforcing curfew hours. I don't understand how management can send a plethora of emails regarding trash bags needing to be in the proper containers or elevator maintenance updates but ignore the obvious noise after 10 PM. Living in this complex where the swimming pool and Clubhouse functions are centralized allows for amplification of noise which is inconvenient for people who work early hours. A patrol group is supposedly on-site but I have yet to see them respond to my many calls to enforce the apartment's curfew law. Highly recommend investing in earbuds if you're a light sleeper as curfew hours are nonexistent at Joule. read more

Stay away! This building will charge you cleaning fee and not return your deposit for no reason!! And they will not respond to your voicemail or even pick up their phone. I'm very upset because upon move out my wife insists on hiring professional cleaning service to clean the apartment because she is always so kind and wanted to make everything right. I disliked the idea because I knew it the building will still charge you regardless. And now guess what, I am right. After spending money on hiring cleaning service. The building still decided to charge us $500 on cleaning and refused to get back to us with a good solid reason!! Very unprofessional management team. Avoid this place at all costs. We are so glad that we have moved to Avalon in Brea! This complex is notorious for squeezing every penny from residents with bogus fees that aren't even in the lease. The management, particularly Hillary Wade and her sidekick Deanna , are the epitome of rude and unprofessional, hiding behind their fake concern while retaliating against anyone who speaks up. They act as if they care about residents, but it's all an act. Instead, they prioritize charging unlawful fees and making life miserable for tenants. The only bright spot is Sandra, but even she can't make up for the nightmare the rest of the staff creates. I've lived here for almost a year now and just renewed my lease. I actually love living here. The staff is very nice. Hillary especially has been wonderful, anytime I have concerns she is so prompt to respond and I feel like she genuinely cares about the residents here and will truly help any issue I've had she's been super quick with a solution. The maintenance staff is really nice too. there just needs to be more security in the parking garage area and the carpet in the hallway needs to be cleaned or updated. My boyfriend and I were really excited to take a tour and see these apartments! I scheduled a tour 2 weeks in advance to see the 2 bedroom apartments. The day before our scheduled tour I received a confirmation email confirming my appointment. The day of our tour comes and we show up 5 minutes early. Long story short, we waited 30 minutes and no one showed up. No call, no text, no email. It was such a waste of our time. It's been 4 days since our scheduled tour and no one has followed up to apologize or reschedule our tour... It is very unfortunate the direction this property has gone. I am going on a couple years living here and everything has gone down since the property got bought out a few months ago. The quality of residents and maintenance of the property has gone down. They no longer have security on site and there are constant car break ins. Not to mention that rent has increased by the maxed allowed. It is convenient because of the Whole Foods and plaza, but not worth the rent increase nor the condition of the property. read more
