    La Casa Brea is a gem in the city! Close to the market, 57 fwy, stores, downtown, Brea Mall, Fullerton university and a great school District. Been here 9yrs and I love all the neighbors, everyone is so friendly management as well. It's a quiet complex and so peaceful here. I love looking out my patio as you can see in the photos. Anytime there is an issue they respond right away and follow up. Maintenance is outstanding, property is always keep nice and there is a play area for the kids. I always feel safe at night walking around or stepping out my door. We have new bright lights so the carport is well lit. Laundry room is clean and never had an issue. Sometimes there is a wait but not long, 30 mins to wash and 45 mins to dry. I always recommend ok rave about La Casa Brea to anyone looking for a new place.

    Rats all over the complex. There's a lady that runs a laundry service using the washers/dryers that are supposed to be for tenants. Had wet clothes thrown on the floor. Smells like gas and is not well kept. The halls have trash and spit from some of the neighbors. Some people had issues with mold- they had to stay in a hotel overnight so the complex could fix the issue. Don't let them fool you into thinking this is a high-end apartment just because it's located in Brea.

    Today we turned our keys in to our apartment at La Casa Brea. We had the pleasure of living here for a little over a year. The property is very well taken care of and the units are great especially cause they are priced very affordable. But the real treasure of this property is the manager Roxanne, she was always extremely friendly and helpful. Always concerned everything was to our liking and made sure we were happy residents. My wife and I never had an issue getting a hold of her. She was prompt in responding to our concerns, which were few and far between. And she handled the property with the utmost professionalism. I hope that she is recognized for all the hard work she puts in to make La Casa Brea the amazing place it is. If we weren't moving out of state I can say La Casa Brea would have been our home for many more years.

    hi everyone I don't want to even give this place 1 star but I have the right something that's why I gave Place 1 star I stopped by this place is because I was looking for 2 bedroom apartment on Monday 26/11/18 i pick up the applications and I was looking at the applications there was so many thing need to fill it out anyway I fill out all the applications and I had a deposit money and I was ready for everything the rent this place but I need to ask a couple questions so I need to get hold of a manager I called next day which is a Tuesday 27/11/18 in the morning 9 a.m. all the way through till 12 p.m. she never picked a phone so I called next day which is Wednesday 28/11/18 and the woman the manager she finally answered around 10:20 in the morning and I asked her I need some help about the applications but she told me there is no apartment available she say there's nothing there so I was even asking about the one bedroom and she said there is nothing available it would have been nice if she pick up the phone and say apartment is already taken I would have been wasting my time fill it out a million questions about applications and then I asked her when apartment already rent out? And she say right after I left which is close to closing time I don't really usually ever writing Yelp either good and bad even though some place is really bad I just forget about it but this place is she's messed up and so mean because when I check the places for two bedroom apartment this place still available It's very Clueless and I have a two kids and she didn't give me the apartment because she's very judgemental I'm a Asian so maybe she have some trauma ties with Asian so she doesn't want to rent out so if you guys want to rent this place this must be white people good luck to you guys and it's only nice outside!!! one more thing the posting about apartment still available even Thursday 29/11/18

Overall the environment is enclosed tight, so your neighbor is your NEIGHBOR, but no issues with noise or disturbances as just about everyone is respectful for the environment here. Big shout out again to the maintenance staff who have helped me with many work orders in my first 7 months, but able to get the job done and if not, keep good communication on when it will be completed. It's enjoyful that they also have scheduled dates of different food trucks and I have been taking advantage of that service when they come. Front office did a great job in April having a Easter egg hunt and talk about a big turnout for an apartment complex.

I received an email thanking me for visiting the property, even though I never actually saw the apartment or completed a walkthrough. It's extremely frustrating to receive a message stating that I visited when that simply did not happen. Good luck trying to get someone on the phone or schedule a walkthrough. The scheduling process has been extremely unorganized and disappointing. Based on my experience so far, this has been by far the worst apartment scheduling experience I've encountered.

The common areas are also nicely designed and make it easy to hang out or get some work done outside of your apartment. That said, there are a couple downsides. Guest parking can be pretty limited, which makes it tough when having friends or family over. The EV charging situation could also use improvement, especially with more residents driving electric cars now. My concerns relate to how the management company handled my requests for information after a serious fire in my apartment. On April 6, 2025, a fire occurred in my unit. When I became aware of it, I was taking a shower in the bathroom and was not using any open flame. The fire investigator identified the upper portion of the bathroom as the general area of origin. Electrical wiring and the bathroom exhaust fan were identified as potential ignition sources that could not be ruled out. In the report provided to me, the investigator concluded that the cause remained undetermined pending additional information. I am not drawing a conclusion in this review about the specific cause of the fire or anyone's responsibility. In the months following the fire, I repeatedly requested the inspection and maintenance history and installation dates of the bathroom ventilation system and related electrical components. I also requested any third-party investigation reports. Lyon Living responded in writing that "our company does not disclose maintenance or internal records to external parties." A subsequent written response reiterated that internal documents are not provided to outside individuals or entities. Lyon Living also stated that an independent inspector hired by its insurance carrier had inspected the premises and could not determine the cause. Lyon Living also said it had received no additional reports beyond the Fullerton Fire Department report. The written responses in that exchange did not include the maintenance and installation information I requested or a private investigation report. I do not know whether those records would clarify what happened or what they would show. After experiencing a fire in my home, I wanted to understand the history of the systems identified in the investigation. I was disappointed that these written responses did not provide the maintenance and installation information I had requested. My concern is with the management company's handling of these information requests after the fire. I am sharing this experience so prospective residents can take it into account when choosing where to live.

I have…read moreone of the smallest one-bedroom units at 710 square feet, yet I pay approximately $200 more than larger one-bedroom units currently advertised here. When my lease ended, management originally attempted to raise my rent by nearly $700 and justified it as "market value." For two years, I reported a drainage pipe that sends a powerful stream of water directly onto my patio whenever it rains, flooding the area close to my door. Management repeatedly dismissed it as "normal rainwater," minimized the problem, closed requests without contacting me, or ignored my concerns entirely. Maintenance also aggressively moved and slammed my washer while attempting a repair, damaged my personal property, and left a large mess for me to clean. Since then, the washer sometimes will not start unless I slam the door shut--the exact part they repeatedly slammed during the visit. Management also repeatedly called me while I was in my final year of school about my dog's temporary separation anxiety, despite being told that I was in class and actively addressing it. Security is inconsistent. Residents have dealt with break-ins and stolen car parts, yet when security is present, their priority seems to be telling me I cannot quietly walk my dog through the courtyard after 10 p.m. Cute resident parties and burger nights do not compensate for management dismissing concerns, enforcing ridiculous rules, and treating residents as though they are too ignorant to recognize legitimate problems. For nearly $3,000 per month, I expect far better communication, security, maintenance, and basic respect.
