The property itself and location are great. I lived there over 3 years in two different units. The last one I had was on the corner and the noise was awful. The windows are not sufficient for that unit, I should have been more selective. The office staff is friendly but seem very limited in that everything seems to be decided "by corporate". The maintenance staff are outstanding on the day to day repairs. Where is goes way south is getting your deposit back. Forget it. I know person after person that has the same expierence as me. The first move I was charged $500 transfer fee to switch units mid lease even though there was a wait list for my exisitng apt and many like my new one sitting there unleased. Then I did a walk thru and thought I would get my deposit back less the carpet and cleaning fees I agreed to. But no, they just decided to replace the carpet without even trying to clean it - there was one spot I was not postive about - and I asked to be advised if there were any issues as I lived a few doors down. No call, no note until their inhouse collection people called to say I owed about $800. (I don't remember the exact amount. I had not gotten ONE written thing about this. My roommate freaked and paid it. And of course there were rent increases along the way Moved out of new unit. Got a $350 ish rent increase altouhg the unit was offered on site for the same or less than I was currently paying. Depsite a walk thru and agreeing on appx $250 of charges ( I paid them $199 for the cleaning and carpet sercice) I began getting collection calls saying they were not only keeping my $500 deposit but charging another $800 ish. I have sent 8 emails asking for back up and they replied to the first two maybe three and went silent. HOWEVER their collection company calls me, my roommates and my minor daughter and anyone listed as emergency contact on my application. All I want is everthing in writing and proof, so I can take them to small claims court. The auto responder says they are busy and to call. This is about real property and in CA I have the write to have it in writing. RIDICULOUS!!! The guy that took my old unit has a very similar story. BE VERY CAUTIOUS. Our son signed a lease in July 2013. Since then,we have experienced noise and infestation problems. After repeated calls to security or the leasing office,the noise continues. Today my son's girlfriend accidentally locked herself out of the apartment after going upstairs for a bottle of water. She asked Tanya (leasing office rep) for help and was treated as if she as a piece of gum on the sidewalk. Tanya walked right past her and told her she couldn't help if not on the lease. Really?? No one could have called my son or me to confirm??? $2000 a month. The place is a dump. Don't bother. No one cares. read more

I will never live in another Avalon Bay community again for the rest of my life! You can not pay your rent on site. I know other apartments have this issue but here you have to mail it to Virgina and even after it gets there it takes 5 to 7 days to process! Therefor you have to mail it a week in advance! No one on the premises is authorized to handle money issues. In fact the abilities of the on site staff are EXTREMELY LIMITED, although they are very nice. And if you do have rent issues you have to call a customer service center filled with a staff that has proven to be absolutely incompetent and has no skills in customer service. I tried to pay my rent using on line bill pay, and the check was sent back claiming they do not take on line bill pay checks (a bill pay check from Wells Fargo, one of the nations biggest financial institutions) but no where on any contract or material is it stated that this from of payment is not excepted! and when I asked why I got 3 different answers for their reason for not taking bill pay. This place is expensive but the amenities are great and worth every penny if you USE them. read more

This was a nice place when they remodeled it. In the past 6 months it has certainly taken a dive. The pool is only clean some of the time the hallways always smell like animal and urine. People here are not considerate of others. The management forgets you after you sign your lease. the exercise equipment is falling apart and only wiped down if you do it . Many transients come in off the street to swim and bathe in the restroom by the pool. Security people smoke and drink with other tenants in the evening by the fireplace that has Rats at night. There always seems to be garbage and fecal matter in the hallways. The rent keeps going up ,up ,up. The Jacuzzi is always dirty with sand or the temperature is way to cold. The Management here are the worst RUDE LIARS and really non concerned about you after you sign your lease. The Complex Management gets a Minus 1 Star for taking care of nothing . Before you sign ask if you can walk through the garage and hallways look at the elevators check the doors to see all the spit and disgusting matter that they are not even aware of. Because they don't live here either. The price for this small 2 bedroom is 2000 to 2900 depends on what they feel like screwing you out of. Plus you pay for the water to water the grass on this property. This new Management must be from some GETTO area the way they maintain the premises. Avalon Burbank Needs New Management and Staff . What a change in 2 years.............. Prior Management took walk through the complex daily all the hallways and wrote things down and talked to tenants excellent staff before . The 4 maintenance people work hard to maintain the property of 450 apartments. A lot of apartments to maintain for 4 maintenance guys. Shortcuts means we as tenants get stuck. We are lived in this appartment for several months,and we are glad to share our positive experience with you , we have a comfortable and bright appartment , the accomodations are pleasant , we have very large and nice swimming pool, and well equiped gym, the team is profesionnal and efficient , sometimes we organise a party arround a barbecue with friends , we are delighted to live in the residence, we recommend it warmly. You know the luxury of avalon burbank doesn't make up for the lack of security. I moved into this community thinking that the high rent, gated parking, and luxury amenities would be a safe place for me and my family. Guess I was wrong. I have or I should say I had a brand new Motorcycle that the community damaged putting up a fence. So I went to the office and they said they would fix it. Then two days later was stolen right out of the garage in the middle of the day. Gee, I guess its odd that when an outside company(a company that exists nowhere, might I add) comes in to fix the main gate and then a week later powerwash the entire garage a motorcycle should be damaged then stolen. hum where is all the security. So I went to the office and they said there is nothing they could do to help me. You know all these reviews that its a great place to live, I wouldn't recommend Avalon Burbank to anyone. read more

TERRIBLE. TERRIBLE. TERRIBLE. TERRIBLE. 1/2 STAR The place looks great but finishes are horrible. This place is a joke. Don't waste your money don't waste your time. Overpriced. Don't try to work with customer service either they are a joke. I have been very kind and patient with them for the past month regarding me trying to make payments and this is how they treat you. Hence Scenario number 1. I've been trying to make multiple payments to there on line payment system and tried giving them money 5 TIMES within the same month. I spent countless hours and spent countless times trying to make a payment. My account has sufficient funds, I spent time going over my account number and I had walked through with an operator to plug in my routing number, and checked with the bank. I even went as far to give them a copy of my check so I can show the I wasn't messing around. This was occurring for about a month even got a pay rent or quit which my wife was never happy to see coming home after a long day. Things apparently kept going back and fourth. Then on March 8, I call to make another payment over the phone and asked if I can make a payment on line. The operator said no problem and wanted to charge me $38 dollars to take a payment over the phone. I really don't have a problem until they start trying to charge me when I am working with them. Initially they waived it last month and reassured it wasn't going to happen again. Each operator before them said it wasn't going to happen and they couldn't figure out why it happened. I have every single email and I sent it to them that I was trying to make payments. I even told them that I would write a terrible review of this place if they were not going to help me out and here we are now. I got on the phone with the manager at customer service and I told her my situation but she was of no help. She could not waive my fee for my troubles. She even had the sarcasm to say that we are not there to see if you are typing the right numbers. I also told her if it was okay to record this conversation because I am really losing my cool and being messed around with because this big corporation could not help me out. Then she made me aware that this was gonna go to court and collections and you have only a few days to pay. The audacity! I am trying to pay! what the heck did they think I was doing the last month. Now a days most people pay their bills on-line and now they have blocked me from paying on-line with them because its my fault. They should go to my bank and they should all have a conversation about the account. This is my first YELP review and I told them that I did not want to do it but Shanequa the Manager at customer service can't do anything about it. She even suggested I go to a local checking place and pay there and get a certified check and get it situated like I'm broke. I told her that I was going to call corporate to get this matter situated and that this is a terrible way to do business. I am trying to pay and give money away and they have the audacity to try to charge me fees because their computer system is messed up and they can't find my so called account. Don't move here if you want to get messed around for hours with customer service. 2. Be careful to carefully look at your finishes too before you move in as they start to get really bad after a while. 3. I give it half a star because the security is nice and the one maintenance man is extremely nice. 4. I feel sorry for the big corporation who do not value YELP and social media because a review like this is not very good for business at all. I sent numerous emails to them that I did not want to give them a bad review but they keep pushing me and made sarcastic remarks about my intelligence. I am glad I recorded my conversation and all my emails. 5. oh yeah I gave the 1/2 star because you are right by downtown Burbank is nice. 6. They need to maintain the gym better. High end gym equipment but no maintenance. I usually have very nice experiences and do not make negative reviews but after a month of being messed around with I have to right this review. Do not waste your money and time at this location. SAVE YOUR MONEY. Take a look yourself and don't believe me. Check out there prices you won't be financially disappointed. The funny thing about all of this is that I'm trying to pay and they are trying to charge me extra for me making payments. FYI: All my payments have been made on time and this is how they treat there customers. Don't be fooled by the initial courtesy. Sorry for the harsh words but I have been extremely patient and kind to this facility for a straight month about this scenario and their representative has the audacity to make subtle comments about my intelligence. Our apartment is nice, however for over 3,000 a month in corporate housing you would expect to not have stains in the carpet and nurmerous problems with airconditioning during the summer months. Maintenance told me never set my termastat below 76....seriously. What's the purpose of having an airconditioner. Anyways after many complaints they finally had a professional come and service it, working fine now. We have to hear a loudly barking and yelping dog constantly, awaiting response from animal control and the complex about a resolution. The parking is horrible, spots are not wide enough. My car is already scratched up pretty badly. The management would not move my assigned spot to a larger one, said they can't assign a different one because that one goes with this one. Residents are disresptful to the property, trash laying in parking garage and in hallways. The smell of weed walking the halls will make you sick. The property needs to be smoke free. 2 months and we are out of here. Beware folks. read more

Don't move here there is a lot of theft and one apartment was broken into that I know of. Wallets, keys, shoes, cell phones are stolen at the pool. Bikes and other items are stolen from porches and motorcycles and more are stolen from the parking garage.... They even cut open the coke machine to steal the money... Total strangers hop the gates or just walk in the parking garage then they have access to the whole property. The walls are paper thin. You can hear everything: People talking, TV, Games, doors slamming, parties at all hours of the night the keep you from sleeping. Drunks coming home from the bars or the drunks at the pool most nights that are very nasty and keep the nice people from enjoying the pool / BBQ / fire pit areas. I have seen drug use in these areas. I have seen the drunks in the pool area be nasty to kids and other adults. Not a good environment for kids in my opinion. There are bug problems that don't get resolved quickly. The tubs are too small for an adult to enjoy a bath in. The apartments are way over priced and when you lease it up they hit you with rent increase as high as $300 dollars a month..
