Avalon is one of the newer, nicer complexes in town, but let me get into more detail in order to explain my two-star rating. PROS: New complex (when my husband and I lived there, it was only about 5 years old), so it is in good shape for the most part. The carpet is clean and we never had a problem with pests at all. The pool area is very spacious, well-maintained, and an overall pleasant area to spend time. There are bathrooms and showers by the pool so you can rinse off when you're done. There is also a nice jacuzzi as well as several stone tables with metal chairs if you want to order pizza by the pool or bring picnic food and whatnot. Also, tons of mesh chairs for laying out. My husband and I enjoyed very much hanging out in the poolside grilling area when my mom and brother came from out of state to visit us. The pool is also salt water instead of chlorine, so my baby nephew was able to take his first dip at our apartment! The gym is two rooms full of up-to-date equipment including ellipticals, treadmills, weight machines, medicine balls, free weights, etc. It is also 24 hours, so that was a big plus since my husband and I tend not to have time to work out until later in the evening. We did not have any negative experiences when getting back our security deposit. All they take out is like $65 for carpet cleaning and the rest was returned in a timely manner. Good, safe location. Super clean neighborhood with houses to the north-ish and office buildings everywhere else. Complex is walking distance from a huge park, Taco Bell, and Blimpies. CONS: The biggest, baddest con was that the new maintenance manager who had just moved into the complex with his girlfriend from New York City was kind of a jerk. Our apartment was directly across the breezeway from their apartment (we were both had third-floor apartments) and one night within the first month or two of them moving in, we heard a screaming match outside our window at around 11:30-12:00 at night (noise curfew is 10pm). Well, it was the maintenance guy and his girlfriend having a VERY loud argument and not caring who heard them. The next day, my husband called the Avalon customer care center and complained about this unprofessional behavior on the part of their staff. It's unclear whether anything was actually done about the incident because the guy continued to generally act kind of as if he had a cold attitude toward the tenants. Also, we were accused by another maintenance worker of having a dog in our apartment, which we didn't. Without saying a word to us, he wrote up an official report that there was an unauthorized dog in our apartment and next thing we knew they were trying to charge us a pet deposit and pet rent. We had to go through the rigamarole of calling the leasing office and basically pitting our word against the maintenance guy's word about the dog situation. They ended up backing down, but it left a terrible taste in our mouths. Another false accusation made against us was that we had been keeping bicycles on our balcony, which we had not. Neither my husband nor I own or use bikes, but we got a notice on our door one day telling us to remove our bicycles or else.... We also noticed, after the move-in inspection, that one of the cabinet doors was off one of its hinges. You can imagine this ended with another maintenance personnel fail. Yep, they apparently couldn't even repair a loose hinge because it was still broken after the claimed they had repaired it. The guest parking, as others have said, was a huge pain in the arse. You have to know by 7:00pm that you are having guests over so you can check them into the safe list. And Avalon is strict about checking guests in by 7:00. If you check a guest in at 7:01, they'll get towed because they weren't on the safe list by 7:00. The towing company they use is right across the street too, so it's lightening fast. My husband and I, being young, don't always know what our plans are for the evening by 7:00pm, so it was pretty inconvenient for us when his sister or a friend would call at 8:00 or 9:00 and want to come hang out because we had to explain to them that they would need to park out on the street in front of the complex, which was quite a walk from our apartment in the back of the complex. SUMMARY: Basically, the apartments, grounds, and other tenants themselves are very nice, but be ready for some of the worst encounters with apartment complex staff you've ever had. The one and only reason I'm giving two stars instead of one is that the apartments are of good quality and we liked the area very much, but the staff deserve a hard single star rating. read more

I just had to update this review again! Avalon's Leasing and Service Dept is so awesome they deserve another shoutout!!! I had not been feeling well and had just called to ask them a quick question, anyway they just randomly asked me how I was doing and I mentioned I hadn't been feeling all that well ..no big deal. So not even a couple days later they had called just to see how I was feeling and if there was anything they could do for me!!! I mean seriously these people honestly care about your happiness and go above and beyond! Avalon Cam is a wonderful place to call home~ one that is safe and beautiful and beyond accommodating... I can't imagine living anywhere else where you would receive this level of service and true concern for their residents...Everyone is amazing, friendly and professional!! Nick in leasing and Renee in service have really set the bar high and ALL the STAFF hits and exceeds the mark every time! Thank you again for such a wonderful living experience and kudos to making the best of the pandemic with innovative ideas such as the virtual painting party and ALWAYS staying on top of the most current guidelines to get the amenities speedily and safely re-opened! What sold me on moving into this place was Nick Morrison. He was so kind and friendly over the telephone, that I knew I wanted to live in a place that catered to its clients. I had a plethora of questions over the phone, and Nick answered every single one of them. He scheduled an appointment for me ASAP, and I was able to move in within a week. On my move-in date I was finally able to meet Nick in person. He was just as nice and friendly as he was on the phone !! Since moving in, I have seen him single-handedly deal with multiple move-in's on the same day, all while handling tenant issues in a timely fashion. I lived here for a year and I was very happy with my experience. If rent wasn't so high I would have stayed here for a few more years. Apartment are very nice and spacious. Pool is kept nice and clean, not to mention how nice the gym is. Only downfall, is the parking situation. You should be allowed to have visitors without having to check them in! We absolutely LOVE living here!! From the time we took a tour it's been nothing but a pleasant experience and it's not just our great apartment but the employees have blown me away with their professionalism and truly go above and beyond. Aleesa was so helpful and always upbeat and quick to help and answer any questions we had. The maintenance people blew me away too! Bob and Tim were both so pleasant to work with and have gone above and beyond to make our move in experience the best we've ever had! This place not only has great spacious floor plans but an awesome playground for our son and they are beyond pet friendly with a grass area and little doggy bag stations throughout the complex. It's great for families and pets too. The pool area is awesome and the gym is so nice we are canceling our gym membership. I would recommend this place to friends and family 110%. read more

My experience here started out pleasant. Justina was the office lady who helped me and she was super nice. We were able to get into a cheaper 2 bedroom on the second floor and we only had minor maintenance issues that were quickly resolved. This apartment was great until you looked closely at things. The dishwasher was the cheapest model you can get and the cabinet laminate was peeling off. Aside from this we enjoyed living here for our year lease. It wasn't until the last month that we started to have issues. We found out that our downstairs neighbor was actually someone who worked in the office. She started to complain that we were being too loud and complained to the office. Us being too loud was my husband running across the floor for a total of one minute at 5 pm. We also got a letter telling us that the maintenance man saw a dog when he came to my appointment and we weren't paying for one to stay there. I was told when I moved in that I was allowed to have my dog visit for a weekend here or there. I called the office to complain about this letter and the lady who lived below me answered. I told her there was no way the maintenance man could have seen a dog in my apartment as I didn't have one there. She called me a liar and said that she could hear it running across the floor sometimes. I told her that what she heard was my husband and maybe she should know what she's talking about before she makes a formal accusation like that. This was nothing compared to what happened once we moved out. It has been 3 months and we still haven't received our deposit back yet. They are also keeping $362 of our $500 deposit for cleaning and painting. We had cleaned everything but a couple appliances and only a couple of the walls had very minor scuffs on them. We have been fighting them and they admitted that they charged us too much for paint and reduced it by half, but they still insist that their cleaning charges were valid. I recommend anyone wanting to live at an Avalon community cover their butt. Take pictures of everything when you move in and when you move out. If they try to screw you take them to small claims court. They will take you for as much of that deposit as they can get. read more

Beware! If you have friends over, they may never come again. Don't move here and lose your friends... I recently went to the complex with a friend of mine to visit another friend. The apartments are ok (though overpriced in my opinion). My friend said that he needed to register me and did so, but when I came out to my car later in the evening, there was a huge orange sticker on my car! Seriously! A sticker! When I got home, I attempted to remove the sticker. It was nearly impossible. Goo Gone, a razor blade, and an hour later, I was able to remove the sticker, but not without some possible lasting damage from what I had to use to get the sticker off. So my choices were possible lasting damage or a lasting, giant orange sticker. Not good options, and it really puts a damper on visiting friends in that complex. I'm not sure if the fact that I don't yet have plates on my car is why registering it didn't work, but I don't really understand why a sticker, and one that was obviously designed to be permanently adhered to something, is necessary. There are stickers that are easily removed from cars, and even law enforcement doesn't use stickers. They put notices under the windshield wipers when they leave a ticket. Come on! Let's get with the program and stop defacing property to get a point across. So sad and so frustrating. When I contacted the complex, they basically told me tough S. They said they refused to look at changing their policies, and they were extremely rude. So now I have to wonder, do I visit my friend again and chance a sticker, or do I never go again, which would really suck? I definitely wouldn't recommend that anyone else I know move in here. read more

This apartment has been a complete nightmare. The walls are thin so you hear everything. The pool hours are not monitered, so random people that do not belong at the community are there at all hours of the night. The staff is dishonest and not trust worthy. The staff was very friendly when I moved in in 2010; however, the staff is now new and rude. The maintanence manager is the worst of all. I would suggest finding another location where the staff is friendly. read more

Don't move here! The parking is ridiculous. You can't have guests after 9pm or they will get towed! The owner of the apartments must own the local tow yard.... Warning! When we were moving out we had a guy come and "inspect" to see if we would be billed on anything when moving out with out $300 security deposit. He said we should be totally fine and to fill out a survey to help out as well. BS!!! Got over a $700 bill including security deposit!! So that's over $900 to pay them when moving out. I got warned. I just moved in about a month ago. The community is really nice and definitely along the elegant living side. The only downside is the train!! I didn't realize it is right behind the amtrak station! I have been living here for the past year and a half. I enjoy the complex, the pool and the newly remodeled gym. My husband and I have busy schedules so we tend to work out late, having a 24 hour gym a 30 second walk away is fantastic. The staff is very friendly, the other day I was having some trouble with my groceries and Tim from maintenance helped me out. I live on the third floor. It was very nice of him to go out of his way to assist me. Very polite and pleasant young man. Now every time I see him we exchange a hello, nod or wave. This has put a better taste in my mouth than what I had before when most of the tenants who I said hello to while passing by didn't even acknowledge me. Moved in a month ago, I was a little worried because we were on the 1st floor of 3. I have never lived in an apartment before, always a house. So I was worried about other people's noises but so far it's very quite. Can barely hear upstairs. Love the gym, very quite and has cable, oh and ALSO VERY CLEAN. I've lived here twice and came back for a reason.. Clean and efficiency of living.. These are great apartments for the working professional. The maintenance team is really on top of things and the grounds are kept really nice. Couple things to note, if you are close to Flynn road the traffic is noisy and takes a while to get used to and if you are on the train side you will def hear the train. My husband and I lived at Avalon for almost 2 years. We absolutely loved it. The staff was always friendly and helpful. Maintenance was very quick. The grounds are kept very clean. Parking was never a problem for us since we had 2 reserved spots. Visitor parking is always pretty full, but we found spots when we needed them or had visitors park across the street and we would pick them up. The train isn't very loud because of the double paned windows (we lived in the building closest to the train tracks), but you can definitely feel it at times. We got used to it pretty quickly and they go by pretty fast, but the 5am trains that take 45-60 seconds to go by can be bothersome when you're trying to sleep. It didn't really happen too often though. We were in the perfect little apartment on the third floor and had no adjoining walls!! It was absolutely perfect and I still, at times, miss our little place. Overall, I would definitely recommend Avalon to others. It's an extremely safe area. They are very friendly and make everything easy to do online. read more

We have been blown away with our experience here so far. We have lived here now for almost two months and we feel like we are living at a resort managed by the friendliest staff who is always willing to help! We are happy with the location, the grounds, the amenities (a great pool, hot tub, and gym), and our apartment. In addition, the highlight of living here is the maintenance staff led by Bob who is not just a great maintenance person but ... a PRO in customer service. He is also "driven" to ensure that everyone is not just happy here but thrilled to be here! Wow, he has already made believers out of us. The is the first time that we have lived in an apartment for the last 35 years (since our college days) as we have always owned a house. Late last year we decided to downsize and simplify our lives yet, we were pretty worried about making this transition. We have been pleasantly surprised! The only reason I am not giving five stars is because I have been a little disappointed about how much noise I hear from the apartment above us. We have never complained about this as I am sure that there is nothing the staff can do about this. I am hoping that in time, I will get used to the noise and eventually even forget about this one nuisance. Overall, this place is a dream come true! read more

I love this place! Friendly office staff and great maintenance personnel. As soon as i put in a work order for any repairs around my apartment they are quick to get on it and make sure i am satisfied with the work they do Edgar and Duran always quick to help out! The girls in the office always so friendly and quick to help as well. I love it that they always make my kids feel special by offering them treats on the holidays( Valentine's, st.patricks day, ect.) Horrible! I rented here for two years. Rent is high. The walls are thin, so you can definitely be heard opening a drawer, and you can hear the same coming from the neighbor's place. Once you have signed the lease paperwork, the office personnel turns out to be extremely rude and very defensive. I was told my building is pet-free, yet almost every neighbor suddenly has a dog or two. I pay extra for my garage. Although it is a garage with an electric door, it is still unsafe. I had some items stolen from my garage. There was no forceful entry. Someone had access to the extra garage door opener (the office keeps the extra control), opened the garage, stole my property, and closed it. I filed a report with the police. The office was very defensive. They did not allow the officer to speak to the maintenance guy on duty. The office asked the police officer for a subpoena before they could speak to the guy. Strange. Now that I am moving out, they are charging the most ridiculous prices to have the place back to its original state. They will do anything to keep the deposit. Anything!! They do a walk through two weeks before moving out. They don't do one with the tenant after. Is this legal? read more

I want to live here! One of my family members has lived here for the past few years and every time I visit her I have the best time. We frequent the pool (which is always clean and well organized) and bbq the day away. At least one member of the Avalon staff steps out to make sure everything is running smoothly for us...bbq's working okay, pool temperature is appropriate, etc. I wish I could live here because every time I visit it feels like a mini getaway...too bad my job keeps me in Ventura and not Camarillo. I would recommend this place to anyone who is looking to raise a family in a nice and quite neighborhood with attentive staff & awesome maintenance. I have nothing but great things to say about this place, its a wonderful, friendly community with great staff and well appointed amenities. This is my second year living in Avalon and I can already tell I will be signing on for a third. As for the comment below about rent fees and late charges, I don't know of any business that doesn't have a penalty for not paying your bills on time. The great thing is that they offer a auto debit so you don't have to remember to pay. Bottom line if you want a great place to live close to the highway and pretty much everything else this is the place to be!! read more

If i could give no stars, I would. I moved out of there in May 2016. Today I realized that I was billed for an electricity bill from May 2016 to present, which means payments were withdrawn from my bank account by the electric company since I had enrolled in autopay. So, all this time since I moved out for 7 months ago, I was paying for Avalon's electric bill from the time I moved and still after someone else moved in. Apartment 2202, this is YOU! I called Avalon to resolve this problem and was told that they will not reimburse me for the charges even though they knew exactly when I moved out. So rather than doing the right thing, they would rather someone else's income pay for their electric usage as well as the current residents electric bill. They are in it to steal your money. At this point they lack all integrity and do not care about doing the right thing. P.S - The day I moved out, the maintenance person informed me that if i yelp and put a good review, they will minimize my move out bill.... Total FRAUD!!! I moved out of there because after 12 months of living there, they increased your rent by 16 % stating that's the market value..Ridiculous!!! Laura in the office was also absolutely rude, they monitored my guests and even questioned my housekeeper on several occasions since her name was not on the lease and they assumed I had someone else living there. I was also charged $1000 for full carpet replacement, they claimed a dog peed on the carpet, which is very odd, since I don't even own a pet. TOTAL SCAM !!! read more

I've lived in Avalon Camarillo for two years and just recently renewed my lease for another year. I can definitely say that I absolutely love this apartment complex along with the friendly staff and maintenance. Alessa (the community consultant) and Laura (the supervisor) have been nothing but helpful throughout my two years of living here. Something special about this apartment complex is its quick maintenance repair. Bob and Rosy are the maintenance technicians of the apartment complex and I have nothing but good things to say about them. Every time that I have a problem in my apartment I submit a service request online and by the next day it is fixed. I've never had to wait more than a day to get something fixed. And in the situation of an emergency they will fix it that same day. Both Bob and Rosy are always happily willing to assist their residents. Recently, I needed multiple fixes around my apartment and the next day they came by my apartment and fixed everything in matter of minutes. I am always pleased with their work. I don't know of any other apartment complex that are happy to assist their residents the way Avalon does, which is why I rate it five stars. read more

Although my roommates and I found a townhome elsewhere (private owners) we are all extremely pleased with the friendly, professional, and consistent help we got from Nick Morrison in the leasing office. He stayed in touch with us via email, like I asked, and kept us updated as soon as prices dropped and gave us honest answers/ advice anytime I asked him any questions. This was an immense help while we were apartment hunting. Being treated like a friend and fellow human being is rare when you deal with apartment complexes, but Nick stood out as the exception. Do not live here!!!! Be prepared to pay almost a $1000 to replace carpet. I always wondered why carpet was being replaced so frequently every time someone moved out. Completely unnecessary when it could have been cleaned. Wish I would have read reviews or talked to others that could have warned me to have it cleaned before I moved out. Seems like every review is similar especially on the BBB which includes all the Avalon communities across the country. Seems like I had the same problem as everyone else. I have lived in many apartments and never had this problem. I was just charged for carpet cleaning. The disputing process is a joke. And the sharks at the call center do not care at all and call non stop to get your credit card number. After I had only had the bill for one day!!! This is no way to treat customers!!!!! I was a good tenant and DO NOT recommend living here unless you walk around your apartment in booties because dirt is not considered normal wear and tear!!!!!!!!!!!! read more

The apartments themselves are good sized and are nice. However, the kitchens do not have very much storage. The facilities/grounds are nice. However, some of the changes they made to the fitness center have made it so that you have no where to put your stuff. Some of the neighbors are loud and do not respect quiet hours. read more

We stayed in Avalon Camarillo for almost 2 yrs and our experience had been very good. We were in a 2 bedroom apartment which was pretty spacious with bigger rooms and bathrooms. The apartment complex is very beautiful with heated pool which was always very clean.We had a garage which was big enough to park the car and put some stuff and a dedicated car parking space. The office staff as well as maintenance team was also very helpful and nice. Whenever we had any maintenance requests, it used to be resolved within few hours. I haven't seen more responsive maintenance team anywhere else. The location of the apartment complex is also very good since it is very close to the Pitts Ranch Park and La Mariposa Elementary school. Overall we had a great time at Avalon and would recommend it to everyone. read more

this place has something for everyone, children's area, pet area, a gym and a swimming pool for recreation, is like being in an endless vacation. we have a year living here and going for our second year. We are very pleased with the service of Luis, Laura and Alessa, but mostly we are very happy the speed at which Carlos, Bob and Tim, the maintenance guys, fix maintenance problems that occur inside the apartment.
