I've lived in Avalon Camarillo for two years and just recently renewed my lease for another year. I can definitely say that I absolutely love this apartment complex along with the friendly staff and maintenance. Alessa (the community consultant) and Laura (the supervisor) have been nothing but helpful throughout my two years of living here. Something special about this apartment complex is its quick maintenance repair. Bob and Rosy are the maintenance technicians of the apartment complex and I have nothing but good things to say about them. Every time that I have a problem in my apartment I submit a service request online and by the next day it is fixed. I've never had to wait more than a day to get something fixed. And in the situation of an emergency they will fix it that same day. Both Bob and Rosy are always happily willing to assist their residents. Recently, I needed multiple fixes around my apartment and the next day they came by my apartment and fixed everything in matter of minutes. I am always pleased with their work. I don't know of any other apartment complex that are happy to assist their residents the way Avalon does, which is why I rate it five stars. read more

I have lived here at Avalon for four months now and it has been a fantastic experience. The apartments are large, upgraded, and very nice. They are pet friendly with doggie poo bags available and bones for dogs in the leasing office. The maintenance team is AWESOME. I've had a couple of problems and they are always quick to come and fix it quickly. Bob is absolutely awesome, he is the lead maintenance man. Always very kind and helpful and works really hard to fix it at no cost to you. They go above and beyond I can't say how great their quick speed is. At my previous apartment complex it took one week for them to fix a flickering lightbulb that was outside our bedroom window and preventing us from sleeping....one week!!! read more

If you are the type of person who enjoys having people to your home (even for a brief visit) this is NOT the place for you. There are approx 5 spots for over 500 apts. The one time we used the visitor parking during the appropriately posted hours, our rental car was towed! $250 dollars to get it out! Of course, "read your lease" was the response we got from the leasing agent and not very understanding either. The lease is huge with a million things in it. The LEAST they could do is post a warning on your car so you won't do it again. These people allow their own residents to be towed!! I could see if it we were a repeat offender. How ruuuuuuuuuuuuuuuuuude! We were on the fence about whether to renew our lease but no way! We are starting to feel like a prisoner in our home. Whoever planned this place had no sense about how to have enough parking for a visitor. Like another person said, this is the only rule they enforce. The on site staff and maintenance crew are good but at the mercy of Avalon corporate management. They will raise the rent to the maximum every chance they get and don't value you as a long term customer. I lived there 5 years and finally got fed up and moved out due to their ridiculous rent policies. 1) Example: Your 1 year lease expires in July and they raise your rent from $1425 to $1550. Your neighbor moved in last month for $1375. They will offer you an apartment for 1375 but you have to move units (even though it is the same floor plan and sq ft). They realize it is an inconvenience to move so they give you the shaft and say, sorry company policy, nothing we can do. Tell them you are going to move out and they call corporate and reduce your rent increase from 1550 to 1525. Thanks, but don't insult me, my neighbor is still paying 1375. 2) Nightmare parking policy of registering guests. I have guests show up after 9PM....sorry park in the street, you can't register after 9PM! 3) People moving in and out so fast you don't get to know your neighbors...shady characters starting to move in, but on the whole still good. 4) The security gate is a false sense of security. Most people just park on the side, wait for someone to open the gate and drive right in behind them. 5) Took three visits to fix my water heater, to be fair however, that is the only maintenance issue I have had. Nice new buildings but NOT worth it. Stay away... Upper management is not customer centric given my experience with them over the last 5 years and each year is getting worse. Happy in a new place at 400 per month savings! That is a car payment. read more

I am writing this review as a guest to the community, not a resident. As a guest, I almost want to give it one star, but I decided to be fair. The apartments are pretty nice. They aren't very big considering how expensive they are, and they aren't upgraded, but they are clean and nice as far as apartments go. Elevators would be nice... as a side note. The community has been quiet the few times I have been there, but the security is ridiculous. First of all, the gates are not even closed during the day when people are away from their homes because of the sales office. Someone could easily come in and rob a resident. Even in the evening when the gate is closed, I have almost always gotten in without incident because I just follow someone else in. While that is pretty normal for this type of gated community and super convenient for me and my friend, it always makes me think that the gate is just kind of a joke. The parking situation is ridiculous! The website states that I need to park in the guest parking spots, but the last time I did that, I came out an hour later, and there was a huge orange sticker on my new car! It took me nearly an hour to get the sticker off of my car. First of all, that can be considered vandalism. You deface my car because I parked in guest parking, and I am supposed to be ok with that? No way! So I emailed them asking that they change the policy to put a notice under the windshield wipers and that they update their online parking policy description, and they never responded! Rude! While I have little experience in the community, I would never recommend someone moving there at this point. They don't even care that people write bad reviews about them. I looked at their rating on the Better Business Bureau, and they have an F! They have only had one complaint, but they never even responded to it. Apparently they were never trained in customer service. My advice, stay far far away. read more

I lived here for a year after moving in with my daughter. This was the first place I chose to call home on my own after a ten year marriage. I am so glad that I did! The apartment staff and security measures always made me feel safe and taken care of. The apartment itself was beautiful as well as all of the amenities on site. I can't speak highly enough about Carlos, Bob, and Armando! They were the best maintenance team I have ever come across. Always prompt and courteous, no matter how silly the request may have seemed. The would even come in and change light bulbs for me that I couldn't reach without climbing on the counter! I will miss knowing that they are just a phone call away, no matter what the problem may be. The office staff onsite, especially Laura and Louis, also went above and beyond. The office frequently had food trucks onsite for residents for nights like $5 pizza and wings nights, a personal favorite of my daughters. They were always there if I needed help with registering a guest, had a concern of any sort, were amazing with the leasing processing, and have been so helpful with the moving out process! The apartment community itself is beautiful. The pool and spa area was one of our favorites. They recently replaced all of the furniture out by the pool and bbq area and everything is so comfortable! We hosted quite of few bbq's down by the pool! The apartments are gorgeous and very well maintained. While I have read some of the other reviews, I find that the main concern is the parking issue. The way I circumvented this was by having my garage empty enough to allow a guest to park in there if I needed to. Or to have them park outside the complex and I would drive them back in. While my friends saw a couple of orange stickers, they stopped actually sticking them to the windows and I never saw a car get towed. When I researched apartments and saw that parking was the main complaint and saw how beautiful Avalon was, I knew it was great for us! I hope this review can be helpful for some! read more

If you want your belongings infested with cockroaches this is the place for you. We have been here 4 months and stuck in a lease we cannot get out of, They claim to be "luxury" apartments, but I woke up this morning to a roach on my arm, they have not only infested my kitchen (I was warned that my neighbors had a problem, and I asked for my apartment to be sprayed, even emptying my cupboards just to get "traps"), but they are now crawling on me while I sleep, and only to be woken up throughout the night. I am highly disappointed in the place I chose to call home for the next year. Not only do I have a bug problem, but my neighbors here are not trust worthy, I pay to have the Sunday paper delivered, and it has disappeared 3 weeks in a row before I woke up. I do not trust those that live among me, nor those that run this community. Do not decide to come and live here, no matter how nice the office staff is. read more

I don't recommend this place to anyone. The parking policy is ridiculous. You have to register your friends cars by 9 pm or they get a sticker warning on their window (which is impossible to remove) and if they are there a second time without being registered their car gets towed. The registration thing would be manageable if you got more than 12 registrations a month!! To top that off, my own car was towed from the complex for parking in a visitor spot. I completely forgot to move it before going to bed but it shouldn't have been a problem since I've never had a sticker before (that I remember) and if I did it was nearly 7 months ago!!! My roommates car was being towed last week when she came it at 4 am on her way to the airport and he security guard was incredibly rude to her. Paying as much as we do for rent we shouldn't have to worry about walking outside to go to work and not having a car to drive! Completely inappropriate policy. Besides the parking policy, the community is gated and really difficult to get into for visitors. Our pass codes have been deleted more than once so people cannot call us to open the gate. I will be very happy to leave here but I'm not looking forward to trying to get our security deposit back because I have a feeling it's going to be difficult. First I would like to say that I don't often write reviews. But I am so upset by the situation that I felt I wanted others to know. I have lived here since March 2016 and it is a nice community that is pretty quiet and pretty clean. My gripe is with the people in the office here. About a week after we moved in to a ground floor unit, my patio became covered in dog urine from the upstairs neighbors who were letting their pitbull pee on their patio repeatedly and it rained down onto ours each time.I brought it to the attention of the staff and they had maintenance come and clean it each time, but made no real effort to get the problem solved. Once when I ran into Laura in a common area and I asked her what the status was, she told me they have not been picking up their phone when she calls. I suggested she try emailing and was surprised and upset by her lack of concern for this disgusting problem. After almost 2 months of this disgusting living situation, I reached out to the manager ( who is no longer here) and she spoke with the tenants a few times and finally it came down to either get rid of the dog or be evicted.They said they would get rid of the dog. Well that was in late May and the dog has now been back for a few weeks. So In the 6 months I've lived here we have only been able to use the patio for roughly 2 months. And now we are back to not being able to use it.I have a 5 year old son and we do art and chalk and things, but can't use that space for fear of being peed on and it smelling awful outside. I contacted the new manager today and she said she will have maintenance come by as soon as they are available. Well it's been a few hours and no call and no show. Meanwhile I can't open my slider because the smell of urine is so strong it is just gross. So I am forced to run my AC because I can't open my door. I feel this is very unfair as I follow the rules, I pay rent on time and I cause no trouble. I am paying for space I am not able to use and it is not fair. I asked for a reduction of rent if I won't be able to use my patio and was told they can't do that, but gave me a $50 gift card to Woodranch for my troubles. I am so upset! I would say it's an ok.place to live, as long as you don't need any help from the staff. Don't expect management to take your concerns very seriously as it's not their problem so they clearly do not care. Very upsetting and totally disgusting, and I cannot wait to move. On a side note, I can hear every single step they take upstairs. If you move here, don't get a ground floor unit as there is no insulation above you. You will hear everything and I mean everything. I know each and every time the people upstairs are in a loving mood and it's not funny, it's annoying. Thank goodness it's quick. read more

I've lived here for a year and I have to boast that my apartment was the best in Camarillo. Its a gorgeous view, very private, and because I have no shared walls it is very quiet. I love looking at the valley toward somis and enjoying pink sunset hills. I am sad to leave my place, especially since I just got it perfect! Avalon is pricey, but then again so is EVERYTHING in Camarillo. Maintenance has been really great- kind and responsive- and Bob always says hello to me around the property. The office staff are helpful and flexible, and they go out of their way to make fun community events like snow-cones at the pool and pet photography. I like that they allow pets, but I do wish that they weren't so biased with their breed-specific rules. They need more visitor parking, and definitely need some toward the front of the property. If you're looking for a place to live, Avalon should be on your list. Bonus points for convenient Taco Bell which was great for those days that I just really didn't want to cook. read more

I have been living here at Avalon Camarillo for 2 years now...just signed on for my 3rd year. It's absolutely hands down the perfect place for us! It's ideal with the freeway entrances literally minutes away, and the local schools even closer. I will agree that they are pricey, however, sometimes you get what you pay for and in this case you really do. The staff and maintenance here are the best I've experienced. Quick to respond to service requests and friendly every time they answer your call. The grounds are beyond beautiful! You pull in and are immediately thinking wow, this is luxury living. The pool and spa are always sparkling and supremely well kept. The apartments are spacious, well laid out, with beautiful wood flooring and appliances. A special thanks to Laura in the office, who's been on point with excellent service. I highly recommend Avalon Camarillo as your next apartment home. read more

Terrible place to live. First off, extremely overpriced. I had problems with my apartment from the moment I moved in. My washing machine tube broke and leaked everywhere my first day moving in, I contacted the emergency maintenance line twice and they did not get my request so the place was a disaster until the downstairs unit called to complain that their ceiling was leaking. Prior to moving into the unit, the team was supposed to paint over all the scuffs and dings in the paint, which they did not. My pool/gym key did not work and it was an inconvenience to go get a new one. Several times I was bothered with a phone call saying units near me were complaining of a noise complaint, however I heard the noise every night, wasn't me...do your research before bothering someone. Don't be fooled by how little the security deposit is they will keep the deposit along with charge you for every little mark even if it was already there. Everyone speeds through the complex like crazy so not a good place for children. The maintenance team was actually very nice other than them not getting my maintenance request. However the leasing office team is terrible and tell you that they want to help you out at much as possible but they don't really care about you at all, they just want your money. I would not recommend this complex to anyone. Save your money and live somewhere else. read more

Pet Policy: Non-refundable pet deposit of now $500. Was $300. Additionally you have to pay $50 a month for pet rent. Pet rent is to upkeep pet areas. The pet potty trash cans do not get emptied enough and it stinks when it's hot out. Thank goodness I'm not on the bottom floor. Also the residents don't pick up there dogs poop making the potty area disgusting. Smoking: Not a smoker but you can't even smoke on your own patio or in the common areas. That pretty much leaves smoking in you car or in your garage until they start calling that a common area. Rent Increase: After only one year living there they wanted to up the rent $160 a month. Some increases were even higher. Who wants to live somewhere that has that kind of increase every year. Noise: Don't even think about turning on your surround sound or anything with base. You can actually here/feel it from the apartment above as well as sides. If they have pets you'll hear every step they take. I called the two dogs up stairs Thunder and Lightening because of how much noise they made. Even if it's not during the no noise times of 10pm to 8pm you can still get noise complaints. Not surprising since the place is cheaply made. And you definitely don't want to live near the pool. It's cool enough most of the year to leave windows open but by the pool you won't want to. Heating: The heater uses the heat from your water heater. It is not very efficient. You have to choose heat or hot water. Most of the time you can't have both and your shower turns out lukewarm. Gym/Pool: Small gym. It gets the job done and is open 24hours with key fob. Pool is nice when it's not overcrowded with people guests. Jacuzzi doesn't get very hot. Moving Out: If they find three smudges on three different walls (can be in the same room) you have to pay $150 for them to paint the entire apartment. Somehow it's not considered normal wear and tear. Since they use flat paint it's pretty impossible to clean yourself. They will black light the apartments carpet to check for dog urine. Even if you had the carpet professionally cleaned they will see the spot. They will then charge you around $1100 to replace the carpet in the entire apartment (2 bed room). Any other bodily fluids won't show somehow so they "know" it must have been your dog. Recommend you insist that they black light it with you upon move in since the apartment may have been vacant and open some time before you move in. They say they do it but who would trust anyone these days. Visitors: Register your visitors or they will get towed if it's one minute past normal visiting hours. Lighting: There is no living room or bedroom light. You can buy one and install it which I would recommend. You'll want the fan since you usually don't need AC. Font Gate: the entry gate was broken for months before they finally had it fixed. The new gate openers are much better. Maintenance Team: One redeeming quality is the maintenance staff. They are very nice and eager to help out. They show up within 24 hours for maintenance calls. It's also a really safe place to live because it's in Camarillo. Summary: Typical crapy apartment living problems. Just be informed before you move in. The only good thing was the safety and the people working there. read more

Our Avalon experience has been outstanding. We were graciously greeted by their staff and immediately made comfortable. Payton was an amazing person, who helped us with selecting the right apartment. We can't thank Payton enough for working with us. Tiffany was equally wonderful by navigating us through the move-in process and post move-in support. Tiffany continues to smile and wave when we see her on the property. And of course there is Armando and his technical staff. I've lived at the Avalon for six months and I could say that the experience has been great. This is my first apartment and I'm super glad I picked here. The grounds are well kept, the gym is perfect, the pool and bbq's are awesome, the doggie waste bags are so convenient, I could go on but I won't. The maintenance team is awesome. I had a leak a few months back and I requested for someone to come out and they were quick! Bob fixed my leak super quick it was great. Unfortunately I have to move again so I put in my notice and they set up a date and time to come check out the apartment before we leave. Once again Bob came by and he was so quick again. He gets to the point while talking about how things work and really knows all the Avalon policies which is nice cause I didn't have to ask the office any questions after. Anyways to conclude this review, the Avalon is an amazing apartment complex with all the amenities anyone would desire. The only reason I put four stars is because the prices are definitely higher than I'd like but I still wouldn't wish I had a different home. read more

Except for the price this place is excellent. If you want to live in a clean, gated, pet friendly apartment where your neighbors respect each other, then this is the place. There are personal garages available. Amenities include exercise room, pool and BBQ area and free WiFi in the office and pool area. There is Pitts Ranch park just 3 minutes away. It is a poop free area great for walking the dog and getting together with family and friends. The price is high but not as high for less as others. If you're looking for a comfortable place you have to check out Avalon Camarillo. The staff is the best also. The leasing agents on the phone are not good. They quoted me deposit prices that were not the same as required at check in. read more

STAY AWAY FROM THIS PLACE!!! Not sure where to start? I have been living in this community for a year now. -Management- (pack of lies)........ Read on... -Lease Terms- All terms are to their benefit..You can't even break a lease.. You will be responsible for the whole year!! What part of the world do they live in? -Wi-Fi- Good luck surfing the web with this quality. -Rent- If you choose to go month to month your initial rent will increase 64%!!!! Plus you can't even drop off your rent at the office?? You MUST mail it to some other state??? Train Tracks- You are gonna love this one....Get ready to wake up twice in the middle of the night. And you would need to scream your lungs out so others can hear you though out the day plus an earthquake feel to it with your unit shaking for dear life. (By the way the management never said anything about the tracks) They are hidden behind this community wall. (You snooze you loose). Maintenance- It does not matter to them if you do or do not give them permission to enter your apt when no one is home. (They will enter anyway) -Remote access- Garage or main entrance, you can't program them in your car, period!! Get ready to pay for extra ones to have in each car. -Visitor Parking- a hand full of guest spaces located at the end. (Good luck finding an open one after hrs) Plus you can't even have your guest park outside!!! Simply tell your guest to come back at a diff day.lol -Utilities- No DSL available!!! Get ready to empty your pockets to get internet access through fiber optics (only option) -Unit- Shawer water flow in all units are always set at the max outflow through the faucet (High water bills)..Doors- There is about an inch of spacing between the doors and floors..(Get ready to pay more for your electricity bill). Washer/Dryer- Located right next to your living room!! (So many defects so little time). Try to bake or fry anything.. the smoke alarm will go off.. Living there was a nightmare!! I can't wait to move out... I really need a good night sleep... 3 more weeks!!! Whohoo. I just got a letter for me to sign a new lease or my rent will increase 64%.. what a joke!! As a tenet of the Avalon (Apartments + Condos) Living in Camarillo I would like to share my experiences. First and foremost there is a railroad track that runs directly behind the Avalon complex. The Surfliner, other trains and worst of all, freight trains run daily and regularly. When moving into the complex, my wife and I asked the Office personnel showing us the site, how often the trains run. She replied, (emphasis on lied)"about once or twice a day." As I said, the trains run regularly. The freight trains, (Oxnard is one of California's four major sea ports for industry), run as late or early as midnight to 3am. Whenever a freight train passes, the buildings in the back row of the complex shake are comparable to light or moderate earthquakes. Making matters worse, there is a car-train intersection at the exact distance from the complex, that means that the "Surfliner" and other daily trains honk their extremely loud-ear splitting horn when they are right next to our apartments. The volume is shocking when you are caught unprepared. There is a garage with my apartment, however the automatic garage door opener has never worked for more than a day and after repeated maintenance, management has decided to ignore the issue and problem. Grounds crews routinely use loud power tools, like blowers as early as 8 am. The entire complex is surrounded by a wall,(18-20 foot, in the rear), which does nothing to stop or dull the loud noise of the trains and the 18-wheelers/ work-trucks passing by on the major roadway (Lewis Rd.) which parallels the train tracks. The rucking noise begins about 4:30am every morning, However the tall wall allows power tools being used by groundskeepers to be amplified to annoying levels. So if you work nights or keep late hours, be prepared to be woken up to the sound of power blowers by 8-8:30 am! Awesome! Avalon Camarillo has many unfriendly guest/relatives policy. The policies are very restrictive about how often and for how long you can have visitors. There is very limited parking for guests and if you do not register your visitors car it will be towed starting at 9pm. Again if you live towards the rear of the complex, this is where the guest parking is located. If you go to bed by 10 or 11 at night, be prepared to be awoken by the loud beeping and clattering chains of tow trucks. Unclear directions by staff and negligent written instructions for use of the computer system to register your guest's vehicles causes a great number or towings. I've witnessed over 50 in the past year. When the errors in the instructions were pointed out to staff, staff became defensive and condescending towards my wife for pointing out the lack of clarity and information in the instructions handed out by Avalon staff. Other complaints are the lack of 24 hour notice when allowing their maintenance crews to enter your apartment. They claim to always give notice, but on 3 separate occasions we've had maintenance enter our apartment without notice and without cause (emergencies). Tenets are also not allowed to have bird feeders on there decks, even Humming bird feeders, the irony of course is that Avalon, Camarillo allows pidgeons to nest and live on the roofs. The Pidgeons carry mites, and the the mites then infest the buildings or apartments through windows and other routes. My apartment was infested by the mites and it has happened in other tenets apartments too. There is a definite lack of respect for privacy or the rights of the tenets in this complex. In general the attitude of the staff at Avalon, Camarillo is condescending and patronizing. And you too can get all of this high quality living for only $2000 a month. This will most likely be the one and only review I ever post on yelp. The only reason I am doing so is due to my extreme frustration with Avalon Camarillo. My roommate and I moved in here about 9 months ago, and everything seemed to be going fine. To be fair they do have decent amenities (although don't expect the pool to be heated at any time you would actually want to swim). I came home today, however, to find the complex reeking of chemical fertilizer and weed killer. I have a dog. I live, sleep, and spend the majority of my day here. The chemical they use (glyphosate) is a known carcinogen in the state of California and confirmed neurotoxin. I, along with a substantial amount of other Americans, do not want to be exposed to these chemicals in excess. It is understandable to keep the facilities looking nice using some products in moderation, although I would personally prefer to see a couple of weeds rather than feel like my nose is being assaulted by chemicals. But this is beyond excessive. This shows a general disregard for the residents here at Avalon Camarillo as well as incompetence on management's part. I am extremely disappointed by this complex and will be leaving here the moment my lease expires. I did mention something to the staff here and am really hoping that I didn't simply receive the same spiel they give to everyone that complains to them.
