Cockroaches

After living here for 5 years, we can confidently say that management has failed to address a serious and ongoing cockroach problem. We have filed nearly 10 formal complaints, yet the only response is basic pest control that requires us to leave our apartment for two hours, often during our work-from-home days. There is no preventative plan, no investigation into the root cause, and no consistent follow-up unless we push for it ourselves. We have communicated multiple times how distressing it is to live with cockroaches, especially while paying premium rent. Instead of meaningful solutions, we are repeatedly dismissed or redirected, which has led to deep frustration. We maintain a very clean apartment, so this issue is not due to tenant behavior. Living with cockroaches is unacceptable, and management's lack of urgency makes the situation worse. We would not recommend this complex to anyone who values health, comfort, or responsive management.

This review is for AVALON DUBLIN STATION 5200 IRON HORSE PKWY DUBLIN CA still residing and calling this community my home, enjoy living here, and now my grand kids visit me for the Holidays and enjoy the out door parks the City of Dublin has opened is the best thing , both young and old enjoy the out doors active life, the neighbors are amazing, respect each other, The office staff as always is very professional and ready to listen and solve our concerns, the maintenance staff also is just by an click on the app they help take care of the fixes and other maintenance in and around our apartments, the families enjoy the outdoor parks, transportation, entertainment shopping and lots of job opportunity in and around City Of Dublin.Enjoy living here.

I don't recommend living here, and these are the reasons why. 1) Poor maintenance staff. They take days to respond to your request. I had water leaking into my apartment from outside, and the weather strip needed to be replaced. This was during a time where it was constantly raining. They told me to put paper in tubes to absorb the water and they never told me when they were coming back to put a more permanent fix. Imagine my surprise when a member of their staff showed up at my apartment DAYS LATER (unannounced btw) to take the paper tubing and replace the weather strip on the bottom. When I told them that water was leaking through, they told me there was no proof that it was coming into the apartment. Well, of course there's no more proof the water dried up. A member of the maintenance staff didn't seem like they believed me when I told them of my issue with the water leaking in- like I had made everything up. Also, one of the racks in my dishwasher was starting to rust (as most things tend to do after years of use). I put in a request to have the rack replaced, and I was told to just repair the parts that were rusted over myself with nail polish because it would cost too much to replace the rack. So highly unprofessional. 2) Dirty and broken amenities. As you can see in the pictures, the seating areas outside (of Building 1 at least) are not regularly wiped down. Not to mention, my boyfriend and I had tried grilling for the first time in Building 2, and the grill wasn't even hot enough to cook my eggs completely. Is anyone else having trouble with the lack of heat from the grills? My boyfriend tried cooking a steak and the grills were not getting hot enough to cook his steak completely. I thought this was odd- I don't know what could be causing this but I encourage the current residents to try out the grills and see if they're also having the same issues. 3) Dirty garbage areas and hallways. The pictures speak for it's self. There are stains on the carpet in the hallways that never seem to be cleaned and dirty unwiped hallways with garbage juice on the floor. As you can also see in the pictures, there is missing paneling on the ceilings (at least in Building 1). As you can also see, poor wall repair and unkept communal areas. Garbage just strewn about in the courtyard. Where is the janitorial staff?!?! The garbage rooms smell horrible and are almost always full, so garbage is on the floor next to the chutes. 4) The area is unsafe and there is suspicious activity at night. My boyfriend was in his car parked on the street next to the Bart station, when he noticed a person dressed in all black clothing wearing sunglasses at night with a hood was tapping on the glass of cars. I don't know what that was all about, but once this person saw that my boyfriend was looking at him he zoomed out of there fast. Another instance: My boyfriend went to his car in the morning and noticed that all the cars on the street had their side mirrors folded. Someone thought it would be funny to fold all the side mirrors as a practical joke. Also, there are fights that happen in the area late at night and very periodically you can hear the fights happening while you're trying to sleep. It's very annoying- especially when you have work the next morning. 5) MAIL GETS STOLEN AND NO ONE DOES ANYTHING ABOUT IT. Mail here will get stolen, especially if you order from Amazon. I had speakers that I ordered for my boyfriend stolen from my front door when it was supposed to be delivered to the Amazon lockers. In conclusion, I would stay as far away from this apartment complex. I regret leasing here and I will definitely be doing a more thorough research when I leave this place so I know that my next place will have everything I want and need. I've noticed a lot of people leaving this apartment complex, and I'm not surprised. The leasing agents are trying everything they can right now to keep people happy and extend their leases, but it's all money driven and they don't actually care about you (at least that's how it feels).

This review has nothing to do with the maintenance staff, they are wonderful. The apartments are nice and the location is great, it's unfortunate how unsafe the building truly is. A lot of new residents may be excited about the idea but I urge you to take into consideration safety. Vehicles are constantly being broken into, sometimes multiple cars, on multiple levels. There are not many cameras in the complex and we are supposed to have security however, I go in and out of the garage daily and have yet to spot them. Our bike storages are broken into, our storages inside our building are broken into. What is stopping our apartments themselves from being broken into next? We pay far too much for these "luxury" apartments to feel this unsafe. I now need to invest in cameras for my home and vehicle. I cannot get packages from UPS/ FEDEX delivered here because I fear they will be stolen. If you do not get a package placed inside the Amazon Hub locker, it will most likely be opened or taken completely. I have lived in many apartments and when an incident occurs, residents are made aware immediately and action is taken. Here, that is not the case. Many residents had to email the office staff to ask them to send out mass emails regarding the surge of vehicles break-ins. Again, I love this location and the apartment itself, is it just unfortunate that crime seems to be getting worse and worse.

In the first unit, the floors were paper thin and my upstairs neighbor kept waking me up. There was almost no natural light because a tree blocked the view. I emailed about it for a month, before management said a transfer might be possible, but it would cost $3,100 plus $250 more per month, including $50 (additional) for parking and about $200 extra in rent. I used the last of my savings to transfer for the sake of my health. The new unit has 8 HVAC units directly above the bedroom - I wasn't made aware of this prior to my moving in, and I wasn't allowed to tour the new unit either. The vibrations are so strong they rattle the walls and ceiling, and not even AirPods Pro ANC block them. They go off anywhere from once an hour to constantly, and because there are 8 of them, they all make different, unpredictable noises. Some sound like slow deep bass that can be felt in the bones while others make rapid whirring noises like a washing machine. It is impossible to sleep - I have been sleeping in my car since I moved here. I paid a $3100 transfer fee and am now paying $2600 a month to sleep in my car. I've submitted numerous normal and emergency maintenance requests and contacted management repeatedly about this issue. I have documented many recordings of the noise, including timestamps and proof of volumes above habitable levels, and have provided them upon request. Maintenance agreed that the vibrations and noise are unusual, and the layout of having 8 HVACs on one unit was strange, and they've tried a couple different fixes - unfortunately, none of which have worked. The sleep deprivation has made me sick on multiple occasions, and I have been in the ER. Management is now asking me to pay a lease break fee to leave, despite the hazardous situation and clear health impact. I have explained that I cannot afford this and have tried to follow up repeatedly, but I have not received a response in over a week and cannot reach anyone by phone, through email, or in person. I think Simone and Xiena are genuinely friendly people who try their best to communicate with renters, but management as a whole is very difficult to reach. This experience has caused me so much anxiety and deteriorated my mental and physical health.

Pest control finally came out and set traps and told them what they needed to do but they did none of it before I moved out. I know people love pets but my goodness, then didn't do well at cleaning up behind their OWN pets. Pet hair left in the washers and dryers. They would wash their pet items in the washers and dryers. Heck, I got fleas or maybe bedbugs bites, I don't know which is which because I have never dealt with either one of them before. I do know that I through my comforter away.Some tenants expected maintenance to clean up THEIR dog urine and feces when they are looking at their dog doing this. The rodents got in my bed. I went through 4 air mattresses. I didn't buy an actual bed in fear of it being a total loss. I was over charged in rent. I was supposed to pay $1499 and I'm just going to be truthful, my rent was padded. The manager at the time charged $1929.00 in rent when id.gov told her to charge less. It was a lot more going on there by other managers but I'll tell that in court. I lived in a studio apartment and I was charged more than a one bedroom. I tried to write corporate but the packet came back. I have of that I speak of. Have you notice, the owner does put their name on the reviews? I have tried and tried to communicate with them but I can not reach them. Maybe the court system can or maybe they will respond through here. I want my overpayment back the cost for my 4 air mattresses.

First off, the apartment is the nicest I've ever rented. Modern amenities, brand new appliances, clean from ceiling to floors upon move in. I don't hear my neighbors at all and I'm living on the third floor so I have people above and below me. Every neighbor I've met so far has been so sweet and welcoming. Lots of young people here which I love because I'm old, but young at heart so I don't want to look at people like myself! Situated smack in the middle of Main Street so you have restaurants, bars, grocery stores and movie theatre's literally right out your front door! The bldg is tight as far as security. You need a fob or phone app to get into this place or you're out of luck. Everyone picks up after their doggies. The staff from porters to management (shout out to Thy for being amazing) are all wonderful. Always a smile and a hello from the staff when you pass them. Such a great change from living In the last apartment community I just left. Good riddance. I'm happier than ever living here and can't wait to enjoy the roof top pool as soon as I'm done unpacking!

The residents pay luxury prices to live here but are treated like a problem vs a resident. Pool/ hot tub should be open till midnight, not 10pm. Security personnel should be friendly, instead they are aggressive and treat you like it's an emergency evacuation. They've ruined the fun perks of living here.

The location is perfect for walking downtown to enjoy dinner out or concerts in the park, farmers market and all of the downtown activities. Property has 3 pools So it is never crowded even during the middle of the heatwaves. Very nice gym and hot tub. Lots of trees and wildlife. Not uncommon to find deer noshing on plants near the cars or wild turkeys coming up from the creek below. Very serene environment. We were all on a name-basis relationship with management and maintenance because they were always so kind and always waved. Seriously a wonderful experience, Ms. Karen Haze is an outstanding apartment manager! By the way, she lives there too so they really do upkeep the standards and keep it very clean! Our townhouse was a 2 bedroom 1.5 bath and when we first moved in, we had maintenance walk us around and show us all the important things in the townhouse. Any time we needed help they fixed the place within 2 business days. We never felt like we bothered management and they were always on the ball. The kitchen was fully upgraded, and when our washer and fridge went out, they replaced it right away. I'll never forget how fast they came on a Saturday to make sure our food didn't go rotten when they replaced the fridge it was incredible. The townhouse comes with washer/dryer, fridge, microwave, stove, AND dishwasher and they were all high brand appliances. This is the place to stay guys. And to think I accidently ran into these apartments 7-8 years ago looking for another apartment complex that was suppose to call us back. I am glad I did because my family got the best experience we could living in an apartment complex like Pleasanton Glen. Thank you guys for the great living experience!
