PROS: *It was easy to tour and apply for this apartment. Front staff were helpful and friendly. Billing has been automated and hassle-free. *I feel very safe in this apartment, which was very important to me. All of my visitors have commented that the layout feels like a hotel! *Parking is great. I park on the floor I'm on and there's a door from the parking garage leading to my apartment. *The apartment is spacious and easy to maintain. I'm more than pleased with the walk-in closet, the new appliances, and ample lighting. *Heating works great! *Though I accepted an apartment facing BART, the noise never bothers me. The apartment's noise reduction qualities work very well. *This apartment's location is the real selling point. For me, it is a nice plus to be situated right next to BART. It makes jaunts to SF or the airport painless. It's quite close to the Whole Foods shopping center and the freeways. *It is simple to get a visitor parking pass for up to a week. *Very nice amenities, including bbq, gym, work rooms. Not that I've taken advantage of these, but I like knowing they're there. CONS: *Upon moving in, the apartment was not *dirty* but it was definitely dusty. There were minor hassles I had to deal with, such as getting the washing machine settings fixed, getting the window latch fixed, and getting the closet set-up corrected. The issues were fixed promptly and accurately when I submitted maintenance requests. *If I were to renew, I would have to pay $300+ in rent per month. I will not be renewing. *At times, I have smelt marijuana smoke come through the central A/C. *At times, I have fallen asleep to loud noises coming from above me. *Some areas could be more clean, such as the parking garage and trash room. *Getting my packages has been hit or miss. I never know if my packages will wind up in the leasing office, the mail room, or my door. I have often had packages that were opened (though nothing was stolen). You may want to get packages delivered to the Amazon locker at Whole Foods if you choose to live here. So far, I would recommend this apartment complex to others due to location, safety, and comfort. Upon giving notice we were leaving, Avalon listed our apartment for almost $600 less than what they offered our renewal at. How is this allowed???!!! Shouldn't tenants in excellent standing get that decrease upon renewal to keep people there who actually pay their rent on time and don't tear apart their units? The place has gone down hill fast within the two years we lived there. Makes me not want to consider another Avalon property again. Not worth the money. After living here for 5 years, we can confidently say that management has failed to address a serious and ongoing cockroach problem. We have filed nearly 10 formal complaints, yet the only response is basic pest control that requires us to leave our apartment for two hours, often during our work-from-home days. There is no preventative plan, no investigation into the root cause, and no consistent follow-up unless we push for it ourselves. We have communicated multiple times how distressing it is to live with cockroaches, especially while paying premium rent. Instead of meaningful solutions, we are repeatedly dismissed or redirected, which has led to deep frustration. We maintain a very clean apartment, so this issue is not due to tenant behavior. Living with cockroaches is unacceptable, and management's lack of urgency makes the situation worse. We would not recommend this complex to anyone who values health, comfort, or responsive management. read more

Apartment has had a BAD Rodent issue for over 6 months now. They are either coming from the Trash room area or neighboring apartments. We've seen them running all around the grounds at night a lot lately and they are on the balcony a lot. Complaints have gotten us nowhere. They are not seriously committed to getting rid of the pests and have taken no real steps towards doing so. Just complaint after complaint with no change. Unacceptable! Anyone can get into the parking garage the badge readers on the bart side do not even work anyone can come and go. Trash rooms are always dirty. Office staff is impossible to get a hold of. I don't recommend living here, and these are the reasons why. 1) Poor maintenance staff. They take days to respond to your request. I had water leaking into my apartment from outside, and the weather strip needed to be replaced. This was during a time where it was constantly raining. They told me to put paper in tubes to absorb the water and they never told me when they were coming back to put a more permanent fix. Imagine my surprise when a member of their staff showed up at my apartment DAYS LATER (unannounced btw) to take the paper tubing and replace the weather strip on the bottom. When I told them that water was leaking through, they told me there was no proof that it was coming into the apartment. Well, of course there's no more proof the water dried up. A member of the maintenance staff didn't seem like they believed me when I told them of my issue with the water leaking in- like I had made everything up. Also, one of the racks in my dishwasher was starting to rust (as most things tend to do after years of use). I put in a request to have the rack replaced, and I was told to just repair the parts that were rusted over myself with nail polish because it would cost too much to replace the rack. So highly unprofessional. 2) Dirty and broken amenities. As you can see in the pictures, the seating areas outside (of Building 1 at least) are not regularly wiped down. Not to mention, my boyfriend and I had tried grilling for the first time in Building 2, and the grill wasn't even hot enough to cook my eggs completely. Is anyone else having trouble with the lack of heat from the grills? My boyfriend tried cooking a steak and the grills were not getting hot enough to cook his steak completely. I thought this was odd- I don't know what could be causing this but I encourage the current residents to try out the grills and see if they're also having the same issues. 3) Dirty garbage areas and hallways. The pictures speak for it's self. There are stains on the carpet in the hallways that never seem to be cleaned and dirty unwiped hallways with garbage juice on the floor. As you can also see in the pictures, there is missing paneling on the ceilings (at least in Building 1). As you can also see, poor wall repair and unkept communal areas. Garbage just strewn about in the courtyard. Where is the janitorial staff?!?! The garbage rooms smell horrible and are almost always full, so garbage is on the floor next to the chutes. 4) The area is unsafe and there is suspicious activity at night. My boyfriend was in his car parked on the street next to the Bart station, when he noticed a person dressed in all black clothing wearing sunglasses at night with a hood was tapping on the glass of cars. I don't know what that was all about, but once this person saw that my boyfriend was looking at him he zoomed out of there fast. Another instance: My boyfriend went to his car in the morning and noticed that all the cars on the street had their side mirrors folded. Someone thought it would be funny to fold all the side mirrors as a practical joke. Also, there are fights that happen in the area late at night and very periodically you can hear the fights happening while you're trying to sleep. It's very annoying- especially when you have work the next morning. 5) MAIL GETS STOLEN AND NO ONE DOES ANYTHING ABOUT IT. Mail here will get stolen, especially if you order from Amazon. I had speakers that I ordered for my boyfriend stolen from my front door when it was supposed to be delivered to the Amazon lockers. In conclusion, I would stay as far away from this apartment complex. I regret leasing here and I will definitely be doing a more thorough research when I leave this place so I know that my next place will have everything I want and need. I've noticed a lot of people leaving this apartment complex, and I'm not surprised. The leasing agents are trying everything they can right now to keep people happy and extend their leases, but it's all money driven and they don't actually care about you (at least that's how it feels). read more

This review has nothing to do with the maintenance staff, they are wonderful. The apartments are nice and the location is great, it's unfortunate how unsafe the building truly is. A lot of new residents may be excited about the idea but I urge you to take into consideration safety. Vehicles are constantly being broken into, sometimes multiple cars, on multiple levels. There are not many cameras in the complex and we are supposed to have security however, I go in and out of the garage daily and have yet to spot them. Our bike storages are broken into, our storages inside our building are broken into. What is stopping our apartments themselves from being broken into next? We pay far too much for these "luxury" apartments to feel this unsafe. I now need to invest in cameras for my home and vehicle. I cannot get packages from UPS/ FEDEX delivered here because I fear they will be stolen. If you do not get a package placed inside the Amazon Hub locker, it will most likely be opened or taken completely. I have lived in many apartments and when an incident occurs, residents are made aware immediately and action is taken. Here, that is not the case. Many residents had to email the office staff to ask them to send out mass emails regarding the surge of vehicles break-ins. I wish there was a way to give this place 0 stars. The apartments are nice and up until a year ago the service was good too. However, lately the management has decided to not listen to residents' concerns. If you are looking to get robbed, live life on the edge where strangers sleep in the hallways outside your doorstep and cause fires or live in an unhygienic environment where dogs poop outside your house and the management does nothing about it, by all means go ahead and sign a lease here. Recently, in all likelihood an unauthorized individual caused a massive fire in the community which was dismissed by the management as a very small fire. DO NOT MOVE HERE. The apartment has contracted a predatory towing company to patrol the lot. Many Tenants have been towed from their own spaces. I had to pay $425 to recover my car. I just had knee surgery so I had to drive my car back 30 minutes with excruciating pain (and possibly damaging my knee further) to avoid the $120 daily storage fee the towing company charges after towing, as they will only releasee the car to the title owner. I've seen the towing company on many occasions looking at each car with a flashlight for any reason to tow. If you want impromptu friends over you will not be able to get a guest parking pass outside of leasing office business hours, as only they can provide them. This apartment does not give out warnings, they tow right away. The towing company provided blurry pictures that did not show the pass expiration date, but the leasing office still did not provide compensation. I have never seen such a horrible parking policy. I cannot have guests over and now I am terrified to have my own car parked here as I don't want my car towed again. read more

Let me start by saying this place is filthy. The dumps. Rats running through the parking lot, homeless sleeping in the hallways. Residents literally let their dogs poop and pee on the carpets in the common areas. It's gross. The smell from the trash room fills the hallways to where you have to hold your breath walking to the elevator. The gym has months of dust and hair on all the machines. I don't know when the last time anyone cleaned in there. Management takes days to respond to safety concerns, and are always out of office. They have no issue charging extra for trash, WiFi, anything to nickel and dime you with. I do not recommend living here. Unless you want your car being towed or broken in to on any night. Amazing maintenance team responds quite quick and are friendly. however unfortunately the recent reviews regarding aggressive and predatory behavior of the towing company that has been contracted by Avalon is true. I've seen cars towed in the middle of the night which is when the 2 hr parking limit shouldn't be enforced. When speaking to the towing company they informed us that they pull about 6 cars a day from just our area alone, seems quite outrageous. It does feel like there is a system in place that is taking advantage of the residents and does feel predatory. Amazing maintenance team but unfortunately will not renew and can not recommend because of the public parking situation. read more

We can't wait to leave this place. While some may have had better experiences, we had one of the worst. This is the case of not getting what you pay for. They charge a premium to live here and we don't get anywhere near what we pay for. For starters, as many have mentioned here, our packages have been stolen many times since we've been living here. When I say plenty, we have experienced more than six packages go missing and eventually stopped counting. We decided to use other delivery methods where we can pick up our packages at a more secure location. We ran into a serious AC system failure in our unit last summer that we knew was problematic and was not cooling off our apartment. It would run for days and would not auto shut off based on the settings if the unit has cooled off. I submitted a number of requests for maintenance to get it repaired and it took weeks to get done. They would come out and try these little fixes here and there or use a device to measure the temperature of the air coming out. It did not fix the issue. We had an infant whose temperature needed to be regulated for health reasons and this was seriously impacting us. I had to submit an emergency request to have an external expert come in to determine that the AC was out of freon. This was after PG&E sent me a bill for $800 for the month. Granted they provided a credit to our rent but that was after going through the process of complaining and submitting paperwork that shows all of the charges. I would rather the issue was resolved swiftly without having to deal with the AC not working. We are running into the same issue again this summer with the AC only cooling off the kitchen area but the rest of the apartment is not getting any AC move through it, so it causes it to run overtime for extended hours. They recommend that we close all vents that are not needed so that it cools off the other areas. By doing this, it does not cool off the entire unit which will leave the AC running for long hours. Why pay this much for rent when the AC doesn't work efficiently??? It's like they built the units to not be efficient in the first place. It will cost you, even more, to live here on top of rent based on the high energy bill you will receive. Many months into upgrading to a two-bedroom unit, I receive a collection call about not paying back a deposit from my previous unit when upgrading to another unit. How is it that you are forced to pay back a deposit from a previous unit when you are upgrading and paying more for another unit in the same building??? Let alone, not get notified or have this information mentioned when we were processing the upgrade. That is some very shady business practice. Then there is a strange concept of the office being closed most of the time and only open "by appointment" which just seems odd. For an apartment community this big with two buildings, why would you not keep your doors open during business hours? It just doesn't look like a customer or resident-friendly environment. Other issues include: - Our sink randomly clogging and we use a strainer collector in our sink so it prevents any large objects from falling into the sink - Cars parking in the garage without a permit that never gets towed and we pay extra for a second parking spot - Our storage unit had an attempted break-in forcing us to move items to another storage Think twice if you decide to live here and be prepared to pay a premium. read more

They refuse to do ANYTHING, not even install some cameras or do the bare minimum and WALK around the parking garage every once and awhile to show their presence in the community. We toured the apartments. We loved the floor plan, but the experience itself was enough to make us not want to rent here. We called the leasing office multiple times during our self-guided tour and no one ever picked up to help answer our questions. Tried emailing as well, and no luck there either. Overall, we thought that this bad experience was indicative of how little the apartment must care for its residents. Along with this, we noticed the hallways were pretty dirty as there was trash everywhere! There were stains everywhere (on the elevator floor and on the apartment windows) and damaged property (trash in plants and stains on floor). No thanks! We will try somewhere else. read more

I moved in a few months before covid. It was average, but it went downhill fast. I left after my contract was up. The residents that live here are so inconsiderate. They just let their dogs pee in the stairwell and the garage and don't clean it up. They leave trash trails in the hallways. They are constantly breaking the elevator and trash shoots. You only tour the first floor. They clean and air freshen the 1st floor. The rest of the floors are nasty. At least in Building 1. Not sure if the newer building is better. The establishment The actual staff is really nice. Pretty helpful for the most part. They always have a smile on their face. Their parent company didn't lower rent or provide any covid relief. We weren't allowed to use any of the facilities. When they finally opened the pools they only opened 1 of the 2 pools. When covid first came they gave us the gym wipes in the elevators. Then they finally replaced that with hand sanitizer dispensers, but after a few months they stopped refilling the dispensers. It's located right next to the Bart station and the jail. So you will encounter homeless and people who just released from jail asking for smokes and money. There's usually cops driving around. It's pretty safe overall. It's nice that it's walking distant from good shopping center. They have free dog washing stations. For the most part it was pretty quiet. I had a thunderous upstairs neighbor that liked to stomp around at 2am. But you can't hear anything from the side neighbors. People smoking weed was pretty bad even though it's suppose to be smoke free campus. They try to hotbox the stairwells. They have amazon lockers, but packages will still go missing and stolen if they run out of locker space or the delivery guys just leaves in outside the doors because they can't figure out how to get in. The dial in system would be really nice if you could hear and talk better. There's cockroaches everywhere outside. I saw a few dead ones inside. They do spray for pests inside. The garage is really annoying. It's very narrow and people drive in the middle of the pathway. It barely fits two cars passing each other. People go too fast all the time. It's hard to see around the turns. You almost get into car accidents every week. I've seen people scrap their car are the pillars. People dump their stuff in the garage when they move out. There's no assigned parking. I've never seen the check the cars for parking passes. There are def cars there that should not be there. Few car break ins while I was there. The apartment It's pretty new. Everything is pretty nice. Although I moved it and there were several problems with water leaking, broken microwave, broken washer and dryer units, and lights out. But it all got fixed pretty fast. My individual space was nice. In concept this place could be really nice and worth the high rent. read more

I currently live at Phase 1 along with my wife. It seems like the older team members such as Robyn have left recently and current office management seems incompetent or they do not care about current resident woes. A personal example is when our apartment was being potentially cased by people who were personally looking to rob apartments, management essentially said they can't do anything (or were unwilling to do anything). We were told essentially that this is a "secured" gated community which sounds more like some corporate BS to try and somehow avoid the situation entirely. When another manager called me to try and rectify the situation, I was basically told they can't do anything such as install extra door security due to it being a potential issue with fire hazards which I suppose is understandable. I was told that we should put down a rubber door stopper when we're home, but this completely defeats the purpose of deterring potential home robberies when we're not home. We were also told to buy a third-party alarm service and the best that this community management can offer is to install the alarm free of charge. It is frustrating to say the least that this is the response we get from management. However, there are more concerning issues that still have not yet been rectified are as follows (but not limited to): 1) Amazon packages are left outside by lockers (which is not the fault of management but more so the delivery services) and have been raided by transients who gain access to this "gated" community. However, management refuses to put proper deterrence such as security cameras, and residents know they can afford to install such services. Also note that management did not give reduced rents during Covid even though many community resources such as BBQ pits, pools, and the community gym were closed until further notice. 2) Exit signs in certain areas of the building are left in disrepair for months. There is an exit sign near my apartment that looks like its not even fully secured. I can see into the space it is suppose to be installed in and see the wires as well. 3) People's bicycles were stolen. 4) Parking garage gates are left open whenever they are damaged and anyone can walk in without consequence. There is also no security or other deterrence put in place during the time period of when gates are not functional. 5) My vehicles were broken into not once, but twice during my stay here at this community. There is little management and the community staff can do here simply because they aren't police so this is a touchy subject. If you are interested in living here, I really recommend that you you completely avoid Phase 1 (older building), and move into Phase 2 (newer building) because at least management will at least try to cater more to residents there. However, I do not think the high rent cost justifies the treatment of residents here even in the Bay Area. read more

I just witnessed the tow truck company tow a poor women's car that was parked there for no longer than 15 minutes. I was outside on a walk and this is what I see her running out chasing them and other people trying to stop them as well and he just kept driving, but let's not stop there. He was there all day every day parked up to towing people every single day there is someone getting towed from early morning to night time . I never knew living next to Bart station would be such a headache. They installed a few new signs around the building stating that there is a maximum of 2hrs parking in order to enforce people that are taking bart not to park here. As a result, the apartment wants an extra payment a month for outside parking. Even if you were to pay the monthly fee which is outrageous being that the rent is outrageous , you always run into homeless people, crackheads, smokers, dope fiend, etc. whatever you would like to call them. I am not one to judge, but this is the reality you face living here. On top of random characters being downstairs and all over the complex as if you were living in the inner city there is rampant package theft. If you love to order anything from Amazon or online simply THIS IS NOT THE APARTMENT COMPLEX FOR YOU. Management does not take ANY action or responsibility. Instead they tell you to report it to the local police department/authorities. They put up a Camera and told us you have to make a police report if you want to know what happened to your package. Then they randomly decide to enforce parking rules on the outside street without a warning/ 1 time violation and towed 11+ cars that belonged to residents back to back. Out of the two years that I have lived here not once has my car ever been towed or even got a simple warning/violation. I am close with my neighbors and they have been saying the same thing. This is all a scheme to force residents into paying extra to buy a pass. Interestingly enough, the entire parking complex is vacant due to the fact that nobody wants to pay the extra amount year per car. I'm sure you would much rather park along the street or anywhere around the building as I have been for the past two years. This is the result of apartment complexes being greedy and taking advantage of their residents hard-earned money. I would never ever advise anyone to move here and I personally am not renewing my lease, but let's not stop there. Here's another reason why you should avoid living in this complex. Santa Rita is about a 15 minute walk from the complex. Being that the bartender station is right behind the complex, you will be sure to run into ex-convicts who have just been released from prison with nothing to lose. I'll leave this review here and let you think about what I have warned you of before you decide to move here. I can name countless places that are more affordable yet still much more comfortable to live at as I definitely will be moving when my lease is up. I've had such a great experience at this place and I genuinely enjoy being a resident here. First and foremost, John from the leasing office got all the paperwork done and everything approved in literally 34 mins lol on top of that, I told him I had to move in the next day and he made it happen. Everything just happened so smoothly and I even told him in person like 4x how appreciative I am that he made it such an easy move in for me. I also love how attentive Darin, the maintenance guy is. He fixed my dishwasher immediately and he was so sweet. The apartment itself is so nice. When I moved in, it was actually spotless unlike a lot of other places I've moved into. The trash chutes are also always pretty clean, again unlike other previous places I've lived in. Sometimes the trash would be so bad and trash everywhere, it was a complete mess but at Avalon, it's rare to see trash on the floors or hallways for than an hour. I love how clean and how much they take care of the property. There's tons of amenities even though I haven't checked them all out yet but the gym is amazing. They have tons of nice newer machines and it's never packed which is nice and it's really spacious. Also there are sooo many cute little doggos that are here and considering there are tons of residents with fur babies, the outside grounds are clean as well. I feel like people clean up after their pets (there's baggies outside and trash bins for it) and there's a park that you can walk your dog around too. Don't walk, run away. You will get better customer service from McDonald's. Complaints are not taken seriously. Leasing office shuns people away and locks the doors. Residents do not even have access without an ....... appointment. What is the point of having leasing office staff if they do not help residents. read more

I have lived here for five years. The parking situation has become an absolute nightmare. Out of nowhere a couple months ago, they began to enforce a two hour parking rule and did not give notice to residents. Instead of using a ticketing service, the apartment complex just started towing multiple cars a day. $500, no warning, poor signage (signs facing inward, random fire lane one off signs with no red curb). Office staff is unapologetic. This makes having guests over very inconvenient. The tow company they use has also hit multiple cars, speeds down the neighborhood, and is extremely rude and confrontational. The apartment complex has been made aware of these violations by the tow company and has done nothing about it. The stars on my review are solely for how fantastic the maintenance guy (Darin) has been. I've spoken with multiple neighbors and they have the same experience with this complex. read more

I've been living in the community for 5 years. The cleanliness of the community has constantly degraded over time, carpets in the hallways are dirty with trash stains, packages keep on disappearing, being stolen, bikes are stolen too from common areas. My car was hit in the garage and its emblema stolen over the years. The community maintenance team won't intervene unless one resident points out something is broken in the common areas (gym machines broken, dog poop in the hallways, broken light bulbs), and the leasing office doesn't care much about it now that the visits are all virtual. Of course rents increase every year - after keeping the rent from increasing during covid (where everywhere else rents steeply decreased), they raised it more than usual in 2021, blaming market prices. The amenities were not available for health reason during covid, but no compensation for the service disruption has ever been offered to the residents. And don't think about getting on time responses to your emails from the leasing office - you'll have to show up in person or call hoping someone picks up. And if you need a favor, like an extra vehicle space for a few weeks while buying a new car, a package being held longer because one is out of the country, don't expect much, and if there's a way to help you, you'll most likely have to pay a few hundred dollars on top of your expensive rent. My wife and I have been living here for a few months now and we absolutely love it here! Our apartment is so nice and spacious. This review is also a big shout out to John. He was so helpful aiding us in finding the perfect place for us. He is very honest and immediately made us feel welcomed. He went above and beyond for us during the whole process and has continued to show us his amazing customer service. He was one of the main reasons we signed. Additionally, the maintenance response time is quick whenever we need something fixed. I would give six stars if I could! read more

All I gotta say is, this apartment complex + others is right next to BART. Your gonna have people walking through these complexes everyday. Peoples cars getting broken into, homeless people sleeping in the complexes. Just be careful. read more

We absolutely love our apartment; it's beautiful and spacious, and the amenities are great! We have also had a wonderful experience with John at the Leasing Office. He is incredibly responsive, efficient, and kind. Every time we have needed something from the Leasing Office, Jon has responded promptly and efficiently!
