Great place to live! I've really enjoyed my time living here. The apartments are modern, clean, and well-maintained, with plenty of natural light and great layouts. The management team is friendly, responsive, and always willing to help -- maintenance requests are handled quickly and efficiently by the best David & Bryan!! The community itself feels safe and welcoming. The amenities, like the pool, gym, and common areas, are always kept in great condition. Parking is convenient, and the location is ideal -- close to shops, restaurants, and easy freeway access. Overall, it's been a great experience living here. Couple of years ago I started my lease and at the same time asked them to find me apartment on ground floor, because my parents are 75+ year old, they will not be able to climb three floors, administration office said as anything is available, we will get you into it. Now moving into 2024, numerous time back and forth still , they provided no solution except pay money for this money for that to get into different apartment . My relative is a heart patient he visited me 8 months ago and ended up in emergency because he had to come all the way up to the third floor and went through heart surgery.I mentioned it to the avalon authorities and requested them to allot me an apartment on ground floor but their response is not positive at all. They could've noted so everyone knows to look out for. Just couple of days ago apartment came available , even before I could apply apartment was gone. I was excited to move in here and after 2 months I see I can't live here any longer. Externally it looks like a nice community but I encourage you to go by the trash cans. They are never emptied and overflowing to the point you can no longer put anything else in. Old marttrraaes and couches from precious tenants that never get thrown out. Garages are tiny and will not fit all cars. No elevator except 1 out of 6 buildings on the property and when you're moving in to a 3rd floor apartment, it really stinks!! Inside, ac is very loud, louder than I've ever heard. No light fixtures in any of the rooms. And that's by design. Hot water on the 3rd floor takes a long time, closets ante weird and don't really provide more room than a standard closet setup. Washer and dryers provided are the cheapest you can find and are super noisy. Cents in the bathrooms turn on every hour for 15 min which add to your electric bill and they won't change it because they're worried about moisture in the walls. We are adults and know when to turn on the vents, please don't treat us like children. Oh and the front gate has been broken and stays open since November so any vagrants can walk inside. You pay for a nice fitness room you can't even use because if COVID anda they won't discount anything. Non use of the barbecue pits because of COVID but you still pay full rent. Ppl don't follow COVID face mask mandates here either! Look into a new place or at least the stuff I mentioned before you move in here. read more

This is the second Avalon community that we have lived in and both cases we were nickel and dimed during move out for $500-$1000 for miscellaneous cleaning charges. The local management is nice enough but when it comes to billing they are nothing more than a corporation trying to get any dollar they can, even from residents that have paid rent for 4+ years which added up to over $100k. In regard to Avalon San Dimas, I had a brand new car stolen out of the "gated community" where the gate is constantly broken and just left open 24/7. We also found out that the cameras apparently don't work when my car was stolen and they said there was nothing they could do for us. I cannot with good conscience recommend this community or Avalon in general to anyone reading this. The apartments and grounds are nice, but it is not worth the $3K+ rents for what you get from management and lack of safety. read more

Roach problem since I moved in (June 2023) . Noted the critter I discovered within the 24hr walkthrough and provided to lease office. Beetles and roaches appear inside and outside of unit/all around building A. Need ghostbusters type of exterminators. Orkin has tried but doesn't seem to have a permanent solution. Emailed management pictures and no response. Total bummer. If they can resolve this pest issue all else would be okay. The only other issue is the parking spot I was provide under a carport which looks like it's about to collapse on top of my car. I'd greatly appreciate a garage for my troubles (without an addition cost to me). read more

For the price they charged for rent I would have expected a much better experience. Overall the place is kept pretty clean, EXCEPT for the trash areas. To cut costs i imagine, they moved from 2 dumpsters to one and trash was overflowing weekly. They hired a company who sent a guy out weekly to jump on the dumpsters to try and fit the trash bags on the ground back in. The front gate was always a pain to get open, broke down repeatedly and left open for anyone to come in. The pool gates were always malfunctioning with your swipe key, the spa bubbles rarely worked and were always broken down, the fire pit on numerous occasions had a gas leak, right by the BBQs I'll add. The maintence guys were awesome but I think they had their hands tied by the management trying to cut costs, which is strange when they charge $3250 a month for a 2 bedroom apartment. They charge the tennants a "vacant rental fee" every month which varies depending on how many units aren't rented. So you're paying to cover the cost of the units they don't rent. I was not told that when I signed my lease and when I found out they apologized because they said I should have been told. With shared utilities and rental recovery fees my costs to live there were always over $3500 a month. Overall I would not recommend this place at all. It's super corporate, you can't even go into the office to speak to anyone you have to make an appointment. It's impossible to get people on the phone, emails are returned days later from their corporate headquarters. Do not let the shiny buildings and fancy community area fool you. This place has good amenities but the management is just horrible. Besides the maintenance guy and Erika from the front desk, nothing at this place is worth the price. I chose Avalon because the apartments looked new and it was a gated community. But none of them matter since management made me live a nightmare during my stay. Let me tell you why: 1. THE WALLS ARE SO THIN!!!!! This is the major complaint that every resident has. If you live on the bottom or second floor, you are going to hear your neighbors stomping their feet or running around ALMOST EVERY SINGLE DAY. And if you live on the third floor (top floor) you receive constant calls from the front desk because you are making too much noise. It's their fault since WALLS ARE SO THIN!!!!! Sometimes I'm not even home when they call me. 2. The garage that comes with the apartment is simply ridiculous. It is literally a BOX where you can barely fit a small car. People who own an SUV cannot fit in and they have to leave their door open. Of course, they would charge you extra parking spots for a very high price, $960 per year. 3. They do not take your referral code. When I moved in, I got a referral code from a friend which would have saved me a couple hundred dollars the first month. For some reason, they do not take that at this specific complex while other Avalon or Eaves communities do. 4. When you check out, they "intimate" you in getting a Clean Sweep to clean out the apartment according to their standard. You have to spend $115 for it and If you decide to do it yourself and they think is not clean enough they will charge you tons of money. 5. You are not allowed to go into the common area after 10 pm but one time I saw the security guard hanging out with a girl in the hot tub after 11pm. Very unprofessional!! It is true that they have new apartments and a fancy website but it does not give you the full picture of this place. Save yourself the trouble and do not move here. There are many other places in the area with better management and lower prices. read more

This place on San Dimas Canyon Road, all I. An say is, HORRIBLE! Maintenance workers are good. Management is terrible! There a resident that has termites, management ti resident it's up residents to take care of the problem. The patio doors were installed upside down . I'm disabled, I parked in front, I was threatened to have. Y car towed. I'm elderly, I felt this is elder abuse. The tent has gone up, this place is not worth the amount charged for rent. I recommend you read the reviews from the people who have lived here for a whole lease term to know everything there is to know instead of from someone who has lived here for a few months! Rent was expensive for a bad location. See other one star review written by someone else for additional parking cost comment. When I moved out I left the place very clean and they still charged me almost $200 to clean the carpet and bathroom. The carpet was completely spotless! There's this "wear and tear" policy that they wouldn't charge for petty stuff but they charged me for it when THERE WAS NOTHING to charge me for. Also FYI, when your lease ends and you want to go month to month you're going to pay double the parking rent cost ($80) and there's a significant increase to your rent. Here, you can start off on the right foot but end up on the wrong one. Could you get better at other apt complexes for less? YES!! Look elsewhere! I moved out as soon as I could. read more

I gave two stars due my experience with the corporate billing offices, not the on-site office. Veronica Heckler is amazing there, and goes out of her way to handle any concerns or requests you have. The maintenance staff is also super friendly and helpful and always come in a timely manner to get the job done. The problem I have is with the corporate offices that handle billing and account services. A long story short, Avalon refused to accommodate an important request I put in to get a refund for the credit that was on our account, and now we have lost about $100. This might seem like a small problem, but it is emblematic of my whole experience with Avalon corporate customer service. Rent is EXPENSIVE, we have given Avalon nearly $25,000 in rent over 7 months, in addition to bringing them three new tenants, and they treat you like you are a waste of their time. Every customer service agent I have ever spoken to has been rude, and could not care less about solving your problem. MAY GOD HELP YOU IF YOU EVER HAVE A BILLING OR ACCOUNT PROBLEM. It was ok when I first moved in, but slowly it's become more of an issue and hassle to live here than a positive thing. First off, I always get email complaints from the front office that are directed toward the community as a "whole" that aren't even remotely my issue. The elderly neighbors complain a lot. They charge you for every little thing, and the rent is far too high. They complain about my belongings in My patio. There's never any parking for my second car near my apartment, and people leave their broken down cars in the parking spaces when they can park it outside of the complex or away from constant traffic so people who actually use their cars and have a family can park close to home. This is NOT a kid friendly complex so don't let the playground fool you. The maintenance people are always friendly and helpful and respond quickly to all of my issues. read more

Trash cans overflowing with junk for days. Grass area always has poop and stinky grass. They leave furniture outside and never call bulky items. Security cameras don't work Incase of an emergency. These are luxury apartments, I don't know what is happening. read more

We've lived here for 3 months and love it so far! Ericka in the leasing office was always super sweet and helpful. We were able to move into an apartment with an attached garage which is awesome for trips to the store or late/early trips out of the house. The whole community is beautiful and other residents are friendly and respectful. David from maintenance responded to the two service requests that I submitted within an hour! I was shocked by how prompt and attentive he was to fixing small problems in our apartment when we first moved in. He was able to resolve the small issues quickly and is really personable. These apartments are so nice!! All of the staff here have consistently been friendly and helpful on any questions we had and always followed up afterwards. They really try to ensure that everyone is happy here. We even received a goody bag upon move in from Fresh and Easy! Nice touch! :-) The finishes inside the apartments are beautiful with more storage in the kitchen than most apartments I've seen. Coming from a house, I was a bit worried at first about what the storage would be like, but it's really nicely done with no wasted space and bathrooms have good storage as well. Some residents can be extraordinarily invasive and just crazy to be blunt: twice I caught somebody opening their CREAKY, NOT-SO-SECRET door to watch me leave. I had to tell them to mind their own business: UNLIKE THEM, I had things to do and places to be, and cannot be bothered by their psychotic spying. They also flatter themselves if they pass by your window: I could be expecting someone or just looking at the day and whomever is passing at the time is under the delusion I was looking for them. Been living here 3 months and the experience has been great! Getting to know more and more of our neighbors and everyone is very nice and respectful. A special thanks to David from maintenance, when we moved in he helped us with a full walk-through of our new place. He showed us small things like setting timer for the A.C. and adjusted our water heater temperature. When our shower head was leaking he came right over and replaced it with a brand new shower head! My husband and I came here to get some information because our lease in our current apartment is up next month. We went on Tuesday morning, around 10:45am (early enough to beat the crowd, we figured). We were greeted by Veronica who immediately asked if we had scheduled an appointment; no hello, how can I help you? or anything...I said no, and asked if an appointment was necessary. She told me she was "busy" with move-ins and didn't have "time" to show an apartment, so in this case yes we should make an appointment. She proceeded to hand me her card, and that was it. No goodbye, No see you soon, No apology...nothing. There was NOBODY in the office to justify her busy schedule except two guys who were walking out of the building. The phone wasn't ringing. It was actually pretty quiet and calm in there. While I understand that getting a new unit ready for move in does entail a large process, we were hoping she would have been a bit more accommodating; "I can't show you anything right this second, but can you come back today at 12, or 1, or 2, or 3, or 4 or 5?" or "If you don't mind waiting 20 minutes, I'd be happy to help" or "Unfortunately, I am very limited on time today, however I'd love to schedule a time tomorrow to show you around". "I'm busy" is simply not acceptable in any fashion; nobody wants to hear that especially when they're trying to give you their money. Needless to say, we did not schedule an appointment, and will be looking elsewhere to spend our $2k rent budget. read more

At first look these apartments are really beautiful but don't let the looks fool you. These are not kid friendly in the least. There is no storage space for anything. You are not able to put anything on the patio. No outdoor storage. Gardeners blow dirt all over the place. People throw up in the parking corridors. The floors have grooves that make it really hard to clean. The walls are not easy to clean either. The gates are always breaking. The pipes in the underground parking leak onto cars. They are constantly making " upgrades " breaking the concrete and putting it back. On top of the lease payment you pay all utilities. Needless to say this place is not family oriented. It's more of a hotel than a home. read more

Although we praise the maintenance staff, we're generally disappointed. We have upstairs neighbors who stomp incessantly at all hours, and management has done nothing to help resolve the issue after several calls to security and emails sent. There is a high turn around rate, as no one seems to live here for long. The quality of the units is also disappointing; numerous repairs needed considering it's a newly built complex. Paint on the walls is water based and easily scuffed, the floors and walls are poorly insulated so sound between units is amplified, and gates to the complex are either constantly breaking down or left wide open deliberately. Thus, the amount of rent charged doesn't seem justifiable. read more

I just moved in this week from Florida and I am very happy I made this choice! VERONICA is AWESOME! She helped with all the paperwork and is very responsive and SO pleasant to work with. The apartments are lovely, but the person who leased to us seemed always very aggravated when asked questions even when she was trying to be nice, but she did everything efficiently and good enough. If you have a second car there is never anywhere to park that's close to your apartment. You have to park your car outside of the gates of the community near the clubhouse, or in the fresh and easy parking lot. read more
