I have resided in these apartments for more than 4 years already. What I can personally say about living here is the maintenance man. His name is Fernando, and he is an excellent worker. Whenever we have an issue, he does all in his power to ensure we are taken care of quickly and efficiently. He is always seen working so diligently, I am often surprise he is the one who takes care of so many people. He is perfessional in his craft, and if I were to give him a rating. I would give him a 10 out of 10. Living here is such a great experience for all kinds of families. I am so content to be resising in Las Palmas Apartments. Las Palmas is a good place to live. Yes just like every community you have your good and your bad. The staff is friendly and very committed to making sure your concerns are being met. Just extended our lease and yes the price was raises but we live in California. But the neighbors are friendly. i have seen comments on the trash bins but lets be honest if residents would put the trash inside the bins and not just toss them and let them land wherever inside the trash bin area the trash areas would be a lot cleaner. At first I thought the reviews had me thinking maybe it's not good idea to move in here but I'll say this the manager Veronica is very nice and is point on doing her job. She is very respectful and helpful. I had about few problems with the sink and toilet but Veronica was on it she sent Fernando to fix it and boom job well done. The apartment is older so there are going to be problems that need fixing, There's no getting around that but these guys have been super attentive whenever a problem is brought to their attention. These apartments seem very nice at first. However, the problems will begin to surface at an alarming speed. I would give 0 stars if that was an option. For context the apartment we rented out was on the second floor with three bedrooms and two bathrooms, we were initially shown a different apartment, and then told that the one we would be renting out was identical just mirrored in the opposite direction. It was not identical and barely similar. Management - Sloppy and ineffective work when issues arise. For example, the very first day we moved in we discovered a multitude of roaches. They were under the stove, in the restrooms, rooms, and cabinets. We contacted management and their first solution was to spray an over the counter roach killer in the whole apartment. We thought the issue was solved until even more roaches appeared. With some difficulty we got them to bring in pest control. Once again the matter seemed to have been solved. But yet again we found ourselves in the presence of roaches. Afterwards we complained again but were told there was simply no more they could do to help us. - Consider a P.O. Box instead. The mailroom is constantly filthy with newspapers strewn across the floor and along the walls. Our mail had been broken into and all the envelopes had been opened. We asked Veronica how this could've happened to which we got a horrible response. She had simply told us that the other tenants "had their ways" of breaking into other tenants' boxes. She is a horrible manager and will not resolve any issues. - After one year of leasing the rent goes up considerably higher. - THERE ARE NO CAMERAS in places where there should be cameras. There are some in the parking lot. But none in the gym, mailroom, or facing the cars parked on the sidewalk. Theft is common here and management's response is always dismissive. - There are only three large trash bins on site. They are constantly over filled and the trash piles onto the floor. The stench is unbearable and I truly feel sorry for the tenants who live near them. - When things break in the apartments they are simply patched over without solving the true issue at hand. For instance, when we moved in the balcony was in terrible condition. Patches of concrete were visible and the structure was overall fragile and didn't seem safe to step on. We had been told that the balconies were in the process of being remodeled but we were never given an exact time frame, period, or date. With constant complaining and proof of just how unsafe the balcony was we got them to "fix" ours. However maintenance had simply poured new concrete over the still unsafe and poorly built balcony. This is just one of many instances. - Possible termite infestation hidden with paint or concrete. Upon closer inspection the corners and seems of the walls are bare, especially in the closet, and resemble walls bitten through by termites. - You can never rely on any information given to you by the management here. They will send you notices of water and electricity being shut off not even an hour from the seemingly scheduled "fixes" and they often run longer than the scheduled hours. These "scheduled" fixes often don't even take place and get postponed to another day. - The laundry room is always filthy and clothes are stolen so often we have opted to visiting the nearby coin laundry store. They will close and open at unpredictable hours. It is impossible to rely on any of the services they offer here. - The pool shares many of the laundry room's issues. The hours are often times disregarded entirely. If the people in the pool are close to the management the pool hours will magically be extended and the noise of large parties of both adults and screaming children are incredibly loud and bothersome. - far too conversational about private matters, maintenance will pry into personal lives such as what type of car you own/drive, your place of work (although this is simply a personal opinion and not a major criticism) read more

4/6/18 I have been so patient with all of the issues in my apartment, even to the point where my has husband had tightened a few screws because the maintenance man is unavailable to come and fix our door knob that continues to fall off. My dishwasher is still broken. Windows won't open. Mad because I advised Veronica this morning about the parking lot lights and complex lights not working at night throughout the entire side of our building only ..um I think...YES! I almost forgot to mention the "sparkling" pool (as they mention on the website) has the tendency to turn so brownish green that Shrek himself would be proud to call it home. Don't believe me? Called her about 6-8 times and she completely ignored all my calls. I drove from OC to check this place out for NOTHING. 1 star because Fernando (maintenance) is great and fast. 0 stars in general. After my lease was over I HAD TO MOVE OUT. Living with cockroaches for 12 whole months was not the best. We had to throw our fridge, microwave, and couches away because they were infested with roach eggs. (Keep in mind that our furniture was new when we moved in). Roaches would walk on our dishes and cabinets, they would sometimes land on our food. We had to throw away plates every other month. We cleaned every single day and even cleaned out the apartment after we moved out, moped, scrubbed, to keep everything cleaned. We were never late on rent, always paid our bills on time. Yet we still got our deposit taken away. Even though Veronica the manager did a unit inspection and said everything is good, your apartment is in good condition. She wasn't even there when we moved out. Yet I called her to make sure she did one final inspection but she clearly told me through the phone your fine, your apartment is in good condition. Plus more, now if we don't pay for living with cockroaches for a whole year management is sending us to a collectors to ruin our credit. Now we have to contact a lawyer with all the pictures with dates of the cockroach infestation so we won't get sent to collection. This is very time consuming and unnecessary but I'm not going to let this woman harass us even more even after we've moved out. Honestly I've seen other apartment units moved out and they've left them very dirty. This was the WORST mistake of our lives. We're so glad we got a new and better place. If you want to move in to these apartments please talk very nice and sweet to Veronica so you can be on her good side and she won't harass you all the time. My apartment unit is 21, there's still a lot of roaches so I recommend you not to move in here. Oh and your neighbors smoke weed all the time, even when children are present!! I will be sharing this review with pictures of the roaches on Facebook. No offense to the maintenance man he works hard and is always on top of his duties.! He gets 5 stars for his work. read more

Yes, they look nice and beautiful from the outside but once you're actually living IN the apartment you start to see a lot of BIG COCKROACHES literally come out from inside the toilet, heater or sink, as if the piping and just the building in general are that old. Clearly yes, there is a precaution sign that says the complex IS manifested with bed bugs. We can't even sleep at night bc there is bed bugs INSIDE ALONG the lining of the carpet which seems like they might have came from the apartments next door. We had an issue where the towel rack had fell off, and the next day yes they fixed it, but you know how? The maintenance guys literally just put it on another side of the wall and DIDNT EVEN BOTHER covering up the damage, even when we had told them how they left it! They don't put effort into their work and just try to blame you because of the problem. I've seen The maintenance guy Fernando various times go in and out CERTAIN apartments, specifically at night, doing who knows what ?! The gym, nobody is even allowed in it. We've had several issues when it comes to going in. Either the keys that they gave aren't for none of those or their knobs do not work properly. The same thing happens for the pool. NONE of our assigned keys open the door for the pool gate so we can never go in. The pool is literally FILTHY, always with leaves in it, there's hair balls in it too! and water is too green, never clear. The mailroom always has either the store ads scattered all over the floor or mailboxes even broken in. Manager is always only in her office, never really outside to see the issues. Not only that, but she ALWAYS leaves WAYYYY earlier than her actual office hours. There's sooooo MANY Things to say about these apartments, but One thing is for sure. THE WORST INFESTED COMPLEX i have ever lived in. Do NOT recommend to anyone move in here. read more

Idk what all the complains are on here im on my 10th month of my lease and I have experienced not one issue. The neighbors are kind and everyone's quiet. Veronica is always super nice and helpful and great at communicating. I saw someone complain about the maintenance man I've never had an issue I had same day fix when my sink was clogged and on days he was busy it would be by appointment within the week. Horrible experience I was promised two months of half rent but was only given one. Rusty water in the pipes. Work orders take forever. The pool was a nice shade of green half the summer. People doing drugs on their balconies at night. ROACHES. No dogs are allowed but I would still see dogs all the time. Walls are thin you can hear your neighbors. If you park your car outside beware you might get your car broken into. Also look on the sex offender website to look at the area. read more

Worse place to live ever, I've never broken a lease before this one, cockroaches everywhere, apartments are extremely outdated, parking is awful, I've never been so disgusted in a community. Veronica is absolutely horrid and lacks communication skills. She would tell us one thing and in the end we would get another, upon first moving in we were showed these new apartments that come with a fridge and all of the units and was completely updated, the day that I moved in into apartment 44 I asked where the fridge in the microwave were and she said oh that was the unit I showed you you're not getting that unit that one is updated. please tell me how you are going to show me a unit with a connected price point and then have me move in a completely different one which upon moving and was not ready cleaners were still inside trying to clean, I had door knobs falling off doors paint was peeling on walls and in the bathtub and there were cockroaches everywhere. I had to make over 35 maintenance request during my short time frame living there because yes I did break my lease and most of them were cleared as if they had come and fixed or completed the request when in the end they never even showed up to our apartment. so during my time frame where I can not get anything cleaned or fix oh and I forgot to mention what I moved in my bathroom was not even installed for the first 3 weeks I had a toilet in my bedroom, now can anyone explain to me why after moving out I'm being charged $800 for a painting fee which I couldn't even get them to fix the paint when I live there and I moved out after 3 months so I don't know how I can have a bill for $800 of painting!! Upon move out Veronica also told me that the apartment was fine everything was good and she even called myself and my roommate 3 weeks after our move out informing us that we should be receiving our full deposit in the mail you know we ended up receiving was a bill over $1,000 for new carpet and painted walls, I'm sorry if I didn't get that when I live there why would I pay for that. read more

Please do not let the rent or supposed charm theses apartments elude, deceive you. My husband and I returned to these apartments because of the same qualities except this place is horrible. Beyond the people (which we all know is everywhere) the management is horrible. The new person they have is all about how to swindle another dime out of you and she is quick to make your life a living hell. She went add far add to get residents against each other.
