Good afternoon, I've lived in this property for eight years, and for the past year, Mr. Ramon has shown incompetence in not being able to process a transfer. That's all I'm asking. I've been here for eight years for legitimate reasons, which I explained in my document stating my urgent need for a transfer. My husband doesn't get any sleep because he works nights, and he can't sleep peacefully due to the children shouting, slamming doors, and a neighbor who keeps her belongings outside as if she owns the place. It looks terrible. When Wendy was in charge, everything was much more efficient, and solutions were quicker! So, I want to leave the property since they aren't processing transfers even though there are more than 20 apartments available. Mr. Ramon says they won't do it until October, and perhaps it's just inefficiency. Why are they playing with our money like this when we've been loyal residents for over eight years and have already filled out a transfer request to move to a better place in a quieter area.It's not a good idea to keep putting rude people in charge like that blonde lady who didn't communicate well or show respect to the employees or the residents. read more

My family and I have been living here for over 3 years and have had numerous issues all of them being with water whether it be flooding from the rains coming in through our bedroom floors to mold growing in our bathroom and to most recently a flood from a different apartment that caused us to be displaced for over two months now. While Wendy has been a great help these past few years and incredibly nice in trying to make us as comfortable as possible the first few incidents we have not been receiving the same treatment from the assistant manager these past months. Ramon has been rude to my family members going as far as raising his voice at us and trying to intimidate us into breaking our lease and leaving. We have been nothing but compliant given our circumstances and trying to work with management but he is simply not helpful at all. The incidents that caused our displacement are not our fault and have been incredibly uncomfortable and we just want to be happy in our apartment again. The trails at San dimas!! What an amazing place to live. We have been renters here for over 2 years and we have nothing but compliments to the front staff, the manager WENDY and the maintenance staff. Wendy is amazing, she is so caring, very friendly and gets stuff done. The maintenance is very friendly as well, they work on my order ASAP, they will wave and say hi. My dad passed last year and I had his flowers outside and they send me a beautiful email, which was very sweet. I feel very safe here, our neighbors are nothing but respectful and friendly. If you are thinking of moving here, I suggest it. The location is amazing, the manager is AMAZING, professional and hands down the best manager I have ever dealt with. These apartments have turned into a section 8. It's terrible always love to see the pool being taken over by parties the lease states two pool guests per one resident, but that does not seem to apply. The Jacuzzi is always taken over by toddlers. The rules are clearly posted. Nobody under 12 years of age It's never hot anymore and everybody's swimming in street clothes. They don't pick up their trash by the pool. I loved living at the trails. There's so many beneficial amenities but, if you're into nature like I am this place is top-tier. Their trees lovely and in the summer's butterfly's everywhere. When I first toured this place I was drawn in by how beautiful it is. However many appliances started to malfunction and didn't get fixed til months later. The lack of communication regarding water shut offs and most importantly failing to let tenants know new ownership would take over so autopay wouldn't work. They charged us a late fee and attached an eviction letter Second worst thing about this place is upstairs neighbor. She couldn't care less about following any noise ordinance along with her kids. She would have portable washer on almost everyday nonstop and use early morning hours as the perfect time to clean. Leave trash out on her porch for days that when they finally took it down they'd leave trails of liquid. Caught her teenager tip toeing one night and later on I see someone wrote "im gay" inPENCIL. My Ray bans were also missing and the mom asked me if the camera I installed in my car records everything because someone stole her ray bans. Never recall seeing her with sunglasses. Upstairs neighbor friend on the same building would park in front of our car and watch us. She likes to holler every other night in what I hope are her drunk days. So when office told us someone complained about us we knew who fit the bill. Most importantly we had a MOLD issue that kept getting ignored for over 8 months. Maintenance would come in take pics mark order as complete. Later on their excuse was that a professional would need to come in and due to many units having this issue, many so much worst than ours, they couldn't schedule us. We gave our 30 day notice after finding the bedroom mold told Wendy we would move out by the 12th she told us they still charge us until the 19th. I was still charged the full rent. Almost 2 months now that I haven't received my money. Also I asked Wendy if she was available for ourwalkthrough she said yes then she's not there and sends assistant manager to our walkthrough. She said our carpet looked great for being there for 2 years no spots no stains at all. Yet Wendy sends an email saying I'll still be charged for carpet due to "damages." Unit was unlivable with all the mold and she wants to charge damages? As of now we haven't heard from them I call and it'll ring no one answers no reply to my emails. Overall though I'm glad we moved because what you will get living here is poorly insulated units that they'll continue to patch up to hide the mold. Poor management skills that are more interested in gossip than their tenants health. Petty neighbors who will go above and beyond to be toxic. I am a newer resident and was definitely a little nervous moving in with some of the older reviews. I honestly had nothing to worry about, the current management is amazing. Extremely responsive and reliable, not just professional but also personable. Wendy, Arianna, Bryanna, Mark and Philli are all ridiculously nice and take even small concerns very seriously So far I have loved this apartment and definitely amazed by the excellent upkeep of the grounds. There's trees and little streams all around you, which makes for a very peaceful ambiance. Do be aware there are playgrounds, many families, pets allowed, and a even a little dog park. If you don't like those sorts of sounds, it might not be your thing, but overall true community is extremely quiet. My friends and family always note how peaceful it is and how respectful my neighbors are. Pools close down at 10 also, so there's definitely an encouragement from the management to keep activity minimal at night, which I appreciate I will say the shared laundry facilities are not my favorite, but majority of people are very clean and respectful while using them. The machines do require your phone and work best with the App but I like this feature as you can track when your laundry is done. The staff keep the laundry room very clean too! And if you notice it's been a little more dirtied than usual, the staff get on it right away once informed. Again it seems this way with all the community amenities, the staff really want to maintain it as best they can I also really love the layout of the apartment, I have to say I didn't expect all the storage! Kitchen comes with oven and fridge, which is nice. It is a bit older in design but I find it quaint. Overall very happy ! read more

We had nothing but problems for 4 years while living here. Everything is cheap and breaks often, most of the maintenance don't know what they are doing, and we never got our leak fixed which caused a puddle in the living room whenever it rained. Management is the worst of any place and company I have ever lived at. Terrible communication, no one calls you back, they don't know the answer to any questions, and nothing ever gets fixed until you call at least 3 times. They prefer to send out unprofessional and passive aggressive emails instead of fixing problems. We finally moved out and because they can't check their mailbox in a timely manner, they are charging us extra for days we did not live there. Yes, the other reviews are correct. Management is bringing in too many section 8 renters. There is nothing wrong with needing government assistance when it's needed. But the problem is that the type of people that they bring in are just on a different level. You will see the same people outside smoking, couples fighting, kids outside unsupervised and yelling. And that pool they advertise with signs outside the leasing office? Forget about it. Every day there is kids running around screaming, damaging furniture and property at the pool, completely unsupervised. There is usually trashed with litter scattered.. The dog walkers don't clean their dog's waste on the areas near the pool. It seems like they're not kicking out section 8 tenants because government paying the rent and it guarantees that rent is paid every month and the unit is filled. Is taking the easy way out. Too many people its very obvious that they rely on government assistance to live here. It is very expensive to live here. You an insane amount of money to break the lease here. The leasing office is run by a bunch of crooks. Lacender (Manager) - condescending, unstable, unprofessional, and narcissistic Pamela (Assistant Manager) - Lacender's sidekick First of all, they required all the tenants to provide a $50 deposit in the middle of the lease in exchange for a key fob to access the amenities. No prior warnings just a simple email demanding a $50 money order within 7 days. When it came time to move out, we discovered that they lost the $50 money order that was provided to them and REFUSED to reimburse me for THEIR mistake. Pamela suggested that I lost the check in my personal belongings... Pamela - here is a simple question of fact: HOW ELSE DID I RETRIEVE THE KEY FOB? Did I break into your leasing office, activate the fob myself, and then plan to accuse you guys of losing the check to profit $50...? Was the $46k paid to you guys not enough????? I have been here for 2 yrs and boy reading these comments lets me know it's not just me. You might say "just move out"... but as we all know life is a little hard for many right now and a move is close to 5grand. However now that I'm stuck here I don't want other people to go through what we as tenants/hostages are going through. You get shown a model apartment and the common areas how nice. The model is beautifully decorated and has an energy efficient sliding glass door and even the apartment next to it. When you move in do not expect to have that because only a handful of units do. The ac unit they have in your unit will not help the summer heat because your unit like sooo many have nooo energy efficient windows or sliding glass door. These units get these really big cockroaches in them and you need to plug your drains at night. You can't patch the holes in the building where they come in at but hey do what you can in your unit. When rain season hits the downstairs units get flooded so check your carpet areas that are close to the outside walls. They put in these drain holes but those do nothing. I had to get the carpet changed due to a moldy smell due to the carpet getting wet when it rains. The process of having that carpet changed took 3 plus months. Because my complaint was made maintenance came,they put the work order in and I got a call saying the carpet vendor will come on a specific day and it didn't happen until I complained again. I'm not looking forward to the rain this year because my bedroom does still get wet, I can't imagine what's under all this wetness. But I was left to suck the water up with my carpet shampooer and dry with my fan.My kitchen cabinet would also leak. They said it was coming from the roof and I got that fixed in a timely manner and I do see the patch on the roof lol.. Parking is never a problem due to many open spaces but you will get towed! They say it's your tags, then your permit, now your car has to be clean or it will be considered abandoned no matter if you are a resident with a permit and up to date tags. Management words out her own mouth in a email "this is not a junkyard".. saw my neighbors truck get towed the other day poor guy trying to run and stop this tow. The tow truck came back minutes later and brought his car back. Tow guy said "management said "tow it"... the guy was a resident and had his permit sticker in the window so I guess they made a mistake, how? Bad management because she gives the go ahead. On our news letter it states "we love our residents".. no not true. We love our common areas, pool, laundry room, playground and our leasing office that so much money was put into. Don't be fooled take a good look around at not just the common areas look at the buildings falling apart and how dirty they are. Look at air conditioning in windows so we can stay cool in our units we pay 2800 plus for 2 bedrooms. Tell them you don't want to see a model go see your exact unit you are moving into and check for a bad paint job,old carpet, non energy efficient windows and mold around the windows and in the corners or the ceilings...also there is no security he is just parking enforcement to tow your car or guest. You have to call San Dimas sheriffs. 1 more year and I'm gone thanks to the tows I got set back. Wendy needs to go she has favorites and a bad attitude I have experienced this personally and it took a lot for me not to say how I felt because of retaliation. O fyi I had to maggots issue due to my neighbors not removing their trash. It took 2 incidents and me yelling across the street to management for something to get done. read more

I have been living here for about six months and decided it was enough time to give a thoughtful review.  I initially got off to a sour start due to one of the employees, Arianna. She is exceedingly moody and unprofessional. However,  I gave the apartments 4 stars because  I enjoy the fact that the apartment is very private and up on the hill, yet close to many shopping centers which makes it convenient when running errands.   In regard to the apartments, they have an updated kitchen making it more modern than other apartments for the price. The bedrooms have a decent amount of space. I like that there is patio and storage space. The outside landscape is peaceful, and the pool area is maintained and nice for gatherings. Neighbors are courteous and friendly and not nosey, so it's nice for people who enjoy their privacy. I have no trouble receiving packages from Amazon, UPS, or FedEx. Parking is great because there is plenty of space.     All the maintenance staff are very helpful and easy to work with. However, it is hard to contact them over the phone because they keep busy, but I appreciate that if you see them in person or contact the office, they are there promptly.   The only negativity experienced on this property was interacting with Arianna. Which is a shame because she was very sweet and helpful when filling out the application. However, once the application was approved, she was an entirely different person. Long story short, Arianna made the move in process very stressful and exhausting. I experienced intense anxiety in the beginning because of how moody she was. It got to the point where I did not even want to move in, but I was on a time crutch for my new job and this apartment was approved quick. So, I asked to speak to the manager because it was so difficult.   Interesting enough, after I had complained one of our vehicles got "accidentally" towed because it was confused with another car. It was a very devious move. Thankfully, when I met the manager, Wendy, she was completely different and beyond helpful.   Word of advice, great apartment if you're looking for an affordable and semi-modern place. However, if you want a positive outcome ask for the manager, Wendy, for a competent, reliable, and respectful experience. She is truly the only reason why I was able to forgive the despondency I had to endure from Arianna. read more

Don't trust any of the amazing reviews on here. I was one of those who gave this place a 5 star review and you want to know why? Because upon signing our lease they asked us to review them on yelp in exchange for a $5 Starbucks gift card. Yea. They try to buy you off with coffee. And you know what, it worked. I thought wow how nice of them! Well in reality it should have been a red flag. A foreshadowing of the horrible service that was to come in the next few months. Two months into our lease, guess what. FIRE!!! FIRE!!! FIRE!!! Yea. While I was calmly breastfeeding my one month old, as my three year old was down for her afternoon nap, we were quite alarmed when a man began banging on our door yelling FIRE!!! FIRE!!! GET OUT OF THE BUILDING!!! I was home alone with two VERY small children, yet I managed to gather up a few of their necessities and left our apartment, not really knowing what was going on. We must've stood outside across the street for almost 3 hours along with other residents who were evacuated as well. Not once did anyone from The Trails come to talk to us about what was going on. I had to hear it from one of our neighbors that it was in fact our building that caught fire. By this point it was dark out. I'm still with my two small children, wondering what to do next, with absolutely no guidance or direction from anyone who works here! Finally a police officer told us to seek shelter bc our building was in no way shape or form inhabitable due to the amount of smoke. Luckily I have family who took us in. Not once was there an email explaining what was happening. I did receive a call saying there was a hotel room waiting for us "if we needed it". But by that time I had already taken myself and my babies to a family members home. After that I only had one other voicemail asking for permission to enter our home in order to install fans that would help clear out the smoke. I called back and gave my permission. After that we were once again left in the dark! No one bothered to call us to tell us we were free to come back! Not just that, but after talking to my neighbors, they informed me that The Trails had them use their renters insurance in order to pay for their hotel rooms. I thought that was rather odd. As if The Trails weren't taking any type of responsibility at all for their tenants! We spent TWO weeks with family. Finally my husband called management to see what was going on. According to them they "called and left a voicemail saying we were able to come back a week ago" Sorry but no. BULLSHIT. My husband and I were glued to our phones, waiting for a call, constantly refreshing our emails, all to see when we were going to be able to go back home. We have NO MISSED CALLS, NO VOICEMAILS, NO EMAILS! Whatever, we were just happy to be back home. However, after getting advice from our family member, who is not only a lawyer but a landlord as well, we were informed that it was The Trails responsibility to make sure they deducted the time we were unable to live on the property from our monthly rent. So we called, and were told "no. Your renters insurance should cover everything." That was that. However, knowing that The Trails needed to be accountable for something, we pulled out our contract agreement. And there it was. Clear as day! If by any reason our apartment was INHABITABLE and needed maintenance that wouldn't allow us to continue to live there for the duration of the maintenance, OUR RENT WOULD BE DEDUCTED FOR THE TIME WE WERE NOT ABLE TO LIVE IN OUR HOME!! Again we called! The manager, annoyed that we had found the clause in the contract and was caught red handed, FINALLY agreed to deduce our rent! GOOD NEWS RIGHT? WRONG!! They told us they would send us an email after they calculated how much would be deduced, to let us know what this months rent is! THEY NEVER DID THAT!!! Instead, as we waiting for that email, they stuck a letter on our door saying we needed to pay our rent or move out in 3 days!! WTF?! We hadn't paid the rent because THEY told us they were going to send us an email STATING how much to pay! How could we pay if we were never told what to pay?! Unbelievable! I'm extremely frustrated and unsatisfied with how we have been treated, all due to a fire that was not at all our fault! Honestly, to anyone looking for an apartment to rent, please know this, yes the grounds are nice, peaceful and well kept, but beware! Requested several different work orders through the months, each time they have not followed up on the scheduled day. Each time we had to call to reschedule. Frustrating when you have things to do on days off and are waiting around for them. There were no courtesy phone calls to let us know the requests were canceled or rescheduled. Pamela was very rude throughout. We requested for manager to be notified. They refused. Very rude. My mother is not computer savvy and they have no patience to help her. Very frustrating with very poor customer service overall. After requesting information to submit my 30 days notice to ensure I would not have extra fees left over, I was told by office clerk that I was on a month to month plan. She opened my file in front of me and told me I didn't have a current lease on file. She kept insisting I was on a monthly plan. She said a lot of things fell through after management changed and things weren't updated. After some time I was mailed a notice with bill stating I owed for breaking a lease. I lived here for about a year (2020) and here's my honest thoughts: The good: - Really really beautiful complex, and after covid restrictions were lifted, super easy to access the pool and other common areas. - Pool is clean and warm, and patio furniture is clean - Honestly looks as nice as the pictures - Neighbors will sometimes say hi - Lots of kids (could be a con depending on what your preference is) - Lots of parking and guest parking The not as good: - The office is honestly mean and unhelpful, there have been a few times where they've tried to charge me or get me in trouble for certain things and they just idk were not nice. I feel like a lot of people that leave reviews claiming bad customer service are just mean/spoiled themselves, and they had a fit and someone didn't accept disrespect so they threw an even bigger fit at them. But I've always tried to be polite and stuff and they weren't helpful. Not being nice I get.. work isn't always fun. The customer service persona is hard. But being unhelpful like idk they just weren't doing their job right. ONE person who would answer the phone was nice though. - There was this cheap goopy paint over everything, like everything had been painted with 100 layers. Everything (EVERYTHING) got stuck to the shelves and I'd have to rip off plates and bowls from the shelves to get them unstuck, no matter how short or long they'd been sitting there. - Every Wednesday at 9am, there is loud, LOUD leafblowing. This is a family unit, so people are usually doing 9-5 or school, but for me it was pure hell. The windows are paper thin (no insulation btw) and it was right directly next to my window so Wednesdays were horrible. It's truly worse than it sounds. - Things just weren't measured right in the apartment. Doors opening and touching shelves, huge gaps for crumbs next to the stove, weird weird looking stuff. The pictures look nice but they wouldn't let me see the inside until I signed the lease. - The stoves are electric and crooked, so have fun cooking anything with oil or butter bc it will always go to one side. - The neighborhood has trump flags and blue lives matter stickers on the shops........ BUT I will say the complex has a few people with little pro human rights/science/general social justice signs in the yard that made me feel very welcomed. Experiences: - I was out of town for a little while, but I needed to get my intent to vacate form. I called and asked if they could email it to me, and they said no, I have to pick it up in person. So I planned a 6 hour drive down there just to get the form on time. I called again to beg them to please email it, and the lady asked me who told me that because it's not true.... They can easily email it to me- in fact, its protocol. Still wondering to this day if I hallucinated it, but there's just no way I made that up in my head and was going to drive 6 hours just to get a piece of paper if I didn't think I really had to. Idk, weird and again not doing their job right at all. Not the first time I've gotten incorrect/conflicting info from the staff - Kid came to my balcony to sell me a can of soda. So sweet. If that sounds annoying/inappropriate to you to the point where you would tell management who it was, you're definitely an asshole. Anyway, short version, I had a good time and it wasn't that bad. If I was an old person though I would feel like I'm not getting my money's worth. read more

Incompetent, willful negligence, lied, will not repair anything and illegal actions. This whole property is full of toxic mold! They will tell you they will have it professionally repaired when in fact none of it is. Then after months of waiting they will try to send you an eviction 3day or quit! This place has cost me all of my property! Belongings, all of my savings , a toxic empty apartment and then a eviction notice. They messed with the wrong tenet. 10 days after I signed a lease. Oh and my car was broken into and the gas company has had to come out for leaks! Do not rent here. read more

I was notified less than 48 hours before our move in date that there was water damage in the bathroom and that we had to push our move in date back. They would not give me an adjusted move in date. Apparently there was a hole in the ceiling. I peeked into the window of the property to find that the ENTIRE bathroom was in shambles. No drywall and all insulation exposed. There were other units available but they attempted to charge me more for them. There are so many details I could add to this but ill save you the novel. This place is NOT worth the price/ the extensive approval process. Zero accountability taken by staff. All of them have a "sorry Im new here" attitude. Look elsewhere for housing. read more

This place was a nice apartment complex until a few months ago. New management took over and now it's a horrible place to live. The so called amenities are broke or very old. Laundry rooms dirty and machines will ruin your clothes when they actually work. Overall there is no sense of urgency to care for tenants they simply want your money. read more

IF YOU HAVE KIDS DO NOT MOVE HERE. IT IS EXTREMELY UNSAFE AND LUCINDA THE MANAGER CONDONES ABUSE. Let me just start by saying if you have an issue DON'T go the manager LUCINDA. She is insensitive and doesn't look out for your best interest. I came to her with the issue and she said she was busy and never called me back until I had to reach out many times. I had an a serious issue regarding our neighbor who is violent and threatens me and my roommate who are two single moms with young children. As well as other women in the building. He comes up to our windows, knocks on our doors and screams at us calling us inappropriate hurtful names and yells at children. IT IS SCARY TO LIVE HERE. We are in fear of our safety and our kids lives. The manager Lucinda went on to hint it's probably our fault and we shouldn't engage in the fighting. (When this guy is CONSTANTLY finding any reason to SCREAM at women). This is the 7th time I've witnessed him yelling at women/mothers calling them whores and disgusting. Lucinda treated me like I was dumb. but THEYRE CHILDREN INVOLVED. I will not stand by and have my home threatened and treated this way. Lucinda pretty much laughed and treated us so rude with nothing but a $2000 solution to break the lease. When we haven't been home in weeks because of fear for our lives. She had no empathy for the situation and couldn't wait to get off the phone even when I started crying for her to understand the gravity of our fear. She obviously is NOT a Mother and doesn't care about this issue and just cares about a paycheck. I have nothing good to say but one thing. The only person who showed concern and had respect for the situation was Marsha in the office. I feel so bad because she is just a temp but she was AMAZING. I wish she was the manager. She was great and was gentle. Thank you Marsha for that bit of kindness. So as a result I won't be living here but have to pay rent till my lease is up. (Which is soon in April) I thought they could do a kindness and let us leave a month early because we can't even go home we're so afraid. I don't know how a company can allow this abuse and respond with such an inhuman attitude. Also allowing men to threaten young women and children to still live here. I checked out this place a few years ago. Came back to check it out again. Seems like the old management was a lot more welcoming than the current. Waited for a bit before anyone even acknowledged we were there and still didn't attend to us. Seemed a bit dismissed and like they didn't want our business as they had someone who just started that same day show us the property by themselves and had no information about the property. If they're going to treat me like that before I even sign a contract, how are they going to treat me afterwards if my apartment unit needs something? As for the property itself, for it's price, you can definitely find something better. There are nicer, more updated apartments in the area for the same price. The property however is pretty quiet for the most part and the floor plans are pretty homey. read more
