    These apartments have turned into a section 8. It's terrible always love to see the pool being taken over by parties the lease states two pool guests per one resident, but that does not seem to apply. The Jacuzzi is always taken over by toddlers. The rules are clearly posted. Nobody under 12 years of age It's never hot anymore and everybody's swimming in street clothes. They don't pick up their trash by the pool. Kids are unsupervised, leaving trash around the pool area.

    I can't even describe how beautiful the scenery is. It's very calm and quiet very much needed. The neighbors are friendly everyone is connected with each other. Wendy has been very helpful in accommodating our needs for I have not had one issue. Maintenance men are very helpful and friendly. Everything is done with respect and on a timely manner. I would definitely recommend this to my colleagues and family.

    Ive been living here for 6 months already and i couldn't be any happier with all the helpful staff. Wendy has been very helpful shes great !! She works hard on property improvements and residents needs she always tries her best. The property is always well maintained. Repairs and improvements of property are constantly being made by management.

    I love this place! The grounds are clean and well kempt. The management team (Wendy,Julia & Salina) is always there and on the ball! The maintenance team (Filly & Crew) is quick to respond to any maintenance problems I've had. I highly recommend it! If you like a quiet, well managed living environment with a positive community, you should check these out!

    I am a newer resident and was definitely a little nervous moving in with some of the older reviews. I honestly had nothing to worry about, the current management is amazing. Extremely responsive and reliable, not just professional but also personable. Wendy, Arianna, Bryanna, Mark and Philli are all ridiculously nice and take even small concerns very seriously So far I have loved this apartment and definitely amazed by the excellent upkeep of the grounds. There's trees and little streams all around you, which makes for a very peaceful ambiance. Do be aware there are playgrounds, many families, pets allowed, and a even a little dog park. If you don't like those sorts of sounds, it might not be your thing, but overall true community is extremely quiet. My friends and family always note how peaceful it is and how respectful my neighbors are. Pools close down at 10 also, so there's definitely an encouragement from the management to keep activity minimal at night, which I appreciate I will say the shared laundry facilities are not my favorite, but majority of people are very clean and respectful while using them. The machines do require your phone and work best with the App but I like this feature as you can track when your laundry is done. The staff keep the laundry room very clean too! And if you notice it's been a little more dirtied than usual, the staff get on it right away once informed. Again it seems this way with all the community amenities, the staff really want to maintain it as best they can I also really love the layout of the apartment, I have to say I didn't expect all the storage! Kitchen comes with oven and fridge, which is nice. It is a bit older in design but I find it quaint. Overall very happy !

    When I first toured this place I was drawn in by how beautiful it is. However many appliances started to malfunction and didn't get fixed til months later. The lack of communication regarding water shut offs and most importantly failing to let tenants know new ownership would take over so autopay wouldn't work. They charged us a late fee and attached an eviction letter Second worst thing about this place is upstairs neighbor. She couldn't care less about following any noise ordinance along with her kids. She would have portable washer on almost everyday nonstop and use early morning hours as the perfect time to clean. Leave trash out on her porch for days that when they finally took it down they'd leave trails of liquid. Caught her teenager tip toeing one night and later on I see someone wrote "im gay" inPENCIL. My Ray bans were also missing and the mom asked me if the camera I installed in my car records everything because someone stole her ray bans. Never recall seeing her with sunglasses. Upstairs neighbor friend on the same building would park in front of our car and watch us. She likes to holler every other night in what I hope are her drunk days. So when office told us someone complained about us we knew who fit the bill. Most importantly we had a MOLD issue that kept getting ignored for over 8 months. Maintenance would come in take pics mark order as complete. Later on their excuse was that a professional would need to come in and due to many units having this issue, many so much worst than ours, they couldn't schedule us. We gave our 30 day notice after finding the bedroom mold told Wendy we would move out by the 12th she told us they still charge us until the 19th. I was still charged the full rent. Almost 2 months now that I haven't received my money. Also I asked Wendy if she was available for ourwalkthrough she said yes then she's not there and sends assistant manager to our walkthrough. She said our carpet looked great for being there for 2 years no spots no stains at all. Yet Wendy sends an email saying I'll still be charged for carpet due to "damages." Unit was unlivable with all the mold and she wants to charge damages? As of now we haven't heard from them I call and it'll ring no one answers no reply to my emails. Overall though I'm glad we moved because what you will get living here is poorly insulated units that they'll continue to patch up to hide the mold. Poor management skills that are more interested in gossip than their tenants health. Petty neighbors who will go above and beyond to be toxic. And endless inconveniences that are covered in the Beauty of the Trails of San Dimas!!

    Please take this advice carefully - DO NOT LEASE HERE! They offer $5 starbucks gift cards in exchange for a 5 star review. Many of their reviews are not genuine, they are bought. They are trying to report some AUTHENTIC 1 star reviews. Truth hurts - don the mad at me, be mad at yourself... but let me remove some "offensive" (however very true) language for you. The leasing office is run by a bunch of crooks. Lacender (Manager) - condescending, unstable, unprofessional, and narcissistic Pamela (Assistant Manager) - Lacender's sidekick First of all, they required all the tenants to provide a $50 deposit in the middle of the lease in exchange for a key fob to access the amenities. No prior warnings just a simple email demanding a $50 money order within 7 days. When it came time to move out, we discovered that they lost the $50 money order that was provided to them and REFUSED to reimburse me for THEIR mistake. Pamela suggested that I lost the check in my personal belongings... Pamela - here is a simple question of fact: HOW ELSE DID I RETRIEVE THE KEY FOB? Did I break into your leasing office, activate the fob myself, and then plan to accuse you guys of losing the check to profit $50...? Was the $46k paid to you guys not enough????? No sympathy, no remorse, no apology. Simply inhumane. Stuck in your lease and can't stand the staff?? Don't worry too much. They'll replace Pam soon. They have a new assistant manager and employees every other month. Real question - When will Lacender's time be up?

    Updated Review - June 2025…read more I've been living at this property since February 2025, now under new management. Since my last review, I've noticed that the property owner has made a few improvements. I also want to highlight that Christine and Cuca, the new management team, are fantastic--friendly, responsive, and genuinely trying to help. That said, I'd like to provide a full and honest update on my experience, especially regarding chronic issues that still need attention: 1. Pool Cleanliness The pool remains a major concern. Today, I found it disgusting, with trash, balloon pieces, and an excessive amount of leaves floating in the water. I even took the time to clean it myself using a water bottle because I was worried about children swimming in it. I understand the surrounding trees make it hard to maintain, but a pool skimmer should be made available for tenants, or staff should clean it more frequently. I don't want to bring my own just to enjoy a swim. 2. Jacuzzi Out of Order The Jacuzzi has never worked since I moved in. The switch makes a buzzing noise, but it doesn't function and never produces bubbles. This should be addressed, especially as it's advertised as an amenity. 3. Laundry Area Issues The laundry room is consistently dirty--socks and underwear left behind, lint filters not cleaned, and washers frequently broken. While the dryers work well, some washers have low water pressure, and the machines are overpriced, especially for debit card users (who are initially charged $8 for a $2.50-$3 wash). This is managed by a vendor, but the property owner should insist on full maintenance checks. It's frustrating to have to do laundry off-site when this amenity is supposed to be available. 4. Trash and Cleanliness Trash is frequently left around the property. The large trash bins are messy, and I've witnessed people rummaging through them, which is unsanitary. More frequent cleanups or enforcement are needed. 5. Pet Waste Some dog owners do not pick up after their pets, and I've stepped into dog poop more than once. This is a health and community issue that needs attention. 6. A/C and Thermostat Problems This is the second time I've had problems with the thermostat and A/C unit, which is especially uncomfortable since we live on the second floor. While the staff does what they can, I feel like they are understaffed for the size of the property. 7. Lack of Security Unlike my previous residence--Aspire at Alper in Henderson, Nevada--this property doesn't have regular security patrols. Aspire was pristine, and part of that was due to security walking the grounds to ensure people followed the rules. Here, when something happens (especially after hours), there's no one monitoring. A security presence would go a long way in deterring rule-breaking and maintaining cleanliness. On a Positive Note: The Property's Location This property is located at San Dimas Canyon Road, with a beautiful view of the mountains. It's surrounded by groves of trees and has a large, green courtyard with lush grass. It's very peaceful, and I love waking up to this view every day. Considering it's in Los Angeles County, the price point is very reasonable. Living in San Dimas almost feels like stepping back in time--it has a small-town, Midwestern charm, which I appreciate, having lived in the Midwest as well. Everything is close by--parks, stores, restaurants, and schools--which makes the location ideal. Final Thoughts: This is my honest, updated review. I truly hope that management and ownership take the issues seriously and address them. This property has great potential, and the new management team is doing their best, but they clearly need more support and resources to improve things for everyone living here.

They also maintain the landscaping very often. The beautiful part about living here is that everything is within walking distance. Stater Bros has been almost a weekly visit and being able to walk to Regal Edwards in less than 5 minutes is awesome. There's also a few gyms in the area as well as a Target down the way. If you're feeling hungry and do not want to cook, there are a few restaurants you can check out. Down the street is Old Town La Verne with nice shops and even more restaurants. I think the best part of this place is how great Erik's help was when my significant other and I moved in. He made it absolutely easy and left a great impression on how living here would be. He was helpful, kind and personable which eased our minds as we made the transition from our last apartment to this awesome place. He made sure to answer our concerns quickly and always asked if there was anything else to make our stay much more comfortable. You know how great a place will be when management goes above and beyond. We are excited and looking forward to our stay here. This place is great!

The price is too good to…read morepass up for such a beautiful area of San Dimas! $1,400 for a 2 bedroom 2 bathroom and $1,600 for a 3 bedroom 2 bathroom apartment! Like any apartment complex it has its pros and cons. Pros: Very quiet complex, with the exception of the pool area in the summer time, especially because our balcony is overlooking the pool, but nothing to complain about. Our neighbors are all a delight to have around. Whenever we have an issue in our apartment whether it is an outlet not working, plumbing issue, etc. they are really good about addressing the issue right away! The maintenance crew does an excellent job at keeping the entire complex looking beautiful all year round. Sue, the manager is very polite and a joy to see around the complex. Cons: You are only given two parking spots and there is NO guest parking so if you have more then one vehicle you need to either get a permit to park on the streets or park in the empty lot around the corner. The laundry machines seem to go out a lot and if you are unaware of it you will pay $1.50 to have the machine just eat your money. Overall this is a lovely place to live for a very affordable price!!

You know how shitty it is to wake up and not be able to brush your teeth or take a shower before work because they can't figure out these water pipe issues in multiple buildings. The pool was covered in green slime for the better part of the year. I wish I could give negative 100 stars. Property owners consistently raise the rents on tenants and upgrade absolutely nothing. These owners are half ass slum lords at best. Do better you evil people :(
