Pros-spacious, luxurious units with in unit everything (washer, dryer, dishwasher) and patios w locked storage. Each area is quite large and can fit REAL furniture (large sectional couch, cal king bed) and the closet is big. Amazing amenities, i mean the gym has any machine you could think of and is always clean and cool. Awesome pool/jacuzzi/grilling area. Super friendly and actionable management/maintenance. I have never lived anywhere where the staff cares SO much about your day to day experience, and the maintenance team is timely and professional. The staff will constantly check in or follow up. We unfortunately had a major issue within the first few months of living here, but the staff was very helpful and actionable to support us. They were on our side and always responsive which was incredible and special. Anything that needs fixing is done asap and they genuinely care to make sure your issue is resolved, and not just trying to do a quick fix; they double check to make sure it's fixed. The security and gated community makes you feel safe and secure. Everything (keys, gates, requests) is done via apps & it is relatively smooth. Cons- it's a bit pricey, but to me it is worth it and on par for the area. Parking is tough if you have multiple cars and likely have to pay for an extra spot per month, minimal/no guest parking inside. The parking garage is also tight and people drive scarily, more so just the layout of it was not ideal. Technology package required. The trash area is sometimes unclean and overflowing even tho we pay for trash (95$/mo). At the beginning of moving in, we had a few packages stolen so beware. You don't think this would happen in a gated community but it did, many have a ring camera/subscribe to the package lockers which unfortunately costs money and the delivery drivers don't always deliver inside of it even if you request it with amazon (which kind of feels like a waste of money to subscribe to if they don't use it). However a lot of these things are "little things" and not in Avalon's control. Overall still very much worth living here.

    this place is awful now. i've had my cars broken into in their parking spaces 2-3 times. management…read moredoes NOTHING. it will take 1-5 business days to maybe get a response back by email. they're front doors to the office are always closed, covid is over, unlock them. there is no way to get ahold of them quickly if you need to. my packages have been stolen numerous times. my upstairs neighbors have been loud and sound like they are jumping up and down on purpose for a year, the security - i have no idea if they've ever gone up to alleviate the noise ever of the 4 times i've called. it cost me a couple eggs to my window... ghetto. this place isn't worth the pay. the unit itself is nice i love my unit but everything else makes it hell. there is the worst guest parking i've ever dealt with. there are only 3 spots that you have to reserve online and pay to reserve. it's ridiculous i could go on and on but i'll just hopefully help someone out who is interested, don't move in. also forgot to add, the new EV parking at the 6th floor garage, i got towed due to no signage, they are numbered spots but no signs that will read which are ev guest spots. since the ev has two chargers on each side you would notice they are per two spots. one spot belongs to a resident apparently. since it wasn't signed anywhere i parked and charged my car and was towed within 20 minutes. $500 to get it out of tow. the office was notified that there needs to be signs, either painted on the floor or put up on poles. they did not care. its been a few months and still no signs. hope nobody else is being towed. i'm attaching photos of the people who also tried to break into my car

The amenities are great, and they're always keeping things updated. The property is super clean, well maintained, and very quiet, with a no smoking environment. We never had any bug issues, which made a big difference for us. They also stay on top of things like annual smoke detector checks and gutter cleaning, which not all places do. Maintenance is amazing. Sal and his team are always quick to respond and get things fixed without a hassle. The front office team is also fantastic. Macelda before and now Alyssa have both been great communicators. They always keep residents in the loop with texts and emails, especially for things like scheduled water shut offs. They also make it fun to live here with little community events, even for the pets! We loved the Halloween and Christmas door contests, Easter egg hunt, and the treats for the dogs. Highly recommend living here!

Every time I've called for a maintenance request, I usually have Sal respond either that day or the very next day. He's super friendly, attention to detail is impeccable, and the best maintenance person I've ever experienced at any property. Keep up the good work!

Her competence, professionalism, and genuine care give me such a strong sense of certainty and comfort. I always feel heard, understood, and confident that whatever the issue may be, she is already on top of it. That kind of reassurance is priceless. I recently did a unit transfer, upgrading from a studio to a one-bedroom, and she made what could have been a very complicated and stressful process feel completely seamless. Throughout the entire transition, I felt so taken care of. She communicated clearly, stayed organized, and made sure every detail was handled smoothly. It truly meant so much to have her guidance during that change. I have left a car apartment complexes before because I didn't feel like the staff cared which to me is one of the most important aspects of an apartment. What really sets Wendy apart is the way she cares for every resident as if we are her own family. That level of dedication and heart is incredibly rare to come by. She doesn't just manage the property -- she creates a community where people feel valued and supported. I am so grateful for everything she does!

    Updated Review - June 2025…read more I've been living at this property since February 2025, now under new management. Since my last review, I've noticed that the property owner has made a few improvements. I also want to highlight that Christine and Cuca, the new management team, are fantastic--friendly, responsive, and genuinely trying to help. That said, I'd like to provide a full and honest update on my experience, especially regarding chronic issues that still need attention: 1. Pool Cleanliness The pool remains a major concern. Today, I found it disgusting, with trash, balloon pieces, and an excessive amount of leaves floating in the water. I even took the time to clean it myself using a water bottle because I was worried about children swimming in it. I understand the surrounding trees make it hard to maintain, but a pool skimmer should be made available for tenants, or staff should clean it more frequently. I don't want to bring my own just to enjoy a swim. 2. Jacuzzi Out of Order The Jacuzzi has never worked since I moved in. The switch makes a buzzing noise, but it doesn't function and never produces bubbles. This should be addressed, especially as it's advertised as an amenity. 3. Laundry Area Issues The laundry room is consistently dirty--socks and underwear left behind, lint filters not cleaned, and washers frequently broken. While the dryers work well, some washers have low water pressure, and the machines are overpriced, especially for debit card users (who are initially charged $8 for a $2.50-$3 wash). This is managed by a vendor, but the property owner should insist on full maintenance checks. It's frustrating to have to do laundry off-site when this amenity is supposed to be available. 4. Trash and Cleanliness Trash is frequently left around the property. The large trash bins are messy, and I've witnessed people rummaging through them, which is unsanitary. More frequent cleanups or enforcement are needed. 5. Pet Waste Some dog owners do not pick up after their pets, and I've stepped into dog poop more than once. This is a health and community issue that needs attention. 6. A/C and Thermostat Problems This is the second time I've had problems with the thermostat and A/C unit, which is especially uncomfortable since we live on the second floor. While the staff does what they can, I feel like they are understaffed for the size of the property. 7. Lack of Security Unlike my previous residence--Aspire at Alper in Henderson, Nevada--this property doesn't have regular security patrols. Aspire was pristine, and part of that was due to security walking the grounds to ensure people followed the rules. Here, when something happens (especially after hours), there's no one monitoring. A security presence would go a long way in deterring rule-breaking and maintaining cleanliness. On a Positive Note: The Property's Location This property is located at San Dimas Canyon Road, with a beautiful view of the mountains. It's surrounded by groves of trees and has a large, green courtyard with lush grass. It's very peaceful, and I love waking up to this view every day. Considering it's in Los Angeles County, the price point is very reasonable. Living in San Dimas almost feels like stepping back in time--it has a small-town, Midwestern charm, which I appreciate, having lived in the Midwest as well. Everything is close by--parks, stores, restaurants, and schools--which makes the location ideal. Final Thoughts: This is my honest, updated review. I truly hope that management and ownership take the issues seriously and address them. This property has great potential, and the new management team is doing their best, but they clearly need more support and resources to improve things for everyone living here.

I really love how attentive Reign, Richard and Nate are. Every time I stop by for a small inconvenience they are always willing to help and make things right. Not once have I had a bad experience here. They are very easy to get a hold off and always follow up if they don't know the answer . Now, I would also like to compliment the Maintenance staff. David and Leo Sr have always been great at getting the repairs done. I don't think I have one negative thing to say. Maybe I'll be back again in the future but for now this place I called my home will live in my memories . Thank you everybody for the lovely year and cherish memories. The property stays clean and maintenance has always responded promptly whenever needed. I've had a great experience living here. The management team is responsive, maintenance requests are handled quickly, and the community is quiet and well kept. The location is convenient with easy access to shopping, restaurants, and the freeway. I would definitely recommend this apartment community to anyone looking in the West Covina area.
