It is amazing how the addition of a single employee who understands service, who returns emails, who returns phone calls can change the entire customer service side of a company. B2RE recently hired an employee named Amanda. Amanda is amazing, she is customer centric and I hope she is used to train the customer service staff at B2RE and evaluate the current staff that answer the phones. He is extremely knowledgeable about the market, buying process and has a strong maintenance background! He was extremely patient, honest, and answered all my questions TRUTHFULLY. Once we finally found the perfect home it is because of Ryan's strong negotiating skills that our offer was accepted in December 2017. I lived at a B Squared property off Venice Beach for almost 2 years and enjoyed every minute of it! Although the building itself is a little dated that just added to it's character and that of the beach neighborhood that it inhabits. The interior of the apartment was fairly updated with hardwood flooring and modern bathroom fixtures. Maintenance issues were addressed in a timely manner and I found that property owner Mike Brooks was extremely helpful, often times taking matters into his own hands. All of the neighbors were nice and somewhat respectful of noise levels, as much as can be expected in Venice. I moved due to relocation out of state but would highly recommend leasing through B Squared. read more

Rented a nice little unit in Venice for just over a year. Perfect size, nice wooden floors, great location. (My only gripe would be the sometimes loud/shady riff raff, but that's what you get in Venice.) Despite reading some lousy reviews and being on edge when it came time to get my deposit back, they came through completely and refunded me the entire amount. How? Because I took care of the place, cleaned the hell out of it, and left it spotless. The way in which my refund was handled leads me to believe the folks who didn't have the same outcome didn't leave their units in good shape. La La Land's City of ZERO STARS: Beware these scamsters! I rented a B Squared apartment near the beach in Venice. (The property manager there is a lovely and caring person, and none of this is a reflection on her.) But B Squared is straight-up BS! The real reason I believe you should run don't walk from them is that you are just a $ sign to them. They will squeeze you for every penny they can from you. I will never rent from them ever again. Is it ever right now? Oh good. Still not renting from them. The real problems started after I moved out. I paid to have it professionally cleaned, took pics, handled things with the prop. mgr., who said everything was in great order, and I awaited my full deposit refund. Nothing. Crickets stare at me. Tumbleweeds blow poetically across the road. I counted the days and wrote to them that they were way over the 21-day legal limit for returning it. When they replied, it was with some BS (it's their initials, after all!) about how they'd mailed it to my old address I had rented from them. Um, why would you do that when you know I'VE MOVED OUT AND GIVEN YOU MY NEW ADDRESS? This is YOUR business, right? Property rental? Someone moving out means they no longer reside at that address. I told them that I've had zero problem having mail forwarded, so I still should have received it, and then suddenly they changed their tune. Now they were saying they did send it to my new address, but it must have gotten "lost in the mail." Oh, and my dog ate my homework. They said they'd have to stop payment on the first check, wait 10 days, and then issue a new one. Let me get out the world's tiniest violin and play them a concerto bc it was easy to see that they were stringing me along. I bet they just count on folks forgetting to follow up on their deposits and try to get whatever they can. Delay you. Wear you down. It's unconscionable! They assured me that a "second check" (I don't think they know about second check -- any LOTR fans?) is "in the mail," and I get to work holding my breath. I wait again. My hair grows. The world turns on its axis. Another Bridget Jones movie comes out. Still no check. I write again but take "the escalator" and ask for the accounting department. Now, this woman sounds lovely but is towing the party line. Steeped in double speak and, "Oh, the system doesn't show us that anymore. Geez I'm so sorry." Yeah, me too. I'm sorry I ever rented from you crooks! She tells me that if this check is also "lost" (somebody get a picture of this check on the side of a milk carton -- STAT!), they'll have to cancel this second check, wait ANOTHER 10 days, and then try again. (Cue maniacal laughing and sinister lap-cat stroking!) So I wait. Summer turns to fall. The leaves whisper that this is just another reason it was good to leave Venice. I mean how much human poop do you really want to have to sidestep in life? Finally -- not the legal 21 days -- but 54 DAYS LATER, I get the check. The check is dated 9/20, but it's postage stamped 10/1 bc, you know, who doesn't wait 11 full days to mail a letter? But that isn't even the "best" part. They deducted $120.00 for "cleaning" even though I PAID to have it professionally cleaned, sent pictures, and even a text from the prop mgr. CONFIRMING that it was clean, in great condition with no damage, and STILL they squeezed it. They should make orange juice! I've spent the last SIX MONTHS emailing them about this "cleaning" they did AFTER my cleaners cleaned it, and just today, 1/9/2017 I receive this BS "invoice" that a toddler could have created and printed with some hilarious back date of 8/22 for "maintenance vendor cleaning" services. Is that a local band? There isn't even a vendor NAME listed! Where has this magical invoice been for 6 months and does it have a single brother? I'm still laughing! I know it's BS. They know it's BS. And now all of you know it. I know I could small claims it, and honestly, I'm considering it bc the principle of it stings. It's theft, pure and simple. This is how these rich A (and B-Squared) holes stay rich: stealing money that isn't theirs and that they have no right to and did ZERO for. You could have eaten out of the toilet bowl after my cleaners left. But, hey, I understand it's a first-world problem, so for now I'm exercising my First Amendment rights and exorcising you, B Squared. So choke on my $120. Enjoy it! Revel in it. Put it where your soul should be. I'll sleep knowing I'm a decent human being and not a piece of, well, you know, human _ _ _ _ to sidestep. Or I Just. Might. Sue. In any case, legal or not, learn from my lesson, people. I was a model tenant. I paid my rent EARLY. I PAID for cleaners. And I moved early giving them 10 free days to show the place. And this is what I get for it. There are other properties. There are other companies. I say keep looking & rent from someone with a conscience. Wow, so glad I'm not alone on this. We hired carpet cleaners to shampoo the carpets before moving out and spent the whole day making sure the apartment was squeaky clean. When we had the "walk through" Ivy Brooke, the owner of B Squared, and the building owner (who happens to be her dad), told us our apartment was in great shape and that they will only subtract minimal fee for cleaning behind the refrigerator. Then, to our surprise, we received the check in the mail. They took out $60 for not dusting the closet rail, $40 for not cleaning two light switches, $85 for not cleaning behind the fridge, and $180 for shampooing our carpets, which we already did. So glad to have that company out of our lives. They were the absolute worse! read more

Why can't I give this company ZERO STARS?! I am so sad that my previous management company (RST Associates) have passed us off to this nightmare of a company. I lived with RST for a year and had 0 problems and now with Bsquared every day has been a constant influx of miscommunication and incompetence until it sno(Primarily by their Property Manager Gershom - who claims he is just the "middle man") Although he's been operating completely on the companies behalf for the past 3 months after the take over. First of all, no one answers the phones nor is responsive to your email complaints. I tried to play nice but now Bsquared is forcing me to involve lawyers and file multiple complaints for their unprofessionalism. Basically my lease is coming to the final 12th month of the lease so should now be going on as month to month according to the rent controlled ordinance. My current roommates and I have been in constant contact with Gershom these past two months who has told us all we need to do is submit the applications for the new tenants to get them onto the lease. I have fully cooperated the entire time then suddenly Gershom refuses to answer me. When I follow up he says " oh sorry the management company is now refusing to accept new tenants." He tells me my only options are to stay on the lease by myself (paying the full months rent made for 3 people) OR I need to move out at the end of the month which is in 6 days. I never gave notice of my intent to leave. Nor did Bsquared give me the proper notice detailing their change of heart for not accepting new tenants. What we wanted to do was simple. Add 2 new tenants and remove the old tenants. We did this when I moved in with RST and had NO PROBLEMS. Now Bsquared says in order for me to start the contract I need to vacate the premise in 6 days and wait till the property is on the market. SCAM SCAM SCAM. then I can reapply to live at the apartment with my new roommates. Btw all of this has been documented through email and text exchanges because they refuse to call me back which is great because I have plenty of evidence for their unprofessionalism and sketchiness. They claim there is no one to talk to above Denise (who is arrogant, rude & unhelpful) or Mike Brooks who is also rude, unhelpful and just as incompetent. In the entire 3 months they've managed my residence they have made my life a living hell. I hope Bsquared goes out of business, Gershom, Denise and Mike get fired and my old property managers take back to place. Crossing my fingers. I do not at all trust any positive reviews on their yelp account. It seems like employees just creating accounts to boost their ratings. I want everyone to know that they need to avoid this company if they can. They will try to bully you, scam you & take advantage of you if you don't know your rights. read more

Absolutely AWFUL customer service and management. We got switched to this management company half way through our two years at a condo. 1) They didn't even know how much our rent was or anything about the location 2) Our first representative (Brian) took FOREVER to get a hold of..then out of no where we get our account statement emailed from a different person (Peter) without notice..3) I try reaching Brian and he tells me he no longer works there and now Brian is on our account..wow you could have at least INFORMED us! 4) Peter is virtually UNREACHABLE! After leaving COUNTLESS emails, voicemails, nothing back! I finally get a hold of someone else at the company who transfers me to Peter's actual cell phone because "he is tired of these calls"..guess I'm not the only one getting no response from Peter..5) We are getting various "Charges" on our bills with NO EXPLANATION! I keep trying to get one and I am finally told it is from maintenance work done in MARCH!! MARCH..it is now almost AUGUST!!! SERIOUSLY?!?!?! 6) I am on auto pay and there's no way to get off of it online..so I am emailing and asking to be off of it and..you guessed it..still no response! So I am FORCED to pay for these charges I don't get an explanation for..or if I do it is from MONTHS AND MONTHS AGO! This is ABSOLUTELY THE WORST MANAGEMENT COMPANY I HAVE EVER DEALT WITH! read more

If I could give B Squared no stars, I would. My family and I have lived in a condo managed by them since July 2014. It has been a nightmare. They are unresponsive and unprofessional. When we moved into our unit the unit had only been cleaned on the surface, counters had been wiped down carpet replaced, but when we started opening up cabinets and drawers to un pack we were in shock. The bathroom drawers had beard trimmings and makeup spilled in them. The cabinets in the kitchen were sticky and dirty inside with left over food from previous occupants. The master bathroom had a jacuzzi tub, the first time I filled it dust and dirt from inside the filtration system filled the bath tub. It had not been cleaned in years. It took me probably 15 times of filling and cleaning the tub in order to actually get to use it. They request that you fill out a maintenance request online using their website, but they never respond. This summer our ac unit has been broken and our leaking more than half of the month. We live in Studio City where it is regularly in the 90's and or 100's so needless to say an ac unit is needed. It takes them up to a month to respond to any maintenance request if they respond at all. They wont actually call you back you just finally get a call from a maintenance guy who comes out and does a crappy job, leaves a mess, and rarely actually fixes the problem. The most recent issue the carbon monoxide in my sons room is going off. I have notified B2 but they don't seem to care. We are at the place where we fix things ourself and just take it out of the rent. We have worked with Shelby and Mike Brooks neither one is helpful. If you are an owner don't trust this company with you property. If you are a potential tenant, run away as fast as you can, I really wish we had done that. They seem nice and responsive at first but once you are in a lease they disappear. read more

they have been horrible management wise. my husband and i are renting a place in eagle rock, and the refrigerator broke on thanksgiving. has already taken a week just to get a response, and no fix in sight. i haven't been able to store my baby's breastmilk, and frankly feel like we are camping in our own home since we can't keep anything frozen or refrigerated. is totally unacceptable and the nonchalant attitude of management isn't helping things. am very displeased and hope they shape up or I will have to move out. read more

B squared reality is the epitome of modern slum lords. the staff is incompetent (ESP Shelby), unreliable and passive aggressive. Most emails and calls are not returned, especially regarding important issues. My fiancé and I are currently using legal action against this company for several violations on their part. Though we love our home and neighborhood we are sadly leaving due to our decision to not support unethical companies. I absolutely do not recommend using this company or moving into any home that they manage. You are sure to be disappointed at some point of your span with them. read more

Crooks. Not only is it against California law to include a $200 cleaning fee deduction from your security deposit in the lease, they took out almost $400 for "cleaning" and "repairs" for basic wear and tear when we moved out (also against the law). The agents are rude and could care less about your needs. Worst experience I have ever had with any broker. Hands down. I had to get my lawers involved just to make sure I got my deposit back. And by state law, I should have gotten my FULL deposit instead of only half of it. Small claims court may be the next step... Ugh. read more

I am surprised at the reviews for B Squared - I rented from them for 2 years and had a very positive experience. My most positive experience came at the very end of my lease when it was time to move out. I requested an initial inspection of my apartment and received a quote with the amount they intended to deduct from my security deposit- at that point it was up to me to do what I could to clean and repair - ultimately I received more of my security deposit back than I even expected. Not only were they very fair, but they took time to work with me and did so in a very professional manner. I would rent from them again in a second! read more

We moved into a house managed by B Squared several years ago. They raised the rent 15% the first year. Second year they raised the rent 7%. If we'd known they were going to be this greedy we'd have rented a less expensive house. They are also very, very slow in returning maintenance calls. We have waited weeks for some things to be repaired. Sometimes they just never respond and we have to schedule another maintenance call. This puts you at the back of the line again. If you own property, and are thinking about using them, please note that the tenants of this property management company are not happy with them. read more

Wow. After having an excellent experience with this company I decided to see if they are listed on Yelp so I can post a nice review. I cannot imagine how the same people I dealt with (so positively) could have these negative reviews. I actually called them and asked them about it, --about all the negative postings, -- because (A) they were highly recommended to me by someone I trust, and (B) my experience has been positive. The Owner explained that since he represents many Landlords... some tenants are flaky or unreliable... like maybe a tenant didn't pay their rent on time... or maybe they damaged the property... and therefore B-Squared could not refund their deposit... or maybe B-Squared even had to evict them. (Yuck!) In any event these "disgruntled" tenants will post nasty derogatory reviews and Yelp is unbiased and totally fair, therefore if a consumer posts a negative review (whether true or false) Yelp will not remove it. I must tell you my niece was relocating here last year and I did some apartment searching for her. The people at B-Squared were so helpful and attentive. In the year that she lived in the apartment there were a couple things that went wrong (needed attention) and these guys were right on it. There were no problems with the application process. And nobody 'drained' her bank account. Recently when my niece vacated the apartment they were once again totally attentive and helpful, and she left the place in good condition and got her full deposit back. My friend that referred me to B-Squared also had a good experience. My niece has moved in with her boyfriend and in the next year or two they will likely buy a condo, and B-Squared said to keep in touch with them because they can also represent her in her purchasing needs. We tried to rent from them. It took them about 20 days to get back to us when we first asked about the property. Then, after filing our rental applications at $50 each it took them another 15 days to get back to us. They NEVER answered the phone, never returned phone calls or emails. Only after calling the lady who showed us the place (their maintenance person as we understood later), and after she would call THEM to tell them to call us, would they get back to us - and that took another 2-3 days. Their emails were signed "customer service." We liked the property, but the whole thing became beyond ridiculous. In the meantime we found an awesome property and an awesome landlord - thank god. Still, suspicious that these people were a scam, we asked for proof that they ran our credit reports - anyone trying to rent/renting is entitled to get their report. They completely ignored us. 15 days later after getting no response whatsoever I was ready to report them to any consumer agency out there. Its only after I warned them that I was going to report them to the FTC , that they got back to me in 9 minutes. What a waste of our time and money. Run away from these people as quickly as you can. read more
