Westside Habitats employs individuals who are both professional and personable, something that I think is necessary when it comes to leasing and building management. I have horror stories from past landlords, so it is always a breath of fresh air to work with this team. Repairs have always been made within 1-2 days of a request, communication is always prompt and kind, but what I appreciate most is their willingness to find solutions to tricky situations (for example, a misunderstanding with lease terms). So far I have to give a shoutout to Audra - so nice when helping us rent our current property, Jacqueline - an easy-going and communicative building manager, and Brianna - another leasing agent who has been extremely helpful and understanding. I have no doubt that I'll have more names to add in the future. I've also toured a few of their properties and never have to doubt whether the units will be high quality or not. They would charge you unnecessary things just so you wont get your full security deposit. You have to pay 80 dollars per month for parking just to have MULTIPLE GARAGE BREAK-INS and have roaches come flying in your car. PACKAGES GET STOLEN You're only allowed to set your A/C at 72F which is basically nothing in summer cause it gets really hot. 4444 Ensign Ave, North Hollywood They took $1000 out of my deposit for "full repainting" and deep cleaning, when there was absolutely no wall damage and the apartment was already deep cleaned. They use your deposit to fund their routine turn around for new tenants. Fighting it now but if I don't get my money back I will take them to small claims court UPDATE: had to go ROUNDS with the deposit department, ultimately got most of my money back after threatening to sue. It was unpleasant but expected. I kept my place pristine and was rewarded with absolute bullshit. 4 building managers in under three years, poor upkeep, billed me for appliance maintenance. Let me update this to respond to Mr. Osbun since I will NOT be emailing because I asked the receptionist Suze, supervisor Alex and my property manager Melissa to escalate me and they ALL denied me to be escalated. I just believe if one truly cared and saw my email that one would have responded there as opposed to now responding to this post. I am not sure what market value is but all I know is that my rent is $3100 while the other rent for the 2 bedroom, on the second floor, is at $2698 (screenshot attached). Pest control isn't relevant if I have still have roaches. And that utility bill is the least of my worries. I clearly have no issues paying the bill, as I've done. It's just not my priority. My main focus is making sure my rent is paid. That bill should not tie into my livelihood and me trying to access to pay my rent as I have done for the last 73 months on time monthly. The team at Westside Habitats are HORRIBLE. Alex is very, VERY condescending. He is rude. Cold. Shows no empathy. Questions the tenants as opposed to finding a solve. And clearly I am not the only one who have the same complaints as you can read the other reviews. 159 1-star reviews out of 354 is the proof to DO NOT RENT WITH WESTSIDE HABITATS. They raise the rent 8.8% annually. You would think for a building that have vacant apartments that they would want to keep their current tenants who have been there over 5 years - nope. Parking used to be free but they changed it to now charge $50. And then you get charged $2.50 fee to pay rent online PLUS ANOTHER $2.50 for them to charge for parking. Just GREEDY It appears after reading the reviews, a majority of their apartments have ROACHES. And what makes it worse is that I told my property manager I had roaches and she told me that I have to wait for the NEXT MONTH for the Pest Service. I said absolutely not. Roaches get people sick. You WILL have homeless people coming in and out of the building. Maintenance is very slow. I waited a week for my new dryer. BUT someone in the building had a MAJOR issue with their apartment and they had them waiting over 6 months for their issue to be fixed. The amount of times the water is shut off is unbelievable. Also, the cleaning crew does not clean as thoroughly. As we all can read the reply, there's a utility company livable that jeopardize your living arrangement. For some reason they report to Westside. However for the LAST 6 years, I've paid my rent on time even throughout COVID. Idk why this one dumb bill have anything to do with my living, that I pay on time every 1st of the month, but they will threaten to evict you. I live in one of their buildings. There is a separate utility bill called 'Livable' and I cannot get it explained - it includes water and power charges even though I pay those bills separately through DWP and the Gas company. In addition, the water is never really hot, the building maintenance in general is subpar and the outside of the building is never hosed or swept down. It's not exactly a dump, but considering the rent, it should be much better. read more

2820 Sawtelle Blvd. Los Angeles, CA 90064 I have been renting from property management companies for 30 years. I have lived in four major US cities. I have NEVER come across a property management company as bad as this one. It really can't be stated any other way. If they purchase your building LEAVE. They recently purchased a building that we had lived in for over 10 years and promptly went about destroying it. Our building was covered in beautiful vines that created a wildlife sanctuary designed by an architect from France. They tore them all out, but never finished the job. And instead, painted over the vine remnants that were left in the stucco. It's a joke! They tore out the tiled floor in the foyer that matched the rest of the building's tile. They dug out the floor and made it about four inches lower than it was before. So now there's a huge gap underneath the front door of the main entrance of the building and they had to build "ramps" out of the cheap new tile at the exits. The floor is also now lumpy. I'm not making this up. They really did this. It looks absolutely ridiculous. The people they hire to do work are HACKS. They painted over everything and did not do any touchups. They painted all the doors in the building black (yes black!), but when they replaced the door handles it left white sections where the new door handles didn't cover the same spaces. They never came back to touch them up. They constantly shut off the water to do god knows what. I'm not kidding. It was shut off at least once per week for the entire day. They repainted the entire building in this god awful color scheme that makes it look like a prison crossed with a football jersey. Now, the money. The very first day they took over ownership they increased the rent in the building across the board to its maximum increase (10 percent). Westside Habitats also started charging tenants for trash removal, which we were never charged before. They used a utility company called Livable that hid how the charges were calculated and you had no recourse to check if it's accurate. They can basically just make it up and you have to pay the bill. We went from paying $70 a month for water, to $180 A MONTH FOR WATER AND TRASH REMOVAL IN A TWO BEDROOM APARTMENT. THIS IS INSANE. This is in addition to paying every single other utility. Livable charged us for the gas to heat our water which was yet another new expense, but we also got a separate gas bill from the gas company! Again, completely INSANE and possibly illegal. They waited several months before they started CHARGING US TO PARK IN OUR OWN BUILDING'S GARAGE. Since then they have jacked up the cost of the parking to offset the fact that they can only increase the rent by 10 percent each year! It went from $25 per month per space to almost $100 in the span of a couple years! Again, we had lived there for over a decade paying almost $500 less a month in bills. This company does everything right up to the line. I could go on and on. You have a brief window to report issues with the apartment like insects. If you miss the reporting window you have to wait a whole extra month before they will come out again. When you reported a problem you had to send them videos to prove there was an issue. Again, never had a landlord do this. When their people came to do work they would leave our apartment a mess with random parts and other crap all over the floor. Never put stuff back. They got paint, sealant, and whatever else all over the place because again, they were hiring hacks to do the work. The elevator was always broken and it took forever to get it fixed. Often things were "fixed" and broke again the next day. They always scheduled repairs and water shutoffs for Fridays. So when things went wrong you would be without water for the entire weekend until workers returned on Monday. At first there was a property manager living in the building, but that didn't last long. At the end our property manager lived in another part of the city and could not get there quickly when the building fire alarm would go off or other issues arose. This was our home for over 10 years and this company just destroyed it. After it took ownership of the building it was constant construction and the projects always made the property look WORSE. Constant noise and intrusions while trying to work from home. They destroyed an awesome community of people and an awesome place to live. We hated living there after they took over. I know this review seems almost impossible, but it's 10000 percent true. I struggle to find one good thing about Westside Habitats. They will nickel and dime you to squeeze every penny they can while stopping things like pressure washing the garage and trash areas. They turned the building into a cesspool that smells like trash. I've been feeling a bit concerned about the security here lately. Besides the ongoing noise, which can be quite disruptive, something really upsetting happened. My car was unfortunately burglarized, and it was parked right in the gated area 1223 Federal ave. It's pretty shocking, especially when you expect a gated lot to be secure. It's look like the complex has no security camera. This damage is over $1000, so it's definitely a significant issue And I kept feeling unsafe in this building. Great apartments, but might as well kiss your security deposit goodbye with them. I'm originally from Chicago, everywhere I ever lived I got my full security deposit back. This is the first company I rented an apartment with in LA and they nickel and dimed our entire security deposit. Tried to charge us for THEIR basic upkeep such as painting for a new tenant, new carpet (when nothing was wrong and there were no stains in the carpet), etc. we fought and got some of the charges removed, but since then it has made me super cautious about who I rent with. Since then I've also gotten my full security deposit back on other apartments - which tells me it's a problem with this place. Be smarter than I was and make sure you hold onto the documents from your final inspection and photograph everything. read more

Reading everyone's reviews I have come to realize all propoerty managers treat this job like free money. Rodrigo would reply and help manage issues for our first year of living at WHAB. When Michelle became our manager, she would selectively ignore the more important emails we would send. It is about to be 5 months since we first reached out, to Michelle, to the deposits team, basically everyone in their company, and we still have not recieved ONE single response. This was regarding our pre-inspection and security deposit. They have duplicate rent charges in our deposit, a giant bill to repaint the apartment (which is the company's responsibility, not the tenants as long as they have not ruined the walls), a many other exorbitant amounts for menial tasks without an itemized bill and receipts from the services they used. I have called their customer service line MULTIPLE times and they just do not take accountability or allow you to escalate the issue to higher ups, so no one is held accountable. Absolutely DO NOT rent with them if you care about your money and the bare minimum. read more

He is always on top of every concern and will even text and email me letting me know if there's a bill I overlooked. I just had two maintenance requests and was worried it wouldn't get done. But I texted Chad he responded in seconds and had someone at my door in 30 mins! Unbelievable! I could not be more impressed. Thank you so so much, Chad. You've made living here so easy and relaxing. Our experience living in the apartment off of Moorpark ( Sherman oaks) has been a pretty good one. Melissa, the building manager, was great about getting back to us with any concerns right away, which we really appreciated. She was always clear with expectations and answered any questions we had with a timely response. Special shout out to Oscar, the maintenance guy--he is truly an incredible human being. He helped us fix a couple of things right away, works extremely hard, and always tries his best. The building's environment has multiple different personalities, but overall, everyone is kind. They also do a good job vetting new tenants 99% of the time, which keeps the community positive. I know there are a lot of bad reviews here, and I'll admit they made me nervous before moving in. But me and my family's experience has been a good one, and I wanted to take the time to share that--since people often leave negative reviews but not positive ones. Thank you, Melissa and Oscar! I live at the Channel Islands property and I absolutely love it. Walks along the harbor at sunset and sunrise are just incredible. You are literally steps to the beach and a short walking distance to surrounding restaurants, bars, farmers market and summer concerts in the park. This area is very dog friendly! Lots of green space and trash cans and bags provided on the property and off the property to clean up after your dogs. The property itself is gated and well maintained. I feel very safe at night and during the day walking around the neighborhood. The complex is next to the marina and is surrounded by beautiful million dollar homes. I very much appreciate the cleanliness of the inside of the building, the halls and elevators and stairwells are always kept clean. I see the maintenance man Gil daily always busy fixing and taking care of the trash and recycling areas. The pool and jacuzzi is regularly maintained and there is an awesome workout room with the latest exercise equipment, the tennis court is even lighted for nighttime play. The manager Sierrah has always been available for questions or handling any kind of issues. The apartment itself has updated floors, windows, countertops and appliances but the views of the sunrise and sunsets are really spectacular. The view of the boats and sounds of Mother Nature are delightful, you can also hear the star spangled banner being played every morning at 8 am from the nearby Naval base. There is always something to see or do living here at Harbor Villas it's a hidden gem. read more

Even though our records show Westside Habitats received payment, the ledger continues to show we're behind on our rent. I was certain this can be corrected easily so I called building Management Kristopher Spiro multiple times - but he ignores ALL our phone calls & texts and continues to delay, procrastinate and avoid - stonewalling us from any and all resolution. After weeks, we finally got a text reply stating we must proceed via email. I was happy to comply and sent proof and receipts that Westside Habitats has received our funds. We were informed we'd be hearing back at the latest last Friday May 10th, but of course, there has been zero communication from Kristopher to date and the problem persists. Instead, of taking a moment to call us back like an adult, Kristopher decided to point fingers while management sent us an eviction letter threatening to take us to court and throw us out. The blatant negligence, disregard and lack of communcation demonstrated by Kristopher Spiro (and those who allow him to treat tenants this way) show he couldn't care less about tenant well-being or keeping his word. We are not asking for anything special, however I DO NOT reccommend renting from Westside Habitats until management is willing to do at least the bare minimum. I lived at 7056 Lanewood Avenue, which is described as a "charming" and "beautifully renovated" building. I think it would be more accurately described as a piece of shit sprayed all over with Febreze. From the very first step on move-in night, I saw a huge live cockroach in the middle of the room, and would continue to find dead cockroaches in drawers, closets and the bathtub. This pest issue was never disclosed to me before I signed the lease, even though as time went on it was extremely evident that this was a building-wide problem as the manager later disclosed. Granted, they were American cockroaches, but still, finding giant dead cockroaches in the morning on a regular basis (sometimes as many as five), often on your belongings, as well as live ones on more nights than not, sometimes touching your ear as you lie in bed, is horribly distressing. I brought up the issue to management several times, who made no real effort to fix the issue (PSA, fumigation does nothing to stop outdoor cockroaches from continuing to enter units. You might as well be burning money). By the end of the lease, I had given up, but still implored the manager for the sake of all the other and/or future tenants that the entire building be thoroughly re-inspected and re-sealed. He just chuckled in my face, as if that was impractical or even trivial. I hope to warn future prospective tenants so that they know what they're getting into. WHAB has infested the city with god knows how many shitty buildings with outrageous rent. They will pay for their sins against Los Angeles tenants one day inshallah. read more

This company is the worst place I have ever dealt with IN MY LIFE!! But mostly is the property managers that they assign. Especially one named Javier Carrillo!! This guy is THE WORST!! Never responds to emails, NEVER answers his phone, but will text you back when he feels like it. What makes it even worse is when I call the main office, they refuse to give me any information or emails of any higher ups. They say it's not their policy. So basically Javier doesn't get held accountable by anyone gets to treat me and every tenant here with 0 out of 10 service. PLEASE stay away from this company. It truly upsets me because no one deserves this treatment. I WILL NEVER live in a place that is ran by property managers. It has to be a leasing office only!! Here's something else about Javier and maintenance. I had a leak from the 3rd floor into my bathroom on the 2nd floor. Since Javier never answers his phone. I randomly saw someone that looked like maintenance, and had him come look at my bathroom. He sent pictures and he said someone will come look more tomorrow. In which they had to tear down the walls, and told me my bathroom would not be accessible. They REFUSED to give me hotel accommodations, and told me to go through my renters insurance. But they never responded with the information the renters insurance needed over the weekend. So my son and I were without a bathroom for 4 days and we had to bathe and use the bathroom at a neighbors. Oh, and their portal to pay your rent doesn't work properly. I can't even pay for my parking space anymore. The entire section has disappeared. I even sent video messages of what it looks like on my end, and Javier says he can't help me. Just send in a money order, and mail it. That alone is an extra 30-40 dollars to mail a money order. I did that and they added my money to my rent and not parking. These people are a JOKE!!! IM BEYOND LIVID ABOUT MY TREATMENT HERE!!! I pay my rent on time and never complain about anything. Not being able to escalate my treatment is insane!!! Getting this new home for me was fast and easy, explained all the details and great staff with efficient communication and service.

If I could give zero stars, I would. The overall experience with WHAB Properties was substandard and arduous. Leasing process: Customer service is nonexistent. We submitted an application for an apartment near CSUN. After about 3 days with no response or even confirmation of receipt, we began reaching out daily with emails, phone calls, and texts to any number we could find relating to Westside Habitats. No one ever answered a phone call. Instead, it was answered with an automated response stating to text questions, etc to the number. We tried that to no avail, still no response. Several days and attempts later, we finally got one email response with items that were still needed from their ridiculous list of required documents to apply for a lease. During the leasing process, no manager is onsite for the CSUN Adjacent properties. No one was ever available to answer questions or verify any information or concerns. We finally get a response from them 6 weeks after we had submitted our application. The leasing agent had gone on maternity leave and apparently no one else can do her job. They offered us the apartment that we originally applied for but told us we had 24 hours to decide and sign the lease because others were waiting for this apartment as well. Then we had 48 hours to get a certified check to them for security deposit and first months rent. Because of the location and lack of options in the area at this point, we signed the lease and expedited their requests. During the lease: We originally signed the lease with 3 roommates. Our 4th roommate submitted her application on Aug 28th with an addendum. After numerous phone calls and emails, her application was found and processed on October 31, almost 2 months later. The apartment manager does not live on site, but lives in the area, she is more responsive and helpful than anyone in the leasing/management office. The actual WHAB leasing office staff, if available, is not helpful and quite often wasn't familiar with basic processes. The payment application was changed halfway through the lease. Originally each roommate had an account and was able to pay their own portion of the rent. WHAB changed the payment application to only one individual being in charge of the payment without notifying tenants until after the change had been made. Lease termination: Lease terms - lease is set up like a phone plan. You automatically move to a month to month plan unless you give a 60 day notice to vacate. So, even if you plan to vacate, you must give 60 day notice and all tenants MUST leave. If anyone decides they want to stay in the apartment, they have to fill out another rental application and go through that process again just to stay in the apartment. This information is not clear in the lease terms. This is something the apartment manager explained when we reminded her the lease was coming to end of term. The lack of communication and accessibility was dreadful. The lease end date was the same as the official vacate date, however, all tenants were out before that date and inspections and repainting were started prior to our lease end date. WHAB scheduled a final inspection after the vacate date, because of their failure to communicate, we were charged 2 additional days of rent. If they stated that final inspections had to be complete prior to the end of term, our vacate date would have been listed much sooner. I do not recommend this company under any circumstances for leasing an apartment or anything else requiring management of people, contracts, or menial tasks. Dealing with them has been nothing short of frustrating--they're unreliable, impossible to reach, and deliver an inferior service that reflects total disregard for their residents. read more
