This company has properities listed as coming soon or available but are already rented. If you use this company you need to talk to them first as they are not upfront on the website. I applied for two properties, paid all of the application fees, and never heard anything. When I called, they had both been rented prior to my application and money spent. To clarify, I did not rent a home from Beach Cities Management. This review is to explain service received and listing confusion. I contacted the company about a few of their rentals, I always received prompt responses to emails and phone calls and courteous service. I would have gladly rented from them but we happened to find another rental managed by the owner. However, my complaint is that once a property has been rented, they don't remove the property from their website and 3rd party sites (quick enough). It is confusing and frustrating. I can imagine that several interested parties might submit an application and pay the fee not knowing that the property has already been rented. Please make sure you call or email first before you apply for a property. I know the Long Beach market is competitive, just a head's up. read more

I just moved from Las Vegas and was looking for a nice place to live in LA and affordable. I've been living in my aunts couch for the past couple of months. We inherited our childhood home in Lakewood about 5 years ago. We weren't ready to sell and no one in the family was ready to move into it. We contacted a couple of property management companies, and then met with Dustin from Beach Cities, to inquire about turning it into a rental. Dustin and his staff, particularly Mary our coordinator, have been more than helpful and a pleasure to work with. We are now selling the home to another family member and no longer need the services of Beach Cities. My profile isn't real but this review very much is. I'm a good renter.  I pay rent on time, I don't make too much fuss.  This management company let their owner show up to my home unannounced, never did any repairs properly and let the owner just have her random flunkies do everything (didn't have a working kitchen sink for the last 8 months of the lease), AND ended up keeping $1000 of my deposit!!  The carpet was in bad shape when I moved in but I made the mistake of thinking they were aware.  They even stopped payment on the deposit remainder check for what I did get back costing me even more money.  And who charges for a dead plant and torn screens?  I could go on.  Highly suggest to not do business with them.   TL:DR  Bad management and terrible owners, will keep most of your deposit when possible.  Take lots of pictures when moving in if you must rent from them. read more

I scheduled an 11 am appointment to see an apartment. It was in a rough neighborhood. I show up a half hour early sitting in my car waiting for the property manager Krystal. I notice a few people try to walk into the apartment building, but the door is locked. 1 man just stood at the door with his baby. I called the office and a lady tells me Krystal is out of the office, but she'll call her cell to let her know I'm at the property and waiting. A young woman shows up and let's the man and his baby into the apartment. (Was that her? My appointment was for 11, and it's 5 minutes past, what time was this guy's appointment? ) I've never met her, I don't know what she looks looks like. I call the office again in a panic and give them my number, ( although Krystal called me to schedule the appointment. ) Not 10 minutes later, I see the Young lady come out with the man and his baby and walk up the street. When I talked to the office a 3rd time they told me Krystal had left. Not once did she call me to let me know she was there. And apparently she scheduled 2 people to see the place at the same time. I drove an hour to this place. All the office lady told me was that I could schedule another appointment on monday... " if the place wasn't rented by then". 4 hours later I finally got a call from Krystal, just letting me know I could reschedule, and didn't even offer an apology. Sad. read more

No stars lower than 1 is the reason for the one star so technically they get it by default. Problem: Beach Cities rented a unit to problem tenants (above my head) who smoked pot, partied and beat each other up constantly. One was on the public assistance program and the other rolled with gangsters and carried an unlicensed firearm. I was threatened by these tenants on many occasions and yet Beach Cities proceeded to do nothing; that is until they stopped paying timely rent after only 1 month of tenancy. The problem is that Beach Cities did not verify income or job or any of that information on these people and did not bother to check their background or verify previous tenancy. It's usually a BIG SIGN when people are moving in in the wee hours of the morning that perhaps they are leaving another bad situation to come to your place (possible evictions, etc.) As a result, the company ended up with not only a problem on their hands but one that took them over 4-5 months to resolve. If you value your property and who rents from you, you may want to stay clear of these people as I have an over 12 page chronology documenting all of their challenges and lack of stewardship over a Long Beach property. This company will live a long time in my rear view mirror as they were simply one of the worst property management companies in Long Beach and their license to manage property should actually be revoked. (FYI - Slander is only when the statements are untrue therefore I welcome any comments from anyone and I do mean anyone!) read more

I would never use this management company. I have a very nice home in a highly desirable area that I am preparing to rent as we early as 2 months from now. I asked them to come by to take a look at it. I am only 2 miles away from their office. The agent told me that he will pass on providing property mgmt Svces. Really pissed me off. I can't believe how pompous he was. There are mgmt. companies that would fall all over themselves to handle this rental. I've already had 3 come over. If that's the way they handle my request, I can only imagine what a disaster they would be if I ended up using them. read more

I have lived on one of the apts that Beach Cities rent, in the beginning it seemed to be the perfect situation, However, when I started complaining about someone breaking into my mailbox and that someone is smoking constantly in this Non-smoking Complex, It seemed to turn on me, I was told that I could move, Even though I just had moved there, which made me feel horrible, Now that was in the beginning. Now when I was doing the final walk through, I reiterated that I need a garage, which I was told were not available at the time of move in, which was 05/2020 and that I was added to the waiting list. But when I came home today, I see the New tenants who moves in about a month or so, moving into an empty garage, Now I was told that I was on a waiting list, so how did they happen to get a garage? I feel now that there is some Discrimination going on, and with all that's going on in the World, Why are they contributing too it??? The property that BCM manages for me is in SoCal and I live in NorCal. I rely upon BCM for everything to keep my tenants happy and me informed. Recently the HVAC unit stopped working in the property.
