During the five years that I have lived in this apartment, everytime I needed anything or wanted to resolve an issue, she was available via phone or via email. She has handled each situation with care and professionalism. For example, when there was an issue with the parking and the landlord had to take it away from us due to the parking spot lease terminated with a third party owner, Ms. Keeney negotiated for me and reduced the rent accordingly. About my move-out, when I gave her a 30-day advanced move-out notice, she arranged everything for me and made the move out process very smooth. The inspection went well and Ms. Leslie Keeney not only gave my entire security deposit back, which has been unprecedented for me anywhere I lived, but also reimbursed me for a remote control and a key fob that I bought when using the property. It cost us about $20,000 in damages from a tenant that Beach Cities put in our rental. We were told it was a long time friend. Turns out that they hadn't run a credit check on them and the renters had long criminal history. They had past evictions and we were not told of any of this. They didn't get the dog removed or charge them extra for the pet. The carpets were so soaked in urine we had to strip the floors beneath. It cost us a lot of money in legal fees to evict them and to repair all the damages to the house and yard. read more

My dad just recently moved into my home with my daughter and husband. We felt it was time for my dad to stop living alone and to be closer to us geographically. Leslie Keeney was very rude and unprofessional while dealing with my husband and I while we were trying to rent a house from a friend of ours. We spoke to her several times on the phone and exchanged several emails and text messages. From the beginning, she was rude to us and treated us sub-par. Our friend wanted to use Beach Cities Management to rent out his house and we HAD to deal with Leslie. After receiving our application and running our credit (without our permissions), she made an executive decision to deny us to rent our friends house. She did not consult with him at all. When we told him that we were denied, he was speechless. He asked us who told us that we were denied and we told him the management company (Leslie) sent us FOUR emails telling us that we were denied. She acted outside of her responsibilities, didn't consult with the owner of the house, and she was completely rude. We have moved on to a better location with no help from Beach Cities Management. Leslie also tainted our relationship with the owner of the house. I would NEVER recommend dealing with this agency. They obviously do not know their boundaries and will cause you great stress! read more

While I don't rent from Beach Cities Management, I have to say, they have been one of the most helpful companies to work with when finding a place. In my experience, finding a perfect rental is not only difficult, but a lot of people and management companies don't get back to you. I called Beach Cities one day as I was interested in one of their condos and had the pleasure of speaking with Katelynn. She was extremely helpful and went above and beyond in helping me where to look, how their application process went and showed me a bunch of places that were in my price range and location! She didn't have to take the time or energy to help me out, but she did and didn't hesitate to do so! If their management services are anything like their customer service, I highly recommend them to anyone! read more

Horrible experience with Beach Cities Management. Aside from the fact that my initial move-in date had to be postponed a week because the unit (unbeknownst to the manager who never checked--& I wouldn't have known either had I not had the key & checked the day before the movers were scheduled--and aside from the flea infestation that they were also unaware of and the next two months of flea bites, things were O.K. Repairs were made & no major problems until a new tenant moved in. When that tenant violated provisions in the lease that affected my "quiet enjoyment" of the property and management refused to address it for several months, telling me they would be happy to let me out of my lease and move (as if moving was an easy process), I decided to email the owner, to make them aware of the situation and to hopefully, get some assistance. Four days later, I received a 60-day notice to vacate. When I asked why I was being asked to vacate, I was told that it was the owner's decision and B.C. wasn't given a reason. I was always on time with my rent, considerate, conscientious, etc. I proceeded to research the legality of their actions, spoke with attorneys, etc., and decided to sue in small claims court based on the fact that the 60-day notice was retaliatory, which is prohibited by CA State law. When I wrote the demand letter (as required in Small Claims matters) to the owner (since Beach Cities is an agent of the owner), I received a letter from owner, Dustin, telling me that he had advised the owner on the procedure necessary to carry out this action and that essentially, the law was on their side. BTW, in Long Beach, a tenant can be given a 30 or 60-day notice to vacate for no reason at all--but if retaliation can be shown, it is prohibited by CA Civil Code 1942.5(c), which apparently Dustin was unaware of when advising the owner. The case proceeded to Small Claims where the owner appeared along with manager, Viviana, at his side, supporting him. The owner claimed that I received the Notice (just 4 days after my email to him) because they needed to do plumbing work in the apartment. Well, they had done plumbing work in other units and no one had to move out and if this was true (which obviously it wasn't), why would they refuse to give me that reason? It was a transparent and unconvincing explanation; simply, put, the owner didn't want to be bothered by a tenant contacting him (which he alluded to in court), despite a tenant having a legal right to do so, so he came up with a terribly implausible explanation, supported by Beach Cities. The judge agreed, and I was awarded my moving expenses. I can say, in good conscience, that I maintained my integrity throughout my tenancy and throughout this extremely stressful situation but unfortunately, I cannot say the same for Beach Cities. I might add that my experience is a prime example of why Long Beach needs to implement tenant protections, similar to cities like L.A., Glendale, etc., and why organizing is currently underway to implement such changes. I have given public testimony about my experience and will continue to do so. No one should be subjected to what I went through for no legitimate reason--and there are so many others who have experienced the same. read more

I recently moved out of the Camden's in downtown Long Beach and they forced me to give them a two month notice to move out. After looking for places during that first month I was unable to find any owners willing to wait around till my move out date. So this is my first review written, EVER! I had to take the time to share because there are actually two parts to my review. First off I'd like to review Beach Cities and Dustin and Crew for the great work they did as my property management company. They took over the property management of my home in Long Beach. I hired them in the middle of an existing lease and the transition was seamless. They picked up right where I left off and handled everything with flying colors. When those tenants moved out they quickly found a new tenant with very little down time. Fast forward a year and I am ready to sell the house. Because Dusting and his team knew my house so well including the area I decided to give them the listing. Let me tell you....best decision EVER! Dustin handled multiple challenges in such a calm manor. He made the process incredibly easy. It got to the point where i knew if I hadn't heard from him there was nothing in to worry about. These people are professional and very experienced . I was going to rent house from them on Myrtle and Justin was a little late, but it was better the ABPMC who was a no show. He showed us the place and gave us some suggestions on how we should handle on rental agreement and said if anything happens with job loss just keep them in the loop and their try to work with us. I needed to get a house rented for my mom and didn't want to be a landlord, so I contacted Beach Cities Management. I called multiple other property management firms with no luck before finding their office around the corner. I spoke to Bernie on the phone and Dustin was at my property a couple hours later going over details on listing the property with their company. I turned the contract in on Thursday 7/24/14. Bernie had a sign and lock box on the property the next day. Over the weekend they took pictures and posted them on every major real estate website. By the following Monday, groups of people were being shown the property. The house was rented a week later on Thursday 7/31/14. Dealing with Dustin, Bernie and Beach Cities Management was a great experience and I would recommend them to anyone looking to rent a house in the Long Beach/Lakewood area. read more

I have been using Dustin and his staff for so many years I have forgotten when we started. They have helped me through some very difficult times. There have been some glitches and some occasional miscommunications but to me their greatest strength is the speed with which they get a property up and ready for rerental if the need comes about for a new tenant.
