We had a broken pipe which caused us to run water for several weeks without knowing it. Calling Beacon was easy. They showed up within hours of our request. They evaluated the situation, provided a proposal which seemed fair given the dynamics of the issue, completed the work using a bypass technique (drilling a space for a replacement pipe to our home). It took a day. Jeremy and Jontae were very pleasant, well-informed, good communicators, extremely hardworking: They got dirty and wet, but got the job done! This is our second experience with Beacon and both have shown us that their representatives are well-trained and can execute the company mission. Beacon plumbing installed a new PRV (Pressure Reducing Valve) BACKWARDS. This caused me to have multiple water issues over the weekend to the point where most of my water fixtures were near unusable. Furthermore, I had to call for support more than FIVE separate occasions, because my appointments to fix the issues kept getting scheduled incorrectly, or seemingly outrightly ignored. I called Beacon to have our broken furnace looked at. The dispatcher said there would be a $75 fee to have someone come and look at it which I agreed to. When the technicians arrive they were waiting in their car for a while so I go outside to greet them. After saying hi the main technician says "I'm going to do you a favor and not charge you the diagnostic fee if I can figure out the issue right away." I assume that he is referring to the $75 fee and this is just his way of rolling that charge into whatever repairs he needs to do. So I say "sounds great, thanks." I show them to the entryway where the furnace is and after looking at it for a minute and berating me for how dirty everything is he says he's going to need to charge me the diagnostic fee. I agree (again assuming it was $75) and he pulls out a multimeter and checks a few connections. The diagnostic took about 15 minutes. They then go back to their truck to write up the invoice which took another 15 minutes. When the technician comes back inside, he had two options. One was to replace a bunch of parts which he says might not work anyway and wouldn't have a warranty, and another option was to get a new furnace for a few hundred dollars more. It was pretty clear that he was trying to upsell a new furnace, which is fine, but the big surprise was the diagnostic fee was $390! The $75 dollar fee that I thought was for a diagnostic was just for driving over. If I had known what the diagnostic fee was I never would have accepted it. On the invoice there was a box he asked me to initial that said that all costs were given up front which I refused to do. This made him really upset. At first he straight up lied and said "When I came here I said there was a $390 diagnostic fee!" When I called him out on that, he changed his argument to "well a diagnostic doesn't count as work done we only have to let you know how much actual repairs would cost." If that were true, why did he initially lie to me about saying the dollar amount? The whole experience was pretty terrible. I felt misled and taken advantage of. I plan on getting another opinion and if I do need a new furnace I certainly won't be getting it through Beacon. read more

Total waste of money and time. I feel ripped off. I heard a fairly loud buzzing noise coming from the electrical panel and called Beacon for help. The dispatcher took contact information from me and said she was sending an electrician who would evaluate the buzzing noise in the electrical panel for a diagnostic fee. I asked the dispatcher how much the diagnostic fee was going to cost before she dispatched the electrician and she said she could not give me a diagnostic fee cost. When the electrician arrived he said I need you to sign a somewhat lengthy form and told me the diagnostic fee would be $385 plus tax (total $424.66). the electrician said this exorbitant fee was required for him to take a look at the buzzing circuit in the electrical panel. The electrician then said the diagnostic fee would be applied to any actual work he was going to do. He said pay me and we'll see what happens. So I paid with the electrician with my American Express and he started working. The electrician unscrewed four (4) screws, gave me some song and dance about how the circuit breaker that was buzzing had a very tiny chip in the breaker and he couldn't do any further work without a $4,500.00 panel replacement. He noted a loose wire in the breaker and said he cannot tighten the screw and would not do any additional work without agreeing to replace the entire panel. He then said I could just do the work myself. Left the panel off, buzzing circuit and all, grabbed his things and left. He was here for maybe 30 minutes, charged me $425.66 in total, performed no real work, left the panel open with the buzzing circuit breaker oulled out hanging with. Loose wire, and left. Poor quality service, poor value, and incredibly unprofessional behavior. read more

The tech and I agreed (on the phone) that he would do a hydrojet and video. Neither was completed. Instead he scoped it, cleared the line and then wanted to charge me an additional $1000 to hydrojet, and never took a video as promised. Exceedingly disappointed and frustrated with Beacon Plumbing Kent. Do not hire them until interviewing others or really looking into what it costs to hire others to do the same thing. I made an appointment with Beacon plumbing this morning to fix my furnace. Every single company I contacted I asked their diagnostic rate upfront before even scheduling the appointment. I was told this was $75. When the gentleman arrived at my house, he quoted me $389 for the diagnostics, And the $75 was the fee for making the appointment, separate from that. I asked him what Beacon plumbing standard cost for diagnostics on a furnace is. He said there is no such thing as a standard price for the diagnostics for a furnace. That it always depends on the situation. Feeling stuck because I had no heat, and because I was already on the hook for $75 Even without him performing the diagnostics, I felt like I had no other option, except to trust him. He told me that the furnace would cost 2,384.88 to fix. I pushed back because that made no sense. During the diagnostics alone, he had gotten the heater to turn on and gotten it to start blasting heat into the house. But after he finished the diagnostics, After the heater had been blasting heat into the house for a few minutes, he turned off the heat again, And told me it would be $2384.88 to fix. This seemed absurd and I pushed back. But again, now he had me Stuck already $389.00 deep. For the diagnostic. I felt like I had no other choice and this must just be what it cost to fix a furnace. The whole appointment he kept reminding me that the pets in the house (ferret in a cage in the same area as the furnace and a cat) likely would not survive in the cold. So again, I felt like I had no other choice but to pay the $2384 even though that meant making major sacrifices (like not being able to rent the party space next month for my seven-year-olds birthday that they have been promised). After completion of the job, he told me he needed about eight more signatures from me. One of which was a disclosure statement noticed to customers from the state of Washington, which after he left, I realized was supposed to be given to me before the appointment, not hidden in a pile of other things to sign after the work had been completed. The appointment itself lasted about one hour after the diagnostics, the only parts piece required For the repair They already had in their car with them without even knowing what kind of furnace I had or what the problem was. They didn't need to go and get anything. It was a standard part they always carry in their car. They told me the part itself cost around $118. I am so livid. It is absolutely absurd that this incredibly simple repair on the Furnace, Using a standard part, they always carrying their car which cost $118, For a job around one hour to complete, To cost $2384. I feel completely taken advantage of and manipulated. The plumber knew that I was autistic and legally blind, because my book about it is on display in the house, we chatted about it, and it is the first thing that comes up when you google my name. He never made any mention of The notice from Washington state, Simply snuck it in with other things he wanted me to sign after the appointment. After this appointment, And after knowing what the parts were that he replaced, I called four other furnace repair people in the Seattle area. I told them the part and asked them for a quote on what it would cost to replace that part on my furnace, giving them the model and year of my furnace. Of the four companies I called, Every single one gave me a quote, ranging from mid $400 - $1000 the highest quote. He also let me know In the future easier to call his cell phone number directly which he gave me multiple times and put on the furnace, Rather than calling Beacon, plumbing itself as he said, it's easier to work directly without the company. I called Beacon Plumbing and Electrical out for an electrical issue. I lost power to part of my house. I was using a small space heater that night due to cold, so I assumed it was a tripped circuit breaker. I messed with them, on and off..that sort of thing, but no luck. The next day, I called Beacon and was told by the dispatcher on the phone that there was a $75 trip charge, nothing extra since it was a Saturday. They didn't show when scheduled, but I did get a call that night to reschedule for Monday morning. Monday morning they were a no show, but the tech did call and we agreed on him coming that afternoon. Beacon arrived and first thing I was told was that there was a $385 "diagnostic fee". I was shocked and almost told them to leave, but was told that most likely any other electrical company I had out would have similar fees. The tech also told me that the $385 would come of the cost of any repairs. I gave in, initialed all the boxes put in front of me and the guy went to work. Within 5 minutes it was determined to be a tripped circuit breaker that the tech happily showed me that I hadn't pushed it hard enough to reset. Wow. All in all, with the talking and initialing, the tech was there less than 30 minutes. I would say the problem was solved in less than 10 minutes and I was charged a grand total of $503.70! I was left feeling ripped off and taken advantage. Shame on Beacon for misleading me and taking my hard earned money. read more

Oh, you'll be freakin' all right ... when you get the bill. Called to have them check out our rental home's electrical issue, as an electrical outlet was giving our tenants trouble and shorting out. I was told they'd be there between 1 - 4 pm and I'd get a call a 1/2 hour in advance. They showed up at noon with no call to me. The person later said he'd called the wrong number by mistake. They were there for 1/2 hour and replaced the electrical outlet. No call prior to showing up to my tenants' place, no call to give me an estimate, just a call afterward telling me that I owe ... gulp ... $888.84 and that they needed payment before they could go to their next "job." (I now know "job" is slang for "con" in the Beacon lexicon.) I don't get a call from Beacon, but instead from our tenant, with the worker in the background stating I owe $888.84. I was shocked and told him I wanted to see an invoice first, which was then sent to me via text: - Troubleshoot reg. wiring - $389 - New receptacle to ext breaker - $342 - Trip fee - $75 Is this supposed to be an itemized receipt? To me, it looks like some arbitrary numbers made up on the spot. SHADY. I told him I wanted to speak to a manager first to discuss this whole effed-up process and ask why it cost so much and he basically laughed at me. As I'm trying to call the manager, I then get numerous phone calls from the worker stating they can't leave until payment is received, therefore hanging out at my tenants' home. The manager's response? "We charge a flat rate, whether we're there 5 hours or 5 minutes." "For the electrical outlet, that's just what it costs." REALLY? You can get an electrical outlet box for less than $15 at any hardware store, so $342 is absolutely ludicrous. The only reason I didn't do it myself is that I don't live nearby. It sucks but that's how it is. Yes, the tenant signed off on it, but I'm sure nothing was explained, just "sign here, initial here..." They're (the tenants) not who's paying or made the call to Beacon - I was the one managing this from afar - therefore the business should be doing business with the person who called - i.e., me. DO NOT use this business unless you enjoy throwing lots of your hard-earned money away. I certainly just did. THE WORST experience I've ever had hiring out work to a "reputable company," and trust me, I've had a few. I'm fuming - this sucks. James was SO AWESOME! He called me almost right away when I booked the appointment and said he was on his way. He came on time, explained to me what was wrong with my water valve that was leaking (connected to washer), and told me what he was going to do and if the thread of the valve was worn out, it would be another task. He also told me how much it was going to cost so that I wouldn't get a nasty surprise. He set about doing the job and finished it all within the hour. He also went out of his way to unclog my other pipe in the kitchen sink. Everything is now hooked up well and water running well in my sink too! Very happy about the job James did. We had multiple outlets stop working. I called Beacon, they quoted me $75 to come out. The electrician follows me to the room with our breaker box and before doing anything else tells me it was going to be $385 to diagnose. I asked if that included the $75 dollar charge to which he said no, it will be in addition. So now we are looking at $460 before any work has begun. We reluctantly agreed. The electrician was in my house for maybe 25 minutes total, removed one of our gfci outlets (we had 2) and called it good. My total bill for 25 minutes "work" was $502.32. A little over an hour later the same outlets stop working. I call the electrician back. Instead of standing by his work, coming back and figuring out the problem, he tells me we need another job worth 2K. Then follows up that quote by telling me that job probably won't fix it without other work that would be an additional 8-9K. So I say go ahead and send me the quote. After I get the documents (total quote now is 12K) I reach out to a local electrician and tell them my story, I read off the quotes, tell them everything step by step that the guy did. They were flabbergasted. They tell me based off everything I told them that I could most likely fix the issue myself. They send me an email with the info. Guess what? It's been a week and everything is running smoothly. DO NOT GIVE THIS COMPANY YOUR BUSINESS. Or be sure to call around and get quotes. The two electricians who showed up were professional and friendly. They came out because I called after a few of my outlets stopped working. I have no complaints against the team here doing their job. Unfortunately, when Beacon tells you the trip charge is $75 and then when the team arrives they'll evaluate the situation and write you a quote based on work necessary... that is a hoax. When the team arrived, I described the issue verbally and before doing anything at all they immediately shared the diagnostic charge was an additional $385. While I was not happy, I wanted the outlets fixed so I accepted. Unlucky for me, but my older house had been wired strangely such that a GCFI outlet in a bathroom on another floor also controlled my bedroom. Took them ~45 seconds to find, press, and reset the outlet. Still paid $400+. Lesson learned for me. Completely understand the weird wiring in my house is not their problem. They drove here and I would have been happy to compensate them fairly, but I definitely feel ripped off by the $75 sales pitch, the 10 minute visit (majority of which was settling the bill), and then the $400+ bill. read more

If your problem is simple, they're probably fine. They are nice and respond quickly. They are open 24 hours and don't charge a different hourly rate depending on the time. Before I respond to the Beacon representative's comments, I need to give an update on the septic system situation. About 3 weeks ago, after I posted my initial Yelp review, the septic tank overflowed AGAIN. Upon noticing the overflow, we discovered the electrical breaker for the new septic pump had been tripped. The overflow alarm, which is on a different breaker, did not activate to notify us of the impending overflow. To make matters even worse, the new electrical box, which I had paid Beacon $1,800 to install, was submerged in septic water AGAIN. I begrudgingly called Beacon for warranty service. Their pump-tech arrived and pumped down the tank. While pumping, the pump truck hose bumped the electrical box and knocked it right off its mounting, revealing it was full of waste water. It was obvious that the box was not mounted correctly or even waterproofed. The pump-tech left and then a Beacon electrician arrived (a different person from the incompetent goon that installed the box). He looked at the damage, confirmed the box was improperly mounted, incorrectly waterproofed, used the wrong grommets, and was missing water-proof rubber seals under said grommets. Check out the photo attached to this post. He went on to state that the previous electrician also did not replace the compromised wiring in the conduit between the tank and the house. He said this probably caused the breaker to trip, because the first tank overflow likely pushed liquid up and inside the conduit, which caused the wires to corrode and short, thus tripping the breaker and causing the second overflow. And the alarm? It simply wasn't hooked up. And now here is the real joke. He then told me that the warranty service only covered the box replacement, and if I wanted the wires in the conduit to be replaced too, it would cost me another $2,000. That's 8 feet of wiring, through an already installed conduit, to facilitate their warranty service, and they wanted another TWO THOUSAND DOLLARS for it. All of this was according to the Beacon "playbook", he said. That was it. I told him that they weren't getting more money out of me and he was to leave. To sum it up: Beacon gouged me $1,800 to wire up my septic system after they had already charged me nearly $4,000 for a new septic pump. They performed the electrical work in just a single hour, didn't hook up the alarm, incorrectly installed a non-waterproofed box inside the septic tank, didn't replace the compromised wiring thus causing the system to fail again a month later, AND then expected me to pay even more money for them to do their original work properly. Utter insanity. Their "upfront" pricing is extreme and denies the customer proper time estimates. They use their warranty service as an opportunity to wring even more money out of their prey. They knowingly and grossly overcharge for simple and shoddy work, and then hold out their dirty hands for more money. That's their business model. Beacon is never setting foot on my property again and never getting another dollar from me. Every time someone mentions plumbing, I'll do my earnest to protect them from Beacon and make sure they understand why they need to steer far clear this company. And now to you, Mark... Save us the "woe is us" crying over your Internet reviews. Your reputation is well and thoroughly earned. You BBB.org rating is a miserable 1.68 out of 5 and your negative reviews here on Yelp have a strong and consistent theme throughout. Plus, the numbers you tossed out are also incorrect. Assuming you are being truthful with those values, they do not come close to 4.5 stars. If you were to do the proper math and disperse the grouped numbers of ratings evenly among each of their scores, then divide by the total number of ratings... you'd get 4.05 out of 5 stars. See the screenshot. "Hey look! We've only disappointed and angered 20% of our customers, instead of 50%!" This doesn't help your case. Lastly, pointing out your use of religious vocabulary as you attempt to whitewash your company's terrible reputation is not wrong, certainly not when compared to what your company did to me and what it's repeatedly done to others. OK. Updated Review. I've been a Beacon customer spanning my last two homes. They service my AC, water heaters and plumbing. Although not the cheapest it seems like they're always able to come same day, and have the most conversational, polite team you could imagine. Having the service stickers are helpful too, with quick reference to numbers, not that it's hard to remember. Props to James coming quickly and repairing the pin hole leak in my 1/2 copper pipe. Woke up next day to no hot water. As I had assumed in the interim review - I had air bubbles in the line. At 6am with a packed weekend, all I am concerned about is time and not having to accommodate Beacon coming back onsite to deal with this issue, or arresting the family schedule. In comes Robert by Face Time walking me through each of the piping elements leading into the tankless heaters, teaching a person "how to fish". Given my grumpiness this morning with two phone reps (and I do owe an apology here, not my best moment), Robert could have been worse me to me and was awesome. Might have him over for a bbq at this point. Really appreciate the work and timeliness of these crews. Apologies again to the front line phone reps for my conduct this morning, although maniacal about time, I could have approached this with more humility this morning. read more

I called with a rambling electronics issue surrounding my clothing dryer, and the dispatcher calmly took down my info and told me an electrician would call within 5 minutes--despite it being 9 PM on a Saturday night! Luis called me right away, and talked me through my concerns. Though a simple issue in the long run, I don't know anything about this stuff and was really worried about doing something wrong. Luis knew he could talk me through it, and in less than five minutes, he had explained how to turn off the circuit breaker, cut power, and reboot things safely to see if my dryer would start back up. He stayed with me on the phone to make sure it did indeed work. He did a real service for me, and it really speaks to Beacon's commitment to serving the community. I had an emergency,one of my pipes started leaking through the dry wall. I had Giovanni over, he was very quick to identify the issue and fix the leak in no time, he went above and beyond and fixed water temperature issue I had for ages. The rate was more than fair. IF you'refreakin..DO NOT CALL BEACON My kid broke the handle on the shower (installed 2 years ago). Beacon came out for a 75.00 service fee and gave me this estimate of repairs for over 700 bucks.. asking for a hefty down payment to order the part.. at no time did they mention that the part has a lifetime warranty on it and I can obtain it at NO COST. What a RIP OFF! Call someone else unless you have money you want to throw away! read more

Tony and Victor did an awesome job (job #313091). We understood that for same day service we were going to pay a premium. It was a necessity for our situation. They arrived two hours after my call as promised for my situation. Other services didn't answer (it was on a Saturday) or could not help us until the following Tuesday. We had a gas line leak and Tony did a great job explaining everything clearly and upfront. There were no surprises. Yes, it was a little pricier compared to other services that could help us 4 days from now, but the job got down same day, they were professional, courteous, and forthright. One star if that. Start Freakin it's Beacon. $1,464 to replace two outdoor faucets!! They will gouge you on pricing. They were on time and work was good. However just two hours to do the work, and prices for 2 faucets at the hardware store would have been $170. Expect labor to be over $600 per hour. read more

The 1-star reviews are true. It is a rip off. If I could I would give them 0 stars. I uploaded receipts from August 13, 2018 showing how much the initial service was for Hydrojet cleaning and a video inspection of our pipes which totalled $1,851.99 and they didnt put my toilet back right. The completed work would have cost me an estimated $8,690.84 for our family farm of ~4 acres in Kirkland. Of course I did not proceed since it is a rip off. I ended up going with another company that got the job done for $4,438.21 less and they put my toilet back correctly. Beacon Plumbing is Demonic. I contacted customer service manager Kasen Burris and he refused to reimburse me the $1,851.99 then part of it as the toilet was not re-installed correctly. No wonder they can afford to hire Marshawn. They rip us off. Read all of the 1-star reviews. Read the 2,307 hidden reviews too. They are 1-star reviews. They are true. Check out their business filing with the State of Washington Secretary of State and the complaints filed with the Better Business Bureau. The owners of Beacon Plumbing and Mechanical Inc. Patrick and William Cahill are based out of Kent not out of Seattle like in this Yelp listing. Customer reviews with the BBB is 1.56 stars out of 5 stars. I do not recommend this business. They are Demons and the worst business I have ever experienced. No honor or integrity. Do not believe a word they say. Save your hard-earned money and call another company.
