What a terrible company. Moved in 3/31. Had asked before leasing and was assured by an idiot named AJ that the door had not been kicked in and the flooring was not damaged. Choose the rental as a last minute coming back from travel work. Door doesn't even have screws in place and a shit ton of wood putty. Not secure at all. The floor is a mess of boards damaged by water and unknown mold damage. Master bedroom window doesn't open at all. 2 windows don't lock. I kindly urge others to not consider renting with Bergan. They have an incredibly unprofessional and mismanaged approach-and this is coming from someone who formerly worked in the rental management industry. Throughout our year renting with Bergan, we had several major maintenance issues such as air conditioning (swamp cooler) going out in the middle of August and major efflorescence growth in the basement, and these were met with responses such as 'per the lease we have 30 days to complete the maintenance request' or radio silence. Our property was not in the best condition to begin with, and we think that we were rather cheated by our miniscule security deposit 'return' or lack thereof. We were charged for things such as $300 for 'touch up paint', $600 for yard cleanup when we were given a yard in poor condition to begin with, $400 for cleaning after hours of sweat equity prior to move out and $650 for trash removal out of two regular size bins. During the winter months, we lived in fear that if our furnace went out, we would only be met with a 'give us 30 days' response. Bergan contracts with 3rd parties only, so maintenance people do not have any association nor do the realtors that show the properties for rent. Bergan also has an automated phone system that does not provide any opportunity to speak to a live person, only leave a message. If you want to speak to someone, you have to physically go to the office where, conveniently, there is a sign on the door that states outside parties are not allowed in due to 'covid concerns' (Aug 2022). I only met Corey once during move out inspection and he acted offended and snarky that we were not renting a second year. I do not intend to slander or conjure false information, but I do hope to deter others from experiencing the overall lack of care and consideration I was met with for a year of my life. read more

Buckle up, because this is a long one. If you are considering renting a property managed by Bergan & Company, don't. These are the biggest slumlords I have ever ran into in the entire greater Denver area. 1-The office is not open except for mail drop-offs so you can never talk to someone in person. When you call, you have to leave a message because they will not answer the phone! 2-My roommates had a payment bounce one month, which turned off my autopay, and I was not notified that I would have to pay in person because of this. 3-They will charge you for normal wear and tear appliance repairs ($85 to clean the drain of a dishwasher, which of course will get food trapped in it over time even if you clean the drain, and is also inaccessible to a normal drain snake so you HAVE to have a professional clean it. Yes, I tried to clean it myself first.) 4-Our dryer never worked. It was on the lease, but W/D was listed as not being "guaranteed" for repairs. Personally, I believe they knew it was not working when we moved in. First week, we put in a work order for it and they still never acknowledged it didn't work upon signing the lease. The washer also smelled like mildew the whole time and they refused to even send someone out to see it. Honestly, it makes no sense for them to deny a repair as they clearly are going to charge us for repairs anyway (see 3 above). 5-There is STILL renovation trash in the garage over a year after we moved in, which they promised to remove but never did. They also did not provide a garage clicker so we had to buy our own. 6-False advertising. This is not even about the dryer (which I strongly suspect but cannot prove they knew about). They advertised the backyard as being lush grass. It was weeds. All due to being vacant for THREE YEARS according to the neighbor, though they claimed it was vacant for only 3 months. Creeping vines that were impossible to get rid of. Landscaping is the tenant's responsibility, of course. 7-They notified us that they would not accept resident changes mid-lease anymore. I think it was just them being lazy not wanting to send extra documents for signature (even though we paid an administrative fee of 150 for each lease change). 8-When I left, they did not accept my 30 days notice because it was not "signed by all tenants". Most of my communication with LINDA TIEHEN indicated that a simple email from all tenants would be enough and that it didn't even need to be 30 days because not every tenant was leaving. Obviously this was not true as the lease indicated otherwise, but why say something that contradicts the lease then? Yes, I read it when I signed but after 12 months I forgot some of the details and apparently, so did the people who wrote it. Let's just say there is a reason this place was vacant for 3 years, and it was not just because it's hard to fill a 4 bedroom, 3.5 bath townhome with a fenced yard at below market value (2,400 when we moved in, easily worth 3k). These property managers are absolute parasites who are not even good at their job, and I wish them only garbage. Save yourself the stress and NEVER rent from Bergan & Company in your life. read more

I have never written a Yelp review before, but live in constant fear someone will become a tenant of this company without knowing what they're in for. Allow me to look out for you: DON'T BE FOOLED BY THEM JUST BECAUSE YOU'RE DESPERATE FOR A ROOF OVER YOUR HEAD IN THIS ECONOMY. This company should be shut down entirely and I am confused and upset no one seems to be doing just that. It is worse than just "ooo bad landlords suck". I've had bad landlords before. These people cruel to tenants for no reason. For starters, before I was a tenant and I tried to negotiate our lease, they yelled (and I am not using hyperbole: YELLED) at me over the phone, telling me I didn't know what I was talking about and that no one had ever tried to negotiate a lease in their history. NEGOTIATING A LEASE IS A COLORADO STATE TENANT RIGHT. It rocked me to my core and, honestly, still freaks me out to think about getting yelled at by that man when he was the one who wanted something from me in the first place. However, I stupidly ignored my instincts and we got the house, and upon move-in, there were rusty nails on the floor, mail on the counter from previous tenants, holes in the front door, shattered windows, baseboards peeling away from the wall, and spiders in every corner. The entire "yard" was just cracked dirt, though I suppose that's a vanity problem, so trivial compared to the other things. There is no way there was a move-in inspection. Thank god we had somewhere to stay as we fixed it up, because we couldn't have moved in the day we got the house. To submit a maintainance request, you not only have to talk to the most bone-headed people imaginable to do it, you cannot call them. They do not answer the main line OR return messages left there, which I had verified with other Yelp reviewers here. You have to submit through their portal, which they only sometimes get back to. The maintenance man they use told me that he had to ask if he was ever gonna be sent to our house before they remembered the request I'd made for him. They have been in violation of our lease multiple times. Pest control is covered in our lease, but they have made us deal with our ant infestation (that was there upon move-in i.e. not our fault) on our own, paying for spray and spraying ourselves. The only pest control they have dealt with was mice (which, yes, our house also had a mouse infestation) and even that, I had to send two requests through the portal (couldn't call) and they didn't respond in the Colorado State Required 24-36 hours. They also just laid down a few traps and moved on, never checking back in or removing the traps as they said they would a week later. They were also in violation of our lease when they made us pay for our own fridge repairs. The filter in our fridge broke (not normal replacement due to time passing/"general wear and tear", that old classic landlord line that simply means their house sucks. Broke.) and they are STILL refusing to replace it, claiming it's not cost-effective for the owner. They just claim anything that isn't necessary is a "consumable", comparing it to a lightbulb, and saying that's up to us. Y'all ever heard of a $60 light bulb you have to watch a complicated series of videos to learn how to screw in? Me neither. We also had two aspenn trees in our yard and one fell. It fell, thank god, into the quiet street and not the house or a car, but the other one is still standing and clearly dead as well. They will not take it down, even though it is in danger of collapsing and possibly harming the property or, god forbid, a person passing. Mainly adding this part to have documentation that we've tried to get them to remove it should anything occur. This is just a random handful of the problems with them; they're long-reaching and deep. TLDR: Bergen and Co are unprofessional and unsafe. They don't care if you're in genuine physical danger due to their property and ineptitude. They're rude, mean-spirited, impossible to communicate with, and force you to call their bluff because there is no higher power regulating landlords. Except small claims court. Sigh* where do I start? From the beginning I guess. So I picked up a place sublease from a family. The house is huge for my needs it was close to work and it was inexpensive! Let's talk about too good to be be true! Until you move in at least. Week one of moving in the kitchen sink was leaking. The microwave was dropping and it even blew itself out. I pulled the microwave down to see if maybe it was the plug but nope..... no plug! The microwave was hardwired to the house copper directly to aluminum without any protection just electrical tape! ELECTRICAL TAPE! Talk about unsafe. By the way the microwave blew itself up because the exposed wires in the wall were touching and caught fire. I have pictures incase Bergan wants to rebut this again. NEXT. There was a leak in the bathroom ceiling downstairs and honestly they handled it right away (within a few days along with kitchen sink, electrical took a few weeks) the leak was caused by the shower upstairs so it was easy to prevent. Continuing. We had a electrical fire in a spare unused bedroom on a Saturday luckily I was home and smelled it at 10pm or it could've been a lot more gruesome. I also have pictures of this. This is where everything went wrong. I sent in pictures of this to the company along with my disapproval of the home because it's only been 3 weeks and so much has happened. When I called into the office a the next day the guy already had a bad attitude and began to verbally argue with me. I'm always down for a good debate but not with a stranger and not in this situation. None the less we had a verbal altercation where he said they can't do anything because issues with the house need to go through the portal (online) and that I've never used the portal then said that he didn't have clearance and to call Kendra for which I have no contact info for. After yelling at me for a good minute he proceeded to tell me "don't call back" and he hung up on me. Notice I had a electrical fire the night before I'm not a happy camper. Soon after they called me back. No apology or anything just said "we found you in the portal" this new guy was a ton more polite until I told him how rude the other guy was where he said "you should've shown him more respect" excuse me but I'm paying for this place and Last time I checked the customer pays your bills. I'm ready to move out now.... after telling them I am leaving and to remove me from the lease. Happy they released me. Now new issue smh Electrician comes by fixes outlet. Fixes outlet for microwave and tells me he needs to redo electrical in entire home. (The guy on the phone had a argument with me about electrical because he's been doing this for 40 years) they did a rush to move me out but my roommate decided to stay because he's scared they will charge him still and the emails/phone calls strongly support that. This is from the perceptive of a landlord. Bergan and Company are incredibly unprofessional. We contracted them to rent out our property during covid. We later found out the company did not properly do a financial background check on the tenant. The tenant had no job and no form of income. And the last property this tenant had was $1200 cheaper per month. One of the tenants signed also had a criminal history with several felonies on their record. Based on these red flags it is clear Bergan did absolutely no financial or criminal check on the tenant and just found someone who could pay them 1st month rent. When we asked Bergan for help to handle the tenant situation, we were even willing to pay them for property management. And after we explained them all the issues the tenant had given us to pay rent and the damages she had already done to the property in the span of 3 weeks. They said they no longer handle properties in our area. In a span of 3 weeks from when they signed the tenant in and when we asked for help they decided to stop serving the area? The icing on the cake was this took them 2 and a half weeks to get us this answer. We repeatedly left them calls and emails that went unanswered. Steer clear of this fraudulent company, they are no friend to landlord or tenants, they will take your money and run. read more

worst management company ever. they treat tenants like garbage. It took 3 months for them to fix plumbing issues when state law says 48 hrs with children In the house. Carpet had pet waste on it along with the master toilet full of human waste as it was also broken upon move in. They refused to meet me to do a walk through before move in and asked that I go to the onsite hoa to have them let me in. They knew nothing and could not get ahold of them. You can never get anyone to answer or return a call, email, contact on the app etc. I have never paid rent late and their app rejected my bank and they purposely waited till the 6th so they could charge me late fees of an additional $110 then proceeded to lock me out of the only way to pay them rent which is the app. On top of charging me the app fee for a payment which should have been credited back. I tried from 9am to 5pm to get a response as to how to make that payment and it was complete silence. I will be contacting the owners to let them know how I have been treated and how they do not return security deposits either when I have video and pictures before move In. I would not recommend signing a lease with this company at any of their properties. I lived at one of their properties in the Twin Lakes area and from the start had a horrible experience. The property manager at the time gave me no mail key and told me it's my responsibility to get a new one from the post office. I didn't have a huge problem with it but never experienced that at any other properties I've rented at. Then, the worst part was that when it started to get cold outside, my heat didn't work. I put in a work order through their resident portal and patiently waited for someone to come fix it. I sent message after message and email after email with no response from anyone. I didn't have heat for 3 months before someone finally fixed it. When they messaged me about resolving it, they said it took them 5 minutes to fix due to a loose wire. Even after they said it was fixed, it continued to break every few weeks. I kept telling them that and the only person I could get a response from the the general manager. Their front office staff is truly clueless and good luck getting on the phone with anyone if you need help. They have a system that is just an endless loop of automated messages that gets you nowhere. After I moved out, I was hoping that I could just be done with this leaning company. I was still waiting for my deposit and messaged them nicely when I should expecting it. Every time I asked for an updated all they would say is, "per Colorado State law, we have 60 days to return security deposits." They didn't waste any of those 60 days. I finally received my deposit back and they took half of it due to cleaning fees. They are corrupt and don't care about their tenants. Horrible, horrible people running that place. read more

This is my first Yelp review, but I felt this was very needed. This is a terrible leasing company. Year after year they up their rates with no terms of negotiation no matter how long you have been a Tennent. In terms of service and repairs sub-par would be generous at best. Our home had multiple leaks which they refused to repair; our garage door collapsed with our valuables in the garage. It took them 9 months to repair the garage door, without a reduction in rent or any reasonable explanation. The people who also work here are complete idiots. They don't have an emergency service line or let me re-phase "They do" but no one has ever once answered or responded. When you ask for a supervisor's number the employees "don't know it". They don't notify you of any discrepancies with your account, instead they give you an eviction notice ! What's the point of having the app? Renters beware. Here is my limited experience with this property management as a potential renter. 1. We requested and selected appointment times 4 days before we heard back. 2. We received a request to confirm showing on the same day (8.5 hours before showing) though they said it would be at least 24 hours. 3. After making last minute planning to get to the site, the agent wasn't there on time (scheduled and confirmed for 4:30 pm) 4. Apparently turned out to be an open house showing, no mention of this at any point. We left at 4:30 because there was no agent on site and 4 other interested parties were already there. I keep scheduling showings and they cancel them by mistake each time. I scheduled a showing for yesterday at 5. I confirmed via email and all of the sudden I got a text saying it was cancelled. They reached out and said it was mistakenly cancelled and I rescheduled for today at noon. They confirmed noon. The message said I would get a text or email To confirm several hours before the showing time. Never received a confirmation email but received another text that my showing has been cancelled again. I would like to have a chance to look at the property and have a fair chance of renting. However they keep cancelling my appointments this has happened with two home with this company. read more

We've rented in Denver for 12 years and Bergan and Company is by far the most negligent property manager that we've dealt with. When we moved into our rental house the lawn was overgrown and not cut causing us to get an HOA notice the first week we moved in. Then they couldn't tell us where our mailbox or key was. We had to order a new lock and key from the post office and had to chase down a mailman to find our mailbox. We didn't get mail for 2 months and because of this, we had bills go overdue. On top of this it was non-stop deferred maintenance: dishwasher problems, A/C problems, sprinkler problems. Then after a year of abysmal tenant relations we're forced to move a year after moving in with our infant child for no reason. The unit that I am renting got switched from one company to Bergan and company. We had an AC issue that was not resolved during the time of our unit being managed by the prior company. I submitted a new maintenance request and tried to follow up with a call to discuss this issue. Upon calling I was told that they needed the issue emailed in writing(after submitting my request). I tried to explain the situation and that I would just like to speak with someone regarding the issue. After interviewing 4 real estate agents to assist my family and I in buying our home here in Denver we chose Cody Bergan with Bergan and Company. He separated himself from the rest by his understanding of local Denver communities and the general condition of the homes we were looking at. I felt like the other real estate agents we interviewed knew nothing about the homes they were selling. With Cody this was not the case, he would test doors, bounce on floor boards, look in mechanical areas for anything abnormal. I was at work 90 % of the time my wife and Cody were looking for a home and being new to the area we had no idea where we wanted to live. Cody was so patient with my wife and made himself available as needed. It took a couple of months of looking at homes at least 2 times per week, but Cody found us the home we wanted and best of all we got it!! Cody's negotiations got us the home we wanted after beating multiple bids. We couldn't be happier with the experience and Cody. Bergan and Company is now our agent for both residental and commercial properties. read more

RENTERS BEWARE: I rented a house from this company for three years. It was a very old house that was falling apart from the beginning. Upon moving out they will suck as much of your deposit out of you as they can. When I moved in many light bulbs were missing and so I took them with me when I moved out. I was charged $ for them on my deposit. I also paid to have the house professionally cleaned and carpeted clean ( and honestly left the house cleaner than when I moved in) and they still charged me $450 in cleaning fees. They claimed they found one area that was missed and somehow decided the whole house would need a full cleaning. Then when I attempted to reach out to the company, they ghosted me. Finally around the third time calling, they said they only communicate thru email regarding this. After some very slow email back and forth they asked me to send in receipts and still did nothing to reimburse me! I would avoid this company if you can. read more

This company is absolutely unprofessional. After scheduling and confirming 2 different viewings for 2 different listings, both were cancelled with no explanation. We were traveling from another city to view a home and got the notification 45 minutes beforehand that the viewing was cancelled. We looked up the company and called to ask what was going on and the man who answered the phone was rude to us and told us he was transferring us to the manager who was in charge of the listing but to leave a voicemail since he was not in office. We called back again to ask why he would transfer us to a number for someone who wasn't there when we were trying to view the house within the hour and he didn't want to talk and transferred me once again as I was still speaking. They wouldn't respond to my questions through Zillow when they cancelled our viewing 2 days ago. Find a different company who actually cares about prospective clients and who want to make the renting process pleasurable. This isn't that company. read more
