DON'T FART TOO LOUD!!…read more It was Saturday night of Labor Day weekend, around 9:00 in the evening, and we were a group of 50 year old women having a normal conversation in the pool. We were not loud, and we were not playing any music. The neighbors next door to the right (1966) were the source of the issue. They deliberately came outside to record us, listening in on a private conversation and trying to turn it into something it wasn't. Despite the fact that we were simply talking, we were recorded at the property line, and no sound measurement was ever taken. When we tried to discuss the issue calmly, an employee called the police on us stating "non compliance" and even her own coworker questioned why she did that as it was completely unnecessary. The police were called over a quiet poolside conversation at 9:00 on a Saturday night of a holiday weekend. On top of it all, we were hit with a $500 fine for talking in the pool. What made it worse is that we were never given any warning. No one ever came to us and said keep it down, or asked us to move inside, or gave us any chance to adjust. Even after the neighbor complained, which is what started all of this, they skipped straight to putting us out. No conversation, no courtesy, nothing. They just removed us. That was callous, and it showed they were not interested in resolving anything, only in penalizing us. The whole thing felt less like a real noise issue and more like a setup. It is hard not to wonder whether this is part of how they operate: welcome guests in, watch for any excuse, and hit them with fines to pull in extra money on top of the booking. The speed and eagerness to record us, penalize us, and call the police over nothing left us feeling like the fine was the point all along, not our behavior.

I booked a 6-week stay at 2545 S Gene Autry Trail Unit E. Shortly after arriving, I became severely sick. It was a type of illness I recognized from previous mold exposure, but significantly worse. My doctor urged me to have the home tested -- the results showed the property was hazardous and unfit for occupancy due to toxic mold. I had to leave immediately for my health and safety. I informed management, who acknowledged the situation and assured me they would collect and safely store the four packages I had ordered before leaving. That was over a month ago. Since then, I've dealt with 39 back-and-forth emails and two long drives -- totaling four hours -- based on false assurances that the packages had been retrieved and were ready for pickup. I was repeatedly told they were "secured at the office," only to arrive and be told they were somewhere else -- once in "Building B," once supposedly "in the mailbox," and eventually that they'd been mailed back to the sender. Why was I lied to so many times? To cover up carelessness, laziness, and complete incompetence. At no point did AMG take responsibility for their disorganization or their failure to follow through on basic communication. I made it extremely clear I was driving a long distance to retrieve these packages. They wasted my time, lied repeatedly, and left me empty-handed. Worse, they have never removed the mold-infested property from their website and are still actively listing it for new guests. When I briefly returned to retrieve my items, the house had dead bugs in the entryway. It was clearly uninhabitable, but they continue to rent it out anyway. My main contact was Julia Charbonneau, and I also corresponded with Brianna Collingwood. Neither showed a basic level of competence or care. This company is careless, dishonest, and dangerously unprofessional. If you value your health -- or even just your time -- stay far away. There are plenty of better-run rental platforms in the desert, including Airbnb and Furnished Finder.

I wanted to hire the best and decided on Ryson. Jason and Ryan are incredibly hard working. Sometimes I send emails in the middle of the night and feel bad because I know they will still respond quickly. Yes, they have a pre-set onboarding process, but I found it to be very professional. I wanted to open at lighting speed because I had been delayed so long with the pool construction. I bought a lot of things that just weren't needed like duvet covers that weren't white or pillow cases that were special and only in a set of two and those had to go. That was disappointing, but we didn't want sheets in the photos that were impossible to replace. It's better to have things done perfectly so your first guests will be 10 star happy and ours were. The consistent comments I get from guests are that the management company is quick to respond and resolve problems. From their website identify their properties and look at the reviews there and on Airbnb. Many of the comments will not only compliment the house, but also Ryson typically it's related to communication, problem resolution or cleanliness. I've had pool issues and after many months of dead ends, they helped me get to the bottom of the problem. With our city getting serious about neighbor complaints, I'm not worried because I know Ryson will be on top of it. We had one group during Cochella that was playing meditation music so loud that I got a call from the neighbors in the middle of the night. Ryan let them know that they would be out there right away and if he could hear the music from the exterior of the home he would immediately terminate the stay if the guests didn't comply. They were also protective to ensure the safety of their cleaning staff. It cost me money, but I respect that. If staff are treated well, they will take care of the home well. No management company is perfect. It's a demanding job with lot of surprises every day. We look at the house as a business. On timing, we were told cleaning was signed off around 3:40-3:50 PM and we weren't given access to the unit until nearly 4:00 PM. By the host's own timeline, that leaves only a 10-20 minute window for this to have happened after cleaning -- or the unit wasn't properly cleaned to begin with. Either way, it should have been caught before a family with small children moved in. As for the house rules disclosing general wildlife possibility in Big Bear: a blanket disclosure doesn't excuse an active, uncleaned health hazard in the room our kids were about to sleep in. On "solution after solution": When we first called the property's staff, we were told there was no reported active issue at the unit -- no remediation or transfer was offered at that point. It was only after we contacted Airbnb support directly that a possible move to another property came up, and by then we chose to stay with family instead rather than lose more time getting our kids settled. To be clear, we never requested compensation, a discount, or anything beyond the refund for the booking we could no longer stay at and the playpen deposit. The mention of a future discount, and later a free stay at the owner's personal cabin, were both raised unprompted by her staff and the owner -- I only followed up to ask about the discount after her team had already brought it up, and we ultimately declined the cabin offer. On the Venmo/deposit point: This wasn't in my original review because it wasn't relevant to it; the owner raised it. For accuracy: we received both the Airbnb refund and the playpen deposit refund in full. The mismatch was in urgency -- the deposit was requested and paid promptly to get our kids settled, but getting it returned took three follow-up messages over a full day before it was processed that night. On the unannounced visit: While I was upstairs on the phone with Airbnb support trying to resolve this, the host sent an unfamiliar man to the property without confirming who was there or where. My wife and our two young children were downstairs. Regardless of exact positioning, having a stranger show up unannounced during an active safety complaint is not okay. On the personal outreach: We heard nothing from the owner personally until after this review was posted. At that point, she called, left a lengthy voicemail, and sent numerous long texts to my personal phone. Some of what was shared in that contact was inappropriate and unrelated to the situation, and I won't detail it here out of respect for her privacy -- but the manner and timing of it were unprofessional.
