I rented a fully restored 1926 plantation-style house in Manoa Valley through Bill Ramsey. My property manager with this company was Kristen Kulukulualani. During my nearly two-year rental period, on several occasions I requested assistance from Kristen on some property issues. Without exception, Kristen immediately responded and remedied every issue. Further, when I finally moved to the Mainland, she returned my full deposit with no issue whatsoever. I always found it a pleasure to work with her and the Bill Ramsey Inc., staff. So bummed to have to right a horrible review. They were great to work with for the entire 3 years we rented with them, good response time, etc. Then came the part where we moved out and waited....and waited...for our security deposit refund. The house was in better condition than when we moved in, aside from a small mystery stain in the kids room. There were also some deductions for things that we were aware that we were going to be charged for. But we did not expect to get charged $500 for "misc items" that were described as "a missing toilet paper holder, not removing contact paper, and tape around the screen" Seriously. The contact paper was there when we moved in for one, so was the tape around the screens. It was the only way to prevent bugs from coming in through the gaps. We just put on fresh tape every time we cleaned the screens. They seemed to understand the issue and adjusted our refund slightly. But we still didn't even get HALF of our deposit back. What a rip off, con....I don't know how else to describe it. Shame on you Bill Ramsey for treating good tenants who took care of the property and always paid on time like that. read more

I would reconsider renting from Bill Ramsey. I know this review is lengthy but I would take the time to read this and learn from our mistakes and take precaution to what you are getting yourself into. The worst case scenario that could have occurred, happened to us. Bill Ramsey hired a bad plumber to fix the plumbing on the floor above us. We heard hard banging and after 30 minutes our toilet began to overflow with raw human waste from twelve stories. It took several hours to finally have it under control, but by then we lost hundreds of dollars worth of clothes, towels, furniture and basically it was everywhere. (Advice get renter's insurance because Bill Ramsey might screw up). The plumber recommended to contact the other renters and turn off the plumbing, but Bill Ramsey's associates refused. There was massive damage caused by that decision. We were very understanding to the situation but the way we were treated afterwards was more disgusting than the poop. We decided to rent another apartment in the same building (DO NOT EVER DO THAT), while they were making the repairs. We were there for roughly two months and they estimated the repairs to be done by May 1. We haven't heard from Bill Ramsey regarding the updates of the repairs and on May 2, I get a call and was told that they were verbally giving us an eviction notice from the temporary apartment and we had until the next day to move out or be charged for both apartments. My grandmother passed away a month earlier and we were having the funeral on May 2. I explained this to them and they just said no, we have until tomorrow and at the point I just felt devastated. I got sick, I went to the hospital twice relating GI-issues and I got rashes behind my neck, these have medical documentation. Bill Ramsey told us we had to clean the carpet before we left the temporary apartment and that cost $225.00, and then they charged us $175, because the refrigerator handle was sticky and smudges on the window. When we get to our apartment the electrical wiring was done incorrectly (we were told by the electricians that all circuits were plugged into one location and was a fire hazard), the bathroom door had severe water damage, and our bedroom wall's had various colors of white paint coating (this description will be relevant later). After this experience I gave them my 28-day notice. I paid $500+ to have the entire place cleaned. I asked for an inspection and Bill Ramsey's associate said that we had to paint the entire apartment and I said I want that in writing. She took it back and then pointed to two areas in the kitchen and in the bedroom. The Bill Ramsey associate said in the bedroom (with various colors of white paint) said to us that this wall has to be the same color as the other walls. I looked at her and pointed which white color would you like this one side of the wall to be. She did haven't much to say. So we hired a painter and he just painted that one wall to one of the eight white colors and he did an excellent job than Bill Ramsey's contracted workers. My advice is understand your rights as a tenant, because Bill Ramsey will take advantage of that ignorance. Please visit these sites and if you have a case against them, seek legal counseling. Wow, what a strange experience! I saw a listing for an apartment on craigslist and called their company to schedule a viewing. They told me there was none scheduled at the moment but to leave my name and phone number and someone would get back to me. I did and heard nothing for a while....then, I was looking at Craigslist again and saw two viewings scheduled for that apartment, one in 15 minutes (it was a Wednesday) and the other that Friday at 1:30 p.m. I thought of rushing to see it that day, but there was no time... So I arranged my schedule to go see it that Friday, though I was a little unhappy that they never called to let me know like they said they would. Oh well, mistakes happen... Then just today I looked over the listing again to verify the date, time, and location. I went there, found a meter street parking, and waited in front of the apartment. The listing said to be sure to be there on time, so I arrived earlier just to be sure. There was not a single person around. After waiting a bit, walking around the building, and re-checking the listing, I gave them a call. The lady who answered said she would call the manager of the building for me. After a while she told me the viewing was at 12:45. I was a bit shocked and told her the posting said 1:30.... Without a beat, she said, "No, it says 12:45." Umm... I had it right there in front of me on my iphone. I know i can read. I also mentioned that I had left my name and number before and had received no response from them. With no hint of an apology and totally ignoring the fact that they had been incredibly unprofessional, she asked for my name and contact info again. No, thank you, I'm not going to ever do business with that company.... By the way, I checked the posting again when I got home, and they changed it to the correct 12:45 time. Too late. And I still have the original posting on the screen of my iphone. "Friday at 1:30 p.m....." Right. read more

I haven't even rented from them yet, but I already got bad experience with them. I called them to ask about a unit that was available on their website. A person who picked up the phone told me that they would add me to their call list and let me know the date and time of their next showing. When I asked them when approximately the next showing would take place (e.g., within a week or later), another woman picked up the phone and said (in a very mean voice) that this unit was not available anymore, and that I should check their website for other options. Seriously?? If you treat people like this over the phone even before they come to you, I am definitely not going to rent from such a*$%! read more

As an owner, we had hoped to find a property manager that was responsive to our tenants and to us from afar. His communication was horrible, and we ended up having to go to court to evict the tenants he so proudly "found." Find a better, more reliable property manager if you plan to be far away or else this guy will take advantage of you! read more

I rented from Bill Ramsey for years in two different apartments and have nothing but good things to say about them. I was so surprised to find all the bad reviews. First, they were responsive and helpful to a young renter when many property managers were quite dismissive of a young person. Second, they were totally non-intrusive and reasonable during the inspections they did over the years. Third, and what stands out for me the most in terms of their fairness, all of their rentals that I looked at were well-priced and good deals for what they were. They were leaving a little money on the table in return for better renters, is what I figured, and I really appreciated that and tried to take care of the apartments. Fourth, there were no problems when I moved out. One of my friends rented my last Bill Ramsey place when I moved out, and I know that his experience with them has been very good too. This company was a waste of our time. After doing a showing with whatever her face was...an old, white, rude, not on time, unprofessional hag. We had to deal with the Bill Ramsey office people that was also a waste of time. After submitting all the documents and app payment for the apartment they did not even make an effort to tell us anything after the processing stages. After making a call to the office and being told we got rejected because of insufficient income I was appalled. I do not want to go into detail about our income break down but we make more than enough to support ourselves with the $1450 rent amount per month. When calling back explaining once again our financial situation they then tell us (because my s/o attends medical school) that they didn't believe his school existed and just flat made us feel like we was being fraudulent, despite having all documents needed with an official letter head and signatures with contact information on this income verification. At this point we are furious!!!! They explained what we had to do to make it "official" (if it was not already!) Going back and forth and then turning down everything we submitted to their explaining, we just had enough. I'm glad we only wasted $40 on their joke they call a company. read more

i rent 1909 alwai from Chrisitaine . she was polite and knowledgable about the building and surrounding area. All matters concerning things to be fixed were done on a timely manner. My dad had been using Bill Ramsey for years. When I needed a property mgt company, I choose one closer to our rental property. Worst mistake. I couldn't believe how someone could screw up so much. Then, I tried renting on my own but being out of the country made things more difficult. I ended up going back to Bill Ramsey and could not have been more pleased with their services. Aloha was always on top of things, gave sound advice and was quick to respond to any questions or concerns I had. She knows the market and we were lucky to have great tenants. I never had to chase her to get things done. What a relief. I highly recommend Aloha as a Property Mgr. We'll be contacting her for future rental needs! read more

HORRIBLE CUSTOMER SERVICE! Turned in rental application and all the ladies in the office saw me standing in line and no one said "will be right with you". They just sat down until one woman finally got up and gave attitude about turning in the application. (Is it that hard to STAND UP?) If I could give them zero stars I would. Do not rent from them. I learned the hard way. They will use your deposit to fix things that were broken when you moved in. During the move out walk through, they never pointed out any problems. So I thought it was ok, I should get all of my deposit. Much to my surprise, I received less than half of my deposit back due to things that needed to be fixed. I told them that I didn't see anything that needed to be fixed when I left. And nothing was ever pointed out to me. But they still have not given me all of my deposit. I will just chalk this up to a lesson learned. Consider yourself warned! read more

WORST. PROPERTY. MANAGEMENT. COMPANY. EVER. Giving them 1 star is being generous... First off, I have not rented from them, nor will I ever, after reading and hearing all of the negative things people say. I called their office, asking to speak to a woman (whom I was referred to by a friend) named Tisha (who just so happens to be Bill Ramsey's daughter) and let me tell you... this woman is far from pleasant. She has a REALLY bad attitude, a REALLY bad mouth and an overall horrible demeanor. And this was only over the phone! Being that she is the owner's daughter, you'd think she'd be pleasant and kind, but no - she really isn't. She's short, abrupt, rude and condescending. Beware, renters - steer clear of this company and their horrible personnel. If you're that desperate to get a place and you do use Bill Ramsey, make sure you speak to anyone EXCEPT Tisha Ramsey!!!
