Well, everything started out good in my redesign project for a Palisades home fire rebuild. Now,…read morethis has been going on for over 12 months! Months passed with nothing getting done. Finally, they sent ,me some structural plans which had a lot of errors and omissions. The structural engineer never even visited the jobsite and had no understanding of the project, which required a reuse of the existing foundation. I sent requests for comments and lots of corrections. I emailed, phoned and did everything possible to communicate. They just stopped responding completely. I have no idea what is going on there. Now the voice mails are all full and nobody replies at all. It seems there is only one person there who does any work. The rest are administrators who just foul thing up. Now, I have to start over with a different firm. What a waste of time and effort on everybody's part. My recommendation is to avoid this company. There are many other options. Beware! Update: They replied and now want 100% payment of the entire fixed price contract up-front or they refuse to complete the work. The contract agreement called for a fixed price to complete all drawings and attain a buildiung permit. They have not even submitted anything to Building and Safety yet and the plans still need many corrections even before they can be submitted! In addition, there are many things missing from the plans altogether which will be needed by Building and Safety. The job is only half done! In addition, they want $100 per hour with no limit for any more work completed. Absurd. Hire this company at your own peril! You have been warned by several clients.

The first was figuring out how to realign a very complicated roofline so that rainwater would channel properly. The house has been built and added onto in stages over roughly 100 years, so every addition and alteration made the roofline more complicated and less cohesive. I had literally spent hours sitting on the roof trying to figure out a workable solution. Eugene looked at the situation, thought it through for about 10 minutes, and sketched out an option that simply would never have occurred to me. It was practical, elegant, and made immediate sense. The consultation was some of the best $400 I've spent. The second issue was understanding how well the house is braced for earthquakes and how the existing foundation works structurally. Again, Eugene combined a strong engineering mind with real-world practical experience and explained everything in a way that I could actually understand. I almost never take the time to write reviews, but I was impressed enough that here I am writing one. They completed the job in just two days and repaired two addional piers, and everything went smoothly. I do have a slight squeeze in one area of the floor in my raised home, and I'm currently waiting for them to come back and take a look at it. I know pier repair is not much complicated but their crew was professional and their price was reasonable. I would highly recommend these folks.

But now I'm very happy that Sam decided to take on the job and develop the structural calculations and drawings for removing a load bearing and shear wall at my Condo. The Project started in September 2025 with initial submittal of permit application package to the City. It went into construction about four (4) weeks ago and was successfully completed today (5/8). During the process, we developed trust for each other. I contacted Sam numerous times for questions, problems and consultations and he was always responsive. He and my architect friend worked together to develop the initial design but had to modify it to overcome a major obstacle that came up during the construction. He came over for construction observations and gave instructions to the contractor how to strap the beams together for maintaining structural integrity of loading and shearing. His fees were much lower than another builder whom I also got a bid from, and his approach to things was much simpler and yet conservative to that from the other firm. I told Sam, whether it is good or bad, I don't usually do reviews for others. But for him, I will do one. I'm thankful to have a great team of Sam (the engineer), my architect friend, and excellent construction crew to help me complete this project.
