It's August 2026, right? The world runs on technology when it comes to most businesses, right?…read more Golden Bee Management embraces technology. So one would think responses would be quick, right? No. Actually, not any responses to tenants. When I asked why? Patricia their main manager stated there are too many tenants for one manager. I was schooled that Mountain View Manor 200 LP was not their only tenants. To which I responded, 'it seems as if GBM needs help; a LOT more HELP.' -Thus, my complaint is emails are 99.9999% unanswered and when they are answered they are not nice well intentioned responses. Maintenance request placed on GBM PORTFOLIO largely are unmet and must be placed many, many, many times for basic everyday repairs. The property used to be so well manicured and maintained by multiple previous owners. Every single day, their was complex cleaners for the property and the laundry rooms. The pavement used to be a pretty bluish gray. Golden Bee Management has 'gardeners' who seem limited on their task and only maintain once a week. They have 'cleaners' who clean once a week. Once a week for a huge complex where there is a sea of people who where moved in under various programs. $$$$$. No, the people most welcome and i am glad they are housed. I came under a program 18 years ago. ...and I am housed. I was housed in/on a clean, well maintained apartment complex where the managers and their assistants where approachable and nice. Nice is a word foreign to Golden Bee Management and all it's avenues. $$$$$$$$$. Humans? Kindness? Manners, basic manners? Nope. Golden Bee Management's property Management leaves a lot to be desired. It was explained to me that ABSOLUTELY NOTHING can be done without PRIOR AUTHORIZATION or it will be GARNISHED from Golden Bee Management's employees. Again, everything and all must be authorized. Anyone here property owners? If you are a property owner, you are responsible for anything and everything that happens in or on the property you/one owns. So, no, do not blame the tenants for the property being filthy, yes, filthy. Do not blame the tenants for laundry rooms being messy. Golden Bee Management did not have a trash can, AGAIN, a trash can in its laundry room for months and months. Their laundry rooms are filled with lint all over. That is a fire hazard. Golden Bee Management, for those of us who are tenants I ask, 'why the hostility, Yes, hostility'? Why the ugly, negative energy towards tenants? Why the unanswered emails? Why have gum, charcoal pathways, dog eliminations everywhere? Why not have a well maintained property? Clean property promotes great outlooks and positive vibes. Clean is good for the soul. To anyone who came this far in readin I invite you to the property and view it all for yourselves. 12960 Dronfield Avenue Sylmar, CA 91342-4328. ***Pictures coming.

TLDR: The property manager made the building worse to live in, and the landlord is either…read moreincompetent or a liar. Don't trust these people. Initially had a good experience, but turned sour to the point of strongly affecting my view of them. Things went south when the property manager (who was my neighbor) brought in a man who is a drunk, loud, and abusive. They would get into fights and shouting matches a lot. I had to help the manager escort the man out and she told me he had no idea how to get back and he would never return. Two days later, she knocks on my door telling me the man will return because she "felt bad" that he was stuck at the airport. That's when my living situation there seriously degraded. The police were called on him two more times during my stay. Brad, the landlord, didn't do anything about it. The fights and the small space got so bad, my partner and I decided to move. We had asked Brad if our lease was now month-to-month since we had been living there for over a year and that's what it said in the lease. He said it was fine. Now, we did sign a year-long extension before this, but we had misread the details when going over the paperwork. So we do share some of the blame for what is about to happen. However, we had asked Brad if this month-to-month lease was alright and at no point during this time did he let us know otherwise. He didn't let us know when we put in our 30 day notice. He didn't let us know when he gave us the move out checklist. However, he did finally let us know when our move was nearly complete, saying that we were still responsible for 6 months of rent until the lease was up. So we had made a major financial decision based on the incorrect information Brad gave us, and we were still responsible for the fallout. We had reminded him of our conversation about shifting to a month-to-month lease and he just shrugged it off as if the conversation never happened. As if he bears no responsibility. As if he didn't just not do his job. Either Brad is an incompetent landlord who is terrible at his job, or he's a manipulative liar. Don't know which is worse. We got the situation settled so this is the last I'll have to deal with this. But this whole situation ruined our Christmas and made us not trust any of these people. Avoid, if you can.

Samsa Management - A picture I took when seeing the unit for the first time

Avoid this management company! They have been renovating a building on Marathon St. in Hollywood…read morefor months now and are clearly violating multiple tenant laws. Construction starts too early and can be heard from several streets away. The area is full of toxic dust and debris overflowing onto public sidewalks. You can see their (likely exploited) workers failing to adhere to safety practices. Tenants are actually stuck living in the building throughout all of this chaos, as they've been denied hotel accommodations required by law. I can't understand how this company hasn't been shut down, but they should expect more complaints unless they start taking care of their tenants and neighbors in the communities in which they operate. Do better!

When we got to the viewing the listing agent told us the price was $2,795 ($100 more than advertised). We corrected her and showed her the printouts and she said the owners "got a lot of interest so they raised the price $100" overnight. We asked that she call in and ask that they honor the price advertised. She made a call while we were there. The agent said that they would not honor the original price. She acknowledged that was the original price and said that raising the price $100 would really show them who was interested in the unit. While we were interested in the unit this struck me as highly unethical and I would not want to start off my tenant-landlord relationship with a $1,200 a year increase. Ultimately, it wasn't even about the money as much as about the principle of the matter. I think contracts and ads are simple: you post it and unless there is a mistake you honor the price.
