When I called their office to inquire about availability for parking (which I said I will pay extra for) the lady was extremely hostile over the phone and a few days later I get a letter taped to my door (!) telling me that I am not to inquire about it again and crossing personal lines talking about my boyfriend and some other unrelated things. I toured a unit, spent an hour and a half filling out the application and paid the fee, and went out of my way to get a ridiculously high deposit in a cashier's check from my out of state bank only to have them push me for a lease signing for a date I had already told them I was going to be out of town. I asked for my check back then the next day called and said I'd be ok signing the lease before I left out of town. They refused even though the unit was ready and I had passed their background check, because they said I "wasted their time". I would be more upset, but I feel like I dodged a bullet. Avoid ROM Investment properties and save yourself time and aggravation. The company and manager will claim to have the best interests of the tenant in mind but that is not the case. This is a company that will cut corners in order to save money. Management was made aware of serious problems such as mail theft and grand theft auto from the 'secured' garage but they landed on deaf ears. It took several weeks for ROM to address the issue after tenants demanded action. (They didn't even notify tenants when over 10 cars were broken into and 3 were stolen in 1 night.) Manager belittled and threatened tenants who filed complaints with the city. Water and Trash utility bills are split amongst select tenants instead of the whole building which resulted in unbalanced and abnormally high monthly bills. Laundry room would fill up with 2 inches of water. Elevator would get stuck. The list can go on and on and on... Do yourself a favor and avoid ROM Investments. You'll be better off. read more

It is infested with Roaches and they literally have a monthly sign up list for extermination. They took half of my security deposit when the apartment was left in perfect condition, i just don't have the energy to continue any communication with this fraudulent and scammy company. Instead of sending me the receipts/invoices for the final water/trash bill, painting and cleaning as I requested through management they sent me an itemized list of all possible charges based on 0-3 bedroom apartments. They are thieves! I complained multiple times during my 1 year stay at this residence and even wrote them a letter detailing dates and issues that occurred, they simply said it was put in my file and never addressed any issues. There was always an excuse with more important emergencies at their other buildings all over town. The manager on site Yessenia was never helpful as well. There was always an excuse why she couldn't give me a straight answer on requests or repairs. She got upset with me for not being apologetic for knocking on her door at midnight on my last day after I locked myself out of my apartment while moving things. I moved out that very next day even though I had 3 more days on my lease, I had to be done with these people and their constant disregard for human decency. This place is a scam. Not worth it for the price. I recently moved here from Brooklyn less than two years ago and hey have already increased the rent on two occasions in six months. I pay 1850 starting October plus a water/trash bill of 50 now for a little one bedroom apartment with one window I obtained a least from them for six months. After that it went to a month-to-month where legally they can raise the rent as many times as they want with only 30 days of notice. Also the have a roach and ant problem I am seeing. When I moved in the said they had baby roaches. Well they have turned into adults now and invited their friends This is one of the reasons the homeless population here is scaling. I could not discourage anyone more strongly from moving to a ROM investment property. The property manager at 1830 N Kinglsey is rude, aggressive, and unhelpful in all ways. She acts emotionally and will frequently disturb tenants in their homes rather than checking the rent portal to confirm rent has been paid on time. The main office has no objections to these disturbances and unprofessional behavior from their property manager. Sneaky clauses are put in the contracts to ensure that some tenants pay all of the utilities for the building while others do not. The building is falling apart with water pipes and the elevator both constantly breaking. My car was broken into in the parking lot the security camera was unable to capture the incident even though it was pointed at the scene of the crime. I only dealt with Sarah during his process but the behavior reflects poorly on the entire business. I'm not one to write bad reviews, I tend to let things go fairly easy but I had to write this review, as dealing with this company for the past week has been interesting to say the least. I viewed an apartment I liked, and that night (Friday) I put down a 1200 deposit to hold the apartment while I got my documents in order, which they were happy to agree too and I thought everything was fine. To me and I'm sure as stated on the agreement, a holding deposit will ensure the apartment is held and if I'm approved it's mine right? Apparently not so. So the very next day (less than 12hrs after sending the holding deposit) I get a text (yes a text not very professional) saying "they had received other applications and needed to process one way or another" . . . Okay hold up!!! Your still cheating people out of their $40 application fees when the apartment is ment to be off listing as iv already held it??? Anyways Sunday morning I send in my application and all my supporting documents, and it wasn't till 9pm that night (this shows they have their means of communication on them at all times) I got a confirmation text that they had received it!! I was ment to move in on the Thursday, Monday was a holiday so I let it go, didn't hear nothing, by Tuesday and Wednesday they were ignoring my texts and screening my calls!! I'm not even kidding, I text them and called from friends phone numbers and they would answer/ respond straight away (come on you really didn't think your business got that popular over night right?) when I did get in contact with them they told me they would call me back! Never called me back!!! They were literally giving me the run around, and having me chase them to get a damn answer! I knew I had more than enough income and savings to qualify, So in the end, I had my partner call and get my money back. This being 12hrs before I was ment to move into the place leaving me with no new home to move into. I'm not sure why they did this and why they bothered to keep this little game going for so long and waste both our times but I'm glad I was able to get my money back cos for a minute there I thought I had been scammed out $1240. And I wouldn't be surprised if they had of done that. Dodging calls really??? They said they had leased the apartment im not sure at what point during all the games they had, but they broke their own written contract by not holding the apartment with the deposit, either that or they seen I had a legitimate Support Animal, and decided they didn't want anything to do with it, which is discrimination against my disability. I've lived in los angeles since 1998. never before have I had an apartment manager/landlord be so negligent & dismissive as this company has been with me... other tenants in the building that I just moved out of have had the exact same experience with them. they own about nine large buildings in the little armenia/thaitown/los feliz area. I'm going to do my best not to be dramatic here & just say that they operate like sheisty, unscrupulous profiteers. sometimes, when calling their main office, you'll interact with someone who's pleasant... or you may be put on hold for 10 minutes & then hung up on as I just was. I just moved out of one of their buildings after only living there a year (I know... who wants to move twice in a year? that's how bad it was... I couldn't live there another month. how to help avoid that...? don't move into one of their properties... seriously.) anyway... I was just calling to let them know that I have every intention of fighting for the unjust & ridiculous deductions from my security deposit. I've been in total disbelief at how they blatantly do not care and will do absolutely nothing to help in any situation whatsoever, until they get fed up and threaten legal action. If you want to live in a peaceful environment, where you can rely on the property managers to manage the property rather than harass and threaten residents, avoid any ROM properties like the plague. After posting a review on yelp about this business, I received a phone call the next day saying they were coming to make repairs to my apartment. They did, however the repairs took a week. Soon after, I received a private message from a new yelp user ("Lucy M." of Los Angeles) stating Lucy M. knew I was still a tenant and knew where I lived. This person listed my address, including the apartment number. I knew it was someone from the company, since I hadn't told anyone else that I'd posted a review on yelp about this business. When I called ROM Investments to say that someone from their company had contacted me to intimidate me, the secretary immediately said, "How do you know it was us that sent you the message?" How did she know I was contacted via message, since all I told her was that someone from the company contacted me? Among other stupid charges. There is no parking on the street and I pretty much had to walk 2 blocks stepping over bum dung every time I parked. With all the bills; gas, electric, trash, water, sewage. The place comes out to be closer to $1300/month. This was the worst year of my life living at this place. It is very rare that I find a company so terrible that I write a review warning people to STAY AWAY. ROM Investments is an absolutely unprofessional, poorly organized, and down right rude business. My concerns began with the water, and trash fees we were required to pay in addition to month's rent. Upon signing the contract for month-month, we had to accept the fact that the water usage was not calculated per unit's usage, but rather per sq footage, divided by total number of units. Meaning, my water conscious household of 2 was paying just as much as another unit with a household size of 5! We came to accept this, as we loved our unit space, however over the next year our water and trash fees DOUBLED, then TRIPLED without any notice! We went from paying apprx $42 to $132 in less than 2.25 years time. When I called the company I spoke with someone who wouldn't give me her name, and then gave me the roundabout regarding the meters and fees. Basically stating that they could raise the fees at any point and did deem it necessary to send us any ledger regarding these changes. Ultimately, we left this residency as we did not want to be scammed any longer. But then came an issue with our security deposit. When I called to get clarification, the so-called manger named Kelly was utterly and disgustingly rude. She spoke in a condescending manner and had the audacity to tell me to be grateful the fees weren't larger. Which is complete bullshit considering we cleaned the space, and patched and sanded any nail holes. We were charged with a $95 dollar cleaning fee, and a 150$ fee for further sanding. Not to mention a final NWP (utility) bill of $132 which differed our statement of $56.02. Terrible!! Kelly attempted to lecture me on fees, stating that numbers don't lie. When I asked for the ledgers the had the numbers she spoke of, she said she couldn't send anything to me until Friday (we were speaking on a Monday!!) I rented an apartment in E-Ho/Los Feliz from them for roughly twice what my neighbors were paying, only to find... a) Even though I moved in two weeks after the lease started, the entire apartment was covered in paint dust. It took another three weeks to get it repaired. b) Broken front lock, broken sink, broken sliding door, broken window latch, broken electronic ports... only half these things got repaired and it was several months into my tenancy when that happened. c) They would enter without asking permission 24 hrs ahead of time. They left my doors unlocked when they would, not once or twice, but at least seven times. d) It was next to impossible to get in touch with anyone who had the power to fix things. e) They still had it in their heart to keep more than half of my security deposit. f) They wouldn't manage the property gates or keep the lot clear: I would find heroine needles near my car, human shit near the laundry room, or other lovely artifacts of the human experience scattered throughout the living space. g) Why did the manager seem so scared of the central office? Why did he struggle to communicate simple messages to them? h) Maintenance literally dented the hood of my car with nails and splashed paint on it. The response? "Well, there is a sign that says we aren't responsible for you parking here". Yes, but there is a such thing as not being an asshole. Look, I get it, you guys live for profit. But lest you forget, the best businesses seek out customer happiness above all others. Extremely unprofessional, they are late for everything (meetings, payments), they treat they customers so poorly, they are rude and if you pay too much money for rent, trust me, they won't be the ones to tell you and if you're not on their butts until you get your money back, they will take as much time as possible to send it to you. The apartment complex I lived in was terrible, no AC, the hard wood floors did not match the proper regulations so the people Beneath could hear absolutely EVERYTHING. When I told the woman from rom investments who came to check my apartment when I left it, she laughed and said it wasn't the company's problem and she literally started jumping on the floor and laughed even more when she heard all the noise she was making. My apartment smelled gas the entire time I lived there, I had 3 professionals coming in to check any leaks, found a few the first time but the other two times they did not know where it came from. If you leave for a week or so and turn the water on when you come back, it'll be brown... A brita filter is supposed to last a couple of months, mine lasted a week MAXIMUM so you can only imagine the dirtiness of the water. I took this as a sign that they were not sticklers on the condition of the apartment and took the liberty to clean the mess myself and not complain to the land lord because she is extremely hard to communicate with. Over the year I was in the apartment I took extremely good care of it, made several long term improvements to the unit, and kept it extremely clean. At the time when I moved out a few months ago I did a walk through with a lady from ROM who boasted about what great shape I kept it in and asked if I'd leave my blinds (which were professionally installed) as well as a cute garden I installed on the patio. She told me I'd be receiving my deposit (which I assumed in full) in a few weeks to my new address and took the address down from me there. Over a month later I hadn't received the check so I called and the lady told me that since I didn't leave them with a new address they mailed it to my old one. Yes, that's right, the old address that I literally just moved out of! Crazy, right? That seems like a pretty stupid thing to do in my opinion but she told me she'd send a new check the next day. Also, she had an attitude about it but I expected that. When I got the check they shorted me $300!!!! The charged me $200 for painting when the walls were spotless, and $100 for cleaning when the place was about a million times cleaner than when I moved in!! I did a little research and this is actually not legal but I'd have to take them to small claims court and I just don't have the time to deal with that. $300 is a lot to me so I spoke to the woman at ROM about it pleading with her over how well I took care of the place and was told what they did to ME was minimal compared to their other tenants and that I should be happy with only a $300 charge. I've been renting apartments in California for 6 years and have never had such a terrible move in and move out experience. The building is going through renovations, which have had a positive feel to the building, and I can only imagine how great it will be to live there in the near future, once all the upgrades are complete. S T A Y A W A Y!! UNPROFESSIONAL, CALLED A FUTURE TENANT A FUCKING BITCH! I had been in contact with Sara during a few months as I was moving to LA from abroad. I didn't have any credit score, nor a SS and I wanted to lease the apartment on a month to month basis. Sara, who was very hard to get in contact with, said that it was no problem when I finally got a hold of her over the phone. It would take a phone call in order to get her to reply to my e-mails. Fast-forward to when I was supposed to move in on Jan 1st. I get there and the on-site manager hands me a contract for a year, which I refuse to sign and I'm not allowed to move in. The entire building also smelled like bad food and the apartment was MUCH smaller than they had told me, the fridge wasn't in the apartment yet and the bathroom wasn't ready. Also bear in mind I had just been on a 11 hour flight to move to LA. I call and call and call Sara with no luck, as she's promised me a contract on a month to month basis. Finally that evening I get a hold of her and she said that it's probably a mistake and that we'd handle it tomorrow. She had to speak to her manager Jeremiah Adler. I had just paid the first months rent + a deposit of 800 USD. The day after she calls me and says that no one in LA does month to month leases, which is a lie as I've met with several leasing managers who offer month to month but are upfront with it being a bit more expensive. She continues and says that I must have misunderstood her. There is nothing to misunderstand when someone clearly says that it's okay and it won't be a problem when you ask them. She says that they will pay me back my rent but not my deposit of 800 USD. I ask to speak to her supervisor, Jeremiah Adler and I explain the situation to him. He calls me a fucking liar over the phone, screamed out Fuck You to me, called me a stupid bitch and that said that I'm disgusting. I wanted to have someone who'd listen to the phone call just as support, and my friend who was with me when I took this call recorded the conversation, so she has actual proof of him calling me all these things. I kept calm and asked him if he thought he was prefessional by calling me all these obscene things, but he just kept going. They've kept my deposit and since CA is a two consent party, I can't use the recorded phone call, that I actually wasn't aware that my friend was recording, as proof if I sue them. I try to think of it from a different perspective and think of my lost 800 USD as something much better than being stuck with ROM and their unprofessional and unethic managers. These people are incredibly unprofessional and condescending. When we initially moved into our apartment there were tons of bed bugs and we have never experienced having bed bugs before. We immediately reported this to our manager and she forwarded the message to ROM Investments. I was glad that something would be done about it, but guess what they tell us! They said it was OUR fault for bringing in bed bugs! Are you kidding me?! Really unprofessional. Don't blame your renters, DO something about it! We just moved in from a house my dad built from the ground up for 11 years and we never ever had an issue with bed bugs, so it definitely wasn't us that brought those critters in. They fumigated the place, and obviously the bugs just crawled into the next apartment because they ended up having bed bugs too! So guess what, that apartment was fumigated and the bugs crawled back into our apartment! Geez Louise, just fumigate the whole damn building. Every time we have to contact them for an issue, they're extremely rude and I don't even feel like dealing with them. My fiance and I were looking to rent an apartment from them. I viewed a location, they told me it was available. We put in an application and they ran it and we were approved, however they had rented it to someone else already. They told me it was a miscommunication... I demanded my application money back since they basically defrauded us by saying the apartment was available. They told me they would not give us our $80 application fee back. Since they already ran our credit, we decided to try to find another apartment through them since we were already approved. We looked at several apartments, which I was grateful they took the time to personally show us around to a few, but we basically RAN through them. When we went to one that I really liked, the current tenant basically complained the ENTIRE TIME to us about ROM as property managers (without realizing the guy was with us). That was a tell tale sign, but alas, we ended up finding another apartment we liked with ROM that we could rent. The agent (who I'm not going to blast personally on yelp, but he knows who he is) would verbally agree to items but would not put them in the lease (SHADY) and generally just made us uncomfortable (also told us I'm lucky that he did not tell our future landlord that I was a lawyer because "it's known not to rent to lawyers.".. umm what?!) Basically the whole operation looked like one scam after the next. We decided we did not feel comfortable to rent. When we asked for our credit report since they ran it anyway the first time, he sent it to me, but not after RUNNING IT AGAIN. So TWO dings on my credit from these idiots. Apartment improvements, cosmetic changes on the outside, prompt and adequate response times to any leaks or issues in the apartment (bathrooms especially) and jobs are always done thoroughly to prevent any future issues. The management is extremely reliable and ready to help when an issue arises. 4/5 stars. I leave room for improvement because I know they have things in the works to step up their game even more and I look forward to spending more time here in the near future. read more

Too bad these ratings don't go lower than 1 star. ROM continues to demonstrate that they see their tenants as nothing more than rent payers. From ownership to office employees to on-site workers, nearly every one of them has been rude and shown a complete lack of concern for their tenants as people. I doubt many prospective tenants are checking these reviews, but for those that do, avoid renting from ROM. I leased an apartment from this company for a year. The apartment itself was really nice, though the air conditioner was super old, ineffective, and loud, and I only got a better one after six months of pestering the manager who claimed he had put an order in for a new one. The lobby was really dirty, cobwebs everywhere, the manager definitely didn't maintain it as well as he should have. The intercom was broken the entire time I was there, and they made me buy my own garage clicker and refrigerator. The way they tried to scam me after moving out is the reason for writing this review though. If you can help it, DO NOT RENT AN APARTMENT FROM THIS COMPANY. They took $300 out of my security deposit for painting, but refused to tell me what exactly needed painting until after I moved out. After multiple phone calls they finally told me it was for a few little pinholes in the rooms where I had hung up some posters, etc. Obviously if I had known this I would've just done it myself, it was about five minutes of labor. I explained this to them, how that's considered normal wear and tear, and told them that I had photo and video evidence of the walls upon my departure, but they totally refused to work with me at all. They said that the only way I could get my money back would be to take them to court, but they're "sure I don't want to pay all those fees and take a whole day off of work to sit in court". Well, I'm a student. I had plenty of time. I took them to court and ended up getting all my money back, including the court fee, which was only $30, because they didn't show up. I'm glad they weren't able to get away with it this time. There were more issues with the refund that I won't delve into, but they included sending my refund to the wrong address, and charging me $70 to clean the refrigerator after I vacated even though I took the fridge with me (!). I ended up receiving my initial refund around the 40 day mark (after moving out) even though they're required by law to get it to you within 21 days. Seriously, don't rent from this company.
