    Avoid anything with this company attached to it like the plague!!! Do your research or just read all the negative reviews (since all who have lived in any of the properties managed by them know the truth and are trying to look out for the next "victims"). Ignore those with all the stars!! Fake!! Below is what was included in my move-out letter for which I have plenty of documentation, screenshots, videos, photos, etc... Below are a few reasons for my departure: Right to quiet enjoyment- "nuisance" 1.) multiple occasions of person in apt #29 yelling while having arguments with himself while walking around courtyard opening and slamming the apt door closed, entering and leaving apt again and again. 2.) police on-site multiple times at apt #19 after tenant yelling and cursing on the balcony for hours at night past 10:30pm, involving other neighbors on multiple occasions. (Finally moved out sometime in April) 3.) 2 solicitors with carts permitted to trespass into the courtyard to yell, make noise, and sell food 4.) dogs barking after 10/11pm, window's open to their units. Warranty of Habitability- "Lack of Urgency for maintenance issues"- 2 separate occasions of plumbing issues with possibility of mold. 1.) issue due to main valve. Cleanup only completed by someone in complex with a broom and t-shirts, then no one to check under the floor to ensure it was dry and prevent mold. Maintenance request closed prematurely 2.) water leak under floor in kitchen, water spreading under the floor through the entirety of the kitchen, hallway, and into the living room. Floors very warm/hot causing air in the unit to be hot and humid, reaching 83-85 degrees inside while 45/50 outside. Repaired while being displaced for a week, but returned to "crunchy" and uneven flooring, plus floor/apt still remaining too hot. Both incidents documented, photos/videos captured, Complaint filed with County of Public Health just to get help because no one was taking it seriously. Maria Sandoval (maintenance coordinator) only directed me to file a request online after I already had and the appt wasn't for another full week, then emergency maintenance line was no help the 3 times I called after making the request. 2B.) site manager's (Reyna) husband extremely rude yelling at me over the phone that if there's a fire or anything in my unit, he would not allow anyone to enter after I called him concerned about not receiving notice that anyone would be entering 24hrs in advance (at the time it wasn't deemed an emergency by management per the lack of urgency and the severity level given online). I was at work during entry. (Breach of contract) Roaches in and around unit/complex. Safety: 1.) constant tagging around building, gate not always closed to the lot, beer bottles all over front of building multiple times. 2.) someone found on multiple occasions outside of my apt door sleeping under the stairs leading to parking lot or next to tree outside my kitchen window overnight and as I'm leaving for work early in the morning Laundry room- outdated machines, always breaking down or leaking. Dryer 05 even has tape on the door just to keep the door closed sometimes. Then, after move-out... I was told by Michael Hindman (who even called the contractor in front of me while in my apartment with Reyna during move-out inspection) that I could just leave the walls and I would not be charged. I had let them know I received AUTHORIZATION to paint in the first place by Erik and had asked Michael what color white but was told not to worry about it and he would let Maria Sandoval know he said that. Apparently the contractor didn't know what shade of white he used. Michael told me that as long as he and Angel knew about him saying it was ok to leave the walls, it would be fine and that me emailing management wouldn't matter as long as they knew. For my protection & documentation purposes, I emailed "operations" directly that same day with that AUTHORIZATION to leave the walls. I was still charged $287!!! Sent an email with multiple people attached with NO RESPONSE.

The property in question is located at 5266 Corteen Pl, Unit 101, Valley Village CA. During the showing, there were multiple items requiring repair and attention. During a second showing, not only the items we pointed out were not repaired but additional ones were found. At that point, it became clear that this is simply not a well-maintained property, and certainly not one that justifies the rent being asked. Equally concerning was the team's highly granular and repetitive scrutiny over items that did not appear material, particularly given our strong qualifications: excellent credit scores, stable long-term employment, and substantial combined savings. This was compounded by intensive phone questioning that went well beyond what is typical for tenant screening, making the process feel unnecessarily burdensome rather than evaluative. Rather than exercising reasonable judgment, the verification process felt adversarial, as if the goal was to drag things out rather than evaluate applicants fairly. A specific concern arose regarding a severely desilvered mirror in a windowless bathroom. When asked whether the mirror could be removed to allow a proper inspection of the area behind it, this request was declined, and only photographs of the visible surface were taken. Given the absence of natural ventilation and the reliance on an exhaust fan alone, it was reasonable to raise questions about moisture management. Requests to inspect behind the mirror and to replace it were dismissed, which demonstrated a clear lack of diligence and attention to basic inspection standards. While the cosmetic deterioration was notable, unanswered questions regarding moisture control and long-term maintenance were more significant. The potential health and habitability implications were far more concerning. This approach--declining a basic inspection and disregarding reasonable questions--raises serious doubts about how future maintenance issues or habitability concerns would be addressed after move-in. From the very beginning, the entire interaction--from the cumbersome application process, to excessive nitpicking, to adversarial phone "interviews," to the use of firm ultimatums instead of clear explanations--felt unnecessarily rigid and unaccommodating. Rather than feeling like we were dealing with a professional housing provider, the experience felt dismissive and combative. And finally, despite repeated claims that there were "dozens of interested applicants" and pressure tactics suggesting we needed to act immediately and sign the lease, more than a month later the unit is still listed as available--and who knows how long it had been sitting vacant before that. I suppose that speaks for itself. After all of this, a professional acknowledgment of the experience and consideration of a refund of the application fees would have gone a long way. Two application fees were required even though one applicant alone met the qualification criteria, with the second individual intended to be listed as an occupant on the lease. No apology or fee adjustment was offered, which left us disappointed with how the situation concluded. The result is an impression of a process that collects fees while failing to properly address legitimate concerns or necessary repairs. Ultimately, we chose not to proceed. In hindsight, I'm genuinely glad we dodged a bullet. This experience confirmed that walking away was absolutely the right decision.
