Residents should be made more aware by management of the professional cleaning charge in move-out instructions and the lease agreement. Unfortunately, they will charge you $135 for things not stated in the lease, which is not legal. My experience included a cleaning charge despite having thoroughly cleaned the apartment. The lease didn't mention that professional cleaning would be required, and this was only noted in fine print in a PDF sent a month before move-out. State Street will claim that you received a resident manual with your lease, but I never did. Management should be clearer about this provision to avoid confusion and unfair charges. I would have nothing but good things to say about this company if it weren't for this deceptive practice of deducting fees for things not outlined in the lease.

There are a few (very few) good properties managed by this group. However, those properties are few and far between. Be extremely careful when looking at homes/apartments leased by 40 Acres. They are very good at cosmetic fixes. Everything will look very pretty as the sinks leak, the floor boards break, the windows refuse to shut, etc. I must also say that 40 Acres cuts A LOT of corners to meet their bottom line. There was a huge hole in my bathroom that opened to the space under the house that was never fixed in the time I lived in the house (903 30th Street, 78705). 40 Acres Group will also only fix items that they are required to fix by law. But, they will only fix those items when they get around to it. Item 1: Our AC broke one week upon moving into the house. (Early August) By law, the property manager must fix the AC within a 24 hour period of notice. 40 Acres took more like 2 days to fix the problem. I deeply regret not reporting 40 Acres to the AG. Item 2: The front door to the house broke in late June (about a month before the lease was up). I called to request maintenance. I was told it wasn't an emergency issue since I could still physically shut the door and use the back door or side door to enter the house. I then read my lease to the 40 Acres rep -- anything that makes it impossible to secure the property is considered an emergency issue and must be fixed within 24 hours. And then I told them about my dear friend in Dallas who is a successful litigator in property/landlord disputes. So, they finally fixed the door. If you are looking at any property managed by 40 Acres Group, save yourself the trouble and look somewhere else. The employees are unprofessional and generally ignorant of the lease you sign and the laws to protect you. The properties are very pretty-looking, but they are no better than the slums of developing nations. Oh, and take a look at those move-out procedures before you sign anything. These people are absurd and unreasonable.

But I got super lucky with a 40 Acres garage apt in Travis Heights (near SoCo). Moving equals massive stress and serious research, and misleading reviews can really screw up the hunt. So here are some details re my excellent experience with 40 Acres Group: Not only do they handle every maintenance request within a matter of hrs, they also THANK me for keeping them posted on problems. No joke. They closely monitor their online maintenance request system & always get back to me asap. When a sick tree started dropping branches, they removed it without question; when neighbors started sneaking into our pool, they repaired the fence & added a locked gate within a day; when I noticed a tiny brown spot on my ceiling after the SXSW storms, they sent a guy to check the roof & seal/repaint the little spot within an hour. My apt was converted just before I moved here -- the AT&T people thought Unit B was a "shed." Well, it's a pretty fab "shed" with new, top-line chrome & black appliances, hardwood floors, stone tile shower w. soda glass window, modern custom blinds and lots of built-ins. No remodeling expense was spared on my apt, the main house or the pool/deck area. When they tried to save money (on our behalf) last spring, by switching to lower cost pool maintenance, I sent them pictures of the pool turning green in pollen season, and they rehired our awesome Reliable guys within days. Again, no hassle. They even went to bat for me when the owner balked at my request for a dog. Why? Because they'd come to KNOW me and appreciate me as a good tenant. This just doesn't happen in most renter scenarios. It doesn't. But they're different, and they made it work for me. And when I baked choc chip cookies to thank them, they didn't even complain that the cookies totally sucked. Maybe I'm partial because 10 yrs of apt living in NYC was like being in an abusive relationship: outrageous costs, no commitment, no help, and certainly no love. But when I read a negative review here, I had to stand up for my awesome 40 Acres team. If I ever decide to move, it will be into another one of their properties because they've worked hard to create something unheard of: renter loyalty.

The biggest issue- Breaks ins and unsecured grounds (in an area where there are SO many sketchy people walking around at every hour). There is a secured parking garage and gate codes at each access but this does nothing for security. The garage gates have been broken for over a month and management has not seemed to care about a timely fix. It's annoying enough having to use one entrance and exit, but they keep the one gate open all day, so anyone off the streets can come and go (and steal). There are two gate codes for all residents and these 2 codes are given to any delivery person. They've talked about having security cameras installed ever since I moved in 9 months ago- still hasn't happened. In addition to cars getting broken into, so many packages go stolen and management does nothing to help residents in this situation. Oh and with the office closed during COVID usps will not deliver to doors, so if your package can't fit in the small mailbox downstairs then it'll go back to sender or the usps distribution center (which isn't close to dt at all). The grounds and amenities- when I first moved in the outside common areas were atrocious. Now they have updated it with some rocks and plants and have cracked down on residents allowing pets to relive themselves inside the complex. Outside the complex is another story though- along 5th street is still so gross. Most people do not pick up after their pets here, so if your apt faces 5th street you will smell it. The pool and gym are just sad. Hallways are usually trashy. Your rent will definitely be raised after your first term. It's a joke what they're charging for rent. Take your money elsewhere. Plenty of better complexes in the area.

Also, I took pictures before moving out with PERFECT carpet. They choose to not show up on our move out date, then say we stained the carpet, then say they had to charge us the standard fee when none exists in any contract. During covid they gave us a free online service for exercise, art and cooking classes to make up for the gym being closed. They were incredibly helpful and responsive during the snowstorm as well. They will to foster a sense of community in the complex. It's not the best neighborhood- there have been some issues with cars being gone through- I've left my doors locked and never had an issue. I just re-signed for a another year- it's been a great place to call home!
