We rented a vacation house from Breen. On the first day we found that both televisions didn't work, the screen fell off the sliding door and the fireplace didn't work. We told Breen about this and they did nothing. These things ruined our stay and consequently we will never rent a Breen property again. We just spent five wonderful nights in Cambria. We rented the Gallery View unit from Breen Vacation Station. The house is nice, with views of the ocean and close to town. There were several issues we encountered, the hot water heater was not turned up, so we had to endure a cold shower our first morning; the toilet was running water in one of the bathrooms and the fireplace was not operating correctly. We did notify Breen, and they contacted the owner and the repairs were made. The owners were wonderful people. Upon returning to Los Angeles, I received an email from Breen insinuating we had burnt the handle of the teapot, and broke a lamp shade in one of the bedrooms. We did not use the teapot as we only drank coffee during our stay and used the coffeemaker provided. The lampshade was already broken when we checked in. I would recommend in the future, if using Breen Vacation, make sure a realtor is at the house when checking in so you can go over any issues with the place prior to occupancy. read more

This is a long story so buckle up. Back in January I was looking for a place to rent for my husbands birthday. I found this beautiful albeit EXPENSIVE house in Cambria- Anyway, it was a big birthday so I decided to go big. Then, as we all know Covid hit- the SAME week we were supposed to go down there. My husband calls and explains we can't come (there's a global pandemic going on) and can we get a refund? NO! I bought travel insurance, but it doesn't cover pandemics, go figure. So I am freaking out, I am out almost $3k and now we are unemployed and we can't get a refund, or travel. So I call my credit card company and file a dispute. Let me say their 60 day cancellation policy is completely unreasonable- HOW could anyone be certain 2 months ahead of time that they will be able to travel? It's within the 60 days so you are SOL....... Meanwhile 2 months goes by, because of Covid my claim is taking longer than expected, normally it would have been resolved in 30 days. In the meantime..... Breen calls me to collect MORE money because they thought we were going to rebook in July. (For $500 MORE) I told the woman who called me, no, we will not be coming in July and I will be giving you NO more money; you should have heard from my bank by now. Furthermore we would NEVER be coming down there to stay. She tells me "everything is fine!" Uh... no, their county and my county are under a shelter in place order and non essential travel is forbidden at this time, most business' are still closed. She informs me I need to call tomorrow and speak to the office manager. Why? Like I need her permission for something? We already told both women in the office we wanted a refund and weren't coming. Ok.... another month goes by, if you lost count it's been three months since I filed my claim. Good news! The dispute is FINALLY resolved with my bank and I get my money back, I'm relieved!! I decided to move on and let bygones be bygones. THEN, wait for it, six day's later- THEY CHARGED my card AGAIN for the $500!!! They are unaware that this reservation is cancelled? So I have to call my bank AGAIN! File another claim and wait. These people can NOT be trusted. I only wrote this review because of the fact they would charge my card again; without my consent, for a trip that has been cancelled 3 months ago. We rented the Huntington Paradise rental house this July 2017. We had a heck of a time finding a house for our group - 7 adults, 2 kids, 1 baby on the Central coast that was close to the water. This was the only choice for us. Plus they were pet friendly which was a big plus. They do charge extra per dog. They have a 5 night min. The house was nice but worn and aged. The rug in the living room is stained. The back fence is falling down. The bathrooms and kitchen are outdated. There are 2 ovens and one didn't work at all. The temp can't be set on the one that did work. I asked them in advance if they can tell me what spices/condiments they have in the kitchen. They said they never know since it's being rented by different groups. They told us we need to bring whatever is important to us. The kitchen only had cooking oil. Very little salt (less than 1/4 tsp in a salt shaker), empty black pepper bottle. Bring everything you need, including salt and pepper. There weren't enough drinking glasses and flatware either. We ended up running the dishwasher after every meal. This house is in a residential neighborhood and the stores are far away. The ad said it accommodates 10 but that only applies to the sleeping arrangements. The master bedroom is ridiculously big. The best thing about this house is the proximity to Fiscalini Ranch Preserve. There are 2 trails -- one on the bluffs for walkers and dogs on leash. Another trail behind it on dirt trails for bikers and dogs. It's a gorgeous walk and we walked it many times. We saw whale and dolphins from the trail. It's a short walk from the rental house. Another thing is that key pick up and drop off was easy. When going on vacation, last thing we want to deal with is taking a long time picking up the key and dropping off. read more

My family of six rented the Ocean Pines home from Friday to Monday over the memorial day weekend. The house is definitely capable of having more people and it felt big for the six of us (no kids). We were rarely home except to sleep and occasionally relax. We took advantage of the close proximity to the ocean and wineries and spent the vast majority of our time out and about. If we spent more time at the house I would have deducted a star and a half. The general condition of the house was fairly clean but the interior could use updating. The cushions on the dining room chairs were all stained so we placed paper towels (that we brought) over it to sit (which wasn't that often). Some bed covers were stained. Towels in the bathroom smelled moldy so we used the ones in the closet which were better. The sheets in the master bedroom smelled like the last guest so we had to wash them.* We were rarely in the living area and never in the loft area. Personally, I didn't want to sit on the couches after I saw the dining chair cushions. In terms of layout I didn't like that all three bedrooms were in what felt like the basement. The location might have contributed to the general dank feeling. I did like the fact that there were king sized beds in each of the three bedrooms. Overall, we loved Cambria. We will choose another rental though if we ever return! * We heard back from Breen very quickly addressing our concerns (we filled out a survey). According to Breen, the house is cleaned by a professional cleaning service after each stay. We were assured that the sheets were all cleaned. I just want to note that the sheets in the other two bedrooms were fine. We had an issue with the sheets in the master bedroom (including the pillowcase covers), which smelled like a combination of curry and body odor. read more

Rented a beautiful property from Breen Vacation Station this winter season for a family get together. I found them on VRBO and submitted my inquiry throught that. Our stay was wonderful, the house was very clean and comfortable. My review here is about the customer service of the staff regarding the Administrative back office and then how I was treated when I called Kara Breen to inquire why I did not receive my full security deposit back. I believe the backbone of a company and what makes customers come back is if the company really tries to understand what the issue is and how it happened and make the right decisions to close it out. From the start, I told the staff how many people were in my party, we had 9 on the first night and 7 on the 2nd night. Emails and everything reflected this clearly. Also, when I came to pick up the keys, a very nice lady confirmed we had more than 7 guests, hence giving me an additional guest house key. We took excellent care of the house to ensure our deposit was returned. I get a letter in the mail with just $100 of my $200 deposit back stating they only charged us cleaning for 2 guests and since it looked like all the beds had been slept in, they would not charge us extra for falsely stating we just had 2 guests, but instead keep $100 of my deposit for cleaning. I called and spoke to Kara to advise the contract I signed, if incorrect, was the fault of her administrative staff and that I was very clear on the number of guests in our party and felt that I was being accused of falsifying that and being penalized for an error on their part. She stated the gal who booked my stay had been there 8 years and there's no way she could have made that mistake in just putting 2 people on the contract. She then called and left me a message after further research stating we got such a great deal on the house due to another mis calculation on her office's part and I should be happy with that and they will not charge me more but keep my $100 for cleaning. I would have been glad to cover the additional cleaning, but that didn't even come up to $100. I just feel that this company, AFTER THE FACT, used a passive agressive method by keeping my security deposit instead of fessing up that it was their error. I will NEVER use this company again, just like any other business, you may have a great product, but if the service stinks, you will never make be a great company. read more

I rented the Chatham House for 4 nights for a girls road trip and birthday celebration. The house is lovely. It was cozy, clean and a very short walk to the beach walk. Everything worked. Everything was clean. There were books at the house...some movies...some games. Plenty of towels and extra blankets. There were 3 TV's, however, only the living room had basic cable. The other 2 were DVD's only. I have to say that was a bummer. Please let me make it clear that is NOT Breen's fault. That is an owner thing. Would that be a future deal breaker...No, not at all. We love working with a local management company. The staff helped us select a house that worked perfectly for us; it was immaculate and was well stocked. My husband had lost his wedding band in the house and the next day Breen called saying the cleaning staff had found it and would be mailing it out to us. On a lesser note, when I had trouble operating the TV (I'm old) Breen sent someone out within a half hour to get me set up. We have rented houses from Breen for several years and have never had any problems with the houses or the staff, until now. We booked Whispering Pines Hideaway which looked like a beautiful house from the description. Upon arrival to the house, there are NO curtains, mini-blinds, etc on ANY of the windows in the master bedroom. The other bedroom has a skylight with a queen sized bed. No, there are no nearby neighbors but there was absolutely NO warning about this in the description of the house. I never would have booked it because of privacy concerns and I'm easily woken up. Having light stream into the bedroom at 6am isnt my idea of a relaxing vacation. No sleeping in for me. The television pictured in the listing in the master bedroom isn't hooked up to cable or even local channels via rabbit ears. Again, no mention of this in the listing. The sole function we were told was to watch VHS or DVD's, because, hey, its 2017 and I travel with my VHS tapes. The straw that broke the camel's back....our third day here, I wash my hair and remove hair dryer from drawer....wait for it. There is a post it note that says, "NOT WORKING." I tried to turn it on anyway, I can confirm, it was broken. I scoured entire house for another blow dryer to no avail. I come up empty. Drive into town and go to drug store, no blow dryers. I go to grocery store, hardware store (typically carry blow dryers but were out, but had curling irons, go figure), and came up with nada. I call Breen Vacation Station and talk to Maria...I ask if they have a spare I could borrow...nope. She calls the cleaning service to see if they have a spare, no. Hair dripping wet, and we have paid $3600 for this house for 10 days and I have no blow dryer and we have dinner reservations for our friends engagement party. I tell Maria about all of the issues we are having and ask to move to a different house. Informs me that isn't allowed and I ask to speak to owner/manager..,they are on vacation, how nice, probably somewhere that has hair dryers! Nobody would be able to get back to me until Tuesday (this was Saturday). Maria brings a hairdryer to the house which is hers (it was extra she had, not her primary) after I ask her to go to another vacant house and get me one. This was nice of her, she wasn't the problem. I ordered a blow dryer on Amazon Prime and had it delivered to the house here today at my expense after I was told I would have to drive over 30 minutes away and search in Morro Bay for one. Again, why is this on the guest/renter? I dropped Maria's blow dryer off at the office and ahe wasn't there but the older woman who was clearly in charge was. She was very snarky to me when I said could you please give this to Maria and thank her for me. The Breen manager told me sarcastically it was so nice of Maria to let me borrow her extra blow dryer...I said yes it was, but she never should have had to do that if someone had simply replaced the blow dryer. She began to lecture me about Cambria being remote and blow dryers didn't grow on trees here. I pointed out that someone had gone to the trouble of placing a note on the dryer that said it wasn't working. This left her speechless for a moment and then blamed the cleaning company and the owner for not checking up on things. Then she told me it wasn't the responsibility for the owner to provide a hair dryer! Unbelievable. No apology I had to spend afternoon driving around town looking for a hair dryer and then was responsible for getting a new one. We were stuck as Breen already had our $3600 and they could care less about any problems renters have after collecting the money. Never again will we rent from them....There are so many better options, ahem, Airbnb will probably put them out of business. Stay away. read more

So second visit to the area was not as wonderful. We rented the property "Mariner's Retreat" and it is an absolute dump! It is old and musty smelling. It is obvious that they did a good job of decorating the place sometime in the 70's, but obviously haven't touched or updated it since. When I checked in at Breen the girl "warned me" that the property was for sale and the owner had been "ignoring it". I should have realized then that I was walking into a nightmare. The people at Breen are nice and helpful, but they drop to a 1 Star in my book for even having this property in their portfolio. They should be embarrassed that they rent it out. read more

Stayed at their "Sunsets at Shamel Park" house. We really enjoyed this location and the size of the house, and overall had a great vacation. The house is across the street from Shamel Park and Moonstone Beach. The park has a brand new play structure for the little kids, and a public pool, as well as a wide grassy area for sports or picnicking. The house is also a short walk from Main St and all the shops and restaurants. The large building afforded plenty of room for two families, of 5 and 4, with the kids doubled up in two of the rooms. The property is showing its age, especially the teal and Laura Ashley decor, and some wear and tear on the carpets and wallpaper, but who cares when you're there for the beach and the superb views? Breen Vacation Station were very helpful while we were at the property--they accommodated a late arrival, sent someone quickly to clear a blocked toilet, and notified us when there was a power outage in town. Everyone I spoke to was very friendly and professional. On the other hand, the final price of the property was a lot more than I expected (literally twice as much!) based on the initial ad on another website (VRBO) and from the average price listed on Breen's website. I don't know if this is a typical practice for the industry, but I would caution anyone looking for a rental to be clear about exactly how much it will cost before making a payment. read more

My family and I stayed at the 1086 Hillcrest rental the week of Thanksgiving and had a horrible and exhausting experience dealing with this rental management company. The downstairs master suite had mold growing on the carpet by the stairs. The smell was so strong it actually could be smelled upstairs in the main dining area. The company did not warn us about this and they did not send anyone to come and treat it/ remove it. Looking back through reviews since 2011 this property seems to have had a long standing issue with this that they have not handled. They reimbursed us an inadequate amount and we actually had to go stay somewhere else for some nights to get away from the mold. While I understand that this sort of thing happens all of the time with rental properties, their lack of communication prior and the subsequent communication during our stay did not remedy the situation. I would advise people against using this company simply because of their poor communication and poor customer service. read more

I rented a property through this company and they accepted my deposit. About three weeks later they told me they had accidentally double booked the property and cancelled my reservation. Also it was a hassle to get a refund. The person who had the authority to refund my money worked limited hours, so I had to call several times to reach her, and she didn't return my calls. I also had to call VRBO separately to get my VRBO fee refunded. Most annoyingly, I wouldn't have known I didn't get my VRBO refunded if hadn't checked my bank account carefully. Neither VRBO nor Breen Vacation Station, told me this when I got my initial refund. I only found out when I saw a discrepancy between the initial charge and my refund, and called to ask about it. The one positive is that one of their staff, (I think her name was Joelle), was very helpful in helping me find an alternative place to stay during a peak period (Christmas). Although, it did cost more than the original rental. So I will give them an extra star, for having such a proactive employee to help fix the situation. The whole process took 7-8 hours to resolve over several days, meaning I had to use up one of my vacation days at work to fix the situation. read more

We just rented a great house in Cambria through Breen Vacation Station. It's called "Whispering Pines Hideaway." We've been renting once a year in Cambria for about a decade, and this was definitely the best yet. The rental agency handled everything perfectly--they had a friendly attitude with no glitches. Whispering Pines is over-the-top beautiful. Lots of wood and glass. Large windows with views of the trees on all sides. One morning from the kitchen, I watched a deer grazing -- she took a good look at me and continued grazing. It is very comfortably and beautifully furnished. Everything is perfectly clean and well-maintained. I highly recommend Whispering Pines--we'll be reserving it ourselves for next year. read more

I have rented with Breen Vacation Station for the past 2 years. Their vacation rentals are beautiful and the staff has always been nothing but extremely nice to my husband and I. Last year, I surprised my husband by renting one of their ocean front homes for his birthday and asked if one of their staff members would be willing to lay rose petals on the ground for me before we arrived. She was so helpful and even surprised me with chilled champagne in an ice bucket that was waiting for us on the table. The home was in an AMAZING location just steps from the beach. It was wonderful to hang out on the deck and watch the waves and read. Stayed for a week at one of the properties up off Warwick Drive. First, it was very easy to set up the rental. Email responses were fast and the rental agreement was fine. When we arrived, we got the keys, a bottle of wine, some maps and brochures and multiple means to contact them if there were problems. The house was wonderfully situated. From the deck we watched whales during the day and sunsets at night. The place was very spacious, had everything we needed but it did show some signs of normal wear and tear. All the appliances worked well. We enjoyed our stay. We also had some money held back from the security deposit, but unlike the other reviewers, the office staff looked into the problem and sent us the difference when it turned out to be an error. Cambria was a wonderful town to visit and as a base to explore Big Sur, and the Breen house and agency filled our bill well. read more

We stayed at Mariner's Retreat, It was Great!!! 1 minute walk to the beach, White water views. Game room in the garage for the kids. Dog friendly, there is even a yard for the dog. The walk to town is about 10 minutes. Home is decorated very cutely as well. Large balcony to watch the sunsets from. Master bedroom was stunning views. I will go back and stay at Mariners Retreat next time. You can walk from the home to the Fiscolini Nature preserve as well. After staying there you will want to move ASAP!!!! read more

STAY AWAY FROM BREEN VACATION STATION!! I, too, must comment on the lack of customer service, communication and general business practices of this rental company. The house we rented was fine, although rather pricey for the old frayed linen level of amenities. There were two bedrooms and we inquired if we could have an aero bed on the enclosed porch for our 12 year old. "Oh sure, no problem!" was their reply. It was not there when we arrived. 1st call-"No problem, we'll bring it right out!" Two hours later, I called to ask about where it was. "OH, I'll find out!" Turns out they had tried to deliver it to a bewildered housekeeper at the wrong address. . Ok, So fine, we got it. Later when it was dark, it became apparent that the master bedroom had no power. We figured it was a fuse, but could not find the fuse box. Called in the morning and got that straightened out. The real problem arose when my deposit was returned, $35 short w/ no explanation. I was told it was an additional cleaning fee for having "moved furniture" which is against their policy. The only furniture moved was to place the aero bed (that they were supposed to have set up for us) Repeated emails got nowhere. Their cleaning fee was the highest I've ever paid in more than 10 years of staying at vacation rentals even before the bullshit extra charge. Several emails have simply gone unanswered now. My family and I recently stayed at "Moonstone Retreat" for a week's visit to Cambria. First off the home was stunning and the location was amazing. It is walking distance to the town and located right on Moonstone Drive. Loved walking on Moonstone boardwalk then coming home to the cozy home and having a glass of wine around the fireplace. The home was spotless. Checking in at Breen Vacation Station was a breeze and the staff was very friendly. BTW, the coffee shop across the street from Breen's has the best coffee in town. read more

terrible customer service, had to call 4 times to get an answer about how they would handle a flooded room, broken washer and unpaid internet/cable bill at the rental house. finally was able to get a $100 discount (which is not much considering we stayed 3 nights @ $310 each night, and couldn't use the flooded room). Every time I called I got excuses from Nicole and Chelsea that the manager Kara was too busy to contact the owners to resolve the issue. Rental property was VERY poorly maintained and not very clean. Long list of problems for which there was no coordination of repair contractors to address issues; they showed up without warning from 7:30 AM to 5 PM. That did not make for the relaxing vacation we'd hoped for. read more

I've rented homes throughout the U.S. and this is one of my top 3 favorites, based upon location and the quality built structure. However... 1) upon checking in at the Breen office location, I was told by Glenda that the "free bottle of wine was not for guests". I replied, "Hmmm, what am I considered?" She then said, "Oh, I didn't know you were a paying guest." I reminded her of the verbiage in the contract AND that I was paying $600+/night. She apologized and allowed me to choose a bottle. 2) First night at 430p the electricity went out. Thank God for our iPhone lights and a flashlight in our car, as the home had no emergency lighting, no matches, no ilghters. Just a flashlight with DEAD batteries and several candles we couldn't light. Maintenance guy eventually showed up after we phoned him (he was awesome) and left us a lighter and 6-volt flashlight. 3) The following day electricity was restored (615a) and it took a couple of hours to warm the house up over 60 degrees. I notified Breen and their response was "this is a common occurence" and "you must have an emergency tub in the home". I confirmed that we didn't. They offered NO apology, and their tone was more accusatory (as if I was lying about no tub). I demanded they deliver one and asked them to consider some level of compensation for our first night). Their answer... a solid "NO". Since they didn't live up to their end of the agreement (having an emergency kit available), I feel they could have responded differently to my request. 4) Lots of dust and spider webs that I had to clean up - they should pay attention to that detail a bit better before guests check in. I would stay at this home again based upon the location and the superior craftsmanship (it's quiet). However, that likely won't happen, as it would be difficult for me to trust the Breen management group that future stays would be SAFE and comfortable. read more
