    Extremely Disappointing Experience with Buchanan Property Management - if I could give 0 stars I would. I had been renting an apartment for 3.5 years before it was sold and BPM took over as the property managers. Unfortunately, my experience with them has been nothing short of horrific. BPM has been the least professional and most negligent group I've ever encountered. They showed zero concern for my well-being or for maintaining habitable living conditions. My apartment developed a rat infestation, and when I reached out for help, BPM took far too long to address the problem. After pest control was sent out, the company explained that the issue was structural--not due to cleanliness--and identified several openings that allowed rats to enter the building. They provided BPM with a quote for necessary repairs, but BPM refused to address the issue, citing budget constraints. I sent multiple emails, many of which went unanswered for extended periods. Despite my repeated efforts to get a resolution, my concerns were ignored, and I was left living with rats in my apartment for far too long. As a healthcare professional, I was deeply concerned for my health and safety--no one should have to live in such conditions. Ultimately, I had no choice but to find alternative housing, as I could no longer live in my apartment. I gave BPM a two-week notice, but now they are attempting to charge me for an additional 30 days of rent, including half of November's rent. I refuse to pay and will pursue legal action if necessary. I have close to a hundred videos and multiple photos documenting the rats and their droppings--some of which were found on my bed. I also have all the unanswered/ delayed response emails from maintenance as well as text messages, and correspondence from pest control that show their frustration with BPMs lack of response. After over a month of staying on couches and in Airbnbs, BPM finally sent a second pest control company (which by the way did not know the rats were actually IN the apartment because that was not communicated to them!!) The company set traps, however, their traps not only failed to solve the problem, but seemed to attract even more rats, including one that was injured and left blood all over my living room. I truly don't understand how BPM can continue to operate with such utter disregard for the health and safety of their tenants. If you're considering renting from them, do yourself a favor and look elsewhere--this experience has been an ongoing nightmare.     I moved into a furnished apartment that was not cleaned and had dog hair everywhere. I annotated this on my move In checklist and provided pictures and videos. During my moveohr inspection with Wesley we talked about all of this and he remarked that there is no cleaning clause in my lease so I should get my full deposit back. I was charged a cleaning fee anyway so I reached out and was told to provide provided all the pictures and videos I provided at move in. Celeste stopped responding to my email once I proved that the property was not clean upon move in. The staff is nice, but business is poorly run and they will cheat you. I could keep going with the things that went wrong.

    I do NOT recommend this company at all and would give 0 stars if I could. I truly believe they do not care about their tenants or their properties at all. There was a rat infestation in one of their properties (2937 2nd Ave, San Diego CA 92103), and I felt they were completely negligent, unprofessional and uncaring. The conditions were unsanitary and inhabitable. I definitely would not recommend based on my experience.

    I called and asked to tour an apartment. Tracy was very helpful with my house hunting and responded right away. I was able to tour the property I had in mind. It was very clean and well maintained. I will definitely use them again in the future if I ever need a rental.

    Hands down the absolute worst property management company imaginable. The owner ,Brian Dunn , is…read moreabsolute scum with a cowards heart . Prior to renting from his company I asked repeatedly about what seemed to be a prohibited water heater installed inside the bedroom closet of my tiny one bedroom unit. Brian swore up and down that it was code compliant and city inspected , convincing me to sign the lease . That heater nearly killed me and has caused over 2 years of carbon monoxide poisoning resulting in dozens of instances of blacking out due to inhalation if the toxic odorless gas and daily migraines , blurry vision , mood swings , insomnia and more . The heater was an illegal install with no permit or passing inspection . He also allowed a 4 day attic breach allowing attic contaminated materials to saturate my entire unit and belongings while I was forced to pay out of pocket for a hotel until it was sealed . Since then he's refused to have my place professionally cleaned , sanitized , and pest control services to be performed . It destroyed over $65,000.00 in damaged property of mine and he refuses to provide the insurance information preventing me from filing a claim to be compensated for my losses . He attempted to lie and say I did not pay my rent after I reported him to code enforcement and even filed an illegal eviction attempt on me . He has never once performed the city required yearly inspections to identify hazards instead neglecting to show any concerns whatsoever . And he raises the rent the max amount every year . He pretends to be a pillar of the OB community but all he is a piece of shit slumlord who lacks any knowledge of what is required to be a competent property manager . I am currently preparing a major lawsuit to hold him fully accountable for all his illegal and cowardice actions . I do not recommend doing any business with someone this deceptive and careless and who is irresponsible and is a cat who just wants to get fatter at your expense . Hopefully he is stripped of his license after the investigations and court proceedings . A major blemish in such an outstanding community . An embarrassment in every area imaginable .

I had to constantly tell them they had to raise the rent. In 2025, They were $400 under market value and said they did not want to raise the rent because it was a soft rental market. Maybe at cost, not $400 under. Place was left a mess and they said everything was wear and tear and returned no deposit for the type of cleaning that was required. Washer dryer area was a disaster and fire hazard. Also wood railings were damaged with multiple deep scratches. Gate opener was not returned and they said that's wear and tear because they allegedly turned one in and it was broken so Pasas Properties threw it away. No information on how it was damaged. This turned into an argument with a company, which struggled to inventory keys and openers. Pasas properties said carpets were done. I worked on them for 20 hours (see photos). Do those look done to you? How are you a property manager and do not know what you are looking at? New flooring would have cost $7-8,000 on top of $12,000 to repair, replace, upgrade everything. No knowledge of today's costs. The property management had no interest in taking money for damaged railings, missing openers, and think this property was clean ready to rent again! Finally, did not keep up with rent increases during the biggest rental inflation period in San Diego history. Below average company. Linda will reply with soft excuses. The absolute best part is improved interaction and better communication on a Yelp review than 12 years as a client!

I moved in mid 2016 to the Mendocino property . 2 bedroom 1 bathroom for 1495 per month. 15 minute walk to the beach and very quiet neighborhood next to a few restaurants and bars. They have an online portal where you can pay your rent and submit any maintenance issues. They were very attentive and most issues were fixed the next day. This property has parking and a washer and dryer in the unit ! What more could you ask for. Liz and Lynn were amazing! Honestly I was in some rough situations with a crazy roomate and they understood and made it as easy as possible. The office is literally in Ocean beach so it is so easy just to walk in , pay your rent in cash or sign documents. The most important part is that they mind their own business. If you don't bother the property management and respect the property, they will not bother you. Peace and quiet and lots of privacy. I ended up moving to Orange County for work and I wept ! I was devastated to leave this place. OB I'll be back! And I'll definitely hit up Sunset pacific when i get there
