Extremely Disappointing Experience with Buchanan Property Management - if I could give 0 stars I would. I had been renting an apartment for 3.5 years before it was sold and BPM took over as the property managers. Unfortunately, my experience with them has been nothing short of horrific. BPM has been the least professional and most negligent group I've ever encountered. They showed zero concern for my well-being or for maintaining habitable living conditions. My apartment developed a rat infestation, and when I reached out for help, BPM took far too long to address the problem. After pest control was sent out, the company explained that the issue was structural--not due to cleanliness--and identified several openings that allowed rats to enter the building. They provided BPM with a quote for necessary repairs, but BPM refused to address the issue, citing budget constraints. [[HIGHLIGHT]]I sent multiple emails, many of which went unanswered for extended periods. Despite my repeated efforts to get a resolution, my concerns were ignored, and I was left living with rats in my apartment for far too long.[[ENDHIGHLIGHT]] As a healthcare professional, I was deeply concerned for my health and safety--no one should have to live in such conditions. Ultimately, I had no choice but to find alternative housing, as I could no longer live in my apartment. I gave BPM a two-week notice, but now they are attempting to charge me for an additional 30 days of rent, including half of November's rent. I refuse to pay and will pursue legal action if necessary. I have close to a hundred videos and multiple photos documenting the rats and their droppings--some of which were found on my bed. I also have all the unanswered/ delayed response emails from maintenance as well as text messages, and correspondence from pest control that show their frustration with BPMs lack of response. [[HIGHLIGHT]]After over a month of staying on couches and in Airbnbs, BPM finally sent a second pest control company (which by the way did not know the rats were actually IN the apartment because that was not communicated to them!!)[[ENDHIGHLIGHT]] The company set traps, however, their traps not only failed to solve the problem, but seemed to attract even more rats, including one that was injured and left blood all over my living room. I truly don't understand how BPM can continue to operate with such utter disregard for the health and safety of their tenants. If you're considering renting from them, do yourself a favor and look elsewhere--this experience has been an ongoing nightmare. I was rear ended by one of their workers while he was driving their work van. [[HIGHLIGHT]]While the worker himself was extremely nice, corporative, and understanding of his fault, this company that he works for was ridiculous.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]His manager, Janet, was not reachable at the time of the accident (and still isn't ????).[[ENDHIGHLIGHT]] I was given an EXPIRED insurance card because his managers and higher ups failed to provide the car with updated paperwork, which was not made aware of until AFTER I filed a claim and was reached out to by their PREVIOUS insurance company saying they no longer had an active policy with them. I had to work with their old insurance company to figure out their current policy so that I could work on a claim. [[HIGHLIGHT]]I had texted the driver and his boss thanking them for their incompetence and their inability to reach out to me about the incident.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Someone at the office, her name was Lucinda, decided to give me a call a WEEK after the incident (also after I had texted the driver and manager) stating that they had just switched to a different insurance policy last month in November and hadn't given the driver the paperwork yet (????) and would be willing to provide me with updated information to make a new claim, which I disrespectfully declined as I already was forced to do my own search of that information and no longer wanted their help.[[ENDHIGHLIGHT]] She also claimed that they had just switched to their current policy last month yet the insurance I was given expired back in 2024. [[HIGHLIGHT]]Oh and the driver had responded back apologetically saying that he was pulled into a meeting about the accident a few days after it occurred yet I wasn't contacted at all by anyone on their team after my information was forwarded to them and I was told I WOULD be contacted.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]So they were very much informed about everything that occurred, including the invalid insurance card as Lucinda said over the phone that both their old insurance and mine had reached out about the accident, and they still decided to not reach out to me to let me know until I had reached out to them.[[ENDHIGHLIGHT]] Better yet, seems as though by reading another one of their reviews, I'm not the only one to get hit by their vehicles and not be contacted. Diana has been a great communicator, timely on addressing items, and a pleasure to work with. Celeste has done a tremendous job interacting with the tenants at our properties. She is very professional and has an amazing way with people. Janet has made herself available for any questions and guidance on any items we're unsure on. I moved into a furnished apartment that was not cleaned and had dog hair everywhere. I annotated this on my move In checklist and provided pictures and videos. During my moveohr inspection with Wesley we talked about all of this and he remarked that there is no cleaning clause in my lease so I should get my full deposit back. I was charged a cleaning fee anyway so I reached out and was told to provide provided all the pictures and videos I provided at move in. Celeste stopped responding to my email once I proved that the property was not clean upon move in. The staff is nice, but business is poorly run and they will cheat you. STAY AWAY - They Enter Your Apartment Without Giving Notice and Will Find A Way To Keep A Part of Your Security Deposit, No Matter How Well You Document Everything They (Buck, the owner in my case) will enter your apartment without giving notice as required by the California Civil Code 1954; and find a way to keep a part of your security deposit, despite everything being documented. I paid to have their cleaning crew clean my apartment for me. Not only did they deduct the cleaning fee but took another $164 to remove cat hair from the walls. I have two cats listed in the lease which I paid a monthly rent fee for. So, they were aware I had cats. Nothing about cat hair needing to be removed from the walls was mentioned in the initial inspection form. Since I had been there for over four years, N/A for paint was noted on the form. As one reviewer said, they will find a way to keep part of your deposit. Unfortunately, for me they did so despite everything being properly documented. My advice. Avoid renting anything from this group. read more

Unless you meticulously document every with pictures of every surface in the property, and every interaction from the moment you step through the door, and keep all correspondence via text or email for a paper trail, you'll face challenges. Even with thorough documentation, be prepared to fight for your deposit back. Buchanan Property Management tends to take advantage of tenants. It took us over 60 days of persistent effort to reclaim our rightfully deserved deposit. Even after they finally relented, it took an additional 10 days to receive our money due to BPM intentionally sending the check to our previous address! The maintenance staff is wonderful they recently reacted to a minor flood situation and cleaned my apartment beautifully. The building is in very good shape so they knew exactly what to do . I've had apartments most of my adult life, and I have never experienced a property management company that cared less about their tenants than this company. For example, there was a water main break (not their fault) that happened late in the afternoon. Both of the tenant buildings lost water. Several units had small children living there, so having access to hot water is critical. Some the tenants made the decision to get a hotel room for the night because they needed hot and cold running water. After water was restored (over 24 hours later), It took several heated email exchanges before they finally decided to offer a rent credit to everyone. They claimed that since water was briefly restored within 24 hours (before it was lost again for several more hours), that the "implied warranty of habitability" didn't apply. Looking out for the safety of their tenants should have been their top priority, but they were just trying to save money. As nice as the apartment was, it was not totally enjoyable because of them. Do yourself a favor ... avoid this property management company. read more

beware of this management. I am a current resident, and I have experienced harassment by a newly hired property manager named Jamal nevels. He discriminates highly against women. He has entered my home multiple times without permission or the legal right. The property management does not care about the safety of us residence at all. The day, after I was assaulted, which resulted in being robbed, and also broken bones in my face. The property manager treated me like I was the problem. Part of the interaction was caught on police body cam footage. Jamall did not care that I was assaulted. He did not care that it happened outside the building. He did not care that my vehicle was vandalized right outside the front of the building two days after the assault. I'm a single female, who is disabled. There's open parking within the buildings parking garage which I can't afford because my rent is 2384 month and they are asking for another $150 a month in one of the worst neighborhoods in San Diego where the homeless camp mints, right outside the building. Which resulted in the attacks and harassment I've been experiencing. And management just says if you want to be safe you could pay $150 so you could be safe. Not in those exact words, but that is exactly how I'm being treated. The property management has still yet to cooperate with a San Diego in reference to my property being vandalized, right outside the building. The photo is a picture of me in the morning after I was assaulted. Which promptly Jamal treated me badly while I was giving the police report to the cops and right before the rest of the assailant. By Jamal's on admission, he will tell you he does not know all of us when it comes to protections of residence or laws that are relevant to the position he holds. I agree with the previous reviewers that I would not recommend doing business with this property management company. The relationship between the office and the renters took on a somewhat adversarial quality as our time there progressed. While some of the folks in the office are super competent and kind, as I reflect on our time there and compare it to other rental experiences I do feel the Blue Point Townhomes are a poor value for the money and that the property management style of this company leaves much to be desired. Pros - - Some nice people in the office, especially Beatriz and the maintenance staff, who were helpful and usually pretty responsive. Cons - - Sometimes difficult to get a hold of the office or get a straight answer on something. - Un-empathetic attitude toward renters - High turnover in Units and inconsistent renting policies (i.e., we had to prove we had 3x the rent in income per month ourselves, and then had 5 college aged kids move in next door, who, while nice, didn't really suit the living environment we had been sold on - clearly they just got desperate to fill units) - Nickel and Dimed upon move out, charged for cleaning despite having our unit professionally cleaned, charged for repainting of the entire unit having lived there less than a year. - Felt unsafe in our unit. Property stolen from my garage and homeless people loitering and even sleeping around the dumpsters. Property Management company takes no action You can do better for your money in Point Loma. They didn't even clean the apartment before move in, never have the dumpsters emptied so you either need to keep sacks of trash in your apartment or deal with an overflowing dumpster (and if it overflows they charge all tennants a ridiculous amount TO COVER THE CONSEQUENCES OF THEIR NEGLIGENCE). Their neglect creates unhygienic and uninhabitable conditions. They smugly raise rent to cover their "services" which are the worst of any property management company I've ever dealt with. This place SUCKS!! When we signed the lease we didn't have to have renters insurance or pay for water sewer or trash. Out of nowhere they increased our rent by $246 a month more but also said they are amending our lease so now we have to pay almost $200 extra a month for utilities. How is that possible to change a lease that u signed saying one thing then completely do another? They raise the rent so much it's as if the owner has gambling debts. The place is in a terrible neighborhood and what we pay is insane. Nothing is equal people pay far less for far more amenities in their place. Nothing works the electricity has gone out for years and they never ever fix it or replace anything. The washer and dryers haven't worked for a year even though every tenant has complained. For the entire complex we only have one "working" washer and dryer. The "working" one constantly doesn't work cuz they don't remove the coins or the machine eats everyone's coins and they will never reimburse you. I usually have to double the amount I put in because u have to keep lifting it up and down to even get it to take one quarter. These people are absolute thieves. I have been robbed 3 times and they refuse to install cameras. We aren't safe here everything is broken and with what we pay these places should be amazing. By how neglectful these people are I'm assuming that when I move out I'll have to sue to get my deposit back. This place sucks!!!!! read more

I was happy with them until I had to relocate to work and move and unfortunately break my lease. They made no efforts to rent my apartment, and charged me for the months prior, which was predicted, but there was no notice, like a week ahead through an email, as I usually would get when my rent was about to be due. Good thing I was looking into the portal and saw that I had 48h to pay a bill or I would be charged extra. I tried to resolve that they owe me money, the accountant, Beatriz was very disrespectful over the phone, overreacting and not assuming her mistakes, and they owe me more money due to those mistakes, and she insists that she is right. I did the math, I showed the math, and I will not accept any amount less than what they owe me. If you can, please do not rent with them. They seem nice at first, but they do not care for you later, as they should, if you want your company to thrive. I had to step in egg shells to speak with this lady, anything I contested she would flip and take it personally. To me, that is unprofessional and disrespectful, as we work so hard to earn that money! It's basic mathematics. I have a calculator, I did all the math, she is off by $150! Anyways, because I broke my lease, I was trying to advertise the studio, I got over 30 people talking to me on social media, I showed them how to apply, answered questions, and by the time I moved, with all the moving chaos, and rush, I could not continue, I then called a couple of weeks ago to find out if the studio had been rented, I get the message that the agent is in a meeting. Tracy seems to be in a meeting every time I call the office. I ask for a call back, that never comes, because all I wanted was to work with her to get someone in so I would get my deposit back. After today I realized that they do not put the effort, which is illegal by renter's laws, to rent the place because it is "already paid for" as I am legally responsible for the payment of those months. I didn't expect that. I also think that she used the potential tenants I worked on social media, to rent 2 other vacant units, because, out of 30 people, apparently none were good enough for them. I also do not want to keep advertising the place, I was going to, but I will not. I do not want people to hire their services. I have a very good network, and I do not want people to go through with what I am going through, so I decided, that well, it is money loss, but ultimately it is peace of mind knowing that I did the right thing. When I filled out the rental application, I was told 3 people had applied before me, so I didn't expect to get the apartment. Unfortunately for me, however, within an hour, they called back to say I was approved. In retrospect, I realize that's probably because I have excellent credit and a job with steady income, unlike many of the other tenants. They allow 3 unemployed kids (who don't sleep at night) to live in a 250 square foot studio, which obviously creates 24/7 noise disturbance, yet they refuse to address the noise issue. The rent is high, the apartments are grimy, a third of the tenants sit on their doorsteps smoking cigarettes even though this is supposed to be a no-smoking property. Basically, quiet enjoyment and no-smoking are a couple of bullshit clauses in their lease that they will never enforce. read more

If you ever have the unfortunate opportunity to rent a property with this "property management company" run in the opposite direction. You'd be better off setting up a tent in the local park. First they illegally ran the power for a communal laundry facility through our individual unit's power bill, which we paid for for 2 years without knowing. When we discovered this, it took them months to provide any kind of assistance, and they provided a measly credit which barely covered half of what we had unknowingly been paying for. When our lease ended, they tried to extort us for an additional month's rent, after we had already vacated the premises, along with trumping up repair charges to take our entire security deposit, while demanding an additional $1,500 (more than half of one month's rent in the unit). Please, for the love of everything that is holy, avoid these people like the plague. They are shady, illegal, and completely impossible to work with. read more
