Hands down the absolute worst property management company imaginable. The owner ,Brian Dunn , is absolute scum with a cowards heart . Prior to renting from his company I asked repeatedly about what seemed to be a prohibited water heater installed inside the bedroom closet of my tiny one bedroom unit. Brian swore up and down that it was code compliant and city inspected , convincing me to sign the lease . That heater nearly killed me and has caused over 2 years of carbon monoxide poisoning resulting in dozens of instances of blacking out due to inhalation if the toxic odorless gas and daily migraines , blurry vision , mood swings , insomnia and more . The heater was an illegal install with no permit or passing inspection . He also allowed a 4 day attic breach allowing attic contaminated materials to saturate my entire unit and belongings while I was forced to pay out of pocket for a hotel until it was sealed . Since then he's refused to have my place professionally cleaned , sanitized , and pest control services to be performed . It destroyed over $65,000.00 in damaged property of mine and he refuses to provide the insurance information preventing me from filing a claim to be compensated for my losses . He attempted to lie and say I did not pay my rent after I reported him to code enforcement and even filed an illegal eviction attempt on me . He has never once performed the city required yearly inspections to identify hazards instead neglecting to show any concerns whatsoever . And he raises the rent the max amount every year . He pretends to be a pillar of the OB community but all he is a piece of shit slumlord who lacks any knowledge of what is required to be a competent property manager . I am currently preparing a major lawsuit to hold him fully accountable for all his illegal and cowardice actions . I do not recommend doing any business with someone this deceptive and careless and who is irresponsible and is a cat who just wants to get fatter at your expense . Pruett took over for Sea Point Properties during Covid... Pruett raised the rent every year since they took over. My rent went from $1250 to $1600 in 2 years. And I could have sworn I read something about property owners not being able to raise the rent during a pandemic... All units in my apartment were only $1250 until they came and marked the units up to $1800 a piece for a crappy one bedroom apartment in North Park. That's where it started... now it's $2200 but luckily I'm still paying $1600 I have received multiple three day notices... In my lease agreement it says no pets, but when I moved in the manager of Sea Point Properties told me I can have a dog and he gave me a parking space for my vehicle behind our complex in the alley. When Pruett took over Brian attempted to charge me a fee for my parking space since only three out of ten units got a space. I was like hold up, you can't come over here and try to charge me for a space I was given and have been using since I moved in... that is my parking space! Wtf! But they still charge the new tenant $125 a month for his space since he came during their management. They raised the rent and then gave me my first notice for my dog, which was complete bs because all the other tenants still have pets... my next door neighbor has three big dogs in a small apt. All my neighbors have either a small dog or cat... and I'm the only one that has received letters to remove my pets or myself from the property. I had to re-home my dog and say my goodbyes, all while my neighbor still has three dogs, Brian told me that he is not allowed to have his dogs in the complex either but yet nothing has been done about the man nor the dogs since September of 2023. So in January 2024 I decided to start being late on my rent every month and to get a bunny for my daughter and keep it outside in a bunny home. Now I received a three day notice to remove the bunny and keep quiet when I'm no louder than anyone else... and not only that, this apartment is old as shit, the walls are paper thin and the pipes need work. I can hear my neighbors walk since the floors are hardwood and creak, if they move around I can almost hear what they are doing... My tub gets backed up every month and I have to call them to snake the drain since they are too cheap to replace the pipes that have been here since before the 50's... Pruett hired a new plumbing crew and they were the worst. They were just like Pruett, they put the blame on my kids and made up a story about how there must have been toys in my drain that clogged up the tub yet they didn't find a single toy except a bunch of hair and gunk... so now Pruett is trying to use what they said to charge me for any plumbing that needs to be done in the future... such a scam! This management team doesn't care about the tenants nor the property, they only care about the money and bringing in the people they can profit from for a year or two, then they can raise the rent up again for the next new tenant that will do the same thing... they act all high maintenance and like they are important but in reality they are the crappiest realty team in San Diego. Do yourself a favor and find a place to rent with a team that your family will benefit from instead of being subject to whatever new terms they decide to come up with or force on you. read more

If I could give Pruett Realty no stars I would. This is just another example of an incompetent property management company. I'm not even a tenant or a property owner doing business with them. Instead I'm a neighbor to one of the most a grossly neglected rental situations I've ever encountered. Pruett Realty allowed a homeless, mentally deranged woman to squat in one of their rental garages in Ocean Beach for 40 DAYS despite countless complaints to them, SDPD, and even a City Code Enforcement investigation! My fellow neighbors and I had to endure this mentally ill woman (many times under the influence of alcohol) "live" among one of the most awful hoarding situations (just like you'd see on tv); rant and yell to herself at all hours of the day and night unsure if her or our safety was at risk; spread garbage all along the alley even blocking another garage from access; literally crawl in and out of the garage via an off-henge broken door that they came to "fix" during her stay with a flimsy chain; and the most disturbing of all, she kept her FECES inside the rental garage, again, all for over 40 days. I witnessed this woman personally wave a crowbar and large wooden stick at nothing during several of her episodes. Oh and did I mention this rental garage is half a block from OB Elementary? No, well add that to this completely unacceptable list of "professional" misbehavior. The situation was only resolved because of the residents' persistence with both SDPD and Code Enforcement. Even these resources weren't able to properly get Pruett's attention at first. Finally, I find it comical that right on Pruett's website they claim to provide "thorough tenant screening" and "peace of mind knowing that your business is in good hands." I want very badly to write something negative because they are realtors and everybody knows realtors are the bad guys, especially in an area we try to keep from over-developing like Ocean Beach. I saw the other review calling them slumlords many moons ago and decided if I couldn't say anything nice, don't say anything at all, not my usual policy as a reviewer. I finally decided the real reason i hadn't reviewed them was that I WANTED to say something nice. I have been dealing with them since the mid 80's and they have not only been fair with me but more than fair. I have even referred friends and acquaintences to them who were looking for apartments or a garage to rent, etc. One of their best qualities is their communication. Anytime there has ever been an issue of any kind they have notified me by phone call and often with a follow-up letter. In fact in 25 years or so I have never really had a problem with them and years ago I actually felt they helped me successfully renew the lease for my little children's store at the same rent I'd been paying in spite of the change of building ownership that had taken place. Wow, I didn't mean to write this much so I must have needed to get it off my chest. I may never say anything good about a realtor again! **Follow-up, six years later: No change. Terrible rental agency. They tell you one thing then will go back on it the next. After living in the same apartment complex for 11 years these people took over. Though they came in saying "just call us we will take care of everything" that's hardly been the case. I've complained about a exposed circuit breaker about 7 times that needs a lock because bums in the alley keep flipping the switches. When I was about to adopt a dog I was told "no more dogs over 35 pounds" even though there were already 4 in the complex. Low and behold the next 3 tenants to move in had a bulldog, pit-bull, and dalmatian. But hey if the rent check is a day late they are sure on the phone about it with threats of 5% per day its not there. I would not use these guys for anything. Just a warning. *** update**** So we finally got the hell out of this place and lets just say that Brian is either a complete idiot or is trying to rip you off. I knew they would try and pull something so I documented everything with videos and pictures. When I first moved into the place nothing was repaired or replaced (thank god I had the sense to write this down in the walk-through and keep a copy). So i went around and took pictures of everything. I spent two days cleaning the place after we were out and again documented it. I asked for them to do a walk-through in inspection to go over anything that I might have "missed". Well first he didn't have a itemized statement and claimed to have "never had to do one before". Your a property management company and never had to do one? Strike one. Next he preceded to go around and point out things such as a "dirty light switch" and other minor things that I had in fact cleaned. This literally went on for a hour of him pointing out the most minor stuff he could find and claiming it would be "300 to $400' to get his cleaning lady's in to clean the place. So what the hell is he paying them a $100/hr to clean some dirty light-switches? Finally after telling him I wanted all this in writing he hand-wrote out some things on a notepad and signed it. Strike two After we move out they completely gut the place. I mean redid the whole bathroom, carpets, paint, blinds etc. The stove that I spent two hours cleaning was moved into the front room and used as a place for the workers to set their tools (i had a old neighbor take a picture). When I got my deposit which was $1200 it was missing $600. When I questioned them about what they charged me for it was for "cleaning". "So I'm paying for a cleaning crew to come in and clean up after your work crews" I asked. To which he said he didn't know what I was talking about.. Strike three So I sent over the pictures that my neighbors had took and threatened to take them to court unless my full refund was given. This was also due to the fact the place was never redid when I moved in. Finally after 2 months and when I was about to file the papers and a letter was sent to them did I get my full deposit. Moral of the story is document everything and know your rights on whats normal wear and tear and what isnt. ***Edit: just noticed a review from Brian who works there and the guy mentioned on my post and several others. Hey, there's actually a good property manager in OB! I didn't think such an animal existed until I lived in one of their places. Obviously landlords/property managers are the guys who collect your rent, and paying rent sucks - so it's a bit like the IRS. But I accept that someone's got to do it. So, forgiving them as a necessary evil... what would you ask for in a landlord/property manager? How about: 1) They don't bother you as long as you pay on time, 2) They fix broken shit quickly, and 3) They're courteous to deal with when you have a question or concern. She is very wrong on that account I've seen many nice apartments in that area, and am currently living in one. I finally created a Yelp account specifically so I could vent about this place (though I think I'll keep it because this is fun)! I've been looking in OB for a new place and have run into a number of Pruett apartments in my search. Oh boy the agents... First apartment: the agent forget her keys so we had to sit and wait 15 minutes while she went and got them. Which is fine, not a big deal, even though we were on our lunch break--no one's perfect. Second place,:a few days later-- this time she had the keys, but forgot to inform the tenant we were viewing the apartment! Poor guy was asleep when we walked in the bedroom (must suck to be one of their tenets). Third place: new agent, who barely said a word. She just opened the door and stood there. Did not introduce herself, did not say anything about the apartments, did not even show us around, and only gave one word answers when we asked questions. I said to myself, "Okay, no more Pruett apartments". I'm a hypocrite, and went back for more. The fourth try however, no one showed up! I scheduled an appointment, called to confirm, left work early, and waited around half an hour for an agent before leaving (called at the 15 minute mark to ask where they were, but no answer). I lived at 2015 cable st in sir richard and I was there for 6 years before they told me to vacate cause of my service dog which is a cute pug.tjis was just last week. He does no harm and everyone loves him except unit 104 and the on-site manger Terry didn't like him. 104 put up the ring camera to spy on the tenants and prutt did nothing about it. They took pictures of my dog walking around in the court yard catching some sun while he was under direct supervision by me and prutt told me to vacate. Even though in my pet adenoum it says he can be under direct supervision. Then prutt put up a video camera also to spy on their tendents. They used that camera against me and had me on video with my pug under direct supervision. I got a lawyer to fight it but decided to leave anyway to avoid any more useless conflict. Brian and Jill are the worst. If they don't like you they will find any reason to kick you out. If you get one complaint it's over. They will scam you out of your deposit, enter your apartment without your permission, you wouldn't know because you would be at work, but if you do know about it, and confront them, they would say that they sent out a notice by mail which you never received, and you wonder why they didn't call you, since all the communications with them are by phone, and then you realize because they don't give notice. My biggest problem is the deposit. I spent the whole day cleaning, left the apartment in a better condition than when I moved in, and still did not get my full deposit back. If I could give zero stars to Pruett Realty I would. These are the worst property management people that I have ever dealt with in my life. PLEASE DO NOT RENT ANY PROPERTIES FROM PRUETT REALTY. YOU WILL REGRET IT. They don't keep up with basic maintenance or repairs. If you do call them about fixing something, they treat you like dirt. They blame the tenant, when stuff just breaks down as everything does once in a while. Especially when you have cheap crap that isn't maintained properly. The only thing they do is cash your rent check every month. I rented from them years ago, so I don't know if the same people are still there. But from reading other reviews here, it looks like the general attitude is still the same. Jan Pruett acted like an a**hole every time I dropped off my rent check. Hey lady, get a clue, I'm paying you for basically doing nothing except depositing my check. A couple examples of what they do. Once I went to them to ask if they could arrange for someone to come out and trim the tree in the front yard. It was overgrown and the branches were blocking part of the driveway and growing onto the roof of the house which was owned by the people who owned the property. The house was vacant at the time as it was the home of an elderly woman of the family who at that time was sick and living in a care facility. So I was just trying to look out for their property and everyone's safety and convenience. Pruett just flat out told me no, they wouldn't send someone out. So, screw that, I did it myself with my own time and expense. And what did I get? Complaints from Pruett about the branches in the driveway. Where I was stacking them to dispose of when I was done. Nothing about thank you for doing that, which "normal" people would do. Just her being a bitch again. Another example is their policy on pets. The elderly woman who lived in the house had a young cat. When she got sick and went to the facility, for some reason the cat was left behind. So what am I going to do? Take the cat to the pound? Let it die? No, I took the cat in because I'm a human being with a heart and a soul. A condition that Jan Pruett would know nothing about. So one day I asked her why she didn't allow cats in her buildings and she said it was because they can ruin the furniture. When I pointed out that the apartments don't come furnished, so the furniture belongs to the tenant, why would she care what happens to it? She just glared at me and didn't say anything. She is a horrible excuse for a human being. ONCE AGAIN, I BEG YOU NOT TO USE PRUETT REALTY. I don't know where any good reviews come from. All in all not a bad company because they leave you alone as long as they get their money. But the one or two times I have called on them... They've simply been rude, inconsiderate liars. The first was when I had just moved in to my apartment and I woke up to find hundreds and hundreds of maggots crawling on the floor and walls. I called and was told there was nothing that could be done... no clean-up offers, no one to come and check to see if there was an infestation, no bug guy??? I had to clean it up and rush to work... The second was when my dog got skunked. I had to take off work to bathe him about a thousand times. So, I leave my two wet towels out hanging on hooks to dry in the early morning sun so I can, yet again, bathe him. I come out after 30 minutes to find my towels nowhere to be found. I finally go check the dumpster all the way in the back of the alley and there they were... I come to find out a property manager (haha is that what you call yourself) saw them and decided that two clearly wet and just used Ralph Lauren towels were trash. They couldn't even have the courtesy to walk 10 feet to my door to inquire about them. Instead the idiot walks them all the way to the back alley, WTF???? I was told that towels in the front yard look like trash and it was their duty to keep things looking clean (I live a block off the beach so who doesn't have a towel drying from one time to another). Of course they wouldn't consider reimbursement or getting their lazy being back here to climb into the dumpster and fetch their rude doing. It seems no matter when or what you call for they're confrontational, irritating and overall don't give a crap (this goes for the entire staff who enjoy passing you around from one of them to the next). read more

After taking decent. Ae of thie unit and cleaning up to 16 hours, we were still charged with leaving the unit "filthy". Jill even said it didnt look like we had cleaned at all. This made us livid. You CAN NOT make this company happy at all....dont even try. Live there but do not expect to get back 100% of your security deposit. They want their tenants to pay for all normal wear and tear. Writing a review about anything other than restaurants is weird for me, but I feel like I really need to defend Pruett because I've had nothing more than a fabulous experience with them and I really cannot stop laughing about the "Pruett is prejudiced against Circus" review... like really? First, a history lesson. I attend PLNU and dislike it so much that I made it my mission to graduate early, study abroad, and live off campus. The first two were no problem. But the third... While studying abroad two friends (who were also abroad) and I planned on moving off campus for spring semester. My mom found Pruett and within a day Jill found us a PERFECT little house. Great price, great size, a yard, a nice kitchen, and close to campus and the freeway. But because PLNU loves to keep their few precious students in a toxic bubble, they flat out refused to let us live off campus for spring, despite our angry parents demanding for us to live off campus. (We were juniors for god sakes!) Obviously, that was the end of that. Finally, as seniors, we got approved to live off campus (wow, amazing). The first thing I did was email Jill. A couple months later I asked if she had any updates because school started in 5 weeks. There was a great, 2 bedroom 2 bathroom spot in OB (walking distance from everywhere I go on a daily basis) that was being remodeled and at a fair price. She asked if any of us could view it, but with me living in NorCal, one of us in LA, and the other in SD but working full time and commuting, we didn't have the time to see it; So, like a champ, Jill went to the apartment and filmed the entire place (with commentary!) for us. I can't say enough about how kind she is. Between exchanging several emails daily (some as late as 8:30pm), taking the time to film the apartment for us (even though they could have easily just shown and given to apartment to someone local), she understood our situation and worked with us. I lived in a Pruett Realty apartment for two years and really enjoyed it. The place was well-maintained and Pruett responded to repair and service requests promptly and courteously, although admittedly I had basically nothing go wrong while I lived there. They never intruded and were very respectful of privacy, which I consider very important. Worst Property Management company I have ever worked with, and I work with 40 - 50 Companies per year when I put my employees in long term housing. They are rude, they do not care about their tenants. Withholding rent is the only way they will fix something. If you ask them to fix something they retaliate against you more often then not by making the situation worse. They offer amenities that the quickly take away as soon as you move in. They have several beach properties that they know are desirable so they treat you like garbage then when you move out they charge you an arm and a leg in security deposit, then rent out to someone knew a week later. They charge the previous renters with cost of changing the carpet but yet let the new renter move in with dog urine stained carpets. For instance my gate was not working, it is the entrance and exit to my home. I asked them to fix the gate, what did they do? They came out and sealed the gate shut, now I have to jump the fence to get out of my house and all of the things on my patio are now sealed in. My thermostat wasnt working and what they did was send someone out then you dont see the guy for two weeks. And then you have to corner him and he just drops the thermostat off at your door and you have to install it yourself. They retaliate even if you have been a good renter and paid them months in advance. They tend to have calculation problems and if you pay them for 3 months in advance come three months they only have two months of rent. If one tenant does something wrong they punish the entire complex. If you go in to talk to them they purposely talk down to you and get you heated up, then they ask you to leave their office. Also they want to shut the conversation down the minute you tell them to do their jobs. They dont care about what the tenants want or need. They are quick to punish but slow to do their job. Brian is the worst, he loves to blame his subordinates for everything. Its always someone else's fault. Well I am sorry to say but you own the company you are ultimately responsible. DO NOT USE. BEWARE. When I first moved in I thought all of my neighbors were over exaggerating and that no company could be that bad, well guess what PRUETT IS WORSE! Avoid like the plague. Trust me you might be happy at first but once the honeymoon is over you will HATE LIFE. All they have done is made my complex and unsafe, hostile, unpleasant place to live. If I didnt love the location and thier werent hopes it wouldnt be sold to a new owner soon I would be abandoning this ship in a heartbeat. Potential buyers and sellers, please be very wary of this company, they will tell you what you want to hear but then do the opposite whether its in your best interest or not. They tend to do things that affect people negatively just for the thrill of having someone hate them. Things that do not matter or affect them but just because it makes your life more miserable. Fixing my gate would be the right thing to do and easier than just sealing it but they went with sealing it just because they wanted to get back at me for complaining. I thought I would chime in, especially after seeing the "slumlord" comment...um, really? They seem pretty OK to me. They are good at communicating. If you call during business hours, someone will pick up (or promptly return your call) and will deal with your request as quickly as possible. They notify you ahead of time if they need to enter your apartment. I live in Ocean Beach. The apartments are good. Cheap rent, allows cats, close to the beach, comes with a dishwasher and parking spot. The only problem are these tiny flies that live outside. Once you get them in your apartment they are a devil to get rid of. I think Pruett needs to do some pest control. Almost everyone here complains about them. In general I've had a good experience dealing with the ladies at the front desk. But I've had some extremely bad landlords in the past (from overly nosey to negligent), so anyone who responds quickly to my requests and leaves me alone the rest of the time is good in my book. read more
