    We discussed completing a tour. [[HIGHLIGHT]]He was prompt to send the invite via text. He did arrive promptly at 4:15 PM and was professional.[[ENDHIGHLIGHT]] However, the unit question was not the unit I was inquiring about. He took me to a different unit which they were still renovating. After we finish looking around and going to the garage, he informed me of the monthly rent which was way more than the $1895 indicated on Zillow and HotPads. We went around the back to the garage which was additional cost and that wasn't mentioned in the ad either. He did mention it was approximately $2500 per month with the added garage. There is gravel going up to where you would park your car. There is no visitor parking that I could see. The washer and dryer will be hooked up in the kitchen. The refrigerator will be covering up a portion of the kitchen window, and there is no place for a dining sit in the kitchen area. [[HIGHLIGHT]]The agent did offer to inform me once unit three was available for touring, but Needless to say, I will probably pass it.[[ENDHIGHLIGHT]]

    [UPDATE: This is a follow-up to our previous review to detail the final legal resolution of this matter.] If you are considering renting an apartment in San Diego with Urban Coast Properties, or signing a lease managed by property managers Phoebe Lyons and Grace Tennant, be prepared to meticulously document your move-out and defend your security deposit in court--twice. When we moved out of our Urban Coast Properties unit on El Cajon Blvd, Phoebe Lyons and Grace Tennant withheld $528 from our deposit for a full repaint, completely contradicting the documented condition of the apartment. We successfully challenged this deduction in San Diego Superior Court. Instead of returning the unlawfully withheld funds, Urban Coast escalated the matter by filing for an appeal (Trial de Novo). During this second hearing, their defense unraveled. In an attempt to justify the baseless charges and sloppy property management paperwork, Phoebe Lyons presented a message in court blaming the discrepancy on their painter not speaking "good English." The judge rejected the excuse. On May 4, 2026, the court ruled in our favor for the second time, determining the deduction was unlawful. The court ordered Urban Coast Properties Inc. and their holding company, El Cajon 2315 Investment, to pay a joint and several judgment of $647.00 to cover the deposit and court costs (Case No. 25SC04654C). Even after losing twice, management failed to pay the judgment within the mandatory 30-day window prescribed by California tenant law. Grace Tennant and the Urban Coast Properties team only surrendered the funds after the legal deadline expired, and only after we served a final demand notice stating we would have the San Diego County Sheriff execute a bank levy on their corporate accounts. If you choose to sign a lease with Urban Coast Properties: document every inch of your apartment, know your rights under the California Civil Code, and do not back down when Phoebe Lyons, Grace Tennant, or their management team try to exhaust you with legal friction.

    Moved from Las Vegas, NV to San Diego last August and had the pleasure to sign with Urban Coast. They were so helpful with the move-in process and always answered my questions within the same business day. For maintenance requests, I always got a response within 24-48 hours. Even on the phone, they're responsive, and I never had to wait longer than 5 minutes on hold. In particular, our main contact Grace has always been there for my partner and me throughout our whole year of leasing. We are moving and have decided to lease with another company. While we would have loved to sign another agreement with Urban Coast, we outgrew our studio apartment and wanted to upgrade to a 1bd in north county. Since they mainly lease in south county, there weren't many options that would meet our criteria. Regardless, if the situations aligned better, my partner and I would have looked into leasing with Urban Coast again!

    This has been the worst property management experience I've ever encountered. From the beginning, our apartment was clearly not inspected prior to move-in: food left in the freezer(it was chocolates), broken locks, crooked cabinet doors, an oven drawer off its hinges, oven dirty, cockroach on the floor. Pictures attached. Security is virtually nonexistent. Homeless individuals regularly gained access to the JACKWILL Flats building, leaving human waste in stairwells, urinating on doors, and stealing packages/bicycles. One person repeatedly entered through the garage door that was stuck open, stealing items and attempted to cut the lock on my bike over several nights and eventually returned with an axe one afternoon to try and cut the cable for my bike lock. Despite all of us tenants raising urgent concerns, management delayed garage door repairs for weeks, claiming they were "shopping around for quotes". I called multiple times asking for updates and the day I told them there are women who live alone and are encountering homeless men in this building they said they were "thinking about hiring security". Seemed to me they had no urgency or care. The next day someone came to fix the garage and finished in like 30 minutes! Protecting tenants was never the priority! We have gotten a text during the work day saying there is a homeless man in the building. Homeless individuals regularly hangout around the building and have left vomit/trash in the flower bed. The elevator is OFTEN broken for extended periods, the garage doors frequently stay stuck open allowing anyone to walk in, and the vents in the bathroom blew out a disgusting odor. Maintenance that came by were friendly and fast, but they re-caulked the tile in the bathroom twice(because 2 months after moving in it was peeling off the tile), very poorly and after the second time I didn't even want them to come back and try again. Management is either unresponsive or dismissive unless you are inquiring about renting a new unit. I often had to "inquire about a new listing" to get on the phone with someone. Even the move-out process was disorganized, with staff providing incorrect instructions(terminating water acct.), pushing responsibility onto us as tenants, and failing to return calls. They almost never followed up with me. Urban Coast Properties operates with a shocking lack of professionalism, urgency, and accountability. Tenant safety and well-being felt like afterthoughts. I strongly advise avoiding this property management company altogether. I will say though, Annabelle T. was the one showing us properties and she was VERY nice and VERY helpful.

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

    My Opinion: Horrible…read moreexperience with Good Life Property Management Company and Property Management Executive Mitchell Sanchez. I was recently told by email from a purported Good Life Field Inspector who I had never spoken with that someone from Good Life was going to show up at the property on a certain date and time to do a preventive maintenance walkthrough inspection. When I contacted my assigned agent that I was concerned that this could be a scam since I was previously informed to communicate directly with one agent, he wasn't even aware that an email or notice was sent out. I responded to the email that routine preventive maintenance inspections we're not allowed under the law citing Civil Code section 1954 and there was no maintenance or other issues that needed to be reviewed or addressed. Mind you this is less than 7 months into the tenancy. Mitchell Sanchez then emailed me saying that my email response was forwarded to him and insisted on going forward with the inspection and asked me for a better date and time to do so, effectively disregarding the fact that such an inspection is not allowed under the law I cited. He also admitted that the inspection was needed to determine whether to renew the lease after the one year term expires. This pretextual reason for the inspection further compounded the otherwise unlawful inspection into one based on a fraudulent representation and for a fraudulent purpose. In my opinion, I find Mitchell Sanchez is the worst to deal with. What I had previously hoped would be a long-term rental is getting harder and harder to imagine continuing to stay in the property beyond the existing lease term. Good Life and Mitchell are making things so bad that I'm considering leaving once the lease is up, which is unfortunate for the owner because I like the place and would otherwise stay longer if the management company wasn't a nightmare to deal with. I will never rent a place managed by Good Life Property Management Company again and will likely not rent a place that is managed by any property management company as it's been a a real pain dealing with them. I am also strongly considering potential complaints with the Department of Real Estate at https://eocs.dre.ca.gov/ against Good Life, Mitchell Sanchez and CEO Steve Welty based on this conduct and even pursuing a civil action in court against all three, if necessary. Mitchell Sanchez has multiple complaints on this page by name, so it's surprising he's even with Good Life. I suppose there's no pride and minimal employment standards at the company, in my opinion. 7/16/26 Update: Seems as though the business through "Mariah N' either copied and pasted a "canned" response or used AI to do so as the response isn't even related to my review/issues. Sad business model, but predictable. 7/16/26 Additional Update: Now it appears they removed what I believe to be their copy and paste or bot/AI-generated response. Show a further lack of professionalism and competence. Incompetently run management company and horribly incompetent staff. They don't even follow the law in my opinion. Sad, they're going to get the owner's sued.

I saw the listing on Friday with Crystal Alarid, who was 15 minutes late and had no clue where the listing was. I literally helped her find it because I already drove by a couple times. This was the best spot for my living situation so I really wanted to go for it. She told me on Friday she will message me by Monday Or Tuesday to let me know any updates. She said I could be moved in by the end of next week which was perfect. Monday comes around no response so I message her around 2. Then she replies at 7 that she will have an update the next afternoon. Next afternoon comes No response. I then texted her at 4 and texted about the update. No response. So I then said just call me whenever you get a chance. So now today is Wednesday 7/23 and still no response. It's so frustrating because I told her I wanted to move on Thursday. To me it feels like I'm being purposely ignored by her and she doesn't know how to communicate. I then went straight to the office and they helped me contact her, she finally texted the office staff. She said Josh was supposed to call me? The office staff then called Josh for him to let me know that the listing is given to someone else already. How does that make sense, I literally was the first person to see the listing, I applied 10 days ago for the spot. Literally just wasted my time. How can someone be so busy not to make a text. Even after I payed for my application and everything. Like if this job is too stressful for Crystal or your work load is too much for her then she should be retrained or hire more people. Can't even get a text back.
