It felt dismissive and unprofessional, and frankly, I was left wondering how many potential buyers are treated this way. In the beginning he was amazing and we were very happy but sometimes changed around July of 2025. It was at this time that most communication became difficult. He was not responding to emails, texts or phone calls for months. I reached out on Facebook Messenger and after a bit of time he responded but unfortunately it was nothing but excuses. We reached out to the Relationship Manager Todd Mora of HomeShield Property Management. He is Mike Mora's brother and a local attorney in San Diego. He did respond only by saying he would have his brother call us. Again, nothing no emails, texts or phone calls. We sent a formal 30-day cancellation notice which he ignored. We hired an attorney regarding the tenant's security deposit and a partial rent payment. He is illegally withholding about 5000.00 dollars of our tenants deposit and a partial rent payment with no explanation or acknowledgement. This level of unresponsiveness and disregard for professional obligations is completely unacceptable. It became clear January 2026 after multiple requests we would not be receiving our 1099 or any further communication. We hired a new management company who requested: 1. All keys 2. The current lease and all extensions. 3. All correspondence with the tenant. 4. Tenant ledger and transaction history 5. The Security deposit and related accounting. 6. Partial Rent paid by our tenants on March 23, 2026 via the portal for the April rent. Ghosting your clients, attorney's and property management colleagues is not property management--it's negligence. We notify the Board of Realtors which has this case currently under investigation. We would not recommend Mike Mora to anyone seeking reliable, ethical property management or real estate services. I ended up contacting the tenants directly to schedule the inspection. After 4 months of zero communication with Mike or his staff, I had to fire him. When I hired a new manager, Mike failed to communicate with the new manager to transfer the lease and other information. They will check on this, they will let you know about that, they will do this for you, they will do that for you, it's all fine....blah blah blah... Then you hand them your security deposit and it's like a 180. First of all, the security is a large sum of money - pretty sure it was one and a half times the monthly rent. Do the math - if you apartment is around $2000 that is a lot of money you need to come up with up front. Think in the neighborhood of $5000 that you're handing them with your first month's rent. Then they are going to respond to NONE of your requests while you are living there. I asked several times for them to check on certain things. Phone calls would go unreturned. Emails would not be answered - except if Jennifer was in the loop. She's the admin and she would be very quick to answer. So while I'm there the garbage disposal was broken when I moved in, broke while I lived there, and was broken again when I moved out. I called a several times because the Hammer team tried charging me for the repair but Janet is never around and has no interest in returning phone calls. Seriously, who has time to call and call and call to get random charges reversed. The best part is that once I moved out I was told that my place would need some painting, cleaning, and carpet cleaning. The painting charge was $150, the carpet cleaning was $300 and the "janitorial" was $390. Are you kidding me with this? What a rip off. Do yourself a favor. If you ever see Hammer Real Estate, RUN!!!! Run like your butt is on fire and the nearest water is a mile away!
